Whilst the establishment overall looked fine, and may well deserve it's good reviews if you are staying on upper floors, my particular room on the ground floor, overlooking carport/ bins was not great. It was clean, but at the end of a dark, damp corridor. I wasn't shown to room, didn't find light switch initially (in common with 2 other guests I met) and nearly fell down the steps first time. Whilst the room didn't smell quite a bad as the hall, there was a damp- smelling bathroom. I heard scratching noises at night- disconcerting! The furniture was fine, but overall paintwork etc a bit tired and needed refresh. The kettle lead was very short, and so difficult to balance on table without being pulled down by extension. I think this particular room should not be let out at least until the damp smell is sorted out. Sadly disappointing.

My son and I had a lovely stay in The Old Borough Arms. Excellent staff, supremely welcoming and friendly. They go above and beyond for their guests. Cozy room, with all you need to have comfortable and enjoyable stay. The highlight: The most delightful breakfast on the terrace! Definitely recommended.

This is a cute place, in the middle of Rye, staff were nice, bed was comfortable, but there was a strong damp smell in the hallway and sewage smell in our toilet. The shower tiles were mouldy in the grout and the shower drain full of hair and soap scum.

Owner was very warm and friendly- very enthusiastic welcome and looked after us very well indeed.
Breakfast was mega and so good- didn't need lunch!
The bed was one of the best ever and very difficult to get out of, even for breakfast.
If we had a small criticism it would that the room could do with a lick of paint and some of the equipment needs updating.

Really lovely

We had a pleasant stay. The room was very nice and everyone who works there is really lovely and helpful. Unfortunately, the room where we stayed was right next to the front door and suffered from lots of noise. The guests coming in and out were banging the stubborn door until late at night and street noise was also loud. I can imagine not all rooms have this issue, so I’d recommend Old Borough Arms, but maybe not room 1.

Single gazed windows suffer from lots of internal condensation during outer cool days. Lower half of the windows are covered in dense frosting film preventing any view through them. The noise from the light traffic can be heard inside. Water flushing/shower and guest noise from other rooms does enter the room on the middle of the three floors.

Quirky hotel

This hotel is quirky and quaint. I was staying in Room 8 which was on the ground floor. The room was compact and had all the fittings you might expect. Some drawers, dressing table, TV and coat hooks, but no wardrobe. Quite a nice quirky mirror above the dressing table. While it looked pleasant, it did feel a bit in need of modernizing. The en suite, however, felt very new. The room was quite dark as it backed onto the car port so really didn't have a view nor got much direct light.

I didn't have food there, but the cafe looked pleasant. I particularly liked that the hotel building includes a section of the old town wall built in the 14th century.

The location is very convenient for all of Rye, and very near some pubs and restaurants.

Great location right next to Mermaid St and really friendly service. Really appreciated being able to have breakfast from the Mermaid Cafe with 10% off as guests of the inn. The only thing was that the walls are quite thin being a historical establishment so you can hear things going on outside the room. Be sure to pack earplugs if you’re a light sleeper!

Sarah is an incredible host! She was accommodating for our evening check in and helped arrange babysitting. Traveling with two toddlers isn't easy, but she was so helpful and made us feel right at home. I'll miss their comfortable bed and luxurious bedding. The kids loved bubble baths in the tub. The Tilling Suite was perfect for our family of 4 and a friend who joined.

Could not be better!

We loved staying at the Old Borough Arms, the staff were friendly and proactive, the food at the Mermaid cafe was great, especially the breakfast and the ice creams (we got 10% discount for being guests). The location couldn’t be better. The room was clean and comfortable, the toilet was nice and refurbished. We were able to check in as soon as we arrived and they were kind to store our luggage after our check out. We would 100% stay here again

A 300-year-old guest house built into the centuries-old city walls with knowledgeable, caring staff, a really comfortable bed and an excellent cooked breakfast? What's not to like?! Sarah and her team could not have been more helpful. Not only that, The Old Borough Arms is perfectly placed to explore Rye and the surrounding area, which is full of amazing things to do and see - from the Rye Harbour Nature Reserve five minutes away to the unmissable Romney, Hythe and Dymchurch Light Railway 40 mins' drive away. Great place to stay if you have a dog.

We really enjoyed our three night stay at the hotel. They are pet friendly, which meant we could take our dog on holiday with us. The room had a kingsize bed, was a good size overall, pleasantly decorated and clean. The en-suite was modern and very clean. The hosts were very helpful and friendly, offering tips on places of interest in and around Rye. Overall, our stay was very successful and I can heartedly recommend the hotel, especially if you are looking for dog friendly accommodation.

Semi final night, Euro 2020!

We planned a trip within a trip to Rye for one night that happened to be the Euro 2020 semi final night. Early dinner at a local Italian restaurant then back to the room. Rye is a delight and this hotel was very charming on the edge of the town centre and harbour area, beautifully located. Room was small but well proportioned, clean and all the amenities you come to expect, including high speed wi-fi. Great breakfast the following morning set us up for a day exploring the town and local area. Happy to recommend and would be happy to re-book.

We were quite surprised on arrival. The advertising photograph suggests a more expansive location than was actually the case.

Our room was good, and we were shown there on arrival by the owner. It was comfortable and we hardly missed a window on to the street outside. The bed was good, as were the en suite facilities. It was useful to use the cafe below for breakfasts, which were served promptly by the keen and courteous staff.

