Stayed at Villa del Palmar in Cabo San Lucas and overall had a good experience. The location is great — right on Medano Beach and within a reasonable Uber ride to the marina and town. The resort itself is comfortable, family-friendly, and easy to navigate. We did the all-inclusive for part of the stay, which made things very convenient, especially with a kid — no need to think about meals or drinks throughout the day.

Service was solid and the beach is swimmable, which is a big plus in Cabo. That said, food quality is decent but not a standout — good enough, but not something you’d come here specifically for.

After our all-inclusive expired, we used Uber to get around, which was cheap and easy. However, we noticed that breakfast spots in town were priced similarly to the Bay Area, while the uniqueness and quality of the food didn’t quite match what you’d find in places like Tulum.

Overall, a solid, low-stress vacation spot with a great location and good value if you use the all-inclusive, but not a top destination if your main focus is food.

Has everything one needs in the room and is in walking distance to town. Advise eating in the many excellent places in the town. Have stayed in sister property Estancia in the past. First time at Palmar. Clientele during spring break was horrid. Lots of smoking, late night noise, evidence of illicit activity in the elevators (butt prints). Felt like the property was a little understaffed. Workers in place were hard working and attentive.

When we showed up we got put in the worst room. Main floor, right next to elevator, with the deck facing the valet.

We ended up upgrading our room at our own expense.

In hindsight, would just book directly through the hotel. I don’t think they prioritize hotels.com bookings.

The room was nice, large enough for 3 with a full kitchen. Considering everything in the area near the resort including the resort is expensive; cooking in the room was appreciated.

The private beach, pool and the hot tubs are very pretty and nice. They have nightly entertainment but you need to pay 90$/head for a buffet to enjoy the show. I wish they allowed folks to watch the show albeit standing outside the performance area. It would have made the experience even better.

Room service was courteous and prompt; the management was not really willing to help. They will charge you $9 for a bottle of water that is under a courtesy tag and will not take it off even after you speak to 3 managers.

Only complaint is the individual drinks/food items are very expensive if you’re not all-inclusive and the staff pushed the “charge it to the room” which we didn’t care for.

Nice place to stay, lots of amenities, clean. Options for Super Bowl LX. Found the staff to be friendly and helpful…….until there was an issue. Drilling, hammers, sawing started around 11:30pm. Woke us up. This kept up until until 3:30am. When we complained about this extremely loud noise there was no offer to accommodate us. Management said it could not be helped. Who does construction right next door to our room in the middle of the night??

Only fresh made to order tacos and sports bar was alright. Otherwise, we were full, but never satisfied. The handout provided in check-in was inaccurate and didn't show where the restaurants were.

Get proper beds not 2 beds put together with foam on them that does not cover the entire bed and sheets that need to be put on sideways to cover and small ones up the middle to get all tangled up on. You could even sew them so they fit properly. Also fix your steamers, no one meal was ever hot, always luke warm if that. Get actual concierges to help instead of ones that say they are as they only will help until you tell them you are not going to their sales pitch. First thing before you even get to look at the place and they are trying to sign you up...how about promoting your place and showing people around and explaining the amenities. I realize your construction was for another eating place, or at least thats what it looks like, but our 2 weeks was spent listening to jack hammers, it was not relaxing at all. Have to give you that the place was clean, and you did have some very nice staff. Luz at towel area was a delight as well as 1 young man at poolside but I can not remember his name, he was also great, go out and watch him, he never stops with the guests, he goes, goes goes.

No longer a water slide at pool as illustrated. Courtyard was under construction every day with drilling and jack hammering near the pool. No indication at booking time place was under construction. Hard to relax. At check in, staff weren't overly knowledgeable and it took 40 mins to check in is and my parents. Then we're were bothered to do a tour after the 40 min check in. Had a much better experience here a few years back. I'll be choosing somewhere else next time

Their extensive remodeling is almost complete and the place looks wonderful! We’ve gone there many times. There was never anything wrong, just dated. The biggest improvement is the sports bar. It seems like they have 20 screens and the food is good. So is the staff. The manager Jorge is very attentive and eager to offer the best experience possible. I also like the new covered breakfast area. The evening shows are now being held there. Very professional performances.
One thing that stands out the most is the greeting upon arrival. Armando the head bellman has the biggest smile, runs an efficient operation and somehow remembers your name after the first time!

Not sure where to start. Building 2 needs to have all the HVAC replaced in the rooms. It seems like they are using a “swap cooler” type system in the rooms. We had a group of people that went and we were all in building 2. All our rooms smelled like moldy wet rags. Bed sheets felt wet. Anything “paper” was more like a wet rag. Smell was downright overwhelming. Also beware that the property is under construction. Jack hammers all day long. I asked for a room upgrade and they only wanted to put me in one of the buildings that was under construction. Not much of an upgrade. So we passed. I will say the food was pretty good. Although they must have rolled out a new menu. The staff was pretty lost and cook times were very long too. 45min to an hour. Pool staff was okay, but they had a habit of disappearing for an hour or so at times. We’ve been to Cabo many, many times over the years, and found this place to be too far from town. It’s quite the walk. Just and FYI…there are 3 properties together. They do have a trolly that takes you between them all. However the “all inclusive” does not apply to the other resorts. We were even told that we could not the pools and deck chairs. All and all this place is probably fine for some folks. It’s just not what we are used to.

I was completely shocked by the condition of the resort. I booked this hotel based on the amenities and experience advertised, but what I arrived to was nothing like what was promised. The resort is under major renovation and guests are not being informed ahead of time.

Pools closed or restricted – Most of the pools are shut down due to construction. Only one pool was available, and it was overcrowded and noisy from nearby construction. Guests are told to take a trolley to access pools at the neighboring resort, which is inconvenient and ridiculous for the price paid.

