Great for a budget.
Easy to walk everywhere, literally 2 min walk to beach and whatever you need.
Linens wernt as clan as you would like, and the blanket is just a brown fleece which was not very nice.
Other than that it was great.

Terrible place. The room I booked was not available anymore. They put me in a room with no window, no AC. After arguing for 20 min, I got a room with AC but still no window.

Good location close to the beach fortunately off the busiest party beach, but was expecting more for this price. Blanket was some old fleece rag, air conditioner couldn't be turned on any different mode so options were hot or freezing during the night. Reception doesn't have a front door/lobby so doesn't feel very nice when any drunken person can just walk to your hotel door. Slept okay with earplugs but would've hoped to get a cleaner room for this price.

Worth the price

Wifi was slow, there was a cockroach in the room, bed sheets had stains on them, they don’t give you a blanket they give you a bed sheet, tv only had Thai channels.

Go to Phi Phi island a divers heaven

Very good value top food it frustrates me they say they have TV but it only has Malaysia . Considering most tourism don't speck Arib it's no point in paying for the TV or having it .The Wi fi was good most times.

Perfect for us!

The reception staff were very sweet!! The room was very clean, the shower had shampoo and soap dispensers in it. The location was good. The food at the restaurant was great. I had the chicken panang and it was good and a decent price! The sandwiches were also very good. At night there was definitely a lot of noise but I don't get bothered by that so it was fine.

$36 bucks in Kho Phi Phi

well, you get what you pay for, the only really bad thing is that is close to the madness of the parties at the beach. the monstrous loudspeakers make it seem they are right behind you while you are trying to sleep and this is no Mozart music......so we just left our paid nights and spent $180.00 for a hotel on the other side of the bay and you could STILL hear the night noise...sad for the beautiful island, that is overunned by backpackers that part all night and sleep all day....will not stay at this property again and perhaps the island...

Stealing things and money

Everything would be perfect and we were happy about The hotel, till we did not moge out and going out we are missing Money and few staff!!!
We went on overnight camping last night we stayed there and obviously we packed day before so when we come back we have time for shower. We moved to other hotel and we needed to exchange the money...
We were missing 50£ and my friends £150!!! They hides it out from the bottom of our baggage!!! We were also missing little speaker so you can connect to the phone lipst sunglasses and you won't believe but used Venus shaver!!! I cannot believe it because we always left 10% tips and we did not caused any trouble as a thank you they stole money from us!!! Location good but honestly be aware of your belongings because they take what you leave unattended or just simply take all your baggeges with you on any trip so they cannot steal anything!!!!

Very disappointing

Sabai house was terrible. It was run down and dirty. The toilet didn't flush most of the time and the paint was peeling off the walls. Plug fell out of wall sockets. the bathroom had no toilet roll holder which they couldn't be bothered to fix. There was no shelf to put toiletries. The view from the window was of a broken fence and dirty rubbish. The room was meant to be cleaned but apart from a sweep not much was done. Noisy neighbourhood.

Very disappointing hotel

The hotel is very run down. Plugs fall out of wall sockets so it is hard to charge phones etc. There was no toilet roll holder which I pointed out to them but they weren't interested in fixing it. The toilet hardly worked and not at all on the last day. Just blocked up. Furnishings are old and room cleaning was very poor. My sheets were meant to be clean but were stained. No view from the window if you have one. The first room they offered had no window. I have travelled a lot and this is by far the worst hotel and most overpriced I have ever stayed at.

Nice, clean and cheap

The property was above my expectation for the price I paid. I stayed there for 3 nights, the room was big, nice and clean with a nice shared balcony. The location was perfect and there was a nice guy that picked me up from the ferry pear and helped me carrying my luggage. The only bad things I can think of is that it's almost impossible going sleep before 2am due to noisy people that you can hear from the street outside of the window. In additional, At the mornings you will probably be waking up when the sun is rising due to a lack of window blinds, there is a curtain but it doesn't block sun light.

Nice for the price

The best thing about this hotel is its location. It is still in the middle of the action on Phi Phi but far enough away from the beach that it is quiet at night. I am a light sleeper and had no problem with noise keeping me awake. It is not luxurious by any means but it is perfect for a couple nights on Phi Phi for people on a budget.

Wouldn't stay here again

Hotel was pretty awful , do not accept an 'upgrade' to the bungalows they aren't safe.

Once we had moved back to a room in the main hotel the rooms were noisy and there was a lot of stains everywhere !

No fridge and no hairdryer

Wouldn't stay here again I recommend spending a little more as a lot of the cheaper hotels in phi phi are all pretty bad !

Calm and Quite place, with potential to improve

We stayed in Sabai house for 3 days during our honeymoon. It is located at about 700m from the passenger pier and as Phi Phi islands does not have transportation (unless u hire a porter/cart), its a long walk. Its a calm and quite place with close proximity to the Loh Dalam Bay (the party beach).

Pros:
Quiet place, yet not so far from party areas.
Reasonable room rent
Good breakfast

Cons:
Long walk from the pier
Beds needs to be better (roller legs, not so stable)

Perfect cheap room

It's in a great location. Just steps away from the action, but behind it so you don't hear the noise when you're in the room. Staff was very friendly and helpful. The breakfast was OK, but nothing special. The only complaint I really had was the fact that there was a sleazy massage parlor next door and I could hear the girls saying \"masaaage\" every 5 minutes as a group of guys would walk by. That isn't the hotel's fault though. That is just a part of Thailand. They were pretty annoying though. Other than that, the room was clean and the wifi worked great. The price was very affordable. The room is very basic, but it's perfect if all you need is a convenient place to sleep and shower. I would stay there again if I was on Phi Phi.

