I feel in love with this place other then the many stairs to get to your room. I got the room with the balcony which I loved, sitting out in the morning to drink coffee or in the evening with a glass of wine. The ceilings are extremely high with beautiful murals on them. The rooms are spacious and the beds were comfy which was a good surprise. Just be careful on checkout day because they tell you to leave the key in the room and go, but when you get down to the bottom floor you cant leave without the key! Sooo many stairs to run back up, down, back up again and back down!

WOW! What an experience to stay in this property. I could imagine living in this period as I made my way to and from the room every day. The folks helping with check in and out were very friendly and responsive. The room was clean and had plenty of comforts when needed. Great location with a minuet walk to everything. My only want was for a room facing away from the main street outside the window. A bit noisy but manageable with earplugs.

The building was wonderful; the room was also very nice. However, there was a little closed smell that went away once I opened the window. The reception was at another address (4 min walk) only open until 6 pm. Overall is a good choice.

This hotel was fantastic. It was right in the center of everything. And it is very safe. You have about 5 different keys to get into different metal gates and doors. I absolutely loved it here. Definitely recommend, extremely walkable.

The actual residences were in a different building than the place of check in and were only accessible through a few flights of stairs. Check in was super efficient.

The rooms itself were very spacious and appreciated the big balcony. Be wary of mosquitos if the doors are left open as you could see squished mosquitos on the walls.

Wifi was a little spotty for the room we were in but still manageable. Towel service/housekeeping was not provided on a daily basis.

Overall, pretty decent as the location was quite central and is a walkable distance to the train station or 1 bus away.

Check in process was cumbersome too far to walk to leave luggage. Somebody should’ve met us there at the hotel and had a safe place to store our luggage. I still would’ve paid to have my luggage stored, but the walk was ridiculous.

Could not get the water temp in the bathroom/shower adjusted properly it went from scalding hot to freezing cold without warning . There were mosquitoes flying around all over in our room, one flew up my nose. We had five different keys/ five different doors we needed to access to get to the room. We couldn’t figure out at first how to get out of the gate by the steps so it was like we were in an escape room until we figured it out. Needed to walk up four flights of steps to get to room, with all our luggage, no elevator, exhausting! The air conditioner made noises all night. The bidet made gurgling noises at night. The towel rack in bathroom looked like it had dried feces on it.

You have to go somewhere away from the property to check in, the lady was very rude (but it might just be a culture clash - I’m an American and expect friendly service), and there was noise all through the night between people partying, the police, ambulances, and the revving of motorcycles. I didn’t get much sleep, but they were nice enough to hold my bags the last day so I could walk around the city and see more things before heading to the next city.

Absolutely loved our stay here. The terrace French doors and the high ceilings made me feel like I a Victorian princess. I loved opening the doors and the patio doors for the view and for breeze. There are stairs to the property and you have to check in a bloc or two away so be prepared to walk but with the stairs came a ton of safety!!! Four locks to get through. Felt super safe here. I also loved how we were in the heart of Florence but from the back patio it was so quiet you didn’t hear any of the bustle. Concerned was super communicative the days leading up, answered any questions and got us checked in as soon as possible. Would def recommend!!!

We almost got locked out and missed our train the day we left - the staff operate between 10am and? We were told to leave all our keys in the room when we checked out - but one of the iron doors was locked and we could not open it without a key. It was a terrifying experience. Also the common area (the yard was extremely unkept) and we saw tons of flies while trying to figure out how to get out of the place .... Never again!

The only real upside to this place is its central location—if you're just looking for somewhere to sleep and don’t care much about comfort, it might work for you. But be prepared for several inconveniences. First, check-in is not at the building itself; it’s a few blocks away, which was not clearly communicated beforehand until you arrive. There’s no elevator, so if you have heavy luggage, you’ll be carrying it up multiple staircases. You’ll also need to juggle five different keys just to get to your room—yes, five.
Once inside, the room smelled musty and moldy, and it looked nothing like the photos on Expedia. What was advertised as a bright, clean room was actually dark, dated, and worn. On top of that, there’s no housekeeping service during your stay, which made things feel even more neglected.
This could be a last-resort option for someone on a tight budget who just wants a place to sleep near the center—but manage your expectations carefully.

Water was out for 2 days and the 2 days prior had only cold water. Restroom had mold around the shower and the floor. Property is large & beautiful though. High ceilings and great view. Very central to the Duomo.

