The description says 'secure, on-site parking'. This is a lie. When asking the caretaker of the property, she looked confused, said there is no parking included, but that we could park on the street if we could find a bay. There is a multi-story that you can pay to park in a short walk away. So don't expect secure on site parking.
Otherwise, standard issue guest house - thin walls, thin mattresses and run down, but clean and cheap. The code to get back in didnt work which was a pain. The caretaker was lovely.

I had a lovely stay at Senlac Hotel in Hastings. While the building and décor are slightly dated and I had a room with shared bathroom and toilet facilities, everything was spotlessly clean and well-maintained throughout my stay. The shared amenities were always tidy, and I never had to wait to use them.

The room itself was cozy, comfortable, and had all the essentials. The staff were friendly, welcoming, and always happy to help with any questions. The location is also excellent – just a short walk from the train station and close to the seafront and shops.

Overall, it’s great value for money, especially if you’re looking for a clean and convenient base to explore Hastings. I’d – Clean, Comfortable, and Great Value!

Pros:
* The Manager was very friendly and made sure she was present for check-in and any follow-up questions.
* Handy location close to town.
* Free on-street parking between 6pm - 9am.
* Complimentary tea/coffee and milk that was topped up every day.
* TV and Wifi.
* Room was tidied during the morning.
* Fan available.

Cons:
* Walls were thin so I could hear my neighbour's TV late into the night.
* The shared bathroom had a damaged light/fan switch which was very difficult to turn on.
* The details on the website about on-street parking needed to be updated.
* No bar fridge.
* The wifi password wasn't written down anywhere.
* I had to log into my own Netflix and Prime accounts on the TV rather than it being provided by the hotel.

Just a little gem of a guest house,host was accommodating with earlier check-in and leaving our bags there before we did check in.
We had room no 5 with a queen bed and single with en suite and tea coffee facilities and a fridge as well.Really couldn't find any faults at all,we only had an overnight stay but would definitely return

This property is not as advertised.
Parking at multi story carpark nearby was £30.00, an unexpected additional cost.
Karaoke entertainment is advertised and does not take place.
No housekeeping as in made beds etc and we had to ask to clean towels.

There is a sink, fridge and kettle in the room which is handy.
Location is a very short walk from the station and it only took 10/15 minutes to walk to the Old Town.
I also want to mention the proprietor / manager is very friendly and helpful.Would definitely recommend.

Very cute and quiet B&B, though on a road which at the weekend can get loud, depending on amount of drunken idiots in the area. But really, mostly quiet.
Would help if the windows were double glazed - it would keep both the noise and the cold out. As it were, we went in November and whilst it was mild outside, the heating in the room only worked for a few hours and then for some reason didn't. It wasn't cold enough in the room to bring this up with staff so I've no idea why this happened.
Otherwise, the staff was lovely, the room (and the bathroom) was good-size, clean and up-to-date, with a mini fridge and a large TV, a radio and a kettle with all the paraphrenalia to make your own tea/coffee.
Just know, if you're looking to come with a big suitcase, good luck lugging it up the tiny stairs. It's very tight and you will struggle.
Last but not least, parking can be found on the street, though is only allowed between 6pm and 8am Mo-Sa (at the time of writing) so if you're looking to leave your car somewhere outside these times, there's a car park at the top of the street which costs around £8 for 24hrs (though it gets locked after 11pm) so not too bad.
Had a lovely weekend stay though so thanks to the staff :)

Advertised with free parking.. this was street parking if you could find a space which then became no parking at 08:00 in the morning. Alternatively could park in multi storey park 5 mins away but this was locked throughout the night so no access should it be required. No breakfast facility - due to Covid(?) - available but could use cafe ‘round the corner, even though board at front of guest house stated breakfast available. Unfortunately, this did not open until 08:00 by which time you had to have driven away due to parking restrictions or risk a fine.

Wouldn't recommend - there are better places

Nobody answered the door when we tried checking in, eventually someone appeared. The room looked fine initially but some of the blinds were missing slats so there was reduced privacy and tonnes of light streaming in early morning. There were ants in the room and nobody was around to talk to regarding this. We only stayed for one night and didn't want to waste time hanging around for someone to turn up. The bathroom door was stuff and the sink was tiny - like too small to even wash your hands properly. The room was unbearably hot and stuffy despite the windows being open (and it wasn't particularly hot weather wise). Self check out - so nobody to talk to about the blinds or the ants - contacted hotels.com regarding these issues and apparently they contacted the hotel who refused to do anything about it - if you have to stay here its not the end of the world but far from ideal - they also weren't wearing masks and it didn't feel very covid secure/extra precautions weren't taken. There are better places to stay for better value in Hastings

The manageress was rude and vexatious. She seemed to think it was our responsibility to clean the bathroom - which was around 2m x 0.5m and was shared with three other guests.

At first sight the property seemed OK. We expected to share a bathroom with other guests, but not five of them. The bathroom was around 1.5m x 0.5m and contained a standard toilet, a very small sink and a small shower.

Having used the shower when we arrived we walked around the town. On our return we were accosted by the manageress, who publicly and loudly berated us for leave the bathroom in an unreasonable condition (though we had not). The manageress pursued us up the stairs and continued to berate us.

After spending most of the nigh laying awake because of the bloody seagulls we both showered and we went out to find breakfast, since, despite it being advertised on the outside of the building (see the photo adjacent to this message) was not provided.

When we returned in the early afternoon we were again berated by the manageress, who chased us up the stairs to our bedroom door - the 'conversation' was undoubtedly audible to any other guests who were in the building. Again, it was the state of the bathroom that was at issue.

We packed and left.

Frankly, the manageress has no customer service skills and barely speaks English, I've not received a refund for the unused part of our holiday and have been incorrectly billed for a key which I left in the room.

