the interior of hotel is good, but the exterior building would need a coat of paint. i will consider staying there again.
maybe have a safe deposit box in each room - why ? your clients will want to go to pulau, so they can lock their passport and valuables in the room , rather than using the front safe. SO PLS IMPLEMENT A SAFE IN EACH ROOM INCLUDING ECONOMY ROOMS WITHOUT WINDOWS AT LEVEL 2.

Superb front desk! They were always happy to answer any questions or assist with anything we requested (umbrellas when it rained, milk for tea) The hotel was clean and had everything needed, including extra toothbrushes in the bathroom as well as tea and coffee.
The only slightly negative was that the air conditioner temperature could not be altered and seemed to be set on a timer: very cool in the afternoon but slowly warned up somewhat until we found that the early hours of the morning got a bit too warm.
The hotel is situated on a very busy street and if you're unfortunate enough to get a room facing the street, I imagine it would be quite noisy. Our room faced the bushy area and road noise did not affect us.
It's close (max 15 min) to many shops, markets, bars, massage places so is a good place to stay if you want to walk instead of use transport.
Overall, a very pleasant stay.

Elvianna a hotel staff kindly exchanged WhatsApp text to give me advice when I was exploring activities to do before I reached there.

It's situated along a small lane. The only trouble I had was getting a room facing the road, which was pretty noisy and hard for me to get rested especially for the first night. It didn't help that I needed to wake up after 4am to join a tour the following day.

I took the buffet breakfast on the 2nd & 3rd morning. The first one they had few guests and food were less fresh. The 2nd day was better.

We saw this hotel since we are kid, but the hotel still look great for the room, plus lot of space too and i loved their carpet floor. They also give us some compliment fruits which is very respectful and i also very thankful and do enjoy our stay. Place is quiet as well, city view do consider very good, just exept you do not get room safe. but it is secure.

The price is worth it for a 3-star hotel, and condition and facilities expected. There was an event one night of our stay and the karaoke was really going strong. Didn't go on for too long though, but hotel should consider soundproofing the function rooms for comfort of guests.

A very friendly welcome. Hotel is in a good location next to attractions, waterfront and good restaurants. Would agree with some of the rooms I read that rooms are a little dated/tired, but they are big, comfotable, well equipped and clean. Breakfast was really good, so much choice and all good quality.

My last stay was over 5 years ago during which I had a few issues. This time around I noticed the improvements in terms of cleanliness, noise level (last time I was given a room facing the main road/city view; this time I got a room facing the hill) & buffet breakfast. Nevertheless, I wish the highlight a few points I hope they would care to improve:

(1) One of the two pillows on the bed had a strong unpleasant smell; housekeeping probably didn't replace the pillow case.

(2) One particular cake served during buffet breakfast had 2 small flies on it.

(3) The room door had recurring locking issues; it seemed like you have to slam the door to enable its lock to function. I had to do it a few times when going out because anyone could just push the door from the outside to open it. I alerted the reception counter about this during check-out.

Although hotel is not brand new, overall it is well kept and spacious.
Its staff has excellent attitudes, very helpful, friendly and very welcoming. It is very conveniently located and walkable to river front, Gaya Street (Friday and weekend food/night markets) and many inexpensive local food eateries. Hotel breakfasts are good. We stayed there 2 times, 5 nights first and later 2 nights after a trip to Sandakan. We enjoyed and appreciated both stays. Thanks!

Spacious room, very friendly and helpful staff, especially \"Joey\" and \"Darren\". Breakfast is fairly good in spacious and clean dining room. Our double room bathroom needs some maintenance such as the leaking faucet and damaged floor tiles. Overall it was ok. Hotel location is very convenient and walkable to many eateries.

Pleasant stay for first Kota Kinabalu trip

Hotel is great, it’s clean and in a central location, close to everything. The rooms are nice and tidy, though I’m personally not a fan of bath/shower combos. Service staff were all polite and welcoming. Area is great with convenience stores very close by as well as excellent local restaurants. As a plus, all the grab drivers we got had no trouble finding the hotel.

