This hotel had the most wonderful staff—so kind, attentive, and always ready to help. The rooms were spacious, beautifully decorated, and very clean. Unfortunately, our AC wasn’t working, and on the second day we experienced very low water pressure, which was a bit inconvenient. The breakfast was quite good, and I always felt safe during my stay. The location was absolutely perfect—right next to the Duomo, which was such a treat!

The property itself could be a gem. Great views, very nice staff. But the place was so dirty and not maintained. It is not a 5 star hotel no way. That said, it had character. With some minimal
renovation work, some paint, and new floors and cleaning - they could have something special. But I would not recommend. Far better places for less money.

When we arrived, we met the owner who informed us that we were getting an upgrade and then were ushered into this unbelievable suite with 700 year old painted walls, beautiful furnishings, and lots of space. We had an issue with the transport to the hotel and the lovely receptionist went out of her way to assist in resolving the issue as well as arranging a taxi to the train station. Best hotel experience ever. Highly recommend.

Spectacular small hotel right in the heart of Florence. This place is unbelievably close to the Cathedral of Santa Maria del Fiore...as in, it is almost adjacent to it. Our room was exceptional and the staff was attentive. We only wished that we could have stayed longer. One note...we brought a rental car to this hotel, and reaching it through the streets of Florence was fairly challenging. If you do that, I would plan ahead and get clear arrival instructions from the hotel in advance, as relying on guidance from a map app may not work well. Overall, a beautiful hotel!

Very central. Easy to walk everywhere and very close to duomo. The rooms are large with a small AC, so if you go in summer keep in mind it is hard to cool the rooms down. Bathrooms not air conditioned but large and nice. Small boutique hotel with accommodating staff and a good breakfast

Palazzo Niccolini al Duomo is a gem and exceeded our expectations. We had views of the Duomo from our very large windows. The staff was very helpful and welcoming. Our room was amazing with every detail designed to take you back in time, but with modern amenities. I highly recommend, especially due to the proximity to all of the major sights and museums.

What a delightful stay! Such a unique and lovely accommodation that is the palatial home of the managing owners. Adjacent to the Duomo plaza, we could see the dome from our room and there were plenty of dining and shopping options. Walkable to all the best of Florence! Friendly and gracious staff!

This is an excellent hotel and in most respects a five star hotel. The positives are a beautiful historic building with frescos on the ceiling and antique furniture several centuries old. The. view from our room of the Duomo was spectacular. The breakfast buffet was excellent and the services from employees was first class in all respects. The only negative was significant. The room had a very strong sewer odor that made it almost uninhabitable. The solution was to open the three large windows overlooking the Duomo and this made the odor dissipate to acceptable levels. Unfortunately the tourist and youthful population of Florence drinks and partties until 2-3am in the morning and the Duomo is a popular place. The loud noise made sleeping very difficult. We chose noise over sewer smell but this is not a choice that a client paying over $700 per night should have to make. We also had some water leakage problems in the bathroom. I think much of the issue may stem from rain and old infrastructure of the city but they should have made us aware of this reality before accepting our reservation. The room was # 9 called the Empire Suite. Resolving this problem the Palazzo Niccolini would deserve the highest rating.

Absolutely fantastic property right next to the Duomo, literally with a view of the dome from the room. It is a historical residence from the 1700s converted to a hotel. The rooms are all unique and different from one another. They are large with the feel of a historic residence while still having all the modern amenities. You can walk to all the attractions and also a 10ish minute walk to the station - totally doable if you just have carry on luggage. The staff was very friendly and helpful. We were able to checkin early since our train arrived before the checkin time. Email responses were super fast! Can’t find anything negative to share. Would highly recommend and would definitely stay there again if we visit Florence again.

