The safe wasn’t secured and bolted down. It was also very difficult to operate.
The hotel definitely wasn’t what we expected.
We paid for the first night and didn’t stay in the hotel at all.

It reminded me more of a hostel than a hotel and I would give the hotel a 2 star.
The staff was excellent and do refund my last two nights.
My wife didnt feel safe and that was more important to me than the cost the the first night.

The location was great and the room was a good size. That’s where it stopped. First negative review I have ever given. Check in was stressful and sloppy. No instructions about check in, no response when I rang the bell. Had to call the number which was a service that was no help. Finally someone came and told us that he was the only one to take care of 36 rooms. Finally got checked in. The floor in the room was sticky. The shower had mold all over it and rust was everywhere. They also were doing work outside our rooms at 5:00 am which made it impossible to sleep. Would never stay here again, and would not recommend this place. The only saving grace was the man that finally checked us in was kind. This place needs more help and some serious cleaning and maintenance

Staff was very nice. Room was spacious for Rome but the bathroom was an odd layout. Church bells were going off frequently and early in the morning so just something to be mindful of. One perk is that this b n b has an elevator but it barely fits one person and a luggage so if you’re a family it will probably take a couple trips to get up to the floor to check in. Overall a good stay

It's in the heart of campo de fiori so everything is within walking distance to shops, cafe, restaurants, groceries store, pharm acies, tram stop, etc. We stayed there for 4 nights and will certainly come back again for our next trip to Rome

Location great in the historic town although parking is 10 minutes away. Staff very nice but no reception desk. You have to ring a number from a mobile they give you. Our main problem was the bed and shower. Shower was very weak and hot water always ran out quickly. Two single beds were tied together by two ropes to make a double. You could feel the ropes while in the bed so was a bit uncomfortable. Wifi didnt work sometimes. Staff were very nice.

The location of this property was super convenient and was within walking distance to almost anything in the city. That being said, we did not have the best experience during our stay. We stayed a total of 5 nights. Our second night, we got to the room after dinner and there were bugs in our bed and on the floor. We called the front desk and they were extremely helpful and attentive, and moved us to another room. It was quite disappointing once we got to the new room, however, as the floors were extremely filthy. We took our shoes off and walked around the room for a brief minute, then sat on the bed and a gross amount of black residue was left on the bed from the floor. Not only that, but there was mold in the shower and on the floor in the bathroom. The shower barely let out any water. We laid a white towel on the ground for a bit as water was not well contained in the shower due to an opening toward the bottom of the shower. After the brief moment of being on the floor, the entire towel was pink from whatever was on the floor (not sure if it was cleaner, chemicals, or what). Finally, the rooms are located in what seemed to be an office building. There was a gentleman next door with an architecture office and you could hear him on the phone through the walls. All in all, we were happy with the location and the reception services, but the quality of the rooms and cleanliness were beyond disappointing.

The Spanish Suite Campo de Fiori is actually two properties across the street from each other. The building at Piazza Cairoli 9 is obliquely across a narrow space between it and the church of Santi Biagio e Carli. As it is one of the main arteries into-and-out-of the late night bar scene located at Campo de Fiori, the noise generated here is a nightmare until at least 3AM...every night. Earplugs are useless against the constant gunning of motorini and loud partiers - often accompanied by endlessly barking dogs - who assemble on the steps of the church just below the street-facing room windows, and also the side-street corner rooms. After the party stragglers vanish sometime around 2:30-3 then the street cleaning machines roll round-and-round the area like giant robot vacuums to clean it all up for the following morning, which by this time is only a few hours away. If you are disturbed by late-night noise and plan to rise early in the morning for a day of sightseeing then you MUST request an internal room NOT facing the street in either of the two properties. With relation to the split-property, if you wish to be in separate rooms but in the same building with friends or family then you also MUST request this in advance. Be advised that stairs are narrow and steep and the tight and tiny elevator is not always available due to the fact that it must be manually closed by the prior user in order to continue functioning. Nice location and clean rooms, with easy check in and great service when needed. Bins by front door were quite smelly as you enter/exit each day, although the weather was extremely hot!
Would have preferred more variety for breakfast, but was decent nonetheless- having it brought to the room was a nice bonus.

Friendly staff/hard to find

My partner and I booked for 4 nights. To find the place was quite difficult being that neither of us spoke Italian. It is a door in the middle of an alley without any signage. We phoned the hotel with no answer for approx 4 attempts, only to finally be answered by someone we could barely communicate to. Luckily we got cut off and when we phoned again, we got someone who spoke English. After the front door is opened there is an unpleasant mess of rubbish bins and a foul stench to greet you. Once past this point you head to your room upstairs. At the top of the stairs is an open reception desk and rooms surrounding. We were asked to give credit card details as security for the mini bar or damage etc which is normal, however my credit card details were hand written on the transaction receipt which we noticed laying out in the open a couple of days later (visible to anyone going to their room). The room itself was pleasant. Comfy bed, excellent wifi speeds, great decor. The window outside was soundproof which was great! However paper thin walls make for interesting listening with your neighbours. The staff were very friendly and accommodating and the bonus of a smart phone for all your tourism needs was very handy.