Location wise is OK. It's near eateries, shopping mall and seafood BBQ. The problem was air-conditioned isn't working for our room. I requested to change room on our 3rd day. Breakfast is OK for the price.
Don't hire TYH BORNEO Tours that is located at the hotel lobby.we hired this agency at our convenience because we didn't do our homework before coming but they gave us too much trouble. So unprofessional lack of communication and coordination between staff. And if you decide to cancel your tour, there is no refund. We waisted our 1 full day with this agency.

We went to Amazing Borneo in star city for our next local tour. Thier guide is more professional speaks better English and more informative. I booked last minute through Whatsapp with them. Came down and paid. Without hassle.

We are a group of seniors on Golf Holiday. Stay in this hotel from 13 to 18 January 2019. Comfortable Bed, good breakfast, Well connected WIFI, good location with a Polyclinic nearby, Cure on of my friend's food poisoning. Beside the above, It's the people we met, the hotel staffs, The clinic's Doctor and Nurse, The Grab Driver, The golf club staffs and members all are so friendly.

Décor is the same, Beds are uncomfortable and breakfast is a poor offering.
There are better locations for 'less' money available (I have moved to one)

Nice comfortable hotel. Nice friendly and accommodating staffs. Furniture arrangement suitable for small group discussion. Near many eating places ( KFC, Indian and Penang food) and bus stop/ mini bus. Took the mini bus and grab all the way to Jalan Sulaman Kg Salut where the famous kelapa bakar, puding kelapa and lokan bakar stalls are, for just RM 6 (minibus to Politeknik KK RM2+ grab RM4).

Nice room, nice choice of food for breakfast.
Only down side was I booked a snorkel trip with them. But was a awful trip. The guide spent the whole time on his phone. The island we got taken to was like being in a cattle market. The beach is section off the only snorkel bit is over a sandy section and not over the coral so you get so see about 3 fish.

10 minute walk to shopping centers, restaurants, and waterfront. Kind of a grubby neighborhood but safe and not indicative of the nice hotel interior and restaurant. Really friendly, helpful and accomodating staff. Wi-fi on some floors not adequate. Big windows in room gave great views of the city. Short walk to Observatory Hill. 15 minutes cab ride from airport in no traffic. Overall a great place for an overnight in Kota Kinabalu. Had I planned to stay more than a couple of nights, I would have chosen a more expensive place on the waterfront.

The start was bumpy. we reached at 10 pm and when we reached there, we were told that the booking was only for two, when I had booked for three. They refused to change even after I showed them my booking. They finally agreed and the stay was fine. As we were vegetarians we found it difficult during breakfast with not much variety. On a couple of days they made some special breakfast for us which was good. It is centrally located which is very good. Very safe place. I was single woman staying there with two girls. Staff were very cordial.

Booked through online TRIVAGO - EXPEDIA.CO.UK which available for double bed and yet during check in was given two single beds. The hotel hallway and the room itself was smelly. White towels had some yellowish spotted, smelly and harden. Anyway the breakfast was not bad. Good and qulity foods and helpful staff.

A SHORT GETAWAY

We stayed for 2 nites. Initially, the roads leading to the hotel had me worried but once there, I am pleased with everything. Staff was friendly and alert. The moment I requested for prayers time upon check-in, the sweet lady asked if I wanted a prayer mat to be sent to the room. Wow... That's awesome! Room was spacious, bathroom was super clean, I couldn't find a mouldy spot - mind you I'm almost OCD when it comes to cleanliness especially the bathroom and bedsheet. There are restaurants, clinic, convenience store, fastfood within walking distance. Those who need to use the public transport, the bus station is rite there. Breakfast was great with ample choice suitable for the hotel's standard and parking was easy. Not forgetting, if you need to have room service, the food was so reasonably priced unlike most hotels of that category. The only issue I have was, the windows are too high that you have to stand on the sofa to look outside. Overall, I'm pleased and will certainly go back there whenever I'm in town.

Excellent hotel, very close to the city center.

From the receptionist to the bellboy and the waiteresses, they are all very friendly and helpful. In particular, Ms Patricia the receptionist, was very helpful. She made our stay at the hotel very memorable.
Despite the hotel building being old, it was kept and mainttained in a very good condition and the facilities are good.
For the price, this hotel is superb and i would recommend it to my friends.

