Everything about this property was pleasing. The room was clean, as advertised, and with plenty of amenities, to include easy to use A/C. Check in was easy, having breakfast at the hotel was a huge help, and it was a sufficient breakfast with protein options. Check in is only from 2-6pm, so that could possibly cause problems for others. We loved how close to the duomo we were. Walking out the front door you were in the heart of everything. We would definitely come back. Thanks!

Beautiful room however cautions.

Trying to find the hotel was difficult. Didn’t expect 4 flights of stairs with luggage. Even booking the best suite of the hotel we only had 2 outlets we could plug into and only can use them when in the room. AC was also only on when in the room. The suite is gorgeous but not for anyone tall!! For the price I don’t expect to have so many limits. Breakfast is meager.

The location of the guesthouse was outstanding, 5 minute stroll to Il Duomo square. The ‘London’ room with its high ceilings was very well adorned, spotlessly clean and benefitting from much needed nearly new air conditioning. The continental breakfast including freshly squeezed orange juice and espresso coffee was more than adequate. We would happily stay here again. Mid-40’s couple, no children with us.

Our experience with N4U was definitely outstanding. First of all, after our terrible theft experience that we went through at the Florence train station, Rafaele and Giovanna provided us with a room that seemed to be created by Michelangelo. It just took our breath away. The room was very spacious for four of us. The painting at the ceiling must have been painted by Michelangelo. Aside from the painting, the room amenities were fantastic. Our room had one master bed and two day beds. The bathroom had an enclosed shower and had 2 types of shower head(sprayer and ceiling mounted). Free wifi and breakfast every morning. There were several security doors to enter to be able to access our room so security was great. The place gave us the modern Renaissance vibe. The only thing that's probably would be a downside for other people, which was not at all for us, was the lack of elevator. There were about 3 flights of stairs to get to the rooms but that did not bother us at all. All in all, our stay at N4U was just magnificent! We will stay again the next time we're at Florence, Italy. We highly recommend the place. Thank you Rafaele and Giovanna!

We enjoyed our stay at N4U Guest House in Florence last week. Our bedroom was spacious, clean, and the bed was comfortable. However just a heads up that the room temp is a bit high even with it being set at 18(the lowest it'd go). N4U is also located in the heart of the Historic Center, so you are a 5-10 minute distance from everything, the Cathedral de Santa Maria de Fiore, Uffizi Gallery, Palazzo Vecchio, countless more museums and sorrounded by all types of restaurants at all price points. This place is for all travellers who don't mind skipping the elevator and walking up the stairs. Since the Guest House is located on the 4th floor (#3) and there isn't an elevator, prepare for quite a walk up the stairs. Breakfast is also included which we liked and there was a good variety of options to choose from. The staff is also very friendly, and welcoming, and even let us keep our baggage at N4U after check out for more sight seeing. The only thing we were a bit wierded out by was that we left our room early in the morning to go see Michaelango's David at the museum at 8am the day of check out and were back at the Guest House at 9:20 a.m. When we opened the front door to the Guest House we saw the hotel manager coming out of our room. He laughed and we were caught of guard, and then reminded us breakfast and check out was until 10. We laughed and didn't say anything but we found it wierd he was peeking in or coming out of our room without an explanation.

my most favorite hotel room on this trip! steps from the Duomo, but in the room you'd never know - it was quiet and serene. The room itself was huge and gorgeous, with brick ceiling that had curved eaves. a soaking tub on a stone platform was a special treat. beware - it is up 3 floors with no elevator, but was worth it to us

Location, location, location! All major points of interest in walking distance. Nice and clean room with very comfortable bed (hard mattress - exactly what we like) not to mention friendly hosts, thank you Rafaele!

Hard to find.

We spent over one hour trying to find it, although it is central it has a tiny sign and owner told me local council restrict size of signs, but hotels seem to have huge ones. Be aware of the stairs, our suite was on the 3rd floor, there is no lift, so think about your luggage. We enjoyed our stay, but it was short and we lost time at the start.

Great location! It is about a block away from the Duomo! But still very quiet! However, it is on the 4th floor of an old building with no lift, lots of stairs. The problem that I had, it was not clearly marked where in the building it was, I wish they had a sign that said fourth floor, we didn’t know where to go. The room was beautiful, safe and clean!

Location location location is so important . It’s few blocks from Duomo and other top highlights of Florence . The property is very clean and Raffaele is very helpful . I love the building itself . The building is probably from 1600 . The owner of the BnB modernized the room but kept the beautiful old ceiling . So you really experience entering a medieval period when entering the building and climbing the stairs . And experience present as you enter the rooms

We keep coming to this property because of its location … it’s a few minute walk to the Duomo and surrounded by good restaurants and shops . the cleanliness of the room is another thing we like . And the free breakfast .

