Lovely welcome, very much needed after a long drive and a last minute road closure.
Room was very clean and well appointed.
Let down by the condition of the external door to the room which was a bit scruffy in comparison to the room itself.

Utterly grim! Rooms not been painted for years, and mattresses older than me! Closed run down caravan park out the back, shower off the wall, main light not working. Felt dirty and grimy.
Staff were nice though and OK breakfast

But, the room needed a good paint. Shower needs the mould cleaned off to and the worst part was the mattress

This is a pub with a few rooms tacked on rather than a hotel. The food's good, the beers great, but the rooms are in need of a makeover: Drab and poorly maintained.

Had a wedding in Lytham and the Birley arms was a very reasonable rate and not far away.
lovely welcoming reception who made us feel welcome.
one of our rooms was ready (we arrived early) and they let us check in our bags etc.to get ready

We had a good weekend at the Birley Arms, room was slightly outdated, but we did have a dog friendly room, which we were grateful for, it was very clean.

Excellent pub stay.

We chose the birley arms as we were going to a wedding at ribby hall. It was approx 3 miles away.We found our room spacious and very clean. We had towels, mini toiletries tea/coffee making facilities . The breakfast was plentiful with a good choice. The manager julie was very pleasant and helpful. THe staff arranged a taxi to our venue.Was just a shame we didnt get enough time to sample the pub .

Outstanding for food, drink and waiting/bar staff. Poor for accommodation and guest services. Cheap plastic bathroom fittings broken so you couldn't have a shower and fire alarm \",testing\" itself randomly and constantly throughout the night.

Good food, shame about the fire alarm and quiz.

Food was good, service good also. Lack of spare toilet paper a surprise. After talking about it: an oversight not a policy. Shame also about quiz night. As a man by himself, I would have liked to join in. But the organiser went to the regulars to ask if they wanted to partake, and ignored me. Shame. So went to bed and did not spend money in the bar. Also, in four nights, fire alarm went off on two nights. Get it fixed!
The 'balcony' advertised as being part of the room is an emergency exit and raised table area - shared. Who gets the table first!

Business in st.annes at bank holiday. The hotel was a nice surprise in a very quiet location but convenient access to Lytham and St. Anne's. Julie was welcoming and the restaurant menu was exceptional. Don't miss the tomahawk steak particularly if you have a big appetite.

Nice stay, just not sure what I was staying in!

Stayed for one night, as had an early morning meeting locally. Long drive so booked this hotel. Hotel is a kind of pub / restaurant / hotel, I am not quite sure if it knows exactly what it is, can it be all 3, maybe? Its a nice enough place, I stayed on a Wednesday evening, so very quiet. People are nice enough, food is excellent but not pub prices, definitely restaurant prices, but then its not pub food, but its in a pub! Bedrooms are fine, no problems, couple of small low cost improvements could be made, but nothing worth downgrading or complaining about. Great nights sleep.

Breakfast is fine, no juice topped up, which was frustrating. I was in a rush so didn't ask, and to be honest I shouldn't really need to.

Paid £80 bed and breakfast in this pub / restaurant / gastropub / hotel / motel* and would certainly stay again.

* - take your pick!

This is a lovely Hotel in a quiet country lane, Christine who served breakfast and cleaned our room was absolutely lovely, breakfast was delicious and plenty choice. Felix, who owned the hotel had an unfortunate manner, he never acknowledged us at all, but his wife was charming. The room was a good size, cozy, bathroom had a great walk in shower. The only down side was evening meals were very very pricey. We never ate in the Hotel in the evening, but there were loads of reasonable places around Preston.

Weekend Stay

This was our third stay at the Birley Arms Hotel. On the positive side, the hotel is clean, the room was very comfortable and the staff friendly. Unfortunately, there were some negatives on this visit:- The hotel is under new management and it is evident that they are making some changes, one of which is the menu, I must say that the food was beautifully cooked, however, the selection was all a bit too fancy and my daughter struggled to find something she would eat. Whilst fully understanding that not all the rooms can have a pleasant view over fields, our ground floor view was of the back of the hotel and a large skip piled high with boxes, pots and pans etc. more evidence of the new management having a clear out, maybe some thought should be given to this?? On checking out, there was total confusion over the bill, eventually left, having paid the difference between the bill and what we had already paid via Expedia, only to receive a call when we were a couple of miles away, saying that it was incorrect and requesting that we returned to the hotel. It was sorted out in the end but not ideal.
It is a probability that I will return to the hotel and I'm hoping that these are just teething problems and the new management settle in OK.

Nice stay, new management so a few admin errors but overall a nice stay. Breakfast could be slightly improved by having a menu and printed options, but cannot fault what I had. Evening meal nice but charged full price for a vegetarian alternative from seafood.

romantic stay at the Birley Arms

the hotel executive suite was very comfortable and spacious,clean and welcoming with a large screen tv and two confortable settees.the rolltop bath looked great,but on further inspection it was a plastic version,the walkin shower was also welcoming with a large raindrop type large showerhead,however the water pressure was not strong enough to get the full effect.
as for the pub restaraunt dont be fooled by the menus on the website,they dont exist.breakfast was sufficient,even though there was a queue for the self service 4 slice diy toaster...could possibly do with a rethink there.however having said all that we would return.

Lovely little pub/hotel with an excellent restaurant. Good selection of ales. I was greeted by a very friendly young man with a trouble free and efficient check in at the bar. The room itself perhaps a little old but nothing that detracted from our stay. Breakfast was excellent and served with a smile by a very [l;easnt lady. Check out was as equally as efficient as the check in, We were visiting people holidaying at Ribbey Hall which is just round the corner so very convenient.

One night stop over - Service was superb from the first welcome when we checked in at the bar. Room had everything we needed and was clean and well presented. Bed wasn't quite as comfortable as our one at home however that personal choice.
Food choices in the restaurant really good and very reasonable. If we visit the area again will definitely stay here again. We paid £80 for B&B for two of us, which included a lovely full freshly cooked breakfast with plenty of choices.

Comfortable but noisy. We stayed on a Saturday night and the guys in the room next to us got back from their night out at midnight and decided to turn the music up and have a loud conversation. Not to mention going outside evey five minutes to have a cigarette which was accompanied by the door slamming behind them evey time. This lasted for about an hour.

Open Golf trip

Needed a hotel close to the golf at Birkdale. Birley Arms fitted the bill. Room was of good size and reasonably well equipped. Shower would have been better with more water pressure and the mattress could have been firmer.

Food was really good value although it was a surprise to find last orders for dinner were at 20:30. No choices for breakfast but the full English was good.

Would definitely stay again.
