Enjoyed the balcony overlooking the river. Breakfast area was large, clean, and had a good variety of options. Rooms were large and in good repair. The buildings could use some care.

The staff is the only reason I didn’t rate this hotel lower. We only interacted with the two on the evening shift and they were GREAT! Very kind and informative and accommodating. The beds were AWFUL!!!! very used and worn down, next to no actual bedding. Breakfast was biscuits and gravy with scrambled eggs and sausage links, all ice cold. The only warm food was the waffles you make yourself. Probably wouldn’t stay here again if I had to choose but overall wasn’t a terrible stay.

In a perfect location if you walk to save driving but still quite scenery from your balcony with a stream and woods. I'm not wheelchair bound but I loved the idea there was access to lower a person who is in a wheelchair in the pool! I think every pool area needs that. There were lots of recreational things to do on the site. Saw 3 bears in 1 night on site! The cleaning service was awesome every day! Loved it all but the bed not comfortable for me unfortunately.

Had two pools on property. Has a creek running behind rooms with balconies. It was beautiful and peaceful. They served free breakfast with a big selection. Trolly pickup and drop off stop is right there in front of the office. Close enough to downtown you can walk if you don’t want to take the trolly. My mini fridge stopped working and they brought us a new mini fridge for our room and switched them out. Great place and price

Beautiful, quite place to relax. It was an easy walk to downtown. But we really enjoyed sitting on the balcony, watching the creek and the bears.

The room was clean, bathroom looked somewhat remodeled. Nice bathtub, but nothing to plug it to use as bath. The room definitely showed wear and tear. The back porch overlooking the river was nice, but felt like I was intruding on the family in the cabin across. Very friendly gentleman checking me in. The property is a diamond in the rough, has so much potential but needs cleaning up and maintenence. Since I was in the area to visit the park, I will probably never return. I loved the woodsy decor and wish you luck in bringing it to a 5 star resort!

Our room was dingy, sticky, dirty and old. Part of the ceiling was falling off, the carpet was rippling and sticky, the bathroom floor was also sticky. Random cobwebs everywhere. Patio furniture and chairs were a bit dirty but one look to the right and there was animal feces on the first floor's roof which was next to our second floor patio.
Probably the worst bed I've ever slept on, and I'm not super picky with beds. It was STICKY, I assume from the plastic mattress cover that they are using to prevent bed bugs. The sheets were so thin it was not breathable. We spent three nights here and each morning I woke up early because I couldn't wait to get up to get out of that bed!

Breakfast 8-11am including coffee, OJ, sausage, biscuits and gravy, cereal, yogurt, scrambled eggs and make your own waffles and pancakes.

We stayed a week with our children, they were very accommodating and kind. Fantastic staff that were a true blessing. With a hearty breakfast of waffles and eggs sausage and biscuits with gravy among other fresh things, we saw a bear on the brook and can't wait to return again. We could not say thank you enough for the memories.

The staff we’re friendly and welcoming, but the sheets had several stains on them, there was about a 1 inch gap under the door where anything could crawl through, there was a bug smashed on the ceiling, the bathroom sink faucet was extremely loose. The bathroom was generally clean, but the carpet in the room was old, and most concerning was the stains on the sheets. Only looked in the exercise room for a few seconds, but it smelled quite musty and furnishings were rather old. Overall, the property appeared old and not well maintained.

Our kids loved the pool and the breakfast. Especially the pancake maker. The river and grounds were beautiful. They gave us fresh towels and emptied our trash everyday, which I appreciated. I didn't appreciate the other guests smoking on their balconies, I would have liked to leave the windows open. We had a great time and would love to come back!

The grounds were very well maintained. The rooms were decorated in a rustic style, which I love. The carpet was pretty gross though and there was no blanket on the bed. There was a comforter but we felt it was not changed they the bet sheets were and we felt a little grossed out by giving to use that as our blanket. The curtains in the room needed repairing and the outdoor terrace could use a good sweep.

Our room was very nice, even lacking somewhere to hang or more counter tops…kind of minor…(?) the price was nice, but breakfast was ridiculously late…started at 8:00am! Right near a national park! And I guess the biggest downside was the fact that they surprisingly charged us $5.00 for parking!!! Not ok! If you need that $ just add it to the room price, don’t spring it on us after we are done paying!

Beautiful view from our balcony. Room was very spacious, bed was comfortable. Pool was fun, and we loved the waterfall at the pool. A decent walking distance from the down town, but separated enough to where you feel not crammed with people. Perfect more low-key place for relaxing. We had a great time.