They fetch you from the pier and also carry your bags which is very nice. Breakfast included and good! Our room was small but comfortable. Location is perfect for everything you want to do at Koh Phi Phi.

Good price, great conditions.

Small wonderful hotel. Air conditioner was a bit weak, so I always turned it on full power and only got a bit cold early in the morning after a full night of sleep.
Air conditioner is a bit noisy (as in most places I've seen here).
Other than that the hotel was very comfortable and was exactly what I needed, pretty close to the center and 3 minutes from the beach.
WiFi high speed and works almost 100% of time, crew gives good service.
will definitely come back there again if I pass through the island on my way back.

Great stay.

Comfortable stay at Sabai House for 4 nights. The hotel itself is great, clean room and bathroom, friendly and very helpful staff. The hotel is situated very near to the beach where at night Phi Phi turns into Ibiza with all the clubs competing as to how loud their music can be which if you want a quiet night it may not be suitable for you. Overall certainly recommend.

Good but not 3 star

The hotel's location is great. Away from all the noise from the central clubs etc. The dorm next door makes a lot of noise but they do end it at the cut off time. The hotel kitchen was a quite gross so we didn't eat there. And the rooms were clean but the bedding wasn't, always woke up with weird bites on our bodies. Could've been bed bugs or something else. Other than that the lady at the front was nice and the hotel is great for a quick stay and go.

I suppose if you come to the hotel drunk and you drink the whole time that you are on the island, you don't care or notice problems at the hotel. However, if you sober, you can immediately see all the problems. Rooms are tiny, showers/bathrooms are dirty and run down. The only good thing about it is proximity to the beach - 5 minute walk. I defininitely do not recommend (even if the price is good). You can find better rooms/hotels for less money.

Clean small and spartan. Can hear everything in hall and outside. Bring earplugs. Will arrange tours, owner nice and helpful. If arriving by ferry look for someone holding sign and they will carry luggage for free. Basically cheap and clean. Beautiful area but lots of tattoo shops and drinking. Much preferred Krabi.

You get what you pay for

First of all I would advise everyone staying at this hotel not to hand in any laundry. We did and had some clothes stolen or missing! Secondly, you get what you pay for. It's cheap and in the centre, but the room was very noisy, the towels dirty, the WiFi slow, no channels working on the TV, the bathroom dirty and service average. I would not recommend anyone staying here, there are better places!

Very nice stay

The place is located around the corner from everything. The room was very clean and internet signal very strong. The best part of it all was the girl at the reception. She was very helpful and always going out of her way to help my with whatever I needed. I would stay there again. Great latte at the restaurant!

Great Location - Clean room but still cheap

It was hard finding a place in Phi Phi with decent reviews and a decent price but this was great. Room was really clean, sheets were clean, bathroom was clean. Location is just around the corner from nightlife, restaurants and the beach. Girl behind the desk was really nice!

Zwei erholsame Nächte

Für wenig Geld zwei trotz etwas lautstärke in der Umgebung erholsame Nächte verbracht.
Klimaanlage hat wunderbar funktioniert und waren sehr zufrieden im Sabai House gewesen zu sein.

Fint hotel for en enkelt overnatning men da vi var der var der ikke el eller vand mellem kl 09.00-16.00, hvilket var meget lang tid. Det var dog hele øren næsten så det var ikke noget hostellet kunne gøre for.
Phi Phi er dyr, så man får hvad man betaler for :)

Cher pour ce que ça offre

Cet hôtel est cher pour ce qu'il offre. Il est situé complètement au fond du labyrinthe de trottoirs de Koh Phi Phi. Après avoir franchi les portes menant à l'hôtel, nous avons été confronté à une odeur de moisissure. Heureusement à l'étage, l'odeur avait disparu, mais la chambre, elle, était un racoin éclairé par une petite fenêtre. À 56 $ canadiens la nuit, c'est très cher pour ce que l'hôtel offre. Il y a 10 ans au Cambodge et au Laos, je ne payais pas plus que 10 $ pour une chambre de cette qualité.

Bra läge men mindre bra rum

Rummet var helt ok men absolut inget mer. AC lät väldigt mycket och det var extremt lyhört. Allt hördes. Tjejen i receptionen var inte den trevligaste heller. Dålig vattentryck och sista dagen hittade vi en stor kackerlacka på golvet. Det bästa med detta hotell är läget. Det ligger precis utanför där allt händer så man kan snabbt ta sig dit.

Koselig og rent rom, hyggelig besetning.

Folkene som jobbe her er svært hjelpsom og yter god service. Vi var der 2 nette og fikk god hjelp til å booke en rundtur for å få sett det meste. Rommet var koselig og rent!
Hotellet er lokalisert like ved poolparty og strandparty, noe som er bra om du er ute etter det. Men dersom du sover lett, bør du ta med øreplugger! Selv er jeg en som våkner av lyder, men med øreproppene sov jeg hele natten. Det blir stille ca rundt 2-3 tiden.
God frokost nede!
Like ved stranden. Hvis jeg kommer tilbake, ville jeg ha leid rom her igjen!

Close proximity to pool parties (so no noon naps every odd day) and close to nightly parties on the beach (for good and bad).
