The mattress very spacious but the quality of the mattress was very poor as we woke with neck and bck pain .
The heating was not working sufficiently but the staff provided an extra oil heater on the second day. The indoor pool was not heated and the jacuzzi was only big enough for 3 people at a time. The shower pressure was low. The breakfast was expensive for what you received.
To be fair it was our first time staying at a private hotel rather than a public hotel. If your used to staying in main stream hotels than this private hotel would not be ideal for you. There are a few restaurants 15mins drive away but not many, parking was a little difficult as the roads are narrow. Overall we had a lovely quiet valentines weekend.

We had a wonderful stay at this hotel with my partner and our dog. From the moment we arrived, the receptionist was incredibly welcoming and thoughtful. As I am recovering from knee surgery, she kindly offered us a downstairs room with easier access, which made a huge difference to my comfort.

She truly went the extra mile and was exceptionally kind, professional, and caring. The hotel is very dog-friendly, and we felt genuinely looked after throughout our stay. Highly recommended – we would definitely stay again.

Everything was great, but if you are a vegan don't expect anything from the restaurant menu. would definitely stay again, friendly staff and great facilities. The rooms do not contain kettles or tea/coffee.

A great 4 night stay. We ate at the hotel each evening, something different each night from the great menu. Mostly chosen for the surrounding area and despite a rather dire weather forecast we were out and about most days, and the spa and pool filled in one afternoon.
Thanks to all the team for a great stay, we’ll miss the seats by the fire in the bar.

Unfortunately they are not very good at communication between restaurant and front desk as they missed a complete meal for the two of us. Now i could just have accepted what they were going to charge us but not my style so has to tell them exactly what we had

We had a very pleasant stay. The hotel public areas and gardens and are decorated and kept to a high standard and the staff very helpful, friendly and well presented.
The room we had was nice although the bathroom is a little dated and perhaps needs a refit.
The food was good and reasonably priced.

I am very torn about this review. The staff are very friendly but stretched. The hotel, bar and restaurant are a little tired but in no way dirty. The gym, spa and pool are really good. I noticed that a good number of rooms are under renovation and there is every chance for this place to be 10/10. Currently good value for what you get.

The room was a good size, but decor was tired.

The bathroom was very old fashioned and not in good condition - cracked for tiles and missing towel rail.

The room was quite hot, possibly because it was above the spa/gym.

Surprisingly for a Spa hotel, there were no bathrobes.

The restaurant was good, food nicely prepared and a reasonable menu selection. However, it is costly - possibly taking unfair advantage of lack of local competition.

Sadly, the shower in our room didn't work well, the overall condition is now tired (been staying for years), the service is very slow, and the chef tends to go “off menu, \" meaning the dish ordered and served varies.

The bed was ok, but the room was too hot, and there was no temp control or A/C, so I barely slept. It could be great again, but it needs a refurb.

Finally, our car was damaged in their car park and the staff couldn't have cared less / borderline rude!

The room was in an attic an old part of the building. We had to climb 3 floors. It was not comfortable at all. We only stayed ONE night of 4 booked. We didn’t have any food.
I used the Spa facilities once and it was ok. The staff was pleasant unlike the one at the reception.on arrival.
I was charged for one night as originally agreed. I should have been refunded for the 3 cancelled nights.

Loved the fact that we could sit in the terrace garden with our tea, and later, drinks. The pool was good, not too hot.
Menu didn't change over the two nights so we explored food in Rye. Room was fine for two friends sharing a twin.

Our stay caught us off guard if I'm completely honest. The staff were brilliant so this is no way a reflection of their dedication to the Flackley House, however the room we were given was not a reciprocation of what was advertised through the app. Furthermore, the spa facilities including the swimming pool were undergoing maintenance which was not mentioned prior our stay. The bathroom was very outdated - i can understand this as a traditional house, but in my opinion, this was not worth what we paid especially given not being able to use the facilities that really sell the property.

The grounds were exceptionally beautiful. The staff were very welcoming and the breakfast was good. A car is recommended as it's in the middle of nowhere and shops are few and far between the roads. The beach was 15minute drive away. I wish to come back and stay but only after a thorough indoor upgrade in the rooms.

Not worth the money

Stayed for 3 nights with friends to celebrate three special birthdays , choosing Frackley Ash as it looked really nice , although it was a bit pricey for a room only option. The rooms we had were standard doubles and were located in the main building just upstairs from the reception. The bedrooms were a decent size & the beds were comfortable enough but the bathrooms were disappointing. They were very dated & had no showers, only a shower handset for washing your hair. This was a real let down as my husband has difficulty getting in & out of a bath due to a leg injury. We all had several niggling problems with the rooms ( door not locking, main light not working, towel rail loose , window not staying open , hardly any hot water in two of the rooms & TV not switching off ) , which is not really what you'd expect for the price that we paid. There is no air conditioning in the rooms either so you've got to have your window open & a fan on to try & cool the room. Breakfast is charged per item which is extortionate so we didn't bother with that, choosing The Cockerel Inn down the road instead, which I think most people do by the sound of it. Whilst the public areas were very nice, the rooms need a massive refurb.

Overall we were disappointed with our stay at Flackley. My wife did not receive a towel lacking powerful perfum (to which she has allergies and contributed to a severe migraine as a result ). The room was sub standard- French door broken, (leaky loo-we didn’t bother mentioning), and furniture was not as advertised. We informed hotel staff of these issues and felt neither listened to nor supported

We booked a Junior Suite but when we arrived were put in a scruffy double room with old furniture, stained carpets and an adjoining room with 3 single beds in it. They were fully booked and had obviously overbooked.
The staff on the desk didn't know what to do. After strong words with the duty manager (interestingly we were supported by other guests), they offered a discount or a full refund - we took the refund, which we have now received.
Not a great experience! Not even a reasonable experience! We were left without a room and our planned weekend break was ruined.