We wish we got refunded or credited to our next visit of the property for the one night that we didn’t stay . We got stranded in Bastia Corsica because of the transportation issue . Can Expedia help us on this matter . Thanks

Can't comment on the breakfast as it was severley resticted due to the Covid situation, therefore extremely limited. The room didn't have a safe, but to be fair, I often find this to be the case in Italian guesthouses. We would stay there again !

Hotel is in a good location close to sightseeing places. But it is not in Duomo as they claim it. It is on third floor (4th floor in US, because they do not count ground floor) and there is no elevators. So if you have heavy luggage be prepared. Room was tiny, shabby and had a glass bathroom built into the room. The bathroom is relatively new. When you take a shower the water spills on the room floor. The bathroom door is sliding and you can use either shower or toilet. The breakfast was good.

Excellent location 2 minute walk from duomo and many shops and restaurants nearby. 5 minute walk to Ufizzi and the river/Ponte Vecchio. Clean and spacious Paris room. Modern bathroom and powerful shower. Staff polite, friendly, very helpful and accommodating

Noisey at night there were loud bin wagons/street cleaners outside every night between 2am and 4am kept us awake. Bring ear plugs if you can. One side of our mattress had a large dip in it made for uncomfortable sleeping.

This hotel was awesome. The room was very spacious and clean. The ceiling had a beautiful painting on it like many of the museums and churches in Italy. The bathroom was the biggest we experienced on our trip through Italy. There was plenty of room in the shower unlike other locations we stayed. The breakfast provided was pretty good. There was no hot food, just pastries and cold meats and cheeses but there was a microwave if you wanted to heat something. The only downside was that the hotel is located on the fourth floor of the building and there is no elevator. That was a lot of steps to take each day especially with luggage. The location is great. It is one block from the Duomo near the center of town. Easy walking distance to most major attractions and the train station. I would stay there again.

The best part about this place is the history - it's pretty awesome to get to stay in a place built in 1300s and have a key to the building and feel like you live there. Even though we expected it from reading the reviews, the stairs were a pain in the butt. They were able to hold our luggage which we're grateful for and the breakfast was fine. There was a bit of a mix up at check in - they originally put us in a room that we didn't book (our room was a Queen bed with 2 twin beds and they gave us 1 Queen bed to share. They corrected this but only after we asked.

This place had a great location and the breakfast and staff were great. But we found a cockroach in the bathroom. And the staff \"misplaced\" my mother in law's hand braces while cleaning. In addition, the mattresses were lumpy and extremely uncomfortable. My sheets had brown streaks on them as well. Would not recommend this place.

Gorgeous suite

Such a great small hotel! We stayed in the suite and it is absolutely gorgeous and romantic. It is centrally located and just two minutes from the Duomo. Check in and check out was easy and though the breakfast was simple, it was fresh. Would highly recommend. The only complaint is the wi-fi in the suite only worked in some areas of the room, because it's under a domed brick ceiling, I think. Strengthen the router!!

Beautiful property and authentic room - probably one of the coolest suites I've stayed in. Comfortable bed, amazing set up with bathroom in the middle of the room (surrounded by glass), shower was so unique and great water pressure, as well as the bath was large enough for two. 4th floor walk up (with no elevator) didnt bother us. Breakfast was simple but offered fresh squeezed juice & espresso. Staff was helpful (and spoke good English) and we were able to store our luggage. Location was great, central to all attractions, restaurants, shopping, etc. We wish we had time to stay longer!

The fact that we have to go up 77 steps to get to the room and that the bathroom isn't inside the room is very unconfortable. People made a lot of noise going to the bathroom during the night. Never the less the location is the best.

Loved N4U by the Duomo!

We arrived a bit after 9pm, so we had a pay a late check-in fee. The bathrooms are not attached to the rooms, but are all privately assigned and clean. Be prepared to haul all of your luggage up several flights of stairs, though the staff helped us with ours. Staff was always available and responsive. Our room was quite large. We wish we had more than 2 nights stay.

Lovely, little place to stay

If you book this place just remember: it is a guest house. I loved the room and the bathroom, for the special set up, colour and the bed was really comfortable. There is really qucik free WIFI, and loads of storage space. You have to be aware, that you need to climb 4 floors, and that some rooms doesn't have ensuite bathrooms. But the rooms are lovely, the location is perfect ( 3 minutes from the Doumo), the owners are really helpful and funny. I would recommend to anyone, specially for couples and for city breaks.

