I absolutely loved the Primavera! The location is perfect with an easy walk to everything… I had a lovely room with a beautiful view over the rooftops of the town. Super clean and charming. The staff there were so kind and helpful, especially Chiara. Who spent way more time than she had to helping me find train routes to small towns outside of the city on numerous occasions. She couldn’t have been kinder or more helpful. Do not hesitate to book this mini hotel. The value that you will be getting cannot be beat.

The owner and staff were extraordinarily helpful with personalized attention concerning touring the area. Rooms spotless and functional (adjustable bed for elevated head or feet). No elevator so only stay if you can climb stairs to your room. Great views from room.

Phenomenal Place To Stay

This hotel room, service, and overall experience were phenomenal!
Chiara was very communicative and accommodating, but Jimena, whom met me at the time I arrived, was simply the best! She gave me lots of information about local transportation and how to get to places, as well as great tips for tourism.

I'm not sure what I was expecting as far as the room, but the room was simply excellent! It was modern, very clean, very comfortable bed, outstanding showerhead and features, great bathroom, snack bar, and water. It was extremely comfortable, clean, and overall wonderful people that made my stay much better than expected. I would definitely recommend to everyone!

A lovely little hotel in a great part of the city. Totally deserves its outstanding rating. Great value for money with a small but comfy room. Chiara was amazing, really friendly and helpful. She also showed me the top floor room with terrace. Spectacular! I’d probably spend the extra for that. Note that the hotel has two flights of stairs but they are very friendly and offer to carry bags.

Wonderful

A lovely family hotel in the heart of Perugia. A very friendly and helpful host who provided the warmest welcome and was instrumental in booking a taxi to the airport. The rooms have nice views towards old town and the picturesque hills around Perugia. The city itself is a pleasant surprise, with its etruscan past, fine chocolate and cafe culture. Both street food and restaurants are not to be missed.

Stayed here for two separate weekends and loved it! The owner was incredibly kind and helpful, the location is near the center and the minimeteo making it easy to move around and explore. Lots of dining options nearby and the beds!! Oh the beds were so comfortable best sleep I had on my trip. Highly recommend this hotel and it is worth all the stairs to get there lol

Our hostess Chiara was just excellent. She came bouncing downstairs to get our bags, explained everything to our satisfaction & was accessible at all times. She explained how to get around & provided a map.
Our room was very clean but very small.

We had a room with a beautiful view looking over part of the city. Restaurants and shopping were a 5-10 minute uphill walk away, and a cafe for breakfast was just a short walk below us. The owners were very friendly and accommodating and even left us a bottle of bubbly and chocolates in our room as we were celebrating our anniversary. Very thoughtful! The room wasn't big but it was very comfortable with a bed that raised at the head and feet - very comfortable! The bathroom looked newly renovated.

We very much enjoyed our stay in the terrace room at the Primavera Mini Hotel.. Our room was very clean, comfortable, quiet, and the view was terrific. The owner was most helpful, giving many suggestions about restaurants and places to see. She helped us purchase train tickets and answered lots of questions. We appreciated the room freshening every day and the croissants and bottled water -- and the mini fridge. We would stay here again!

This property is easy access to a parking lot at the bottom of the town. Its a fairly easy walk and like others said in their reviews, there are several flights of stairs to get to the elrooms but there is plenty of help to get luggage up there since the staff is waiting dor you tonarrive. Once up in the rooms the view os amazing. Instayed in room 40 which has the private terrace so the extra stairs were worth it. The location is super accessible to everything and everything is within walkingndistance. I highly recommend!

Having exchanged emails to confirm my arrival time, I had a friendly welcome when I got there. I was stunned by the views!

The room was quiet, spacious and really comfortable. Water, snacks and coffee were provided in the room, along with a fridge.

From the station you can take the mini metro up 2 stops, and then escalators to get within a minute or two of the hotel. It’s also about 5-10 minutes walk to the main square.

I’d stay again in a heartbeat!

We loved our stay in this fabulous little hotel tucked away in quiet part of the old city, just minutes from the main Centro Storico. The hosts are extremely helpful and accommodating and made us feel very welcome. Chiara was really helpful with telephoning the bus company for us, and her parents gave us an excellent dinner suggestion (pizza meditteraneo, just off the main Piazza).
Our room (36) had a spectacular view, and a fantastic shower. (Room 36 is a “superior room” and has a better view, whereas the “standard rooms” have less spectacular views. If you book the upstairs room with a terrace (room 40) the view is even more spectacular and you have a private terrace all to yourself on which you can take breakfast, but this room is priced more expensively).
The breakfast buffet was also fantastic and well exceeded usual Italian standards, including boiled eggs, cheeses, meats, a selection of fresh breads and delicious pastries, yogurts, cereals, fruits, fresh juices and excellent coffee). The room also included a choice of Teas, coffees (instant) and packaged breads and croissants.
The only slight downside to be aware of is that the superior rooms open directly onto the breakfast area and therefore are a bit noisy from 8 AM until around 10 AM. For me however this wasn’t a major problem and was well worth the excellent views from those rooms.
The location, service and facilities make this hotel a true gem, and I will definitely be back again.

