Clean room with 9 foot windows that opened up to a plaza. The staff was wonderful. I don’t know her name, but the woman at the desk every day was a pleasure to deal with.
CON: Hotels.com advertises that it has a restaurant and a bar and that it serves breakfast for a fee. NONE of that is true! There is a bar immediately adjacent to the hotel and a restaurant immediately next to the bar, but they are not a part of the hotel.
I would definitely recommend this hotel to others, unless you want breakfast included or an on-site restaurant or bar.

Ideal location for getting around. Lovely places to eat around that area.
Main water taxi stop Guglio just about 5-10 minute walk to accommodation or station walking distance to if coming from the Airport. Lovely to wake up in the morning open the curtains and see the canal boats passing. Only thing l would suggest would be to have coffee making facilities in the rooms rather than main communal area.
But that just so as soon as you wake up you can get a cuppa.
Would recommend stay here it was lovely.

Great location and potential to be a great place to stay. However unfortunately that's where it ended.
The property looked spacious but on closer inspection most of the walls were mouldy with paint peeling off them.
There were some suspicious brown marks which were stained into the floor on entry to one of the rooms which did not look pleasant and didnt clean off when we tried
The air-conditioning in the main bedroom worked fine however the air conditioning unit in the middle of the three rooms was leaking a green / blue liquid which covered the window side of the bedroom
There was no reception service after 6pm when we were heading out for dinner to raise our concerns. We flagged this in the morning on checkout with the reception lady not seeming that fussed abour the issues

We loved this property, it looked exactly like the photos, the room was very clean, spacious and beautiful. My partner and I had such a wonderful time. Staff was incredible at the front desk with any questions we had as well as booking us a taxi for our early morning train when we left. This hotel was walkable to many incredible restaurants as well as the Duomo in Florence. We will be recommending this Hotel to anyone traveling through Florence.

Great location, well maintained property. One young lady who works as a hostess is super helpful. Rooms are spacious and clean. However, gets extremely hot in the top floor rooms and the air conditioning is not able to keep up. A fan helps though. Recommend booking on the 2nd floor.

We felt it was in an ideal location, close to cafes and bars for night life with activity. I felt safe and close to everything I had planned during my visit. I would stay there again. The room itself was clean and had beautiful views of the city with from multiple windows.

My wife, two kids, and I rented a two-bedroom/two-bath suite with a kitchen. One of the worst places we’ve used. we wanted to leave after day 1. Here is a list of some of the problems:
1. No Parking. Even though I called the property before making the reservation to ensure they have parking, which they told me they do. No parking was available when we checked in.
2. The most uncomfortable beds we've ever used. The beds/mattresses sag five or more inches in the middle and slant to the side where people usually sit.
3. Worst breakfast ever; absolute waste of money. We pre-purchased breakfast for four days, but did not go back after the first time. They refused to give us a refund.
4. The shower heads in both bathrooms did not work. The showers did not even have a tray or niche. Had to place the soap bars we purchased on the shower floor.
5. It would take approximately 10-15 for the hot water to reach the rooms. After using cold water for showering on the first, we learned the trick of running the water for 15 min until we got hot water. What a waste of water.
6. The TVs would not turn off, even after replacing the batteries in the remote controls. Not a single channel in English on TV.
7. No sofa in the suite. Had to use the stools in the kitchen to sit together as a family.
8. Very loud construction noise. One day the hammering started at 08:30am. It felt as if the hammering was inside our suite, and the hammering lasted for hours.

Easily the WORST hotel room I have ever stayed in. The room is essentially a hot, dirty, stinky, windowless dungeon - this hotel should be embarrassed for considering this a hotel room and charging people money for it.
The photos are extremely deceptive. Looks nothing like what was advertised. The AC does not work (the machine blows out warm air). Staff was rude about the air conditioning issue, the room never got colder and smelled awful.
The room smells strongly of mold and we left with our belongings still smelling like mold. They also only provided 2 small hand towels and no soap products. This hotel cuts corners at every opportunity. STAY AWAY FROM THIS HOTEL

The A/C did not work well. The property was spacious- lots of room for our family, great to have a kitchen and free laundry on site.

Although the apt was not very clean, only one bed was comfortable, the 2nd bed room had two beds that were 2 separate beds not a queen as advertised,
sofa bed was hard and so loud anytime you moved.

the room I was assigned did not have any functioning air conditioning. This made my stay extremely uncomfortable, especially given the high temperatures during my visit. When I approached the front desk to address this issue, the staff member I spoke with was notably rude and dismissive. Her lack of professionalism and unwillingness to provide any helpful information was disappointing and not in line with the standard of service I expected from your establishment.

Additionally, I was not informed about the parking fee when I made my reservation or during check-in. I was under the impression that parking was complimentary, as there was no mention of any charges on your website or in my booking confirmation. This unexpected expense was an unpleasant surprise at check-out.