The property is older but very well maintained. The rooms are have a very distinct smell from the fireplaces, and we brought our own bedding. The sheets are old and very rough. But having our own bedding was great. The breakfast in morning is excellent for hotel breakfast. They have great ice machines, pop machines and their pools are absolutely perfect! If you want a pool vacation, this works great! I would recommend this place for sure

$5/day is now charged for vehicle parking. Something of which I didn’t see until I showed up to check in. This is ridiculous because the parking lot is never full when we are there and it’s not like it’s cleaned. My mom went to the office at 7am looking for coffee by the office. They told her she had to go to the gas station! (WTH), mind you they have a free breakfast. My mom is 70yo. We come every year. I’m not impressed this year and will be looking for some where else to stay. I’m sorry Brookside that you felt the need for the changes.

This is our second time staying (family of 5). The staff is very friendly and the price is great. I appreciate the addition of protein to the breakfast! The kids enjoyed the pancakes and waffles also. The creek out back is adorable. The pool is neat. There is a trolley stop out front but the trolley app is unreliable (nothing to do with the hotel just a note) The rooms are clean, but I liked the rooms on the side closest the city better. The room we stayed in this time was fine, but not super functional for a family with lack of hooks and a trashcan in the bathroom and lack of a kitchette with a sink. There was a mini fridge and a microwave so we could prepare things in the room but some of the rooms on the property have a kitchen sink and a kitchenette. Maybe it’s described when booking and I didn’t pay attention. Overall a great place.

Very Nice hotel on a small river running through town. It was nice having the sound of the stream coming through the balcony window and door. They do have a small breakfast buffet that we only tried one of the five days we were there. They don't open till 8am and we wanted to be on the toad exploring by then. It's in a great location and a short walk to the strip. The shuttle also stops right out front and it's free. Burnt logs were left in the fireplace which caused an odor in the room unlike that of a burning fire. The odor wasn't so bad that we needed to have it cleaned out. The staff was more than helpful when providing local information on the shuttle and surrounding area. I would certainly stay here again.

Room was just plain dirty. If you walked around barefooted, the bottom of your feet were covered in dirt/dust within seconds. Tub had hair in it and staff didn’t even make the beds after our first night. Things improved after my spouse talked to the cleaning staff. Also, was hit with an unexpected parking fee when we first arrived. On the good side there’s a beautiful creek that runs along the back of the property and the staff were generally friendly and helpful.

Brookside Lodge has potential to be a good little place to stay, its on the creek and the staff was very friendly and helpful but its needs a serious renovation. Our first room was a king we got in it, its so old with wood paneling very musky smelling, the bed was wore out the chair was broke and the door would not lock. We changed rooms all was left was a double queen it was some better but one bed frames was broke so we couldn’t use it. I did love the creek with the deck out back,

The property is dated and it shows. The bathroom door would not close unless you really pushed hard. The carpet was old with threads showing. The room was panelled with dark paneling which was scratched in multiple places. The room was very dark and the lighting wasn't sufficient to make up for the dark colors. The bathroom is small and there is zero counter space to put anything out. Breakfast is free but my wife and I could not eat the scrambled eggs since they were cold. They charge $5 per day for parking. This may be in the listing but I didn't see it and it caught me by surprise. They really need to do some serious work to bring it up to a more modern facility. My wife and I are frequent travellers to Gatlinburg and this is the first time we stayed here. We will not stay there again.

Breakfast was very good, and went to 11:00 am for convenience. The pool looked nice but was still locked in mid May. The highlight is the fast flowing river out your back patio—super cool. You can also walk downtown or take the free trolley. Driving/parking in Gatlinburg can be a challenge, though some restaurants have free parking if dining there.

Our 1st room was not in good shape, we could not stay there. Old carpets, stains in the ceiling, old bed. The evening staff were very helpful in finding a room that was acceptable. The sheets were not good quality , they were very thin. The hallways and elevators were not clean. We did not feel overly comfortale staying there .The outside grounds were nice and The breakfast was good.

The balcony had spider webs around light fixture and rails.The front door didn't have a peep hole. No closet for clothes only hooks located on walls. I believe I was staying in the older rooms of the Hotel. Hotel located in a good location. I was charged $5.00 per day for parking. The staff was friendly. The room was clean.

The front desk staff( jennifer and rene) were very friendly,welcoming and informative.It is located off the main drag and was very quiet area. Everything was walkable. We stayed in the 2 story rustic older building on the property,it was clean and very comfortable inside, outside of building needs some sprucing up and maintenance. There was small microwave,refrig and a coffee machine in the room.We liked it ,loved the back balcony to relax above the brook running behind the property. We loved hearing the babbling brook and seeing the heron fishing. Didnt get to see the bear, that sometimes visits the brook though. The room suited our needs. The city trolley stop is at front of the office. Once we parked our car,we never drove until we entered the national park. Lovely little stores across the street.Breakfast buffet was filling and hot. It is self serve,making your own waffles/pancakes. Scrambled eggs,sausage, cold cereal,milk,tea,coffee, fruit, orange juice,yogurt,bagels were available. We would stay here again,we may try the newer building next time but the older building was fine.

