The room was very clean and updated. The check in instructions were clear and easy to follow. Just beware that with no front desk staff present on the property, it turns the place into a free for all for guest bad behavior. We stayed for 4 nights and ALL FOUR NIGHTS we were woken up anywhere from 2am-5am with other guests either screaming, fighting or having parties around the hotel. It definitely attracts the party crowd with no onsite supervision. We also called the contact phone number several times with some basic questions throughout the stay and it was very clear that the staff on the other end of the line do not like being bothered. They were always rude and rushed us off the phone for simple questions. Example: We called because we couldn’t find an Amazon package that had been delivered to the hotel. The employee on the phone basically said too bad so sad.. a couple hours went by and we found a maintenance man on the property who had locked up the package for us. A simple offer to help investigate by the employee who answers the phones would’ve been nice and would have saved us a lot of time thinking our package was stolen..

There is no guest parking on the premises. We were given the address to a parking garage that was $320 for 2 overnight stay. The AC cannot be adjusted although there is a thermostat in the room it doesn't get cooler than what is set previously. The noise is horrible due to the walls being so thin, I could hear people talking outside and next door my room. The floor in the room was dirty although it appears clean. The shampoo and conditioner bottles were both nearly empty.

Had a really great time. It took a minute to realize fun Cuban restaurants were one block away behind us on Washington and the Art Deco walk along Ocean was one block over along the waterfront. Room was neat and clean. Access code was easy.

The room was clean and spacious. Although there was no reception desk, checking in and out of the room was easy, convenient, and quick. The hotel is conveniently located with many shops and restaurants nearby, and the beach is just across the road. I highly recommend this place.

Although the rooms look nice and fresh and the location is great, there is a big catch here: the management.

During our week in Miami, the weather was unusually cold, around 38°F at night, and the heat in our room did not work at all. Instead of management coming to confirm the issue, they kept sending a maintenance guy who did not speak English, looked at the unit, said “I will fix it now,” and left. He came 5 times with no result. After every visit, management emailed saying maintenance reported it was working fine. I even recorded a video showing there was no air flow and no sound from the unit, but they kept replying that everything was fine and implied we wanted the room extremely hot. Not true. We were freezing and slept in hoodies. Phone staff were also rude and not helpful.

Second issue was the motion sensor lights. They shut off every couple minutes unless you get up and move around. It was exhausting, especially because the windows face a wall so there is basically no natural light. Management claimed there was a switch to disable the sensor, but their own maintenance guy confirmed it was not working and there was nothing he could do. Yet they still blamed us.

After multiple calls and emails we gave up since we were there on a business trip. Water pressure was extremely low too, but I did not even bother reporting it. Very disappointed. Less email back and forth and more action would have made a huge difference.

Casa Sobe is in a great location on Collins Ave. It’s easy to find, close to the beach and great dining options. The hotel is small but rooms are spacious, spotless and comfortable. The use of a key code for entry is seamless in checking in and out of the hotel.
It is quiet even though it is located on a busy street.
The beds are adequately comfortable but nothing plush but most definitely clean. The bathrooms are large enough and well appointed. We had a problem with regulating the air temperature and would have liked to have access to open a window or have an overhead fan in the room.
For a short stay, it’s a great value in South Beach. Motek and Blue Lavender are great places for food and coffee and easy walking distance from Casa Sobe.

STAY AWAY! I strongly advise anyone considering this property to look elsewhere. Our stay was defined by a complete lack of basic amenities and some of the most unprofessional management I have ever encountered.

1. Uninhabitable Conditions & Dishonesty

Upon arrival, the unit was 55 degrees inside. When we contacted customer support regarding the lack of heat, we were told—unbelievably—that "nobody in Miami has heat." Not only is this factually false, but it was used as an excuse to ignore a basic habitability issue.

2. Terrible Customer Service

The management team was consistently rude, dismissive, and ultimately hung up on us multiple times. After initially promising a refund due to the lack of heating, they ended up denying it entirely. Even the Expedia rep we worked with noted that the property staff was "extremely rude" to them while trying to mediate.

3. Poor Value & Logistics

• The Unit: The space is extremely sterile and uninviting. It has two cheap beds, a small TV, and a fridge. It feels more like a basic, low-end dorm room than a professional rental.

• Access & Parking: Parking is a nightmare and costs an additional $40 per night. Furthermore, actually accessing the unit is difficult and poorly designed. The pictures are only for a couple of the street facing units.

Bottom line: avoid a nightmare and stay away from Casa Sobe.

The location is is great and close to the beach. The room was clean, and spacious. The only complaints are it was 55 degrees outside and the heater did not work. Also the wifi did not work. I called and asked what the issue was and they said they are working on it. However it never worked.

It’s rare to stay in a hotel where you leave wanting to give the worst review you can, but sadly on this occasion we have to.

Booked to stay here 2 nights, we arrived at 8pm to check in after an incredibly long flight & discovered the elevator was out of service and we would need to carry our bags up 2 flights of stairs. No prior warning was given about the works, and we were travelling with people who had mobility issues. To top it off, our rooms were right outside the works they were doing on the elevator shaft which continued until 9.30pm for both nights. I contacted the supposed ‘24 hour help desk’ to ask when the works would end and got no reply.
The next day we discovered a few things in our room were broken so I contacted them again, still no reply. Eventually I had a phone call from a very rude member of staff, ending with her hanging up on me.
The customer service at the hotel is non-existent - don’t expect to have any issues resolved during your trip with any competency.

