The room is on the small side of average and very spartan. There’s no kettle so had to traipse down the corridor to the kitchen like a student. Car park was full on arrival. There was an unexpected charge to park. Really wasn’t obvious from the website I booked. And a bit weird because it’s out of town and driving is the only plausible way to get there. It was approaching 20% of the cost of the room.
It’s all very new and shiny which is nice and the beds very comfy.

Pillows were way too thick and bulky so both of us woke up with a neck ache.
Breakfast was not as expected, all hot items were cold, and the continental part was a bit lackluster. We were at breakfast around 9:30, so still an hour and half left of service.

The hotel is very modern and clean, also eco friendly with good parking.
For me the room was warm and the duvet was very thick. I did not sleep too well because I was warm despite having the window open. The bathroom had shampoo/body wash but no hair conditioner and no heated towel rail. No where to hang damp towls to dry. The cooked breakfast was very poor quality and luke warm at best.
A nice hotel but because of the very thick duvet, no aircon to offset and a poor breakfast, results in an average score from me.

New hotel in Exeter, convenient location for stopping over on the way to Cornwall. EV chargers in the car park are operated by Believ, which come with a standing surcharge, so be careful about leaving the car plugged in overnight as it can get expensive. It’s 20p per minute for the 11kw charger and over £1 per minute for the 150kw chargers.

The room was new and felt it. I stayed in a premium room, not too spacious but comfortable enough. The bathroom was brand new and in good condition. The hotel is located in a business park, with no free parking, so you must factor in the mandatory £15 per night charge. There’s no way to avoid this.

No coffee machines or bottled water in the room, but water dispensers and tea or coffee stations on each floor were fine. I booked a family room and asked to add parking and breakfast. Online it showed £64, but the hotel quoted £100 instead. IHG confirmed the hotel manager could adjust it, yet staff hid behind “third-party booking” excuses.

Instead of applying simple discretion and putting the guest first, they asked me to cancel and rebook, risking my reservation, all over what was effectively a small system change. Poor communication and a rigid “computer says no” attitude, not what I expect from IHG. Sales Operations, Operations staff, and FOH did not handle the issue well.

The staff on arrival were pleasant, especially Miah. The bathroom and room were new, and I had a good night’s sleep. There’s no air con, just airflow from window.

I stayed with my husband and dog as we were visiting our daughter who lives in the area so we didn't have breakfast or drinks. Hotel was very clean and very eco friendly.

The parking was incredibly full when we returned after a dinner in town but we did find the last spot and they sign posted for the overflow car park - luckily didn't need it.

Staff were lovely, and a very clean modern hotel, however where this hotel is net zero, unfortunately that means it massively compromises on luxury, no tea and coffee in rooms, no air con yet really thick duvet and you can't open the window, bed uncomfortably and sheets and bedding aren't soft where they're sustainable, toilet roll is like sandpaper, so you have to be very into being 'eco conscious' to compromise on comfort

Lovely decor

Lovely decor in the room and public areas of the hotel. Fabulous bed linen and a really comfortable bed and quilt. Plenty of power sockets. Food lovely - we had evening meal and it was extremely tasty. Stunning desserts and excellent selection of english wines. Location excellent, just off main road but very quiet.

Our first time taking our new puppy on holiday so pet friendly also which was great for us with the children also.
The breakfast buffet was amazing lots of choice available.
Our children didn’t make it down for breakfast as was by 10am.
But the staff game us a takeaway box to put a croissant in each for them so was really nice.
There was entertainment on the terrace music playing which was lovely get DJ.
Will definitely be back to the hotel

Lovely brand new hotel.
Comfortable bed, well thought through room with full length mirror, plenty of storage and the mirror in the bathroom doesn’t fog when you’ve had a shower. Little things like that make a big difference. I really like the eco friendly focus and it was totally fine to walk to the water, tea and coffee station on the floor. Staff were more than helpful, and the hotel was beautifully clean.

Brand new hotel.
Parking full so had to park in an bay for electric cars.
Excellent staff at check-in.
No tea/coffee/water facilities in room, they're all available on the landing... Err this is supposed to be a 4-star hotel...
Small room but surprisingly cool despite the hot weather outside.
The beds were fitted with winter duvets so thick you couldn't sleep and when removing the duvet from its cover, then it was too cold.
You cannot control your room temperature yourself apparently.
Makes absolutely no sense.
Breakfast ok but deffo not worth the £20 they're asking for it.
I wouldn't stay here again unless they made it possible to control the room temperature from your own room.

Disappointing Service Overshadowed an Otherwise Lo

The hotel itself is lovely — clean, comfortable, and well-presented. Unfortunately, the service fell far below expectations, with the exception of one helpful staff member I dealt with during my stay.

While the food quality was generally good, any attempt to give feedback was either ignored or met with defensiveness, as though raising a concern was unacceptable. For instance, we were given incorrect information about breakfast times and arrived at 10:05am on our first day, only to find it had closed at 10am. The only response from staff was a dismissive suggestion to “try somewhere else” — no offer of a takeaway option like a pastry or coffee, which would have been a simple gesture.

Dinner was also disappointing — the dish we ordered was incredibly salty and completely inedible. When raised, it was merely acknowledged with a shrug from the chef and no offer of a discount or resolution. Again, the underlying tone was defensive rather than solution-focused.

Service should be about listening to and valuing guests’ experiences. Sadly, at this hotel, that attitude seems to be lacking. Given that I frequently use IHG hotels for work travel, this experience has been eye-opening, and I’ll be rethinking our company’s use of this particular location moving forward.

I love the concept of sustainability here and it has been implemented extremely well, whilst maintaining high standards. The tea/coffee/hot chocolate area on each floor rather than in rooms gave more variety, better quality and the refillable water bottle in the room to use for the filtered water at the refreshment station was excellent.

The bed was so comfy and the room was excrptionally bright, airy and clean. The staff were extremely friendly and welcoming!

Tea & coffee making facilities are in the corridor not the room. Had heck of a job to connect wifi, had to ask reception in the end. Soundproofing not great.
Bed was big and comfy, pillows were lush! Funky lighting on mirrors was nice & room was spotlessly clean but overall I was disappointed with my stay.