The hotel was meant to do breakfast till 11 o’clock on a Sunday because they had a wedding book. They finished at 10 o’clock with not telling any of the 93 people staying in the hotel so we had to go out and get food in the middle of nowhere.

Although the staff were good , again the food let down the hotel even more. The evening meal was not good, tasteless and we weee glad we didn’t have a main meal. Breakfast, the poached egg came out hard , not soft as requested.

The grounds were lovely as was the location, however, the hotel was a total letdown.

We liked our stay, good amenities and lovely location but unfortunately the hotel was loud- from our room (22) we could hear people going up and down creaky stairs and slamming doors. There was quite a lot of loud voices and noise late at night and early morning meaning we didn't sleep that well.
We enjoyed the location of the hotel though and the room was clean and comfortable.

Very clean. Friendly, helpful staff who went out of their way to help. Great food. Our room would benefit from refurbishment but the beds were really comfortable, it was spotlessly clean and the shower was great. Lots of parking. The public spaces were welcoming and comfortable and for warmer weather there was outdoor seating. We also went to the spa which was lovely. Flackley ash hotel: exceeded expectations

Lovely place, **very** friendly and professional staff and spotless rooms. The restaurant staff were top-notch, and on the night the food was excellent. I have not stopped talking to my friends about the chicken liver pate I had, that was superb. Breakfast was also extremely well cooked and presented, and to top it all up, the prices were reasonable. The free pool/spa/gym was the icing on the cake.
My wife and I would certainly recommend it, and we will happily visit again.

On the whole the hotel was ok, but what let it down badly was our room - No6.
Firstly it was very warm despite their being no heating on in the room, window constantly open didn't bring it down to a comfortable temperature.
Hot water was a joke! At best it dribbled out of the hot tap and at one point around 6ish on the Saturday evening, there was no water at all from the hot tap. Clearly too much demand for the system to cope with, but also gives concern over how compliant their water system is e.g L8, HSG274.
Yes we did complain to reception but we were only there for 2 nights and didn't want the hassle of changing rooms with only the 2nd night to go.
The hotel was in a nice position for exploring the Rye area, but we won't be staying there again.

I think the rooms are reasonably priced. The junior suite was a decent size. Great location, a 15-minute drive to the beach (on a busy day, a lot longer though). The restaurant was on the expensive side, but the food was delicious and the service was friendly and professional. There is no air conditioning, so it can get quite hot. The room was unbearable at night, and the restaurant was also a bit uncomfortable. Overall, highly recommended. I will be coming back.

We stayed 3 nights at this hotel. The room was large and clean. However, we had no country view but instead we looked out over a range of buildings. Our room was over a gym which was used by other guests from 7am each day. This meant that we were woken up when we wanted to rest. The hotel offered to move us for the last night but by then we could not be bothered to move all our belongings. The room required the attention of a maintenance man to replace the missing towel rail in the bathroom, fit a plug to the sink in the bathroom and tighten the loose screw to the power point by the bed. The tv did not work on the day we arrived so perhaps this could be added to the list of checks that are made by the staff each time the room is let. There is plenty of parking at the hotel which is very close to the main road into Rye. Rye is a lovely place to visit. Park at the train station.

Was very disappointed. Although staff were accommodating and pleasant, breakfast OK, the rooms were very 1970’s, no mod cons and the public spaces soulless. The potentially beautiful house is in desperate need of a facelift. A shame. Certainly not what I’d describe as a “country house hotel”, we went to local pub for fish and chips rather than eat at the hotel.

We had a lovely stay. The staff could not have done enough for you. The place is kinda old fashioned but i think that part of its charm. The food served in the restaurant in the evening and for breakfast was very high quality and delicious.

The staff were wonderful. Apparently the (waiting) staff dont really get many tips, so you may want to tip separately rather at the end of the stay to ensure they get it. It wasnt clear. One little negative, the room was way too hot and took hours to cool with the window open (and i feel the cold).
The place is dog friend ly which is nice.

The swimming, Jacuzzi and Sauna was good experience. My kids were happy with the pool and Jacuzzi. I like too.

The little downside is the short shower curtain in the bathroom.

The venue is set in a nice area and the grounds are great.
The food is ok to good but not excellent as the prices would suggest. It’s unfortunately got a bit of a monopoly being quite remote.
The facilities are ok but obviously not possible to keep in good condition. Cracks, damp spots and worn carpets justify its 3star tag. The pool and jacuzzi show their age but are functional.

Short stay review at Flackley Ash

Place has slight run-down feel. Several loose fittings in my room and bathroom that I was keen to fix for the sake of a screwdriver! Couldn’t make the bedside table lamps come on.
Asked for a quiet room but had a loudish humming noise that I think did subside during main part of night.
As checking out was shown wrong ‘settle up print out’, with excessive amount. Went to car to get mobile to find my online booking receipt. When I returned there was another print with only my ‘extras’ which is what I expected in first place. Manager started to explain but sounded like she was referring to the first printout with extra amount. It was then I saw the print out with correct amount. She should have greeted my return with ‘Yes, I’m sorry we made an error, here’s the correct amount on here’! Instead she launched directly into an excuse as to why the first one was wrong and all the in-house problems of hotel charging procedures which, to be frank I didn’t need.

Very friendly staff, excellent food, brilliant swimming pool.
However ; bedroom lighting bizarre. Bathroom ceiling very low (not for anyone with mobility problems), no shower, no bath mat, central heating radiator not working and occasional noise from below. No view from window.
However, great location and front of house, great food, and wonderful staff.

Really lovely place to relax and unwind. Staff amazing and all very friendly. My husband swam but neither of us used the gym. Food was amazing.
