The hotel staff were very friendly and helpful,and the food was lovely. The building seemed very poorly maintained, windows were very dirty and the frames were rotting. The flooring was a nightmare, everywhere you walked it creaked and squeaked under your feet. The room was good ( except for the floor! ), very clean but the toilet pan hadn't seen bleach for a while! Outside our windows,the metal balcony was very rusty and had weeds growing on it,so could do with a clean up. One of the lifts was simply too small,one person and a suitcase was all it had room for. Overall, our stay at the Burlington was ok, but oh, those squeaky floorboards!

We have just come home after a 4 night stay at The Burlington. On our arrival my friend and I were a bit worried as the hotel looks a bit run down from the outside. Once we were inside, we were pleasantly surprised. We had an excellent welcome from the reception staff and the lounge and bar area's are bright and clean. Our rooms were also comfortable and clean. The breakfasts had a good selection of food and there was a good choice for the evening meals. Overall we had an enjoyable stay and felt it was good value for how much we paid.

Stayed for 2 nights. Booked through Expedia choosing a superior king size room. Although room was very spacious and bed was comfy it was a double, asked at reception and was told there was no kingsize so false advertisements on Expedia part. On first evening found ants running about was offered another room but wasn't as bright or big so had to resort to ant spray. Floors in room were very creaky and overall hotel needs some TLC. Breakfast was good and Louis was a really nice member of staff, a credit to the hotel. Wasn't impressed with the fire drill at 2.30am. Overall staff were all amazing.

Staff were very friendly. The location was ideal for the pier, town and theatres.
We upgraded to a sea view room on arrival. Lovely view but the room could have been cleaner, the shower needed a good scrub to remove the black mould around the door frame. The windows looked out onto ledges that needed cleaning and the metal railings needed painting. The coffee machine was a good touch but needed a clean after each guest.

Lovely hotel on the beach front with a bar, restaurant and live entertainment on some nights. We didn't have a sea view room but our room was very nice with a clean bathroom and a comfortable bed. The curtains and carpet needed cleaning but otherwise, the room was OK.
The staff was very helpful, friendly and very accommodating.
It's very close to lots of cafés, restaurants, bars theatres and the town centre.
We would definitely stay again.

The hotel is useful as a basic stop over.
Room was basic, decor requires attention in terms of cleaning and renovation.
Parking was £6 per day although the staff didn’t tell me that on street parking is free on Sunday so I wasted money.
The water supply for the shower was weak and only reached tepid and exciting the shower was cold. I am not going back to this hotel again.

The hotel is in a great location on the sea front. The staff are professional, very helpful and very friendly. Our double room was basic but quite nice. The bed was comfortable and the bathroom and shower were very nice. The only thing I would point out is that the carpet and curtains needed cleaning.
There is a bar and entertainment area and they have live entertainment on some nights.
I visit Eastbourne quite often and would stay again as the price is very reasonable.

This hotel is in a great location overlooking the pier, near the shops and 10 minute walk from the train station. Room was clean and large. However there were no working elevators which is a tough slog when you’re on the top floor even tho I consider myself reasonably fit. We noticed this was reported in numerous other reviews over months if not years so we weren’t surprised when we arrived but the hotel staff told us there was an engineering team looking into it. Oh yeah? 😂 Might be time to get a new engineering team!

Photos on Expedia and hotel web site not current, show hotel many years ago. Wood rotting around bedroom window frames at bottom, false balcony rusted. Front entrance had cigarette butt's beer cans and bottles littering it. Very upsetting

I never actually got to stay at the hotel due to unforeseen circumstances. However, this review is based on the lack of communication received from the hotel. At time of booking I asked via the Expedia messaging service about pet supplements. No response. I asked again. No response. I asked a third time and requested details about parking in the area. Again, no response. I wanted to rearrange my booking. I discussed with Expedia the request and they said they would contact the hotel and get back within 24 hours. 24 hours past and no response. I did not know if I still had a booking or not. I again messaged 30mins before checking time, to find out what was happening to my booking. No response was received until the following day, with the hotel stating how sorry they were I cancelled, no comment about rescheduling, plus the dates of my booked stay were wrongly quoted. Based on my experience, the hotel needs to very much improve on their customer communication skills.

The owners have spent no money bring rooms and areas up to date.

The room heights are amazing, the views are wonderful.

But we had no lift and I am disabled and struggle to climb the stairs.

The hotel is in need of decoration, especially the bedrooms. The bedroom windows would not open.
Both lifts were broken and people, many with walking sticks and walkers had to climb many stairs to reach their rooms.
The reception staff were excellent having to deal with many complaints most of the day.

Starting with the positives... the reception staff were very friendly and the location of the hotel is prime on Eastbourne seafront with a short walk into the Town Centre. The hotel has its own parking behind the hotel for £6 a night and there was almost always a space available. Otherwise there was free street parking from 6pm-8am on neighbouring streets. The hotel has its own bars, restaurants and ballroom.