Any additional communication via Expedia was entirely AI.

We travelled as a group and booked 3 of the same room category. 2 of the rooms were incredibly dark with no natural light whatsoever, one of the rooms had 3 very large windows and was incredibly bright. Seems to be pot lock whether you get a nice room or very dark room - they clearly haven’t got their room categories marketed correctly.

In some positive feedback, the free sun beds on South Beach is a lovely touch.

Avoid staying.

This is an unstaffed hotel with zero amenities. You even have to pay extra for network TV

However, the offsite staff, reached by text, were very responsive.

The elevator was out of service during my stay and repair work i cluding drilling and hammering went on even after 5 pm In one case, there was loud noise u til past 9 pm. This definitely affected my review.

However, noise in general is an issue. The rooms have no noise insulation. People go on the walkway to smoke and talk and can be quite loud. Street noise is considerable in the rooms closer to the street, and the rooms farther back are accessed by a long outdoor corridor that I found a bit scary. The rooms have European numbering, so the first floor as numbered would be called the second floor I. The US. There are no ground floor rooms
.
There is NO HEAT so the rooms can get very on winter nights.

The stay was nice, I didn't give this location 5 stars due to the floors being VERY dirty and them having no microwave to reheat our leftovers. I text to ask for them to mop the room, and they responded that room service is scheduled for tomorrow, but after our service day they still did not clean the floors. Our socks were soiled everyday and sticking to the floor which was gross. Spilt some juice and wiped it clean and the towel was almost black from wiping one spot. Other than that everything else seemed clean. The location is great since everything is walking distance but very noisy. The balcony and windows facing the street made it hard to sleep at night because of how lively the location is, sounded like we could hear everything. Great for people watching though. Other rooms may not be as noisy? Parking was around the block so very convenient, wish we could of parked at the property but it was ok. We traveled with a teenager and toddler, they slept on the pull out coach which for an adult would be uncomfortable, my teenager did complain her back was hurting towards the end of the trip but otherwise no complaints. The pull out is spacious (queen) but comfortwise it is what you would expect from a pull out. We loved Miami looking foward to visiting again!

This was a trip for our wedding anniversary, including a cruise. In over 40 years of traveling, this was by far our worst experience. Casa SOBE is run like a prison camp compound. There is no front desk or reception. We were locked out of the compound and denied access by the only person we could reach (by phone). This meant we were stranded on the curb in the heat with our bags for several hours as we attempted to navigate with a person on the phone who was dishonest at every turn. Room lights are on 3 min motion sensors. (Wave your arms wildly every 3 minutes if you need the light on. We could not get our room to cool. When we attempted to adjust the thermostat, we were awakened at 10:46 PM to tell us NOT to adjust the thermostat. (Then we were notified that they would patrol outside our room to make sure we did not adjust the air.) On departing, after taking our first set of bags to the curb, we learned that our access code to the compound had been disabled. We had to wait until some other people (who were experiencing the same difficulties) came to the gate so we could get back in and retrieve our bags, which meant we had to reschedule our ride share. Each time we attempted to politely further a conversation with the man on the phone by pointing out the falseness of his words, he simply pivoted to new falsehoods.

I booked a double premium room therefore I expected 2 beds. My husband & I were traveling with my 16 year old daughter. They ended up giving us a premium king room because that is what they had left. That is not what I chose or paid for. They would not give a partial or full refund for their error. It was uncomfortable having 3 tall people squeeze in bed. If the room wasn’t available, we shouldn’t have been allowed to book it.

it's a good place to stay for a short days. I felt safe to stay in this hotel. It's very clean and comfortable bed. But you have to be prepaired to use your cell phone to register and to do everything by phone. There is no people staff in the front desk. It's nice with a refrige. but no microwave.

Such a cute hotel! Stayed in a balcony room and it was absolutely beautiful, I wanted to stay another night. You would think it’s loud in that area but coming from NYC this was nothing in comparison. Might I add the room was huge! As was the balcony. I will be coming back to Casa SOBE!

The Property was like a luxury Motel with external doors for every single room. Very clean, sufficiently equipped and nice amenities. Unfortunately, our room was near the elevator and very noisy, from folks returning to their room after midnight as well as an entire gang leaving at 5 a.m. Heard every word while they were waiting for the elevator.

It’s an automated hotel so don’t expect hotel service, but for what it is Casa SOBE was great, the room is big, clean, bathroom is nice, and has everything you need! One negative is you can’t leave bags there but they allowed me to check in early so I didn’t need to. Bed and pillows were really comfy!

Excellent property. I love the fact that there's no carpet in the room i stayed. The bed is comfortable and the room is clean. Everything is walkable distance to everything..restaurant, the beach tops it all..we definitely book this place whenever i come back to miami
.the only thing i think it need improvement is the shower door. It half door for the shower, which doesn’t stop the water at all. I had to put towels to stop water from going out of the shower area.. I will recommend this property.