Stayed for one night here. Facilities and amenities met criteria for us. Lots of food places nearby and within walking distance. Location of hotel near main road and very close to Public transport (bus stop).
Room was spacious and clean (keep it up). However shower tap not functioning well (very difficult to turn on tap).

The area surrounding the hotel is changing with huge nightspot 999 across the road, great seafood joints within walking distance, a bus depot to bring you to outlying areas...

Hotel staff attitude and service is great for a 3 star hotel... Very impressed with front office staff, as well as the staff at Tivoli.

The hotel staff were fabulous however the free wifi was very poor making it hard to download information. In house tour company was also very expensive in comparison to others available in Wisba Sabah. Neighbourhood not amazing and a lot of riff raff hang around straight outside the hotel at the bus stop

The hotel is clean, tidy and close to waterfront. It is what it is and you get what you pay for. Spacious and clean room but our bathroom tap leaked badly if not set in precise position.

Only 2 plug sockets for room (not too bad) and flat screen telly, kettle and hair dryer.

We were only meant to stay 1 night but stayed 2 so shows great value and location.

The hotel was decent and quite crowded with people for its dinner buffet . The room condition is good . I encountered bed bug and I informed the reception . After awhile , the staff changed my bed sheet and blanket cover swiftly and I had a comfortable rest . Good location and surely value for money .

Service at the reception was average, the staff are able to speak minimum English. Room was stuffy, air-condition is not adjustable and reaches 28 degree celsius , weird smell in the fridge, bathtub wasn'the clean, the chair and sofa wasn'the properly cleaned. Can hear the sounds of traffic as hotel is located beside the busy street of the city.

Ease of Check-in BUT my room-type Not Avaiable upon arrival So i had to compromise.
I suggest: During booking allow us to Specify (eg One Large single bed- facing back of hotel not facing street level etc)
I know it is depending on Availability - bu at least the Hotel can prepare for this.
NO Safety-Box in the Room
Air Condtion was erratic.
Very POOR Internet conn3ction.-I strongly suggest a Wired connection instead of wireless WiFi etc.

Wonderful Stay, Great Value.

We walked up to the desk, they guessed who I was and had the room key ready, took 2 minutes to check in. Room is clean, spacious, wifi worked fine, and location was good not in the heart of the tourist area but close enough and there were plenty of things nearby malls restaurants convenience stores etc.

Service was excellent, staff downstairs were greeting me by name by 2nd day. Restaurant reasonably priced but didn't try much so can't speak for the food itself.

Furniture was a bit dated but who cares, we're not in town to admire how trendy the furniture in the room is there are hotels that cost 3x more for that.

Bottom line = we booked 2 nights, extended 4 more, and have booked 4 more days in near future for when we return from Kinabalu Park.

but it is good to see sunset at morning (stayed at 7th floor)
transportation quite good, 16A, 14, 15A, Airport bus are all around within 5-10 minutes walking.
for eating, 10 minutes to Gaya Street
3-5 minutes to Sedco seafood market
for travelling, 15 minutes to Jesselton Point
10 minutes to KK plaza, Centre Point, Suria Sabah...etc
Overall it is near airport and recommend to stay

Located close to airport, taxi rank outside & you can check prices with hotel staff before hailing, bus stop right outside but not easy to work out their system & not everyone can speak English well enough to ask for help. Open sewage is everywhere & smell is quite overpowering at times. Unfortunately, KK was nothing like I expected :-/

The hotel was much better than I expected

I was extending my business trip for another 2 days and have to book the hotel online. I was happy with the deal and the hotel is quite near to where I was so I gave it a try. I was indeed very happy with my stay and the room was comfortable and I have great stay through out. I will stay there again if I happen to come for my next trip.

$45, good deal

Definitely worth the $45 Canadian each night.

Good location, tasty breakfast, beds were a little hard however we still got a good sleep.

Well located but tired

Close to the town centre and an easy walk to major attractions. Arrival by taxi is rather off-putting as the one way system goes through some very old areas, but in fact, it is easy to walk to a major road.
Staff very keen on a prompt departure. The shower did not work in the morning but was fixed later in the day. Basic breakfast was expensive by local standards.