I stayed for 5 nights total. Owing to the age of the building I didn't expect air conditioning but I did expect a fan or similar in the room (especially after learning some rooms did have fans), these were the hottest May nights on record and there was 1 window to open for ventilation. I booked based off the photos of the rooms online... mine didn't look like those and was in desperate need of modernisation. There is no soundproofing so you hear people on the street, in the adjoining rooms and in the corridors. During my 5 night stay my room wasn't serviced despite asking... so no fresh towels, bin overflowing etc. The lift was also broken for the duration of my stay, which for me is less an issue as I am younger... but I heard many elderly guests complaining as the negotiated 3 or 4 flights of stairs.

The takeaway is to be mindful that this is a budget hotel and you may get the renovated rooms and full service... but you might not.

Travelling with a 90 year old who uses a walker. Stayed 22nd - 26th May.
Girst day was told the lifts were out of action but should be fixed soon.
Was the third and fourth floors.
Moved 90 yr old to 1st floor after 1 day but still had to try and get upstairs with the walker.
Ladies toilets are on the lower ground level.
Spoilt the holiday with the stress of no lift.
Sarah, the bar and restaurant staff were great, trying to accomodate.
But with no lifts working the whole time we would not use again.

I am writing to express my disappointment with how our recent room allocation was handled.
In February, we made one booking for two rooms while travelling with friends, so we expected the rooms to be close together. I contacted the hotel on 18 February to request adjacent rooms and again on 1 March regarding early check-in, but received no response to either email.
At check-in, we understood that early access was unavailable. However, we were disappointed to learn that our friends’ room was on a different floor and far from ours. Despite our earlier requests, no effort appeared to have been made to accommodate us, and reception advised that no changes were possible due to the hotel being fully booked.
As someone with previous hotel industry experience, I believe this situation could have been avoided with better room allocation planning. Overall, I found the handling of our request unprofessional and disappointing.

This review isn’t a reflection of the staff, who were friendly and enthusiastic throughout. In fact, I wasn’t planning to leave one until the hotel’s dog policy completely changed my mind.
If you want a cheap stay and can tolerate the quirks of a tired 3-star hotel, this place is fine. But if you expect much more, you’ll be disappointed.

The biggest issue was the dog charge. When booking, it was advertised as £10 per night, but at check-in we were suddenly told it was £20 per dog, per night. One of our nights cost £68, meaning nearly a 30% surcharge just for bringing a dog. No bed, treats, bowls or extras were provided, and rooms aren’t even serviced daily unless requested, so it felt like pure “guest tax.” After some back and forth they honoured the original £10, but only after insisting it had always been £20. That alone is why this is a 1-star review.

Other issues:

Lift broken the entire stay on the 3rd floor
Champagne ordered for the room never arrived
Wonky floors and damaged walls left unattended
Broken ceiling light and blocked shower tray
The evening entertainment felt awkwardly empty, and while the afternoon tea was good value, the setting didn’t match the experience it was trying to create. The staff were lovely and doing their best.
Ultimately, this hotel needs investment and attention from ownership. The staff can only do so much. With the recent BHGroup acquisition, hopefully improvements come soon. But for now, I’d suggest spending that extra £20 elsewhere.

Stained carpets and walls. Toilet bleached but poo still at the bottom. Damp bubbling paint on the window wall, windows missing locks/out style so drafty. General new paint job required - window white varnish flaked off revealing wood timbers, gloss paint also on the window panes. 1 of 2 lifts were out of order and the working lift was single occupancy. The view of the pier was very good from the room. Breakfast was fine, but nothing special, would be improved with a coffee machine offering more options not just black filter coffee which milk can be added to, also only one hot drinks table so service was slow due to queueing.

The hotel could be very lovely. However, it is really rundown and has been let go. The breakfast was the best part, food was hot and fresh. Good variety too. The room i was in was on the 4th floor. Only 1 lift was working for a full hotel. The lift was the width of 1 person and could only fit 2 people in it. It took ages to get the lift. The corridors were very dark and creaky. My room was nextcto a fire door in the corridor so it was constantly banging all night. The room had wood rot in all the windows and could here every little noise outside all night as on a main road. and damp patches on the ceiling. The toilet stopped working and took hours to get it fixed. The bed was very uncomfortable. I had springs in my back all night with very flat pillows too. The water pressure was diabolical just trickling out of the shower and tap. Only cold too. Not enough hot water to fill a,cup came out of the shower. Asked by reception if we would stay again, i felt very uncomfortable saying no as i am a polite person that dont complain but i had to on this point.