Lovely little hotel in the middle of old Perugia, close to attractions and the escalator to the Minimetro system. The friendly people running it could not be more helpful. The only downside for some would be the lack of a lift - but they will even help you carry your luggage on the stairs if need be. Overall a very nice stay - one of the photos attached (the one overlooking some trees) is the actual view from breakfast.

Enjoyed the experience

Once you find this hotel, you will like it although it has many steps you need to climb which would not be easy with young children or a stroller. The area is located among university buildings and is located in a perfect part of town for exploring Perugia. The staff went out of their way to be helpful. The easiest way to find the hotel is to head for the parking lot below the town, take the escalator all the way up, and use your navigator to direct you to the hotel. There really isn't an easy way to drop off your luggage by car because the streets are narrow with no parking. Perugia has a wonderful art museum if you are interested in the Middle Ages.

It rained the whole time we were in the beautiful city of Perugia. This little hotel in a medieval building made our stay. The people , room, view, breakfast were perfect. It has character! If you are a person attached to a boring Marriott experience- don’t Stay here. But if you want real italy with charm, character and intimacy- don’t hesitate. Owners are fastidious and Maria Teresa at breakfast is warm and helpful.

Small hotel very close to city centre

We stayed four nights around the end of November 2017. The taxi picked us up at the airport and dropped us in Piazza Morlacchi nearby. Entryphone entrance and up three flights to reception. A very nice welcome and then we were shown to the best room in the house (room 40) with spacious bedroom, bathroom and best of all the terrace overlooking Perugia to the east, south and west. Plenty of storage, hangers and toiletries including razor. Breakfast not included but at 5 euros pp it would be silly to miss - we were encouraged to take away food for our lunch. Reception is covered until 9pm. We had our own front door key. The location of this hotel is absolutely ideal for exploring the city. This is a family run hotel and all the staff are charming, welcoming and most helpful when recommending places to eat.
Maria Teresa was kind enough to call a taxi to the front door on our return to Perugia Airport.

I stayed at the Primavera for 4 nights to enjoy sightseeing in Perugia and Assisi. The hotel was in a perfect location and I really enjoyed my stay. The room was lovely, very comfortable and with a fantastic view over rooftops. Bathroom excellent. The highlight though, was the friendliness of the staff from the minute I arrived. I felt at home straightaway. Chiara was especially helpful;she made a real difference to my holiday. Grazie mille Chiara! All in all, the Primavera could not have been better!

Charming Little Family-run Hotel

The Primavera Mini Hotel is ideally located in the old town for a visit to Perugia. just lovely !! it's what we needed and wanted in a small cozy stay for 3 days in Firenze // beautifully designed and decorated by husband/wife team, architect/lawyer and designer with every detail carefully thought about everywhere you look / a wonderful property with about 11 rooms i understand. we got the 'paper' room which was amazing. and the morning breakfast in common space/lobby like living area was lovely. it makes us want to stay in places like this one all over the world and not worry about being charged for coffee in your room when we pay $400 in a major brand / yes not all but many out there.... we can't say enough about this place, obviously everyone has different needs and preferences but for us, we could live here.... thank you all/ grazie mille
ps. we were received with a complimentary bottle of wine in the room.... that's hospitality and what you remember forever... at a nominal cost to the hotel but huge brownie points to the experience.... jc and dana

It's not the easiest place to find, but you are right in the old city walls close to the main piazza and near a very good restaurant in a wine store, which they booked a table for us. There is car park outside the walls with,thankfully, escalators up into the city.
We had a lovely stay. The room was bright and clean with a kettle, tea, coffee, even croissants and jam, provided for a breakfast in bed. There is also a great breakfast offered in the salon for those that enjoy a good spread. Be warned though, to travel light. There are two flights of stairs to the hotel and no lift. But the view from there is worth it.

Wonderful, quiet location near the universities, old town, and restaurants. The breezy hilltop location of Perugia was a refreshing change from the heat and bustle of Roma and Firenze. With so many cafes and restaurants nearby, it was easy to have a good meal or find a snack. Another big plus was the accessibility to beautiful red wines from Montefalco. Assisi is nearby, too.

