The room was clean. Only 2 towels. No wash clothes or hand towels or bath mat. There was no hot water for showers. Only luke warm water. The hair dryer didn't work and we had to ask twice to get a hair dryer sent to the room. Also had to ask twice for wash clothes.
The breakfast was very good and the staff was always kind and pleasant. The beach bar and the staff there was great.

About property is decent, it would be different experience if we chose the ocean side not the garden side. But people in the property are very nice no complain. If my expectation has been correct coming in then it would not have been an issue, but with the 4 star designation there are certain things that are expected in terms of the overall ambience and feeling of the property.

A Decent Stay with Some Room for Improvement
Overall, I had a nice time at Sand and Tan Hotel in Ocho Rios. The room was lovely and comfortable, but a few issues held me back from giving a higher rating. The bathroom could definitely use some updating—the shower knobs were quite stiff, which made it a bit difficult to use. The TV in the room also felt outdated.
My biggest concern was the lack of reliable WiFi in the room. I was only able to get full access in the reception area or other communal spaces, which made it difficult to get work done during my stay.
On the positive side, the music and general ambiance of the property were great. However, my room was located right beside the speakers, so at times it got a bit too loud for comfort. In terms of safety, I had some concerns about the parking situation. The lot felt too open and lacked adequate security. One night, I had to park near a bushy area with very little lighting, which made me uneasy leaving my car there overnight.
Despite these drawbacks, the staff were incredibly friendly and provided excellent customer service throughout my stay. The breakfast was also delicious and a definite highlight of the trip.
With a few upgrades and improvements, this hotel has the potential to be a real gem.

The property is located on a beautiful beach. However, I would not recommend these accommodation for anyone who cares about their health or cleanliness. The rooms are mouldy and the dampness is repugnant. The linens are less than fresh and smell as if they were washed in the nearby river. There is barely any water coming out of the shower as the leaks and the tub is slippery and obviously dirty shower curtain with grime and dirt at the end of the shower curtain.

This was a great hotel, great people, and it has a million $ view and a beautiful beach right in front of your bed room window!!! Also the ocean that connects to the river was such a dream and just a few steps away!!! My major reason for giving it better ratings. And very nice and helpful people taking care of the guests. Food was also great. The restaurant in the hotel had good food to offer. It is not a fancy and luxurious hotel and not new. Keep that in mind. I have a very high standard for cleanliness. It was ok. My only complains: I wish they had a better mattress, because of my bad back. But we managed with the foam cushings from the big chair and made it softer. A microwave in the room would be nice. But we managed with the water kettle. And: some trash will be seen outside the hotel area. The hotel keeps the hotel area clean, but a few steps out, not so much. At night all we heard just the waves from the ocean. BUT, waking up every morning to this million dollar view, and seeing the ocean right from our bed, was worth every minute of it. Make me forget my pains and more. We definitely would come back here again. We had a great stay. Thank you.

If you are looking for affordable, Sand and Tan is the place for you. You got the basics... beach, sun, music and free breakfast! Property appeared to be well managed and the staff were friendly and accommodating. Unfortunately, the area to get to the hotel was very undesirable. Mario, the owner, is great. Threw me a little birthday party which was very loving while I was going through a hard time. The ocean lulls you to sleep. The pier is wonderful to lay on while listening to the waves. It’s also deep enough to jump off of and feel like a kid again. The river is walking distance on the beach and it is very family friendly. The food is top notch. Highly recommend.

It’s a small hotel run almost like a family operation. Everybody had a smile on their face and made every effort to make our stay wonderful. You could hear the waves crashing on the beach through out the day and night, hotel is like 10m from the beach. Breakfast was made from scratch every morning, wonderful. It’s a 3 star hotel advertising and charging like a 5 star hotel. I paid for a deluxe room which was on 3rd floor. I have a bad knee so asked to be put on first floor. They do not offer deluxe rooms on first floor so was downgraded to a premium room which was directly across from the bar. Music was loud but stopped around 9:30pm. Food prices very high for quality of food. Free breakfast was adequate. Beach sand was gravelly and difficult to get into and out of due to the level of gravel you had to go thru which was at an incline. It clearly needs upgrades. The sliders to verandas are old and heavy. Very difficult to open. Bath towels only provided in rooms. Had to ask for face cloths and smaller face towels. Laundry staff stated they don’t provide them in the room because guests steal them. Could only get U-tube on Tv even after someone checked it out. Asked for a credit to my card several times due to the downgrade. It was still not addressed when at the time of check out. I would not recommend this hotel for what they are charging until they upgrade to the level equal to the cost of staying there.