The overall cleanliness of the hotel also left much to be desired. While the interior of the room was passable, the exterior areas were dirty and poorly maintained. This greatly detracted from the overall ambiance of the hotel and my comfort during the stay.

Downside was we weren’t told upfront about the fee for parking snd when we asked for more towels we were told only guests staying more than 3 nights could get extra towels. Help desk was also only an available during certain hours and the place was hard to locate at first. Location however walkable to many sites.

The room was excellent, clean and seemed newly renovated. However, the hotel was hard to get to due to one way roads and limited parking nearby. The was not a big hotel sign in front (a little sign near the doorbell). The hotel staff gave me the google address where to park (behind the hotel is a different address). The hotel was a short walk to nearby tourist sights.

I stayed three nights at this hotel and was very happy to have stayed here. The room was HUGE and clean. I was not too sure about the neighborhood, at first glance. But, I had no problems and really enjoyed the location and easy walk to the Duomo and everything in the area. Lots to do, great restaurants everywhere. I recommend the pizza place next door.

This a good hotel to rent especially traveling with family like us. We were family of five and we had 2 separate bedrooms with a living room, sofa and a kitchen. The place is good for it’s price. The issues I have are the fact the bedsheets are very old worn out and even had holes in them. I’m not sure if the rooms and the property are well taken care of. The free breakfast was a joke. They will give you a single croissant, a coffee and an orange juice. If you consume anything else more than that they will make you pay. Also the free breakfast was not actually inside the hotel property but rather outside a restaurant next door, so that was confusing.

Overall the place is ok but a lot of mosquitoes in the apt. Great views of the dome and we had access to a portico but we couldn’t use it due to rain. Also somehow water seeped into the apt after the rain. Thankfully it missed all our luggage. One of the positive points about this apt is it’s proximity to the Duomo and many other attractions and a lot of food choices / restaurants within walking distance.

We had an absolutely horrible stay with water leaking from the roof onto the bed. We could not sleep all night and the hotel would do nothing for us, and even still today they refuse to refund us. I cannot understand how a stay could be any worse if the bed is completely soaked with leaking roof water.

I stayed here for a week as part of a research trip in Florence. The apartment was simple but spacious, with an absolutely gorgeous view of Piazza dei Ciompi and the hill up to Piazzale Michelangelo and San Miniato - I gazed out at that view quite a lot! They were very kind and upgraded my room to one that had windows, which I sincerely appreciated. My only complaint with the room was that the kitchen was extremely spartan - yes they provide pots/plates/pans/etc, but absolutely no spices/oil/salt/pepper/etc. I appreciated being able to cook to save money, but you might want to plan ahead by bringing some salt/olive oil/pepper, or of course you can buy it at the Conad one block down Via Pietrapiana. The hotel has (free!) laundry facilities, which I really appreciated. Even with two bars in front of the hotel, the room was completely silent with the windows closed at night. My only other complaint was that it was impossible to get in touch with the hotel via message on Expedia. I had a few questions and since the reception is not open all day, it would have been nice to have this option actually work. Otherwise, a good stay in a perfect part of the city (not so touristy.) I would stay here again.

Horrible experience. When we arrived we were given an envelope with the key. Took at least 30 minutes to find the room because we didn’t know the place had different elevators for different areas. The unit still under renovation. Instead of light fixtures there were electrical cables sticking out everywhere. The worst part… The property claimed to have a/c and yes there is a unit there but when I complained about the a/c not working I was told the unit is shut down by mgmt every day between midnight and 9am. Why claim to have a/c and shut it down!!! I couldn’t sleep because it was so hot in the room!! Horrible, horrible experience.

The place was unique with a great view of Duomo and surrounding area. Hot tub and colored lights in the room was cool. The space is very impractical with water puddles in the walkways after a shower (There was still water from the previous guests).

- Shower leaks and leaves water puddles in both walkways
- Layout is impractical and difficult to navigate.
- Couldn’t figure out how to turn off the colored shower lights, so slept with those on all night.

Well located only 5 minutes to centre, lots of restaurants and shops in the same street.
Apartments are very spacious and are being refurbished which is good, new mattresses, new beds still with wrappers underneath. New bathrooms and good lighting. Cleanliness was a let down as the quilt cover and mattress protector were stained and beds were all creased as if someone had slept on it prior to us. I requested a clean cover to change it myself and when we moved the beds we found dirty tissues behind the bed heads, there was also lots of dust under the desk and dining table, and corners as if it hadn’t been vacuumed for a while.
Included breakfast was provided by coffee shop next door, it was very basic, non Buffett, only coffee, tea, toasted spreadable cheese sandwich, bottled juices, plain croissant.
Anything else was not included.

\"Room with a view\"? No chance!