A wonderful little gem of a hotel

Stayed 3 nights in this superb little hotel, which is in the historic city centre, within 2 minutes walking distance from the San Lorenzo cathedral.
It truly is a hidden gem, the views from the room are stunning as the entire hotel is on the 2nd floor of an old tower, above the rooftops of surrounding houses.
On top of this, the staff is brilliant, extremely helpful and very warm - during Easter weekend, the little gifts of a traditional delicious Colomba cake and a plate filled with chocolate eggs were a wonderful little surprise for the guests.
As mentioned, location is simply ideal... everything in the historic centre can be accessed within a few minutes' walk - the hotel really made a superb Easter weekend even more memorable.

This B&B was at a perfect location where it's very convenient to walk to the city center, or get to the Minimetro (it's literally just a block away from Cupa station). It doesn't have an elevator and it's 2nd floor walk-up, but the staff was happy to help you with the luggage. My room had a decently stocked fridge, electric water kettle and free snacks, which were all nice and helpful. The only downside was that the wifi signal was so weak that I'd have to come out to the shared dining area to catch it, it wasn't really usable in my room.

If you don't mind climbing up 2 flights of stairs, this hotel is a gem. The rooms are comfy with good views, as does the breakfast room.The customer service is excellent; the hotel contacted us by email as soon as we booked to offer to provide an inexpensive parking permit, then when we left someone came with us to retrieve the permit so that we didn't have to drive round the nightmare Perugian one-way system to bring it back. Really excellent value.

Small, authentic surprise

Primavera Mini Hotel is a real delight. Its location five minutes from the main events in Perugia and its rooms with a view are better than we expected. Management is on-site, attentive, helpful in English. Modern furnishings and utilities were satisfactory, if a little idiosyncratic (shower had six side nozzles that could be a bit much). Breakfast is an extra, but we enjoyed the fresh, delicious pastries and coffee/tea at a student hangout just two blocks away. It is important to know that the hotel is on the third floor and you must port your luggage up yourself. No lift! Otherwise, we recommend this \"Mini\" experience heartily.

A perfect hotel

This may be the best hotel experiences we have ever had. We asked for a view if possible and got the top floor room with a huge balcony overlooking all of Perugia, at no extra cost. The room was clean and well furnished and the bed comfortable. The hotel staff gave it a really personal touch and we got great advice on food and public transportation (we took a day trip to Assisi). The breakfast was excellent and the wifi worked really well. The only warning is that the hotel is literally the two top floors of an old building (the rest is private apartments) and there is no elevator: if you have trouble doing steps or carrying your luggage upstairs, this may not be the place for you. Otherwise, the steps are totally worth the view.

Delightful refuge at the top of the stairs

This is a tiny hotel that is up two flights of stairs from the street level. There isn't anyone to carry your luggage up the stairs for you. That said, we loved the hotel and the people who took care of us; they were personable and caring and happy to see us. Everyone spoke English well and they carefully explained the parking situation and what to expect for the optional breakfast (well worth the charge). The room was small and it was difficult to move around with one person sitting at the desk, but the bathroom was comfortably large. The neighborhood of the hotel is dreary, but it's close to the main part of town and it felt safe even late at night. Driving in Perugia is a nightmare and finding the hotel took us well over an hour, including three trips out of the city to start over on our quest. We never did find a sign pointing out the driving route to the hotel, but eventually we followed the pedestrian signposts (down one-way streets the wrong way) and located the hotel. We rolled our suitcases through the streets to the hotel and then moved the car to the public parking lot on the level below. There are escalators to get you between the parking lot level and the hotel level and the hotel has a discount rate with the parking lot, but it was another hair-raising trip through the old city, through narrow archways and under buildings, to get down to that level. I wouldn't recommend driving into Perugia, but we needed the car to get to the surrounding hill towns.

Lovely and helpful staff. A bit difficult if you are driving in as you have to park away from the hotel. We had the top floor room with a terrace all to ourselves with stunning views over Perugia.

If I had to be picky I would ask that they have an ironing board for guests to use. But otherwise a great find.

Me and my friend had an incredible stay in Primavera Mini hotel. We found it easily, the location was great and we even got parking!
Our room was incredible! Clean; spacious and sunny. Even though you have to walk up 4 floors, it was worth it. Plus our room came with a big bonus- huge terrace with the most amazing view of the whole city and surroundings. We want to come back as soon as possible! It was the best hotel we stay at in Italy.

Hotel Primavera Mini - close to central piazza

A very friendly family run hotel. Even before arrival we were able to get advice by email, in English, about transport and other matters. The room was well equipped and clean and all members of the family were attentive to every need.

The hotel is situated in an area that is only a short, but like everywhere in Perugia, steep walk to the centre of town, as well as being conveniently near recommended restaurants like Trattoria del Borgo and Osteria a Priori.