The hotel was amazing! Within steps of the Duomo! It is a beautiful, historic property. The staff was wonderful. The room was beautifully decorated, clean and comfortable. The Empire suite is a special room and was truly breathtaking with its frescoed ceilings and the Duomo view out of every 15’ window! Wowza. The furnishings were gorgeous antique as was the artwork. The deep footed tub was lovely. The staff was helpful and kind and was ready to assist with any issue. Also having parking right next to the Duomo was fantastic. But not for a driver who isn’t comfortable with tight entryways. I loved that each time I entered and exited I had help from the lovely door man. The breakfast was very good with many many choices and taken in a lovely room with frescoes and antiques. The big down side which really bummed me out, was a constant sewer smell in the bathroom and often in the room. I asked repeatedly to address this and I do believe the staff did what they could but it ruined the romance a bit. Also, the mattress was super soft (which I can handle) but also lopsided which wasn’t great. And a small thing which I thought was odd was that housekeeping twice left out either a sponge or some cleaning spray in the bathroom. The location is absolutely excellent with innumerable good restaurants walking distance as well as most museums. If this hotel can get new mattresses and figure out how to repair the sewage smell, this place would be heaven. I sincerely hope that they are able to make those adjustments as it is such a special place with fascinating history and lovely staff.

What a hidden gem! I was only in Florence for one night after a week of hiking in Cinque Terra and Tuscany. Steps from the Duomo on a tiny street this was such treat. I was upgraded to a suite that was bigger than my house. The staff was super friendly and helpful. I took their advice and had an amazing dinner across the street at Gustavino. The hotel is a former residence and has beautiful public space where you can relax and have a drink or a coffee. There are only 12 rooms but trust me you will be so delighted that you found this little hotel with a big personality/

The Palace was a residence of the family that presently owns it. I was told it is over Donatello's workshop; not the Ninja turtle. It was a magnificent room. We had the junior suite, which I highly recommend because it is painted in frescoes that make you feel like you are in Florence staying at a palace in the 1600's. The owner was extremely friendly, takes a lot of pride and loves this Palace. Breakfast was great. It was a great stay. The location was next to the Duomo plaza. Highly recommended.

Daily breakfast provided many options of meat, cheese, eggs, pastries, cereal, juices, and coffee. Breakfast was served until 11 am, which was a perfect start to the day. Although in the center of the city, it was quiet in the evenings. Slept like royalty in the evenings and took a bath in a marble tub every night. All concierge services were prompt and thoughtfully prepared as we requested. Owner Niccolini greeted us when we checked in unbeknownst to us at the time. An elegant small hotel with an excellent staff, fresh flowers, and a rich historical legacy run by a well-to-do Italian family.

Quaint hotel in great location, just steps away from the Duomo! Tons of restaurants and shops all around the hotel. When you’re out wandering, be very watchful for taxis which drive like maniacs all over the city. Entry to the hotel is through an alleyway. There is a sign, but it’s understated & easily missed. We arrived by taxi, so I don’t know about parking. There are stairs and an elevator up to the entrance of the hotel (ground level is other businesses).
The staff is very gracious and respond quickly to requests or needs. We had no difficulty communicating as all staff speak English. They are happy to arrange reservations for dinner or tours, make suggestions of things to do, best places to eat, shop, etc. Breakfast is delicious—plentiful and a wide selection of items. Coffee, tea & cookies are available (complimentary) all day. A pay by the drink bar is offered 24/7, as well.
Our room was one of the smaller, I think, but much more spacious than many European hotel rooms. The bathroom was actually huge & closet (wardrobe piece) was roomy. Room decor was of nice quality but needs a refresher—kind of had a tired look. Bedside lamps need to be reinforced to the wall. Our bed was very comfortable and had nice linens. The TV appeared older. Everything except a couple news channels were in Italian. There are basic, adaptor outlets for charging devices but no USB outlets. There’s an older model computer in the lounge.
We would certainly book here again!

An Authentic Palace in Florence next to the Duomo!

