We have stayed at Kayana Villas in Seminyak 3 times. We enjoy having our own private space with a plunge pool.
Our villa was spacious and the pool was pretty much in sun most of the day which we loved.
While the villas have not changed much over the many years we have been going there, we were excited to see that they have started the process of renovating the complex. We were able to see a completed villa and thought the updated villa was amazing.
We were told hopefully all the villas will be renovated by the end of 2025.
We look forward to hopefully returning next year to see them completed.
The staff are lovely and friendly.
Restaurants in close proximity to Kayana are Merah Putih, Amici, Biku and Buzo which are worth a visit. I would recommend booking to ensure you get a table.

The Kayana has seen better days. The grounds and villas are ok but in need of an upgrade in our Pool Villa there was chipping paint, cracks and stains on the floor etc. It is not a 5 star resort. The staff are friendly enough but do not compare to other resorts across Bali- on arrival the lobby staff did not assist me with my luggage and left it to my Grab Driver to carry my 20kg bag for me out of the car and up the stairs… on one occasion it suddenly poured between walking from the villa to the lobby. Upon arrival at the lobby we requested an umbrella the staff member told us it was available back in our villa (impossible to get to not under cover) gave another family another hotel’s umbrella, found a broken umbrella, didn’t give it to us and stopped looking without communicating this to us. We ended up just waiting 10 mins and running to our restaurant in the rain

Kayana is older but has a ton of charm! The staff are so friendly and helpful! The beds are very comfortable. I suggest getting the one-bedroom villa. The food was OKAY, but the hotel is in an excellent location with tons of places to eat in the area. The spa was FANTASTIC!! Would definitely recommend and return.

Check all the switches are functional when you check in! It was early evening on our last night and we found that the pool lights and jet were not working. Staff arrived and found a broken fuse but there were apparently no spares and they left with no attempt made to replace it, even after we suggested pilfering from another open room. We booked the villa specifically for the private pool, so this was disappointing to an otherwise enjoyable stay

Nice villa in a great location.

This villa is aged but well maintained. The location is great, walkable distance to the restaurants, shops and beach to watch the sunset. Staffs here are very friendly and effective.
The only thing could be improved is that there are only 2 electronic outlets in the room which are not enough nowadays since everyone needs to charge their cellphone battery all the time.....
Also,the room is nice and beautiful but a bit too dark at night, there is no enough lighting for reading or writing...
The breakfast here is very good. The floating breakfast is fun, but we found some ants hiding inside the tray, by the time we were ready to eat the breakfast, the ants were already there enjoying our breakfast...

Wonderful villa

The Kayana was a fantastic place for us to stay whilst visiting Seminyak. Everything about the trip was perfect, with the exception of Putri on Reception, who was very miserable and condescending on a number of occasions. However, we didn't let this spoil our visit, which was amazing.

Perfect for Privacy

This place is perfect for honeymooners or those who want complete privacy during their stay. We rarely bump into any other guests during our stay, except during breakfast. Guests have the option to have the breakfast (set, not buffet) at their room’s cabana or at the restaurant. The villa is spacious, with plunge pool / swimming pool, cabana and sun decks in the outdoor area. Bathtub, his and hers vanity area and separate toilet and shower are in the room. Each villa has a discreet door or passageway for the staff to deliver food, or any other requests that you may have, so when you hear the doorbell, you won’t have to go to the main door of the villa to open.

The staff were friendly and the massage promo was great.
The villa and grounds were clean and well presented.
The drinks at the restaurant bar could have been a bit cheaper/drink specials on offer.
Booking the massage before getting there was difficult. I called twice after emailing and got no response - ended up booking it in person on the day we arrived.

For the size of the space, the privacy and the amenities of the resort, I think it was the best overall value that I have ever spent my money on. It is somewhat dated as far as the villa was concerned but like I say, for the price, it was great value! I have stayed at Raffles Hotel is Singapore for 3 times the cost and enjoyed The Kayana just as much.

Gorgeous hotel but at Seminyak is getting ridiculously busy and filthy. Beach was littered with rubbish each day and the streets were gridlocked, so much so you couldn’t walk in footpaths as people were riding their scooters on them. Would reconsider this area next time which is unfortunate as I’ve always loved it.

Beautiful hotel. A perfect place to stay to relax and unwind and at the same time it is strategically located in the middle of the busy town if you need to shop. Once you get into the hotel, somehow the noisy part of the place gets filtered and you feel like you are outside of the city. Bali seems to have the most hospitable people and kayana staff are excellent at their service. The food and spa were awesome too.