Car park out back easy access. Got keys was told if we didn't like we could change.. looked at room it was not bad but a long way from lift as can't do stairs so they moved us straight away. The new room was twice the size of our lounge. The bed was the biggest bed I've ever seen. So comfy too.. ensuite shower room with toiletries.. lovely soft towels. Fancy coffee machine.. tea and biscuits too.. Breakfast was great too a massive range of all the breakfast favourites all hot too.. eat as much as you like.. if you had to be picky there was no mushrooms.. but the fruit selection was great.. perfect fried eggs too.. will book again next year too. Thanks to the receptionists for the friendly helpful service. Also the nice friendly waiting staff.. thanks to you all for our lovely stay for 3nights.

Ok for a short stay , in need of a revamp in places , and attention to detail in cleaning , lift out of order again sadly ,only very small one working , said for four people, but no way . Would stay again for short stays , but no longer , is convenient for town, restaurants and pier and beach , not saying this hotel is bad , as I’ve stayed here many times for location, it just needs a make over in areas and a longer time spent on cleaning , expecially the bathrooms , plenty of tea facilities, but stale water left in kettle and coffee machine , maybe me being picky. I’d still book again for a one or two night stay, Going back to eastbourne in July , but have chose to stay at the chatworth this time 🌻

The hotel felt dirty especially the carpets in the communal areas and bedrooms. Only 1 tiny lift was working that just about fit two people in. The bathroom in our room looked like certain parts of the shower needed a really good clean. The room wasn't serviced while we were there so no restock of toilet roll or no fresh towels etc. The pillows were not comfortable The main parts of the hotel like foyer, restaurant , bar seemed cleaner and better looked after. Dogs were welcome. Good location right on the beach, near the town and pier.

Great location! Right by the beach & a few restaurants around the corner. My only complaint really is the lack of amenities - little things like no fridge or microwave in the room, no ice machine in the hotel, no fan/ac - it was very warm in the room and I had to open the window, but the windows do not have screens so a few bugs flew into the room. And the water pressure in the shower was very poor - the bathroom sink had better water pressure than the shower. I was only there 2 nights so it was fine overall, but for longer stays I’d probably look for something with better amenities.

Due to one allocated was very small and dark and view fire exit stair case , I went to reception and they gave me 3 other rooms to choose from which was good, breakfast think they should give you options to choose items you need as I can’t eat very much due to medical condition. Think they should stop smoking rooms as corridor was very strong of smoke and made my dad stressed due to him having to keep taking his medical pump . I didn’t take staff name that changed our room but was very polite .

The reception area was welcoming. We were upgraded from a standard room overlooking the beach - I would hate to see what the standard room looked like. Our room was clean but very out-dated and tired looking. The shower cubicle was surrounded by mould and the bathroom windows could not open. As you looked out of the window all you saw was bird muck everywhere. The windows were single glazed so you heard everything outside. The breakfast was self service and okay. If you are vegetarian you had to order your sausages. The coffee was good and the staff were very friendly.

In summary a lot to like, a few quibbles but no deal breakers.

There were some empty plastic bottles outside our window clearly been there a while. Slightly stained carpet. Creaky floorboards in our room and from room above but not disruptive.

The inside of the room was clean and tidy which is most important. WiFi good. Safe in our room useable with no extra charge. Sea view. Nice decor/pictures. Usb charging sockets useful. Reception friendly good service. Entertainment on in the evening at the weekend.

Had a lovely week away, hotel was a bit dated but that’s what you get in a period property. Our room was very spacious with a great sea view. Breakfast was really good with a lot of choice.

No milk in room have to ask no one tells you this it was late at night I wanted a tea and relised no no milk so had black tea no cleaning in room once again you have to ask the gaps in window so bad that curtains moved out all night booked 2 rooms when got there we were on different floors said sorry but it was 2 separate bookings wrong booked on same booking wasn’t helpful at all plenty people there complaining the only good thing was the breakfast plenty and fresh

Very nice breakfast. Excellent staff. Super location opposite beach. Furniture rather too big for the room, making it awkward to get around, and TV at an angle that gave my neck a crick, but these were minor inconveniences, as everything else was excellent.

It is a nice old seafront hotel that we have visited many times before and find to be a comfortable place to stay. Very close convenient for seafront strolls and local shopping. It has undergone many improvements and updates in recent years while retaining the charm of and old seaside hotel. Staff service and catering was excellent on this visit

I discovered The Burlington Hotel a few years back , while passing through to visit relatives further down the coast line , i was struck by its size and location , and had to see inside . So i booked a room . A proper step back in time Hotel , but with all the modern facilities you would expect with a stay away from home .. Great staff , Great location, Great prices .Even the seagulls are friendly .....

We had a lovely room overlooking the beach. The check-in was very smooth, with kind and helpful staff.
We forget our phone charger, went back to the hotel the next day, and a staff member found it and gave it to us.
Everything was so nice. And, the breakfast was great!