Beach access restricted – Not at all the relaxing beach vacation we were expecting.

Limited dining options – Many of the restaurants were closed or had limited menus. The only time we attempted to dine at the resort, it took 30 minutes just to be seated and another 45 minutes to get our food, which was mediocre at best. After that experience, we chose to eat off-site for the rest of our trip.

No prior warning – The most unacceptable part is that we were never informed about the massive renovations before arriving. Had I known the true condition of this resort, I would have never booked it. This felt misleading and dishonest.

This was supposed to be a relaxing vacation, but instead it turned into a frustrating experience surrounded by noise, inconvenience, and closed amenities. Do not book this resort!

The place will be great when all the construction is done. The pool I imagine will be very nice when it’s done. We had access to the other properties pools but it was inconvenient. I would check on the pool construction before you book. Everyone one was very nice and helpful we really appreciated that. It would have been nice to know that the pool wasn’t open when we booked the trip but otherwise it’s a nice place.

Mostly these notes relate to service. The resort itself is dated but okay. Our room was clean but some of our friends were bad. Ac and water went out a couple times also. The bellboys are great, concierge is somewhat helpful depending on who you get. But the food service and drink service were all around bad. It’s an all inclusive resort with 15% added to all checks, so most of the staff doesn’t really care about you. The volume of people is so high they get paid no matter what. The restaurants are fair to below average for what you would expect. The waiter we had for hibachi sat our large table and ordered for us basically even though we requested menus several times. Me and my wife skipped the all inclusive and the server was visibly upset he had to get us menus at all. We also were just looking for something small so we passed on first round orders and were told that was not okay. We were part of a 10 top so I’m not sure what the problem was. Skip tomatillo altogether. The seafood plate was three bay scallops, four 21/26 frozen shrimp, and a soggy piece of fish. And if you have sensitive skin bring your own towels, sheets, and pillowcase. I’m still recovering from the hives I got from the detergent. Shout out to Israel the taxi driver and Isabella in the concierge desk, they’re cool.

I liked the very spacious room with kitchen facilities and cleanliness. I also liked the complimentary lunch. I liked that the hotel was on the beach, however there were no lounge chairs on the beach like the neighboring estancia and Arco hotels. I don’t know why and I forgot to inquire. The pictures of the del parmar hotel shows beach lounge chairs but in actual fact, there were none. We just sat on the sand with towels. And we were not allowed to sit on estancia or arco’s beach chairs, even though they are part of the villa group.

The property was great. Clean. Friendly. My concierge and his boss were very helpful. Good food. I would stay at the resort again. I went with my two son’s and we all felt safe. Their shuttle picked us up at the airport with a fee but it was great. The company they contract with for private transportation also made me feel safe. For all going using their debit or credit card know that all places charge a different service fee for the money exchange. They would tell me how much something was in pesos and I would ask them to tell how much that would convert to in dollars. They always charged between 5-8 dollar difference from what the actual money exchange would be. But then not sure if them or your card you’re using charged a separate fee. My fee’s ran from as low as 30 cents to 10 dollars.

We loved this trip! Our favorite hotel we’ve had in Mexico in a few years! The food was excellent! We also ate at the other Villa property and it was also excellent! We opted for not all-inclusive so we cooked dinner in our room. The pans were all brand new and also had extra tupperwares for food storage! Walmart is very close so we stocked up on food and water. The room was comfy and AC worked well!

They only give you ONE coffee set up for no matter how many days you stay ( normally housekeeping would replenish daily , or at least bring you more if you asked for it ) they have “free coffee” in the lobby from 6:00-7:00 am but if it runs out before 7:00 they refuse to make more. I was very disappointed in this issue , as it seems like for the amount of money you spend there, coffee in the room would be a very simple way to accommodate visitors. Their staff was VERY unpleasant to us from check in to check out . The property was nice though

The location is perfect—The hotel is right on the beach with clear turquoise water and fishes. You can see the arch and lover beach with binoculars.
There was also a show with a dinner buffet every night at the hotel and some activities at pool during lunch. We only saw one show which was fantastic. We loved their taco bar—the food was delicious. They will make fresh guacamole at your table. There were also over 18 different salsas and other seasonings for your tacos—yummy :) All of hotel staff were very friendly, kind, helpful and just wonderful.

Not enough chairs around pool. Chairs reserved and left unused for hours. Staff actively supplying people with towels around pool area. People drunk and noisy. Eating and drinking in pool with food dropped in pool. Something still wrong with water. This was shut off for about 6 hours with no notice. Liked the shows and buffet. Bella restaurant ok but why we had to queue for bacon. Carbon grill excellent. Pizza delicious. Need more take out food. Sushi and tacos pretty good. My birthday went unnoticed on the day the water shut off. Front staff were most helpful.

Overall good. We didn't do all-inclusive but they did offer is lunch for the week at one place. It wasn't anything crazy. I wouldn't recommend the ceviche. No seafood. Just salad. Also, shame you can't just watch the show and are forced to buy a buffet dinner. That wasn't explained clearly to us, but it's okay.

The food here is delicious it was one of my favorite parts about the stay. Every restaurant was so good!

Our room was beautiful and very clean - loved the kitchen feature. The ocean was gorgeous and very swimmable. The pool was very crowded during Spring Break. The service was super slow with an antiquated point of sale - if not all inclusive, everything had to be written on a carbon copied paper and signed - for every drink & all food. Service was super slow with only 2 bars for the pools/beach and people were waiting in line for drinks up to 40 minutes. The pizza at the pool bar was INCREDIBLE, though! Taxis cost $9 each way to the marina - not bad. We walked along the beach to the marina each day - took us about 25 minutes. BEAUTIFUL!

Short staffed. Long lines for restaurants and bars. Food is very much meh and expensive
