The name of this 'hotel' translates as the Prince's Palace but it is no way palatial! It is not a hotel but a few room along a corridor on the first floor of a shared large old building. Our bedroom was very small and sparse. There were 2 dusty old dried flower arrangements in the room which added to the gloom. No kettle or tea making facilities. The safe was not secure so we had to carry out personal items everywhere we went. The bathroom was tiny and the door couldn't be opened or closed if you were standing at the sink. The photos on line did not reflect the room we were given. During our 3 night stay we only saw a member of staff once on the final evening as the tiny reception table (which you nearly bump into when opening the entrance door!) appears not to be manned regularly so we recieved no instructions or advise for our entire stay . Yes it is in a convenient position near public transport and restaurants but very over priced for what you get.

Great location. Room was quaintly decorated in antiques. Loved the barrel ceiling and the baroque like furniture. Refrigerator in room hidden behind the curtain a plus. Nice window opens to the courtyard. My only complaint is that they didn't have any coffee in the morning!

If you dont want to sleep and think twice if to shower stay here.
A/C was leaking we had to sleep woth dropping noise all night long.
Wgen we finally fell asleep the ladies started to have a conversation outside super loud then vacuum and finally like someone was climbing a ladder. The unit is si tiny and shower was not clean.take the stairs dont take elevator

We booked a bit late so there weren’t too many options left to choose between the hotels.The location was good close to Termini station. The room itself and the cleaning were fine, although I was surprised to learn that fresh towels were only provided every other day. The hotel was very quiet so that was also a plus.The biggest issue was the water in the shower: it would turn cold in the middle of every shower, no matter the time of day, and the drain kept getting stuck. For the price we paid, I definitely expected a better experience. I even mentioned the cold water issue to the front desk, but the only response I got was, “probably a lot of people are showering at the same time » which was not true since we showered at different times and had the same issue.

We went for the first time to Rome.. and it was so wonderful! The directions to enter the hotel were exact and easy to follow! We loved the location! Close to a police station so we never felt unsafe! We would gladly stay here again. The room is in an old building, so don’t expect modern feel. The shower had hot water and the air conditioning blew cold! Loved this hotel! They even held our bags for us so we could go sight seeing.

The service was excellent and the check in/check out was very simple. The room was not huge but as advertised. Alessio at the front desk was very helpful. The location couldn't be better. Walking distance to many of the main attractions and a very short walk to the metro and train station.

Perfectly adequate accommodation. Affordable, good location, easy place to rest your head after a day of exploring Rome. Felt safe, it was clean, and there’s bars & cafes close by. Very close to the train station & right across the street from the Opera House! They were very accommodating to store our luggage. Don’t expect overly luxurious or extensive amenities, just a nice place to crash. Would stay there again.

The hotel is close to the train station. The room is not soundproof as I could hear outside noise and had a problem falling and staying asleep. There was also noise from a unit near by sounding like a dryer running almost continuously. It was clean. I also had an issue trying to get the door to the street to open.

We stayed 6 days in the property and we were extremely pleased with the service, staff, and location. Starting with the ease of communication, Nicolai and Valentina were very helpful with recommendations around the area as well as suggestions on transportation. The breakfast in the property was amazing. (8-10am) Our room was perfect! Even though this B&B is very central to all places we didn’t hear any noises from the outside streets. We loved staying with you! Thank you Maximo, Nicolai, and Valentina.

We arrived at the hotel and immediately became aware that I left my backpack (with all of my essentials) in our taxi. Our host, Mossimo, performed a miracle and was able to track down our driver who immediately returned it. We are so grateful for his help!!! He and Valentina were so kind and made us feel at home. For us, this hotel met our needs - large space and bathroom, conveniently located, and was quiet at night. The AC barely worked but good enough for us to get a restful night's sleep. I don't usually write reviews but this was an exception. We still can't believe I was able to get my backpack returned. God bless!!

My room is the only one with antique 300-400 year old brick curved ceiling. It IS AMAZING!! Hard to describe. It had sharp edge on the corners but round!! Architecturally superior and difficult to build, let alone still be standing in almost perfect condition hundreds of years later. The skill to do this is hard to find in 2024. Just a WOW ROOM with an ornate super fun colourful chandelier. I would rent it just for the experience of this fun room. Super wow. It was like staying in the museum instead of looking in.

It is Not a hotel, more like Airbnb in an old, smelly and dark building. We arrived at 5 pm and no one around. They have no reception so you can never find them. We had no power and no hot water for entire day. We had to book another hotel in the next morning even though we paid for 2 nights.
Don’t trust the photos! We were shocked when we arrived.