I cannot say enough about this sublime palace! The owners are decendants of the original family that built the palace hundreds of years ago! It is so elegant and beautiful from the enclosed courtyard entry to the wall frescos to the \"Downton Abby\" type reception room where coffee is always available and a delicious breakfast is served daily. The original portraits are of family that once lived there. Our room was so clean and lovely. Please do yourself a favor and book one of the 12 rooms they share with the public. I truly hope I can visit again :)

Beautiful Palazzo steps from the Duomo

This location is perfect! It is steps from the Duomo. Not only is it in the heart of ancient Florence but because you’re so close to the Duomo, you can’t possibly get lost getting back to the Palazzo. At checkin the owner had upgraded our room to a large suite. The room was lovely & quite spacious. Although we were very happy with our visit, we both felt that the bedspread and matching pieces were faded & worn. They’re in need of replacement. This didn’t take away from the overall beauty of this unique place. The old Palazzo is beautiful. Walls are covered with original frescoes. The breakfast offered a varied selection of foods and was delicious. The service was excellent. And I would definitely recommend anyone visiting Florence to stay here.

Fabulous hotel with a view of the Duomo

This hotel was brilliant from the moment we turned up until when we left. It’s a stones throw from the Duomo and easy walking distance to the Academia and Ufizi. The rooms are stunning and the breakfast room is awesome.
The staff are friendly and the rooms kept spotless.
Would definitely go back

A Genuine Palace

We had a ground-floor suite known as the Cortile (Courtyard). It was not lavishly decorated the way the rooms shown in the on-line and printed promotions are, but with a living room, bedroom and very large bathroom it was very spacious, well furnished and quiet. The air conditioning worked well once the needed remote control units were found and provided. We had a problem with the detachable shower head that kept on falling off and with a toilet that needed repeated tries to flush it, but these issues were resolved once we reported them to the desk. The location (right around a corner from the Duomo) couldn't be better. The buffet breakfast was good, although it didn't have as much variety as the ones we had in Rome and Venice, but the room where it was provided was beautifully decorated in the manner of an old palace, which this hotel genuinely is. The staff was very courteous and helpful.

Elegant find!

Palazzo Niccolini is absolutely beautiful and greatly enhanced our stay in Florence. Tucked in a courtyard near the Duomo we instantly felt like Italian aristrocats staying with family the instant we arrived and received a gracious and heartfelt welcome. The furnishings and decor are exquisite. We have stayed at some of the most luxurious hotels and boutiques in Manhattan over the years and nothing has come even close to the care and attention we received. From the stunning marble bathroom with high-end fixtures, to the complementary slippers and a delightful breakfast in an antique-filled parlor, ever detail was carefully thought out.

Beautiful hotel with authentic Italian style

We stayed here on the first leg of our 2 week trip in Italy. To sum it up—my Dad said it was the best hotel he has ever stayed in. We stayed in the Jr Suite with the frescoes on the Walls. The ceilings in the hotel are all 20 feet high so makes the room feel even larger. The rooms and the hotel are beautiful! The Nicolini is a former palace and only has 12 rooms. If you want to feel like you are in Italy with an authentic style and history—this is the place to stay. The staff is incredibly attentive and will help you with whatever you need—tours, restaurants recommendations, private car to/from airport etc. Also the location can not be beat—literally right across from the Duomo. Thanks again to the staff of the Nicolini for making our stay and trip memorable. A special thank you to Serina for all of your help while we were there! Grazie Mille!

A Palace Experience

Magnificent suite with 18 foot ceilings. This was not a hotel stay, it was a palatial adventure. The owner hails from the Niccolini family that has owned the property since the 1500s, and clearly takes great pride in ensuring guests are well taken care of.

Excellent.

Wonderful palace in the heart of Florence and within touching distance of the Duomo....it couldn't be more convenient for all the essential sights. We booked a deluxe suite and could not have been happier. The room and the staff were fantastic...I would challenge anyone to find a better hotel in Florence.