Perfect location. This is a guest house, not a hotel, so you have the freedom to come and go as you please with your own keys. Three flights of stairs, so be aware of that. the room was incredible and we were two minutes from the Duomo, so very central. Giuseppe was friendly. The breakfast was in the hotel next door and a huge buffet. You can set yourself up really well for the day in there.

My favorite hotel/bnb in Europe.

A very unexpected pleasure. I just came from the Excelsior Hotel in Venice and as wonderful as that hotel was I enjoyed this far more. The location could not have been better. The room was magnificent. Everything was perfect. The breakfast was a few doors down in a very nice restaurant. I would stay there again for business or pleasure.

Perfect location right in the centre of Florence. The hotel was roomy enough for the four of us to stay in one room. I was originally put off with the idea that the private bathroom was not in the room - do not let this put you off booking. Lovely robes are provided and the nice bathroom was located just across the corridor. It was not a problem. Breakfast was good and very impressed with the hotel.

Great location in Florence.

N4U Guesthouse is in a larger older building. It is a bit hard to find because the name plaque is small and you have to buzz in. The location is fantastic very close to the Duomo. It is on the 5th floor of the building and does not have an elevator. The room was large and decorated in a historic style. The bathroom was large and very clean. Lots of fresh towels. It was very nice and a very good value.

Very noisy at night from the streets. Lovely room though in the heart of it. Room servicing could do a bit better, no top sheet on bed first night,no coffee in room even on 2nd night had to ask. No reception when checking out with no clear instructions what to do with keys. Hotel didn't take payment off card which they should have done so had to pay with credit card when checking in, will cost an extra 18 euro for using card abroad. Not impressed.

Right in the heart of it but somehow peaceful.

N4U was a clean, equipped and comfortable stay situated in the thick of Florence. We loved being in the centre and close to all the major must-sees, however despite this our room was quiet and away from the hustle bustle.

About a 15 minute walk from the train station and super close to the Duomo, N4U is situated up 3/4 flights of stairs - so be prepared for a bit of a climb. We were greeted by a friendly man who explained everything we needed to know very well. Our bathroom was separate to our beautifully decorated, gothic, atmospheric room but wasn't far away at all.

An express breakfast was provided which we used to fuel us until the next stop where we would get something more substantial.

We would recommend this for a anyone wanting to be central to the main sights of Florence and would happily stay here again.

Poor service and the place is not good for people carrying heavy luggage

The location is good. However, this is the only good thing. The service is very poor. The hotel is though on the second floor but actually the fifth floor high (Imagine no elevator, and carrying all the luggage up by yourself) We stayed there for two nights. The day we arrived we decided to buy breakfast for the second morning (15 euros all together). Then the following day we decided to cancel it as we cannot make it for the '8:30 to 9:30 schedule'. So we told the maid and tried to call the staff all the afternoon over 10 times (nobody answered but only fax machine). The money we paid for telephone roaming may exceed 15 euros. The following morning, no breakfast and no refund either because the staff only works in the afternoon and we are leaving in the morning. We were very upset, and the staff practically shouted at us and said that was your own problem on the phone. Very poor attitudes.

While the location was great, downtown Florence, the Hotel needed much more attention to details. Room had not TV at all. Bathroom and shower were very small, with constant water pressure issues and temperature changed from scolding to freezing whine in the shower. Definitely NOT a 2 star.

Check in times are limited, there are excessive charges for checking in outside the declared normal hours (14.00 - 18.00 ?).
There is no breakfast room. If required a breakfast is brought to your room.
This hotel is moments away from the Duomo and thats what you are paying for.
The hotel is up 5 flights of stairs, theree is no lift.
A mini bar fridge, electric kettle, tea bags, and coffee is provided (no milk).

Great location but alot of stairs!

This place was great for my husband and I, the location was excellent! We had all the main attractions nearby which was a huge plus. Restaurants, stores etc. The room was very spacious and nice but in our case (i don't know if every room is like ours) had a seperate bathroom so we had to go down the hall to use the restroom or take a shower but it wasn't that bad for us. There is a major factor to take into consideration if you can't do stairs then don't stay here because it's about 5 flights of stairs to get there. Overall for us it was fine for us and we enjoyed the stay, we even felt like one of the locals with our own key to the main door and everything. Very clean very well located!

Ok, but wouldn't stay again.

I had e-mailed twice about our stay and when our train was arriving, but never heard back from anyone. We arrived early afternoon to find that no one was there to let us in. After standing on the sidwalk with all of our luggage for 10 min. finally a resident of the building let us in so that we could sit on the steps and wait for an hour and a half for the owner to arrive. You can only check in between 2-4:00 - why wasn't I told this? I called the phone number over and over but no one answered. Plus, the 2 stories with no elevator translated into 6 flights of stairs! The room was clean and large. We had an en-suite bathroom, but not all rooms do. However, the pipes were very noisy. Running water or flushing the toilet was noisy. The location is excellent, but doesn't override the other issues. I would not stay here again and was glad we only had one night here. The owner needs to be more accessible and be more aware of when his guests are arriving.