Great Location/Wonderful Staff!

The Suites are a hybrid hotel/B&B, in our opinion. Some reviews indicated displeasure with this; however, we found the small size of the Suites, with just a few rooms on our floor perfect. We overlooked the Piazza and enjoyed watching the scene at the adjacent cafe from our room above. Breakfast was not huge, although Romans don’t typically eat big breakfasts anyway...”when in Rome”. We were fine with us. The bed was comfy and the bathroom had a good shower. Room cleanup was quick and efficient. The only negative thing was the first night the building g owner’s son (not affiliated with the Suites) had an end-of-term blowout party till 3 am. The Suites had not been informed about it and were apologetic; giving us a nice “sorry” gift of sundry items.

The hotel (b&b) was really lovely. Check in was smooth, the staff member met us by our taxi to help with bags and let us in.
The room was really lovely, spacious, had a table and chairs as well. The bed was very comfortable, the bathroom very clean. The whole room was modern and decorated well.
The location was amazing! Everything was close, its wasn't noisy. Great restaurants around.

Our only complaint, which really pissed us off, is that after being out most of the morning from very early, we came back to our room at around 1/2pm to find that a workman(decorator) was in our room!
He was sanding the walls around the window. They had put dust sheets over the bed and suitcases, but not all our stuff and clothes.
No one had asked us if this was ok or even warned us this would happen. This man was not a member of staff, just a handy man, and he was allowed into our room to do work on it while we stayed there.
He left when we arrived, and a member of hotel staff said sorry and run off. No further apology was given, no explanation. I would have at least expected a gift for inconvenience (bottle of wine etc). It's like they thought this was fine, which some people may think it is, but we certainly didnt.
Due to this we wouldn't stay here again and certainly wont be recommending it. The level for customer care should be much higher, if a customer is not happy, something needs to be done about it, and it certainly shouldn't be ignored!

when we got to the address and rang the bell of the apartment there was no one there. we had to call the number that was on our confirmation paper to reach someone from the staff.if we didn't have a local SIM we would not have had any other way to contact the hotel. a lady told us that she will come in 10 minutes so we stood outside the building and waited for her.
the room was nothing like the pictures. it was small and dirty, scratched paint on the walls, horrible tiny bed and a shower that's impossible to shower in. the door of our room was thin as paper and we could hear everything that was going on outside of the room and if that isn't enough, on the day of the checkout at 9 in the morning we left the room for 5 minutes and when we got back our room was open and being cleaned by the cleaning lady even though we haven't checked out yet- mind you the checkout time is 12!!!! that has NEVER happened to me in my life. that is rude and more then that- it is against all hotel rules. our belongings were in the room And had I known that the staff hotel would come in at any moment without permission I would have never booked a room.

If I return to Rome I'll be staying at this hotel again. It was stunning. The room was perfect. It was spotlessly clean, modern yet rustic and the service was amazing. A free mobile phone to use inside and outside of the hotel to use internet and international calls!
Breakfast brought to the room. Clean towels every day and the room was cleaned daily.
The only reason I didn't give 5 stars is because it's so hard to find. There are no external signs on the building, it's just a door into an apartment block/townhouse. Bit once you're in, you're in for a treat.
The location is perfect for seeing all the sights of time by foot. We walked everywhere from the hotel, the furthest thing away is the colosseum which is about a 20 minute walk.

The hotel arranged a cab for us, so we were brought straight to the door. Easy check in. Hotel very central and easy to get to all the major sites. Simon was very helpful. Great idea to have a mobile given to all guests to navigate and use as and when - really useful. Hotel not glamorous so don't expect that, but for somewhere clean, warm, safe and central to stay whilst sightseeing, would recommend.

Located in a very good location, one minute walk to Campo di Fiori.
Super clean and well-designed room. The staff was very nice.
The coolest thing was that the hotel provides a smartphone with free internet that we used our whole trip, with an app that has recommendations for places to visit and restaurants, plus it was really helpful to navigate in Rome with Google Maps thanks to that.
We stayed at the hotel for 7 nights and for sure it was a great choice that we highly recommend.