The rooms are very clean and spacious. Very comfortable beds !!!!!!!
Breakfast was delicious and they are organised with the social distancing rules.
They were very kind to keep our luggage’s until late after checking out.
Only extras I would ask for is a little mini fridge and air condition.
But honestly this hotel is superb and I would recommend it to everyone who wants to stay in Rye.

Clean, comfortable, quiet, secure. Guest house rather than hotel but none of the pre-visit information led us to any other conclusion and all of our expectations were met. Warm, friendly and informative welcome. Room ready and fully equipped. Prompt service to replenish milk after our post journey teas and coffees. The possible drama of local power cut reduced to molehill proportions quickly. Excellent location on The Strand, no more than 5-10 minutes walk from anywhere you’d care to visit in Rye. Wide range of drinking & eating establishments on your doorstep. Quite brilliant weekend. Thanks Rye and everyone at The Old Borough Arms.

This was a ‘good enough’ two-night stay in the centre of Rye, the bed was very comfy and the overhead shower in the bathroom worked well although we were a little disappointed that there wasn’t a bath as we’d usually expect that in a deluxe (higher priced) room. Its clear staff are working hard in the midst of C19 and that the sanitisation requirements bring particular challenges so it could only be a sort of ‘halfway’ guest house experience. A few glitches meant we can’t mark the experience at the Old Borough Arms ‘excellent’.

I booked this hotel based on the reviews and used my hotels rewards free night, still paying £54 rather than +£100 asking price, with a 4* rating and good reviews I was expecting so much more.
Our room was the one with colourful cushions, it smelt so damp and was unbearably hot, however, we couldn't leave a window open as this was on a main street at street level, we weren't given a fan, had the worst nights sleep ever.
There was no breakfast so we were given £5 voucher each to compensate (I would have preferred a discount off the room rate, and what breakfast costs £5?).
There are some lovely places to stay in Rye, avoid this if you can.

Due to Covid19 the rooms are not cleaned daily. No more breakfast in their premises due to the same reason. They had coupons though for the café next door, but it opened at 9. The owner was lovely and very comprehensive. She even gave us two coupons for breakfast the first day (you only get those if you book directly through their site as hotels.com takes a good chunk of the transaction when booking). The room showed some darker areas on door frames and handles that we easily removed with disinfectant wipes. The double bed cover, not the duvet, was a bit... C.S.I.There was also a dress in the wardrobe I presume from a previous guest so, again, though the service was great, it didn't feel like a £120/night place.

This is a wonderful place to stay with incredible hosts. Sarah and her husband are very warm and welcoming and their customer service is outstanding.

Breakfast was delicious. And the cafe downstairs also serves yummy food.

The hotel is perfectly located for exploring Rye and the surrounding area, and is right in the middle of the village next to some beautiful cobbled streets.
This is a charming, traditional hotel, not flashy but clean, comfortable and an absolutely lovely place to stay. Dog friendly. Definitely recommended.

One night family stay at Old Borough Arms, Rye.

We stayed here for a night in Rye as a family get away for Dad’s Birthday Centred near bridge & boats anchored, and small antique shops opposite , and small car park that had confusing instructions about overnight parking.
There are stone steps up to the reception, not written on details of hotel- slightly difficult for less mobile, and cafe downstairs. Breakfast upstairs was very good- though short of staff. Overall a very comfortable stay in family en-suite room.

We have stayed before and been made very welcome, as we were again this time. The Old Borough Arms is in a very good location, handy for the harbour area and the town centre, and not far from the railway station. There is no on-site parking but pay-bays are available nearby. Breakfast is good, and there is a terrace balcony where breakfast can be taken on sunny days.

We stayed as a family in the Tilling Suite, which was spacious, comfortable and in a great location, over the May Bank Holiday weekend.
Sarah provided some really useful local information prior to our visit and Lisa and Ian looked after us during our stay and resolved a minor central heating issue straight away.
I would definitely recommend this family run guest house to family and friends.

Sarah and her husband were the absolute loveliest couple ever. They were so accommodating to us when we booked this hotel late, and came to let us in after 9 pm when we arrived (reception closed at 8 pm). The hotel itself was absolutely clean and very comfortable. Their cafe downstairs is also to just die for. The food and coffee were just delicious. The location is super convenient right in town, and you can walk everywhere. There is a car park across the street if you are unable to find street parking. They also helped us to coordinate a taxi to take us to and from Chapel Down Winery. We will 100% stay here again next time we come back to Rye. Thanks again Sarah!

We booked a family room for the five of us and got more than we expected! We had three rooms and a lounge so we had plenty of room. The beds were really comfortable beds and it was very warm and cosy. We had taken our own breakfast but regretted it when we could smell the food being cooked downstairs, smelt fantastic and was reasonably priced.

The breakfast was AMAZING and had gluten free and vegetarian options. The staff were very friendly and went out of their way to ensure we had a great stay. Note that there is no elevator and there are quite a few steps to get to the second floor. Overall a great stay; we highly recommend!

Nice location. Good back stairs.
Expedia does not warn of stairs or lack of lift. Most hotels do not have safety rails in tubs.

Ideal hotel for visiting Rye

Close (walking distance) to all attractions and handy for restaurants, pubs and shops.
Ideal for short stays.
Although, like nearly all Rye accommodation, there is no parking there is plenty of parking locally and I was able to park nearby even in August.

very nice hotel with a good breakfast. The only criticism i would have would be the lack of hooks in the bathroom and no shaving point. otherwise a very good stay