We thoroughly enjoyed our stay at the Primavera Mini and would certainly recommend it to anyone looking for a small friendly and well run place to stay.

ベッドが電動で角度が変えられ感動しました。
最上階の部屋でテラスがあり　ペルージャの街が一望でき　夜には星が近いような気がしてよかったです。
階段で移動なので　荷物少なめがおすすめです。チェックイン　アウトの時には運んでくださいますので少し悪い気がいたしました。

Che dire? Un'esperienza meravigliosa. La gentilezza di Chiara e il marito, persone che non hanno soli in gestione un hotel familiare, ma hanno la missione di far sentire a casa i loro ospiti. La mia stanza era piccola perché viaggiavo da sola, ma sono stata benissimo e ci torneró. Consiglio a tutti questa struttura, per la cura estetica, la posizione, ma soprattutto l'umanitá meravigliosa di queste persone. Grazie di cuore. Angela

I had a wonderful stay! The hotel is ideally located, just a short walk from the historic center and the University of Perugia. The hosts, Chiara and Roberto, were exceptionally kind and went out of their way to help me during my visit. I would definitely choose to stay there again in the future!

Gostamos muito do Primavera!

Nossa experiencia foi maravilhosa. A senhora Chiara, que nos recepcionou e acolheu, foi muito atenciosa. É extremamente simpatica e nos deu muitas dicas. O quarto é de tamanho bom, limpo, banheiro com um chuveiro maravilhoso. A localizacao é excelente tanto para ir a praça central como para pegar escadas rolantes e mini metrô para estação ferroviaria. E sempre tem um mimo de cafe da manha e agua mineral no frigobar. Super recomendo!!!

Heerlijk hotel: perfecte locatie (als je goed ter been bent-vanwege trappen en de steile straatjes eromheen) in het centrum. Heel fijne mensen, communicatief, gastvrij en behulpzaam. Heerlijke ruime kamer met méér dan fantastisch terras :-)!

Albergo in pieno centro storico (no ascensore). Apparentemente recentemente ristrutturato. Camera spaziosa, comoda e, la nostra, aveva la chicca dei letti a regolazione automatica di inclinazione schienale e parte gambe. Personale cortese e disponibile. Ben consigliato!

とても可愛くて素敵なホテルでした。
携帯電話の充電器を忘れてしまったといったところ、快く貸していただけました。それ以外にも、困っていることなどないかと常に気にかけてくださいました。
部屋も広くて快適で、シャワールームとトイレにも困った点はありませんでした。
(ヨーロッパではどこでもそうですが、トリートメントはありませんでした。ドライヤーもありましたが風量が心もとないので、髪の長い女性は持参してもいいと思います。)
朝食もおいしく種類豊富で満足しました。
wifiも困りませんでした。
また機会があれば宿泊したいです。

Beautiful scenery from the window

Staff was so kind. Hotel is on third floor but staff carried our luggages to the third floor. Breakfast was nice. Location is easy to get the main plaza.

Buon appoggio per visite brevi a Perugia

L'hotel è situato in una palazzina d'epoca al primo piano con accesso da due rampe di scale e affaccia su via dei Priori,in pieno centro. La struttura è semplice e ben tenuta, con poche stanze da letto corredate di bagno privato e una sala da colazione all'ingresso. Le stanze non sono grandissime e la fornitura è semplice, ma la pulizia è ottimale. Ci è stata assegnata la stanza mansardata, più intima e con bagno più grande, corredata di terrazzino con vista sulla città gradevole in primavera-estate.Ci ha accolto il proprietario, gentile e disponibile, che ci ha lasciato una cartina della città e alcune informazioni sui luoghi da visitare e su dove consumare i pasti. La colazione è varia e di buona qualità (dolce e salata). Consiglio questa sistemazione per la posizione strategica che occupa nel centro città.Tuttavia ritengo non sia adatta per portatori di handicap poichè ci sono diverse rampe di scale e manca l'ascensore.

L'albergo, davvero \"Mini\", è posizionato nel centro storico di Perugia, a pochi passi dalla cattedrale, ed è ricavato in un'antica costruzione.
Personale gentilissimo.
La camera, piccolina, è risultata perfettamente pulita, ben riscaldata ed il bagno, sebbene anch'esso piccolo, era dotato di tutti gli accessori necessari.
Doccia piccolina, ma l'impianto dell'acqua calda ha funzionato perfettamente.
Letto e cuscini comodi.
Unico appunto: la rete di scarico si è rivelata un po' rumorosa.
Colazione senza lode né infamia.
In definitiva, mi sono trovato molto bene e ritengo che sia difficile trovare un albergo con un migliore rapporto qualità/prestazioni.