Lovely stay, modern rooms

We had a great time at Spanish Suites Campo di Fiore location. Our room was in another building across the narrow street from the listed street address, which was not expected but the person who met us was efficient and helpful. We did have to call to let them know we were outside the door when we arrived at 9 pm as the buzzer on the listed address did not get answered, so be aware that you may need a way to call (not sure if that's everyone or just since we arrived after their 8 pm check in time). But once we were in it was easy and lovely. Our room was small but newly renovated, with a comfortable bed and a table and two chairs. The location for us was just across from the Roscioli cafe (again, I think there are many rooms in different buildings so your experience may be different) and that's where we started each day with a cappucino and a cornetto burro francaise. The street we were on was incredible - close to everything and walkable at all times of the day/night. We just left it for other cities in Italy, and we already miss it. We would not hesitate to stay there again. One other note: we used Welcome Pickups for our transfer from the airport, which we also recommend, but our very capable driver had to do some maneuvering and street googling to find the correct building number, and since they are spread among many buildings there is no sign for Spanish Suites. Just expect some searching if you're not familiar with the area (which we found with many addresses in Italy).

The room we booked was supposed to be Junior Suite. We were put in the standard room (no. 3 in the 'new' part) and it had almost no natural light which made it feel quite depressing.
It was clean but bathroom was so small that only 1 person can use it at the time.
Prices are as high as a good standard hotel so hard to see this as value for money.
The location is good and that's the best aspect of this accommodation but I wouldn't go back.

There is a cell phone provide in room with a program I think was called Manet. It had many features for tourists to make it easy to see Rome.

Good service, great location, GPS awesome!

The best part of staying here is the fact that they give you a cellphone to use during your stay that is programmed with an app that directs you to all the monuments, churches, restaurants in the area using google maps. This made our two days exploring Rome MUCH easier. My one criticism was that it was noisy at night on the street. We stayed outside of Campo do Fiori hoping it’d be less busy and therefore quieter, but the windows at this place did nothing to shield the outside noise... even with the windows and shutters closed it sounded like the window was wide open. Bring earplugs and you’ll be fine here!

The Hotel is hard to find. It has a door with a buzzer, and no real signage to indicate it's even there. That being said, once you get checked in, it's a wonderful experience. The rooms are really unique, very nicely updated, with high ceilings which make them feel like being in a loft type apartment. The location is great. Right outside your door is very nice little town with an active town square, lots of restaurants and shopping. A short walk across the river is another really beautiful area to visit, shop, and eat.

Fabulous Home Base for Roman Exploration

Leading with the answer everyone wants to know in the end, when I return to Rome I would definitely stay here again. Spanish Suites was an excellent home base for exploring Rome. We booked two rooms, one for my girlfriend and myself, and the other for her father and his girlfriend. The rooms met my two primary requirements for lodging with flying colors: they were clean and smelled pleasant. The bathroom was beautiful and immaculate, although small. If your online dating profile says you are \"curvy\", you will have to dry off in the hallway. But the shower and toilet work great and the ambience is classy. The room was spacious, clean and pretty, if a bit plain. The location is AMAZING. Absolutely amazing. The staff were unfailingly friendly and responsive. The reason for 3 stars on Comfort is because our \"double bed\" was two single bed pushed together, which was disappointing (but common in Italy) and made ... enjoying ... the night difficult. Wifi was rock solid and fast.

Give it a true double bed and a touch more style, and it is a 5* lodging.

Amazing!! Booked this as a surprise birthday present for my boyfriend and the whole experience was fantastic! Check-in was excellent, shown to our room and given lots of information and tips about local area. Room was very modern and clean, excellent location and extremely comfortable bed. All the staff were welcoming and friendly, doing everything possible to make the trip extra special for us. Couldn't fault a thing! Would highly recommend and cannot wait to stay here again! Absolutely Perfect :)

Good location but lacking finer touches

Great location to get around the main sights of Rome.
Had paid for a junior suite only to be put in a tiny room and told that we would be moved into the other room, which I had booked, the following day. Junior suite was a lot nicer.
I think Rome accommodation is ridiculously expensive and this was no different.
The breakfast is brought to your room in the morning. The apples are amazing, the rest is poor quality and sub standard mass produced bread and sliced plastic cheese.
If you are after location and not worried about cost I can recommend. Otherwise look elsewhere.

Quaint stay and pleasant for the price

Great location next to a great bakery/restaurant. Easy to walk to main attractions. The staff was great, the room was nice and clean and there was an elevator. There is a great view from the windows, very romantic but definitely loud a night. Also no iron available, showering was difficult making the bathroom quiet messy and pillows provided were pretty lumpy. Cars cannot get to that street but a taxi can drop you a few steps away. Also, there is no sign for this hotel so you'll have to refer to the address carefully. Overall, the stay was good and I would recommend especially given the price.

Quiet hotel in the centre of Rome

Very difficult to find, as they are not allowed to put a sign up announcing their prescence. Check door numbers to find 9A written on the wall next to a plain wooden door with \"The Spanish Suite\" on a small label above one of the entrance buttons. Once inside the staff are brilliant, the room is comfortable and clean.
This is not a hotel in the normal sense, there are a number of rooms available in an apartment building, with a small reception area. There is a fridge in this area, and free tea and coffee.

