The Laindons B&B offers an amazing experience. The room was very spacious and comfortable and our hosts had thought of everything a guest could possibly need and more. The included breakfast was wonderful home cooking and the owners are incredible, being engaging and extremely considerate. I will absolutely return to Hastings and when I do will only consider staying at the Laindons. I cannot imagine finding better.

A solo 2 night stay

First class guest house. The hosts, Karen & Malcolm, and their staff member were terrifically hospitable and convivial. My double room - designated G was spotlessly clean and very comfortable. Every need seemed to have been catered for, including mini-bar / fridge / snacks etc. Tea / coffee etc. Dressing gowns if required and luxurious toiletries. The breakfast room had super views and I thought the freshly prepared breakfast itself was incredibly delicious and filling and deserving of the highest praise possible.
The guest house provided free parking permits for between 4.00pm and 11.00am. Outside of those times you need to deal with payment yourself and the local council run car park - which is just 2 minutes walk away charges £8.70 for the 5 hours between 11.00am and 4.00pm if required.
I had a really enjoyable 2 night stay and would highly recommend this guest house.

The hosts - Karen & Malcolm were so hospitable & helpful.
The Laindons Guest House is situated in an excellent location in Old Town, Hastings. The Red room was very comfortable, top quality bed linen and the facilities throughout the property are sublime with every attention to detail made. The selection & quality of the produce at breakfast was outstanding - locally sourced & we would thoroughly recommend the home mage Granola with berry compote - exceptional. Nothing is too much trouble for Malcolm who oversees the breakfast service. Would definitely recommend this establishment & we wouldn’t look to stay anywhere else in Old Town, Hastings when we return in future.

Had a wonderful two night stay. Malcolm and Karen couldn’t have been more hospitable and friendly. The whole b&b was spotless and they’d truly thought of everything you could want from a stay away from home. The breakfast was delicious, as was the chocolate cake and biscuits that they’d made for us! The location is also perfect. Couldn’t recommend more and my mum and I will be back!

Thank you to our lovely hosts for a memorable stay. I highly recommend this superior B&B. I loved the location in Old Town, the tasteful decorations, our beautiful room and comfy bed, the quiet lounge with interesting books and art (and delicious home made chocolate cake), the sunny breakfast room and yummy breakfast.

Room was quite spacious and the bathroom was very clean. Good breakfast options. A minor thing. There was no latch for the door and the door has to be locked using the keys from inside. This could mean someone could pop into our room if it was not locked from inside. It would have been if there wa a blackout curtain to keep the room completely dark at night during summer months.

Absolutely amazing.....the best place we have ever stayed at. The property was beautiful as was our room (yellow room). The view from our room was lovely, overlooking the old town, as was the breakfast room view. Breakfast was excellent with two courses! There was also an honesty bar if you got peckish or fancied a drink. Finally....Karen was a lovely person and nothing was any trouble.

A lovely balance of a friendly, personal welcome from Karen and privacy as you come and go. The breakfast is superb: it’s not much of an exaggeration to call it gourmet. The house is very generously laid out: lots of books, cake if you want it, fresh milk in your room, Teapigs tea bags. Very good value. There’s a car park nearby, with a fair amount of churn, but you occasionally have to wait for a space to come free. When you get a space it’s covered by a voucher from the guest house.

A real gem

Myself and a friend spent one night at The Laindons. We only met Karen briefly but Malcom gave us a great welcome and made us feel at home within minutes.

We booked the Blue room which had a bathtub in the bedroom. We've stayed in some amazing places but this was by far our favourite room, it was beautiful. Everything was up to such a high standard from the decor to the bedding. It really felt like luxury.

We were given a parking permit to use which covers check in to check out (4pm to 11am), this is a great addition offered.

If you stay, you'll find out why guests love the breakfast!

We are familiar with the area but if you're not, the location is perfect. The Laindons is in the heart of the Old Town with plenty of shops, bars and restaurants within walking distance.

We loved our stay, until next time.