I also recommend the day spa! Not only was it affordable but it was the most organic facial I've ever had! Great gym facilities as wel and restaurant

Pay less for a service like that of bigger hotels.

We came in the evening and we were greeted with a lovely flower set up on the bed and bathtub plus a complementary chocolate heart-shaped cake (really yummy) to welcome us on our post-anniv trip.

The staff were so friendly and helpful all through our 4 days stay and the Villa is just really lovely with their plunge pool!

Facility wise, the Ayur spa had good amenities but the massage experience, though ok, it may not be the best for me.

Main Pool was just right in terms of size and it was lovely! Their restaurant is also very good with enough choices from the menu. The daily breakfast and high tea in the afternoon were excellent.

Location wise, it is beside W hotel and a near walk to Merah Putih restaurant. There are also convinient stores, bar / restos and some massage area for quick foot reflex after a tiring walk nearby. Despite the busy streets outside, Kayana Villas are quiet and relaxing inside. We Didnt even feel that we were surrounded by busy a neighborhood.

Overall experience in Kayana Villa is great and we recommend it for travellers who do not want to spend big big bucks on accomodation but still wants to experience a service comparable to more expensive hotels.

An amazing experience

This was my 3rd trip to Bali but my husband's first. We were really wowed when we opened the doors to our villa, it was so spacious and serene. The plunge pool was a lot larger than we thought it would be, and we thoroughly enjoyed relaxing in the garden - we could hardly hear the neighbours.
We took the option to have breakfast served in the villa each morning, it was just such a nice way to start the day.
The service at The Kayana was impeccable, they really went out of their way to look after us which made our stay.
A little update of some of the assets in the room would make the Villa an outstandingly perfect choice, but it already was excellent for us.
Thank you to everyone for making our anniversary a fantastic experience.

Beautiful Private villas. The hotel itself is amazing and located at a very good area very close to the beach. For more private time choose this hotel.
The staffs were very friendly and helped with everything, was easy to ask for anything and they would arrange it. Spacious villas very comfortable. Outside the bedroom near the pool you can have drinks or order food where you can eat at the outside living area. Amazing. The restaurant at the hotel serves exceptional food. They have got their own spa as well which we didn’t have time to go sadly.

Peace & quiet luxury in the middle of Seminyak.

Our stay at The Kayana was wonderful. The Villa's are beautiful and relaxing. Our plunge pool was lovely and was a great refreshing temperature.
Nothing was too hard for the staff, every request they answered or sorted out so quickly.
There was a great choice for breakfasts including beautiful fresh fruit and then cooked breakfasts as well. We indulged in the afternoon tea every afternoon which was always some fresh fruit and some local delicacy to try.
Staff were all lovely and friendly. Would definitely stay here again if we come back to Seminyak.

Honeymoon Trip/Outdated Decor/Great location

We went to Kayana for our honeymoon. The Location is great with lots of food/shopping to do and it's a close drive to the Seminyak Square. The first impression of the front desk is lovely. You get greeted with a welcome drink. The staff is so lovely. I have nothing bad to say about the staff! They were so polite and very helpful. Where they lost points was on the villa maintenance.

The photos on expedia are very deceiving. Our villa was quite outdated. We were in villa#825 and the floors are cracking, the bathroom sink area was in 3/5 condition (Wood is old and cracking), and the toliet area had ants/mosquitos and flies (luckily they provided bug spray). The beds were too firm for me and uncomfortable. The pillows were super flat. The bed sheets also had small stains. The bed frame has a mosquito net would will save you if you are staying there!

We expected the gym to be awesome but it was below average. It's literally a room with a few machines.

We had the couples massage there. The massage we had here were hands down the best massages we had in Bali. If you find the massages at Kayana are expensive, there is a Spring Spa right across the street!

The perfect villa except for........