Clean, friendly and great location

This hotel is lovely. Once found (it's on 5th floor so just a doorbell - but had been given great directions) there is a small lift to the 5th floor. Welcomed and introduced to Rome with a great map by friendly staff.
Breakfast brought to the room at requested time and even brought it early one day as we had organised a trip. Hardly any noise and really comfy bed. Very clean.
Would definantly recommend.

experiance with the staff was most excellant. especially the two men who cleaned and served breakfast.
talking about breakfast where improvement is needed . coffe was instant as well as breakfast.

Lovely Hotel very accesable.

Not a good start when the lift was not working and we were 4 floors up. However the room was worth the effort. The bed was really comfy. A choice of breakfast items was delivered at the time of your choosing. There was a small table in the room or you could choose to eat on the roof terrace watching the world go by. Very reasonable price we would stay again.

Very central hotel

Rome for the weekend with family. Took two rooms both faced into the street. Being central Rome it is noisy well into the night, so if you are a light sleeper you may need to find somewhere on the out skirts and travel in. The rooms are on the second floor, there is a lift but it didn't always work.
Rooms were well appointed with very good bathroom with shower, comfortable bed and a Wi-Fi TV. There is no breakfast room, so breakfast is served in the room during 08:00 -10:00 to suit you.

Lovely rooms in the centre of Rome

We stayed as a family in 3 rooms. The rooms and bathrooms are very modern and very comfortable. The beds are excellent and we all slept well. This is a great location for exploring most of Rome on foot. There is some street noise but this did not disturb us and it is a much quieter location than many others in the centre of Rome. The staff are very friendly and helpful. Don't bother with the breakfast as there is a fantastic cafe / bar just 2 minutes away, Caffe Camerino, just by the Largo di Torre Argentina - great coffee and scrumptious pastries. We had 5 drinks and 5 pastries which came to 11 Euros!!

Lovely hotel in Rome,spoilt by noise.

Wonderful time in Rome.The hotel was in a great position for sightseeing.We were able to walk to all the sights.It was also very near to some great restaurants.The staff in the hotel were so helpful,friendly and knowledgeable.Sadly we would not visit this hotel again for 2 reasons.We did not like having to have breakfast in the room,it was a very small menu and a bit cramped to eat.Also it was so noisy at night we couldn't sleep with people walking past talking and laughing until the early hours,we had to wear ear plugs and even that didn't drown it out.It says on the hotels description that the rooms are soundproofed,they certainly aren't.You can hear people in the next room and the noise from outside clearly.

Great hotel!

We loved staying at Spanish Suite! It is in a great location, and the staff is super friendly and helpful. They even deliver your breakfast to your room! Our room was bright, fresh, and recently remodeled. The bed was comfortable and the bathroom was really nice. We felt very comfortable at the Spanish Suite and would definitely stay there again.

Perfect hotel right in the centre

So what can I say wrong about this place.. Nothing!!...I booked this place through Expedia for my 1 year anniversary as a surprise for my partner. From the time I booked it iv had through and through communication with the hotel as I wanted the room decorated being a special weekend. I got a reply straight away and they'll organise something. We had a taxi pick us up from the airport which we had to pay €50 for but at least we had no issue in searching for a cab and paying over the odds for. We got to the hotel and the gentleman who served us was perfect we couldn't floor him what's so ever. He was so jolly and happy showed us around and how to use certain things. It's always a blessing when you get greeting with a continuous smile :) ...We were told about breakfast that we just tick what we want and what time and itl all be ready. Well this was spot on. What we ticked and especially the timing was spot on, it was never a minute over and felt like it was bed in breakfast lol. Everything is really close by, you take a walk to the left and you come to a square surrounded by lovely restaurants. The place the staff the location was perfect. Thank u so much...Seems & Riks

Great B&B with a not so nice building entrance.

This was our first trip to Rome and we are walkers so location was very important, and did we get it right. Everything was within easy walking. Some times, assuming you don't get distracted: the market at Campo de Fiori - 2 minutes; Trastevere - 10 mins; Piazza Navona and Pantheon - 10-15; Colosseum - 25 but it is IMPOSSIBLE not to stop along the way. Our walk/wander took us about 1.5 hours!!; The Vatican - 25-30. The Spanish Suite has 2 locations in Rome and this one opened in August/15. They have the top 2 floors of an old residential/small office building and our floor had been totally renovated. The room was nicely designed, spotless, with a v good bed and great shower. Staff were extremely helpful (esp Francesco), although we never saw the same person twice. You choose breakfast items from a checklist with a reasonable selection of choices, submit them each night and they get delivered to your room at your selected time. We found the building a little difficult to find so have included a photo of the front.