It was an ok stay . we were in Tennessee for business/personal. The breakfast was pretty terrible and it had good reviews. The bed and pillows were the most uncomfortable things to sleep on. The bottom sheet would not stay on for anything. The balcony view was amazing. It was in a quite side of town which was good and it was not the worst walk to skybridge about 20 minutes. Would only stay here again if they allowed dogs - which by the way I did see a lot of dogs that were supposed to be \"service dogs\" I guess more power to the dog owners that got away with that claim.

The breakfast was decent. Rooms were dates and lots of holes/ dents in walls. Biggest complaint was there was no hooks to and clothes up. We had clothes for a wedding and had nowhere to hang them.

Check in was easy but apparently they didn’t program my keys so they didn’t work on the first trip. Second trip they worked. Opened the door to be hit with the smell of weed. Contacted front desk and they offered to downgrade from honeymoon suite to 2 queen without fireplace with no price adjustment? Breakfast was pretty decent. The trolly shows up every half hour or so. I won’t be returning.

My review pertains to an injury I sustained on the property & how it was handled by the desk clerk (Jessica) & property manager (Sally). After breakfast my husband & I used the hotel restrooms located outside the room where the breakfast was served. As I entered the stall, the door slowly closed behind me & my forearm made contact with the metal door latch, which was defective, with very sharp edges. As a result, a large piece of my skin was scraped completely back, leaving an open bleeding wound. We went to the office & asked Jessica if they had a first aid kit available & she told us that it was locked inside the manager's (Sally's) office. She offered me a white washcloth, which I declined because I didn't know how clean it was. She did not offer to get me help. She contacted their maintenance man, & I showed him the door latch defect. We returned later in the evening & it had not been fixed. This was on Sat., 4/18/26, & Med Check in Gatlinburg was closed. We purchased First Aid supplies at the grocery store. Jessica lied to the general manager, Sally, & said she offered me a bandaid & to call for help. She did neither of these things. Sally was incredibly defensive, made excuses, & questioned the validity of my First Aid expenses when I asked for reimbursement. Note that I didn't ask for the room charge to be comped, and was shocked that it was never offered. It was a terrible experience & I will never return to this hotel again. This is not how you treat your guests.

The breakfast was wonderful. Housekeeping could’ve been a little better. They didn’t bother taking out the trash the next morning after we arrived. They left the bag with towel and a roll of toilet paper outside our door. They never came in and picked up wet towel but other than that, it was a great place to be. Hear something Outside the front door open the curtain and there was a bear loved it scared us,but loved it.

My stay was excellent. Upon arrival I was greeted by a friendly staff and a welcome bag. The bag contained 2 waters and 2 apples. I was given a map of the grounds which came in handy later. We had the creekside king room. The room we stayed in was spacious and the AC unit worked great. We had a beautiful view of the creek out back. The balconies in the building i stayed in were private and concrete. The rooms are also well insulated and quiet. The next morning the breakfast was very good. Many options. The breakfast hall was very spacious and beautiful. Overall I will be staying here again and I recommend anyone planning a trip to give this lodge a try.

When they say keep trash closed there’s bears they mean this literally everyday of our stay we seen bears. The rooms are clean the balcony views was peaceful and well worth the visit! I hope to revisit in the future to use the pool if your thinking should I stay here YES you should at least once for the views and experience

WE SAW A BEAR! We picked this hotel as the creek looked beautiful, and it was exactly the same as pictured. The room was spacious and was really cosy with country cabin vibes. Check in was simple and there was ample parking. The creek was pretty and from the balcony we did get to see a black bear walking along the creek. Short drive from Great smoky mountains NP. Much preferred area to gatlinburg itself which is crazy. Shuttle available. Only downside was that there wasn’t any logs available for us to use the fireplace.

The staff was friendly, nice location and nice view from our room. There was a sign in the room that said they use a maid company to clean.. this is my only complaint from our stay. The room felt very dingy. There was dirty q tips left in the bathroom, the towels had long hairs on them and the carpet is in extreme need of being shampooed. This is a beautiful older motel. The beds are clean and comfy, bathrooms are clean. There are a few things that could be updated and fixed but the free breakfast in the beautiful event center makes it all worthwhile. The babbling brook was a wonderful view from the balcony. The pools were not open while I was there but they were cleaned every day . I will be back.