Karen & Malcolm are brilliant hosts. They made our stay a very special experience. The service, rooms & breakfast couldn't have been better. Nothing was too much trouble & everything had been thought of. Many lovely extra touches were very much appreciated. We partcularly enjoyed relaxing in the lounge. If I had to be really picky, I would say that the water pressure in the shower in the Green room could be better. It was a bit of a pain returning to the car to pay for the parking from 11am to 4pm but luckily we managed to secure a space in the car park next door.

A beautiful property, the owners have paid great attention to detail, making for a very comfortable stay, such as fresh lemon slices in the mini fridge for your gin, or water! Although they didn’t have parking a parking permit for the local car park was provided, this was a short walk through an alleyway and we could see our car from the room. The breakfast was lovely and the staff very friendly and helpful. A lovely place to stay and well worth their 5* rating.

This is a beautiful property well located in Hastings Old Town and Karen is a marvellous host. We were fortunate enough to stay in the Yellow Room with its beautiful view of the East Hill. It really looked like a painting with all the different styles of architecture. Our room was spacious and spotless and the bed linens are top quality.
Breakfast was truly excellent, I really couldn’t fault it.
I would also recommend the pub a few doors away, First in, Last out. It had a roaring fire and our meals were excellent.

The property is very smart and well maintained...clearly the owners have high standards. The only issue was noisy shower pumps which doesn't matter if everyone is sleeping in but inevitably wakes you when someone is showers at 0700!!

This property was a dream! It was so breathtaking from the blue room which we stayed in, to the relaxing lounge area, to the beautiful dining area we would have our breakfast in.

The hosts are beyond wonderful. And their breakfast is mouthwatering! Highly recommend the salmon, cream cheese bagel.

The area of the property is beautiful and safe feeling, the people are so friendly and welcoming. The home has so much history which can be found in each room, without a doubt we will be coming back again soon hopefully! As from the moment we stepped foot past the front door we haven’t stopped thinking about the Laindons as well as beautiful Hastings it lies in.

We cannot thank the hosts enough for welcoming us into their loving home, it truly was beautiful and we will be returning soon! As we now consider it our home away from home.

Best place to stay in Hastings

The Laindons was a perfect get-away for couples, situated in a great location in the centre of Old Town Hastings. The accommodation was tastefully decorated and plenty or lovely touches including a very comfortable bed and well stocked bar! Malcolm, the owner, was an attentive host who ensured that our stay was comfortable and more importantly, well fed! Breakfast was hard to fault. A selection of traditionally cooked breakfasts and healthy alternatives were on offer, cooked and prepared lovingly by Malcolm and his wife. Definitely recommend.

There was a local car park where parking was
subsidised but was hard to secure a space. Other carparks on the seafront were available though.

I had a really lovely stay at the Laindons. This was my second stay, and this time I was travelling solo. It was a really lovely place to be by yourself (as well as in a couple as the first time). It's so warm and welcoming and the owners encourage a really friendly atmosphere. The room was lovely and comfortable and the location in the old town is perfect. Breakfast is delicious.

Great stay. Not quite top drawer !

Very comfortable. Superb bedding. Very clean. Spotless ! A lot of attention has gone into the design and look of the rooms. Maybe some practicalities take a back seat. It would have been nice to have had a wardrobe and / or a small chest of drawers. I know wardrobes are bulky and often ugly but they do have a purpose. Having just a hanging rail and shelf under lets the room down. Quite acceptable in a student room perhaps. Similarly the black shower unit looked great but I struggled to get the water temperature right and did not know how to change which bit the water came out of. So its great to be stylish but even better to be both stylish and practical. Its not either or.
Oh, a common problem ; the TV. The instructions were clear and very easy to follow. The only snag was the TV and satellite receiver failed to work. It was no big deal but how frustrating is this when staying overnight ? And how common !
There is ample evidence here showing that the owners want to put on a great show and make a visit special and memorable. But sometimes warmth and kindly hosts can impress more than ribbons and chocolate fish ! Don't get me wrong; the hosts are good at what they do. It's just the hosting was not as exceptional as the decor and all the 'trimmings'.