We thought we had found the perfect villa, however, it's location in the ultra 'hip' section of Seminyak has, for us, turned out to be Kuyana Villa's Achilles heel.
The villa, staff, restaurant and the grounds are just beautiful- really hard to fault
The location of the property is walking distance to the beach and an abundance of spa's,shops and fine restaurants that Seminyak is renowned for, however, it also places this property(and others) right in the middle of the hotels and clubs that cater for the thriving DJ/dance crowd. This meant loud (Doof doof) music well into the morning hours, typically on the Friday/Saturday nights of our stay.
We were gratefully moved to a villa more to the rear of the property which reduced the noise somewhat and recommend to others to request this. However the whole property is barraged by noise to varying degrees and if you are a light sleeper it will be a long night. The management do provide warning for some of the larger events but are not aware of all of them and certainly have no say in the seemingly unrestricted curfew times.
This is the only issue we had and do hope the management of Kayana and all the surrounding accommodations can work together with the local clubs/hotels to come up with a suitable solution for sound levels and curfew times.
If this issue can be resolved we would definitely return to this beautiful sanctuary.

Great experience! We booked the private villa with full size pool. Villa was larger than expected, everything was very clean and worked well. Staff was very attentive and the restaurant and front staff addressed us by name after the first day! Resort location was great! It's right off the main road so was easy to walk to food and shopping, yet the resort was small and private and quiet once you walk past the lobby into the main resort area. I would say the resort is great for couples and adults looking for a quiet place to retreat too. If you are looking for more of the party type resort or one with many activities for kids where there is beach access, multiple restaurants, shopping, bars etc within your resort, this is not the place for you. However, Potato Head is about 2 minute walk one way and the W resort is right next door so very easy to walk to and then have a peaceful quiet retreat to go back to at the Kayana. We loved it and both agreed we would stay there again!

AMAZING! I can't recommend the Kayan enough. It was the most relaxing resort I have ever stayed in. With a private villa it felt like we were the only ones in the whole resort which in actual fact it was full. The privacy was great. The staff were fantastic down to the detail of remembering our room number and names. House keeping was great, never missed a beat. Everyone was lovely. We will definitely be back.

Appalling value for money. Starting with the villa - tiles cracked/stained. Mould/stains from (clearly) leaking air-con unit on ceiling bulk-head. Air-con sounded like a washing machine all night - clearly on its last legs as was the 20 yr old \"plasma\" TV. Toilet blocked requiring property maintenance visits - may explain brown stains on cracked tiles in bathroom area!! Villa garden overgrown with weeds. Sun lounges stained, faded and cracked. No block-out blinds, green,rusted shower-head, grey towels (formerly white) and decayed timber shower floor rounded out the \"features\" of this property.
Visit to the \"gym\" and I use the word gym very loosely - doors flung wide open and no air-con turned on. Austerity measures for their 5 star villa guests!! Breakfast defined as \"a la carte\" and all inclusive but not if you want anything on the right hand side of the menu! Guess where all the good stuff is....
Finally the internet - forget it. Had to use their PC at the front desk to get connection. Buyer beware the internet photos are extremely deceiving!

Beautiful, private villa with wonderful staff

I was a little unsure of what to expect as is often the case when you look at something online however, Kayana Villas were as beautiful in person as they were in pictures. The villa was huge, the pool was actually roughly 7m x 3m - not a plunge pool as I was expecting (!), with a gorgeous outdoor living area, large stone walls making it totally private and huge bathroom/bedroom areas. The staff were lovely, it was in a convenient location to explore Seminyak and given the spa and restaurant onsite, meant you really didn't have to go far if you didn't want to.

I think my only criticism would be the noise of the road running alongside our villa which was actually the entrance to the W Hotel - have no idea why the volume of traffic going into that hotel was so large (or loud), but it was which was a bit annoying, although didn't prevent me sleeping well or being able to relax during the day.

Overall, I loved the frangipani trees, the tranquil gardens and of course our villa, so I'd definitely consider staying here again.

Excellent hotel for total relaxation

The hotel was great. Location is not too close to Seminyak where you have more dining options but hotel provide shuttle to Seminyak. Breakfast in the villa was great, food in the retaurant was great too. We had complimentary tea time coffee and local sweets which was a bonus point. Overall it was a great experience and will definitely stay there again.
On top of the above we got a good deal from Expedia!!

Quiet and relaxing get away

If you're looking for relaxation and a bit of romance, the Kayana Pool villa is your best bet. The quiet setting with the calming water feature make you forget your right in the middle of downtown Seminyak! Close to shopping, good restaurants right around the corner, and cute bars and coffee shops. It's a great location. The staff is very friendly and attentive. We would have loved it even more if the gym was updated (also the aircon was off when we entered and it took a long time to cool)and the room was completely dark (part of the windows could not be blacked out). All in all we will visit again.