Hostel posing as a B&B

I stayed here four nights after reading the reviews. The bad; about 4 flights of stairs to walk up (no elevator), uncomfortable bed, no staff available for questions or issues with noisy guests. The good; the location and the woman who brings you breakfast in the morning is very nice and pleasant. It isn't a bad place, it has a some things that are good but it does not have any service but it is priced as if it does.

LOADS of hidden costs

We arrived at N4U at 8pm to be told there was a late check in fee of 30 euro. And if it was after 9pm 60 euro. We were then told that NO permits were given out for on street parking which meant a cost of 25euro per day. We had been given out the street permits in every other hotel stay in Italy in a 2 week trip. For the price you pay for this room after all the hidden costs you would expect a 5 star hotel. In its defence the hotel helped us get in touch with hotels.com and accepted our reasons for not wanting to stay at the hotel and to find somewhere else. We did find somewhere else at the same price with no late check in fee and parking included in a more convenient location. Overall , read the fine print, or be prepared to have a wallet bashing upon check in

An expensive hostile

We felt locked in a cage. It is called a bed and breakfast but the breakfast cost 7.50 Euro more each. You have to check in before 6:00 because no mans the desk after that. It was just a room. Save your money and go to a Hostile.

Funky but cool

When we got there around 8:00, there was no one there so we had to call the cell phone of the manager and it took him a half an hour to get there and let us in. But, we had dinner by the Duomo while waiting so it was all good. The hotel is in a really old building and you have to walk up a number of stairs. But, the room had air conditioning, it was really cool and stylish and a great deal for an unbelievable location. Our bathroom was down the hall but robes were provided and it was no problem.

Need to be in shape

Very nice, very clean, large room with a hand painted fresco style ceiling. Modern bath room but unfortunately is was down the hall. Each room gets it's own private bath but it not co located. Now the bad part. It's on the 4th floor and their is no lift. 78 steps to the top with your luggage. It was hard with out the luggage. Check-in is 2 PM. If you show up at anytime prior no one will be there to store your luggage until the manager shows up. Late check in must be arranged because after about 4:30 PM I could never find anyone that worked there. The Guest house is in a perfect location for walking to all the tourist sights and the train station.

Very clean and centrally located. Staff was extremely friendly and helpful. Overall, a very relaxing and fun place to stay. We did have our own private bathroom but it was down a public hallway. We didn't really mind but others might. It did not have any food service but there are so many in the area it wasn't a problem. Also, check-in closes at around 5 pm unless you call ahead and make arrangements.

Great B&B in prime location

The is a great little privately run B&B in the historic center of florence, just a block south from the Duomo. You will find restaurants (try Gusto Leo, half a block south), gelaterias, Museums, and monuments within walking distance in every direction.

Disappointing stay, poor value to price

Overall, the hotel was a big disappointment, which was a shame as we were looking forward to our stay there.

Essentially, it's more of an apartment than a guesthouse. You basically stay at someone's apartment that converted it into guesthouse. The rooms were painted with bright colors and decorated nicely, but there were no amenities whatsoever. So other than a central location, I am not sure how they justified the price.

The hotel staff/manager was only there from 11-6 and after that you are on your own. One night, a neighbor had an extremely loud party that went until 4:00 am. When I shared this with the manager, he said \"what can I do?\" Apparently, the answer was nothing.

I travel internationally all the time for work, so I am familiar with the wide range of hotel offerings in Europe. And, quite honestly, this one charges far too much for what they offer in return.

In conclusion, it's a poor value. I wouldn't recommend it.

N4U Guest House

Typical European hotel room. My room had a bathroom (most in this location do not). Only real issue was street noise. Flourence has a lot of late night life and the bar near the hotel tends to spill out into the street well after 1am (no smoking indoors).

Nice location.

Outstanding location in the heart of Florence. I would only stay there one more time if and only if they would guarantee me a room with a bathroom inside. Also the hotel is not really reccomended for someone with a small child (lots and lots of stairs). The hotel needs some new furnitures. Consider that parking is around 35 USD per day around the hotel.

Fantastisk god beliggenhed og et dejligt værelse. Vi boede i Suiten, og der var upåklageligt rent og pæne faciliteter. Morgenmaden var meget basic, udvalget var ikke stort, og det kunne helt sikkert være bedre, men vi fik lagt en fin bund alligevel. Personalet var rart og hjælpsomt. Jeg ville booke igen, hvis vi skulle tilbage.