I strongly advise others to find alternative accommodation.

We were initially put off when we pulled up to the property due to it being covered in scaffolding. Upon arrival (just after 9pm) we qere waenky welcomed, shown to our room and asked if we needed anything else and the lady also supplied us with plates and cutlery as we mentioned we may order take out.

Room was a good aize for 2 people and nicely presented, only downside was the draft could be felt through the window's although im assuming this is down to old buildings but could pose an issue when it turns bitterly cold. Bathroom although very small had all you needed and very clean, shower was lovely and powerful as well which makes a nice change.

Tv was great for us as being Sept and the current climatic we are in we spent later in the evenings using it and having all the apps was an awesome bonus.

Bedding was lovely, soft and clean and relatively comfy (i struggle with mattresses anyway so my opinion wouldnt be a fair one but my friend made no negative comments towards it).

Senlac is about 5 mins walk down the hill to town where you will find an array of high street shops, further up is the seafront and George Street which if you have been to Brighton, is a bit like the lanes, just smaller, plenty of variety and places to eat. Travel in and around Hastings is easy via foot or bus very frequent service.

Once again fantastic stay but few issues with female member of staff complaining of our Scottish money when we tried to pay for room? (apparently it’s not legal) she wanted English money or pay with card also small issue with bed but me as customer the female member of staff blamed me for breaking bed but once mattress was lifted there was 5-6 slats missing but cleanliness tv & other facilities are 110% & once again Kevin the male member of staff was 10/10

One of the better of an interesting choice

The hotel was generally clean and adequately furnished

Staff were helpful in putting my bags up on the second level as there was no lift. However I rarely saw them and had to bring my bags down myself on departure. In fact, once I paid I never saw them again and came twuce to try to pay.

The bathrooms are shared. This was something I missed in the fine print and was not excited about. Further the toilet had an odd smell alwaus despite their attempts to mask it.

The room was clean but tiny. Just enough for sleeping but dont plan on spending too much time in the hotel.

Then the sign in front speaks about breakfast. There is none. However there is a lovely cafe around the corner (not across the road as the staff suggested) where you can get breakfast.

Overall a good stay and having spoken to others who stayed at other places on the same weekend, it serms overall this was better than most.

The hotel is ideally situated near the town centre and pier. Complimentary parking available from 4pm. The room was a bit smelly and later we discovered that it was from the drain of the wash basin. Apart from this, the room was warm and comfortable. Note that private bathroom is not an ensuite.

Pillows were worn out! Didnt sleep well!
Fridge made an awful racket!
Very small room and bathroom very small, anyone over size 18 good luck!
States free parking but then get told by check-in girl, pay £2 across the street as it'll be free after a certain time! Why advertise free parking then!?
Managed to get ticket of them and parked in a safe place, morning after traffic warden about ticketing cars!!!!
Not romantic one bit, so dont get misled by this!
Very hot room, no fan or a/c!
Manager called re. My complaints and admitted about internet and pillows, if known why not sort it?!
Very noisy down in the basement!
No soap in bathroom instead of soap, you have body cream to use in the shower?! Soap is by the hand basin!?!?!
Be careful on using bath mat as very very slippery to use, nearly broke my neck!
Wardrobe not secure and nearly tumbled on top of me!
Best bit?! To get out of there as so tired, after all the above problems and no sleep!
So sad as outside is misleading to the inners!
Good location despite arguing for the free parking voucher!!
Also warned if you want breakfast you havr to tell them before 8pm and pay over the odds for it! Never tried as not paying for breakfast after an expensive stay itself!

Room was tiny but well presented with modern furnishings and a comfortable bed. Perfectly adequate for a short stay. Shared bathroom was also very small and was awkward to shower in and get changed. Service was good and the staff member I spoke to was very friendly. The hotel is not in the nicest part of Hastings but is only a short walk away from the town centre and the sea front.

Lovely weekend stay in Hastings

We had a lovely stay at the hotel. We unfortunately didn't get to meet the owner during our stay but he was very helpful in giving us information for our stay (e.g. local parking) and made instructions very clear on how to get there.
Our room was wonderful - way lovelier than we had expected for a guest house, a lovely bargain! I would recommend this place to a friend and will be coming again for any trips to Hastings.

Good location, close to train and beach and short Walk to old town. Nice freshly refurbished room and en suite. Only faults are the wi fi password given didn't work on ththe only network available, and a breakfast on site would be a nice extra although there are good cafes a short walk away.

Great room and friendly staff

I stayed at this guest house on a work trip. Despite being on a weekend the street was very quiet and my room clean and comfortable. The friendly staff made me feel at home.

stranger walked into our room in the night

Nice Little Guest House, but shared bathroom for our room- which was not stated during booking. We arrived late but were still given a warm welcome. The only issue we had is that someone walked into our locked room in the middle of the night. The owner appologied to one of our guests shortly after- stating that someone hadn't released the room was taken. And the owner called me in the afternoon to say that it was him that entered the room while we were sleeping - reason- the neighbouring building had smelled 'something' and he had cause to panic and forgot the room was occupied- I think we were the only guests there! Not good enough! I am VERY concerned about this situation! Anything could have happened and this was a clear breach of privacy.

Nice hotel, fairly central and close to the beach

The room was clean and modern with a comfy bed and amenities. There was a tiny cupboard of a bathroom for an ensuite. Staff not very visible, no information given about check out or how to have breakfast and not sure where to find them. A little information sheet would have cleared up confusion. Close to shops and beach. Good for a short stay!

Good central location

Lovely stay at the senlac. Great central location for the shopping area. Just one street away. Free Parking vouchers available for the evenings to park one street away. Apart from the seagulls it was a quiet night. Lovely room and pleasant staff. Would recommend and would stay there again.