Good location

The Villa is a good size but the Kayana is in much need of updating along with the bath towels, bath robes, We had a lunch at the Kayana which was very poor so decided not to eat there however opposite you will find a superb Organic Cafe where we ate every day You will also find the 'W' Hotel next door where we had excellent food next to the beach. The Potatoe Head beach club is a 5 min walk away Which also has excellent food. We had a pool Villa but were reluctant to use the pool as it was very cloudy, I'm sure this did not reflect the cleanliness of it however it was not enticing. We feel the Kayana is good value for money but the fabric of the complex is still in the 1990's!.

Great location in Seminyak

Enjoyed our 4 night stay at this property. Loved the Pool Villa. Room was nice and roomy, outdoor sitting area was secluded and pool was fabulous. Agree that some of the areas in the Villa need updating ie. the wooden decking to the outside area near the pool and also the shower wooden floor. These are only minor, but given the price per night I feel need to be rectified. Could not fault the staff and would stay again.

Went there when they first opened about 10 years ago... Excellent place. Revisited recently, still my top choice of stay in Bali but the place could do with a little renovation. The heater wasn't working for our outdoor dip pool...but they changed us to another villa after we highlighted it to them. Other than that, loved everything else about it.

Quiet Tranquility, Amazing staff perfect bliss

Quiet location without beach, intimate villa with quaint plunge pool ( 1bedroom deluxe ) completely private wonderful as a romantic experience. Very attentive butler service, breakfasts ( high quality western dishes too ) delivered to the villa in beautiful setting and privacy. luxurious mosquito netted four poster bed.. king like experience, spa was great too, 2 hour hot stone, Balinese massage with lemongrass scrub.. fantastic stone waterfall shower in the spa. Some the fixtures are ageing a little but none of that mattered. Must try restaurants right next door, concierge will make reservations for you.

Second visit to Bali absolutely loved this place. Staff so friendly and helpful. Breakfast was great. Free taxi/car to bring us around Seminyak and even pick us up on call, first time I have ever experienced that anywhere in the world! Will definitely return and recommend to friends.

Beautiful hotel close to everything

The staff we wonderful and the accommodation felt luxurious and clean (deluxe pool villa). It's walking distance to most of the best places to eat (bamboo, sarong and ku de ta) and next door to w hotel beach club and potato head. Couldn't fault a thing.

Luxurious, relaxing break

My boyfriend and I stayed at the Kayana Villas with the aim of having a holiday where we could recharge our batteries. We swam in our private pool, listened to music, got daily massages, ate good food and read books. The holday was perfect. The Kayana provided 5 star luxury at affordable prices. The villas felt very private and quiet but had the added benefit of being in a part of Semiyak where there was still plenty to do.

Kayana - For The Ultimate \"Me-Time\" Stay

I stayed at Kayana for 3D 2N on my own while waiting for my friend to join at a later date.
Location of the villa is ideal, walking distance from many restaurants and boutiques. The staff are all very friendly, and hospitable. Every request is fulfilled quickly and efficiently. The rooms are very well-kept and maintained. During my entire stay, it felt like they were housekeeping almost 2-3 times a day when i was out.

A must-try will be the balinese massage which is one of the best massages ever. The therapist is very well trained and intuitive to your aches and addresses it with the right pressure. Special thanks to Budi, Putu, Des, and everyone. I will definitely be staying at Kayana again on my next visit to Bali!

The Perfect Location

We were recommended this place from a friend, in terms of value for money this place is hard to beat. The service was excellent and facilities were very nice. Breakfast and afternoon tea was also included each day.
The location is great with a short walk to some great cafes / restaurants. To get to the main street of Seminyak is 2 mins in a cab also.
The villa itself was great for 2 people with a big bath, sizable room, private pool and nice open outdoor area.

Paradise In Bali

The private villa was beautifully appointed and spacially planned. There is a magnificent sense of approach and transformation to calm and order via the entry pavillion from the hectic street and then onwards down spacious stairs and water features to a connecting path lined either side with fragipana. You cant help but feel a calm and sense anticipation as you approach your private gate. We spent days in our private space, contemplating our relationship with deeper connections. The food was beautiffuly done and brought to our private pavillion overlooking the pool. We would sit in warmth under a fan, talking and laughing and just being. The butler Bayu brought a lovely smile and was always courteous and inconspicous. Thank you Kayana for a wonderful experience