Property is in a secluded corner right next to the white river, the building next to it is abandoned. Not the safest place. My hotel room had no milk or conditioner (only shampoo and body wash) there is a $25USD deposit fee which is not mentioned when you book via the app. Breakfast options are limited to eggs, bacon and toast.

I like that the property was located on the beach. The choice of American vs local breakfast was good. There could have been more choices on the dinner menu, however the chefs did well with meals, and the food was delicious. The hotel staff was very friendly.
I did not like that it was open access to the public and many locals roamed the property, which made it unsafe. Room furniture was very scarce, and I had to request seating. Toiletries were sparse and you had to wait up to 3 hours s for a beach or bath towel.

This my honest and heartfelt review, I did some research online before I book this little paradise in Jamaica, if I had base my decision on the negative reviews I wouldn't have come here but let me tell you, you have to go here to experience it for yourself. This little hotel is family run and they are still improving the property , the staff are amazingggg the food is delicious the room have all the amenities for a comfortable stay, room is clean you get jamaican coffee, tea and bottles of water in your room. The view of the ocean from the room during sunrise and sunset is to die for, the way to get here is through a local community village of fishermen that looks out for the area, it might seems sketchy but it's safe and the owners never had issues all the years they've been here. This hotel have a river beside the property so you have both the beach and the river, when I say I didn't want to leave this property because if the tranquility and the beauty of this place I almost cried thinking about going back home to my first world life. To sum it up go and experience it for yourself everyone is looking for different things and for us this was the perfect vacation. Thanks to the team at sand and tan beach hotel I will spread positive word about this piece of paradise

This is not a 4 star hotel. The rooms are not as clean as they appear on the website and the air conditioning is questionable. The staff was rude and unaccommodating and the restaurant did not have half the items listed on the menu. It was so bad we had to check out almost immediately and go somewhere else.

We had a few issues during our stay. Some were resolved and one was not. Our room was on the first floor near the bar with a deck leading out to the bar. When we arrived in the afternoon, with the music playing, we asked to be relocated and we’re told no rooms were available. During dinner, our neighbors started playing their music as loud as the bar. It’s then, after dinner, we noticed our air conditioning wasn’t working. I alerted security to the music and the front desk about the air conditioning. We were then assigned a room on the 3rd floor at the opposite end of the hotel. For our last two nights, we didn’t have hot water; it was tepid. We alerted the front desk and it wasn’t fixed by the time we left. No, we did not ask ti move to another room; we just sucked it up. The food was absolutely delicious at Sand and Tan. If you don’t have a car (we did) the dining options are very limited. We ate breakfast (included in our stay) and dinner every night at the hotel. The public beach area was nice and was probably nicer before they had terrible rain early February.

The area around the property was dilapidated in one direction; another direction was a nudist beach, another direction had a lot of panhandlers (but not unsafe). The property itself was quaint, quiet, charming and absolutely delightful. The staff was friendly and attentive. A great experience!

- My room had a very foul smell coming from the bathroom. It smelled of old pipes/sewer gas. The shower head was glogged and mainly sprayed water out of 1 main sprayer that was missing. I figured the smell was the age of the hotel. Nothing that could be fixed during my stay. Same with the shower head. Constant smell of garbage burning overnight. Drapes did not close all the way. I needed to use a hair clip!

The locals will come on to the hotel property and follow you. They will also congregate at the only exit door, making it uncomfortable for you to walk around freely. You have to use that way or leave your sliding glass door unlocked, which is unsafe.