I have rarely been treated so rudely at a hotel reception. The woman who checked us in was horrible and didnt give us any information about wifi, breakfast etc. Acted like our arrival was a complete inconvenience on her valuable time. The studio was like a well appointed cell no windows or air circulating. Terrible if you are asthmatic. So could hardly tell if night or day when in there. Breakfast was via a voucher we finally got hold of presented at bar next door served by another charmless individual. Things in the appartment falling apart;shower pole ,towel rail,fridge shelf. Couldnt bear to interact with misery guts to report though. On plus side near an interesting neighbourhood,supermarket and bus route to station.10 mins to Doumo and most sites.

Disappointed that we were not given the room we paid for. We were finally given a new room after two nights in the wrong room. First room was nice but not enough sleeping accommodations for four. It was really cramped. We weren't offered any money back. My daughter got chewed alive by mosquitos! Had to pay $5 a day per phone for wifi. Ridiculous! We didn't. Used the free wifi readily given to us from the eatery next door.

Had a FANTASIC time with my best friend at this place. Pictures on website do no justice ! I felt like I was in the movie The Talented Mr. Ripely in Italy just minus the piano... Amazing little vino cafe's just below and huge bay windows that showed off the perfect succlant views of busy non stop having fun people that roamed the streets!!! 5 stars--- bravo.

Roomy apartment not far from the Duomo.

This is not really a hotel -- it's a collection of apartments that rent out on a nightly basis (or longer). The desk is not staffed all the timed and don't expect the traditional hotel niceties. That said, our apartment was huge -- two bathrooms, two bedrooms, and a large great room with kitchen. The great room had two couches, both of which were pull out sleepers (although one of them was broken). We are a family with three boys and they loved it because there was so much space. The ceilings were probably 20' and the floors were tile. Definitely recommended for families.

Do not book with this hotel group. I booked a family trip across Italy and this was the worst service and experience of all. I booked a room with 2 Kings because it was 2 couples and a baby only to arrive with a room of with 1 King bed and 2 twin beds. The receptionist argued with me saying that its my fault because I didn't email and request King beds but why would I if I booked online for a room with 2 Kings. She just kept making up excuses. The other issue was that the rooms were worn down, looked dirty. We couldn't wait to leave this hotel.

Not an easy check in. We unfortunately, disturbed the aloof reception who was on a lenghty phone call. Even though our name was clearly on the list, she made us wait (for what seemed a long uncomfortable period,) before she could confirm our reservation and show us our apartment. Fortunately, this was our only unfriendly encounter as we found every other person in Florence to be warm and welcoming. We had a spacious two bedroom apartment. However, contrary to what was posted on Expedia, (which was two king beds,) we received four single beds. Also misleading, was the Expedia posted in room breakfast which was dry packaged crackers. Finally, there was no cleaning service and we were declined the previuosly promised clean towels. Consequently, the apartment size, location and ample number of local eateris made up for the other deficiencies.

Excellent location with wonderful views

wow !!!! We stayed in the Verspucci? apartment which had a balcony. The rooms were spacious and clean and the views were wonderful. Ask for this flat if you have the chance. We are going to book again for next year.

Great place for family

We love this place. The room is very spacious. My husband, two boys (7 and 3) and I stayed at the hotel for 3 nights. Even with the sofa bed pulled out, there is still plenty of space for the boys to run around.
Very convenient location. Walking distance for a 7 year old to most tourist places. A supermarket and a market is closeby. Very convenient when you have small children and wish to prepare certain food at home.
Although our booking said no breakfast included, there were milk, juice, a box of ham and cheese, cracker, toast and coffee and tea when we got there. We thought the previous tenant left these things. On our second day stay, we found more of them in the fridge and were told that was the complementary breakfast they prepared for us. What a pleasant surprise!
The drawback is that you have to pay for wifi and there is no frontdesk on Sunday.
On the Sunday night during our stay, there was a thunder storm in Florence. During the thunder storm, there was no water in our apartment for some reason and I was in the middle of shower. Because there was no front desk, I had to use my canadian cell phone to call the emergency numbers listed on their brochure. But either of those numbers worked. The water did come back after about an hour and half.
Overall, we are very happy about the apartment and would recommend it.

Family Hotel

The space was lovely for us and our 2 grandchildren. The refrigerator had just quit before we arrived, and the staff went to great lengths to get a replacement quickly. It is a hybrid between a hotel and an apartment, but we knew that.

Hotel was good except for minor maintenance issues in the bathroom. The bad experience was the bad attitude of the lady at the front desk and the fact that they never changed the towels during our 3 night stay. They neither replenished the \"breakfast\" goods as. they promised at our arrival even when breakfast was included in our rate.

Location and Big Rooms

Overall, this was a great place. We stayed here as a family with kids. There was plenty of room. This hotel is very located not too far from the train station and all main attractions in Florence. We pretty much walked to all major attractions. Staff was very friendly. In fact we arrived couple of hours before the check-in time but were welcomed and escorted to our unit (3 large bedrooms 2 baths and a patio). Kitchen is very functional for those who like to cook.