5 (five) gates with keys to get into your room- endless steps to get to room makes this hard to recommend. The price was less expensive than others I stayed at and the location was excellent, however the lack of ammenties and ridiculous amount of keys and locks to go thru and the endless steps make it a 2 star at best. P.S. main door is very difficult to open as you have to slam into door with full force if your body to push it open.

This was a very cool old building in a perfect location- 4 minute walk to Duomo. It reminded us of staying in an old mansion. The rooms were large and the patio was great. The only negative I would say is that it is very sparse for such a beautiful building. Just adding a few more touches would make it seem perfect.

The mosquitos made it unbearable. We were each bitten over 15 times during our stay while we slept. The staff did provide extra pillows upon request and they did pour bleach down the shower after the septic smell occurred after showering.

Shower drain is slow, broken and shower easily overflowed into the bathroom. Temperature control in shower is poorly placed and easy to move by accident causing unexpected temperature change. Also, temp control of shower was erratic. Entry to room from street was exceptionally long and involved many stairs. No elevator available. No daily room service. Poorly lit inside room.

Bathroom was not properly clean upon arrival. Water leaked out when showering, making a big mess. Extremely loud area in the evening. We had no water for a few hours in the morning until we got a hold of someone to come fix it. The windows could use a mosquito net; I got bit many times. Unsafe, heavy metal gate with a piece sticking out hit my food and I almost broke my toe when it swung open. Incredibly, one of the rules is not to eat in the room even though there’s a fridge available. Absurd. The location is fantastic which is why we picked it but I’d stay somewhere else next time.

Check-in and communication were great. The accommodations were spacious but the beds were very uncomfortable. We had some difficulties with windows not closing properly and mosquitoes in the room at night that bothered our children. No food was allowed in the room which limits your use of the space - provision of better coffee and more than one serving for multiple nights of stay would be appreciated. The shower leaked.

2 minutes after getting into the room all the power went out in the building, then we had no water or power - I was able to reach the desk (even though it was just after 6) and they said they would get back to me after talking to the owner. No one contacted me again that night. after multiple calls to the number and texts to the what’s app number there was no response and we had no water. We had to spend our dinner calling other hotels and we ended up paying over double to move to a new hotel at midnight. In the morning we went to the desk and asked for a refund, they said Expedia had to refund us, so we contacted Expedia but now the owner is saying that we can’t have a refund even though we did not stay even one night. We think the owner should be responsible to refund us and cover the difference in cost we had to pay for a last minute hotel in peak season or they should be removed from expedia so that customers can trust they won’t be scammed.

Let's start with positives. The property is in a great location for accessing everything from transportation to food to shopping to major attractions.

Now the rest. There was supposed to be an elevator but we couldn't find it. Every door we opened contained a little stairway to nowhere. So we had to drag our luggage up 80 stairs. No food allowed in the room - at all. This is news! A strange rule. The sewer smell was overpowering so they came and poured bleach down the drain which lasted through our stay. However the A/C noise was unbelievably loud, like a pair of dog grooming clippers through an amplifier. We let them know but nothing changed.

The room didn't look like the photos. The bathroom was cramped with no place to set things down and one corner of the shower has mold and yuck. The staff were very nice and we give them the benefit of the doubt for the other things. I'm sure they don't make policy!

Extremely loud. All night long. NO LUGGAGE STORAGE - despite the expedia ad stating it’s one of the perks. Ruined the trip having to find storage, lost my timed Uffizi ticket. Lots and lots of stairs and doors. Definitely wouldn’t stay again ever and don’t recommend this place at all. Staff didn’t care that my plans were ruined and I lost €. Never again.

Our experience was not the best. We first needed 6 keys to get into this place. Although it had the feel of a grandioso building it was dark and eerie. Our air conditioner didn’t work for the theee nights we were there. The person in charge sent a repairman and basically said it’s working not sure what these people are talking about, the gentleman didn’t know I spoke Italian and understood his whole conversation with his superior. Not once did they ask if we needed more towels or toilet paper! I know it’s not a hotel but I’ve been to many and the owner always does it’s best to make sure his guests are comfortable. Again, like Rome we had to pay up front, gave us the keys and wished you good luck on a good stay. Not the way it should be. I wouldn’t recommend this place

Note the key pickup is about a block away from room - no problem and easy instructions to follow. Laundromat across the way if needed. Would definitely stay here again.

Great location - walk to everything! Located in an old building - definite feeling you are living in history - which we love. If you want a doorman or cookie-cutter lodging, this place is not for you. The rooms are on the third floor with no elevator. Think high ceilings, herringbone oak floors, etc. We loved our stay!