Access to the city is perfect. Staff are friendly and tremendously helpful--Valentina even stitched up a torn pocket in my suit jacket! The Teatro dell'Opera is directly across the street, great restaurants everywhere, an easy walk to Roma Termini -- a wonderful place.

We enjoyed our stay at the La Regia dei Principi. We found the accommodation clean comfortable and friendly and it was in a good location. The breakfast buffet was more than adequate.
Would highly recommend this charming B&B for a short stay in Rome.

We stayed here for our honeymoon. Small place with decent size rooms. Staff are great and always willing to answer any questions. Staff made it easy for us to get around Rome and also provided us with a map. This place is walking distance to to a train station/bus station which made it easy on us to get from one point to another. The place also has a mini refrigerator which is a big plus for us when traveling.

I reserved and prepaid this hotel several months in advanced. When we arrived; we were told it was 'full' and walked down the street to another hotel which had a room so small there wasn't enough room to open your suitcase. They did give us wifi and breakfast; after traveling for 36 hours we were in no position to argue. But this was a bait-and-switch.

This quirky guesthouse hotel was perfect for our sightseeing time in Rome. Ten minutes walk frome the Termini which provides bus tube and train services for Rome and beyond. Recommend paying for transfer provided by hotel as not obvious where it is at first. Rooms are clean and comfortable. Tea and coffee facilities in room and dining area, cold filtered water in communal area. Breakfast is basic but plenty for everyone. Staff not available 24 hrs but are very helpful with suggestions of what to do, where to eat and how to get there. Rome is an amazing city and this was the perfect place to see it from.

We slept well here for three nights. The historic lift to the first floor was a lot of fun for my kids. The staff were friendly and helpful and our room was perfect for our family of four. The wifi was unreliable in our room but they kindly let us use the breakfast room which had very good access. Our beds were comfortable, the room was quiet and clean, and centrally located. The on-site baked breakfast cornettos were delicious.

A very pleasant small, quiet hotel with friendly helpful staff. Very close to the Termini and within walking distance of the central sites. Lots of varied eating places nearby. Just be aware it is on the first floor of the building and the sign is small and easy to miss. We enjoyed our stay and it is much nicer than a big more formal hotel.

Loved the authenticity of the little bed and breakfast. The staff was very friendly and helpful. The room was comfortable and clean. The only negatives were the WiFi was very spotty often going in and out and the staff would be very loud in the morning after 9am for cleaning of the rooms.

What a terrible experience: 2 separate rooms for 2 nights, staff is never around, bathroom door kept getting stuck, old fixtures and broken buttons, musty room, and grim breakfast selection. We booked this room 3 months in advance, and they didn't have the foresight to tell us that we would be staying in 2 different rooms. They were not accommodating about the transfer and we had no room from 9am to 12pm - think about how disastrous this would be if it were our honeymoon or if we were sick. We had to negotiate checkout from 10am to 11am because of this, and they still failed to record our later checkout time until we had to speak with the owner. The week before arriving, they did email us 3 times to ask us to confirm our arrival time, probably so the staff could go back to their extensive breaks, but there was no mention of how to find the hotel. If you unfortunately booked this place, it's behind a large door that you need to buzz to be let inside. It's up a flight of dark stairs and the \"hotel\" is just a hallway of rooms. On the 1st night, they placed us upstairs in Opera Dream, a different hotel, and we had a nice room with none of these problems. I wish we booked there instead.

Pretty rooms but...

Our room was very pretty! On the surface they look like the pictures but some of the finishes such as paint need redoing and it was rather small. The reception and hallway also very narrow. The bed was comfortable memory foam with different pillow options. Hot water was a bit hit and miss depending on time of day and wifi was quite inconsistent. Breakfast was basic but had plenty and a fresh, cold water station available to everyone at anytime. Good location for walking to major tourist attractions and staff were lovely and helpful with anything we needed. Disappointed they charged 3.5Euro per person per night for city tax when other hotels we've stayed in are only 1.5 or 2 max...extra 28Euro just made it more expensive and not very good value for money, but that's Rome for you.

Very good hotel, close to everything, very good breakfast - you get choice of egg. ham, cheese, sweet pastry and fruit only one minus - egg was not very warm; staff very helpful; room clean; supermarket close (carrefour). two metro stations close - republika and termini. watch \"helpers\" in the metro -they help you to buy a ticket and take 1-2 euro for a help.

Nice Guesthouse central to all Roman activities

This B&B is approx 30 min. ride from FCO airport (depending on the time of day). They can set up a car to pick you up. There are several other hotels/businesses/residences at this location. The sign for the hotel is small and on the building so don't expect to see if from far away. It sits directly across from the front of the Opera House (as a landmark). To enter you press the bell which is to left of building entrance at the bottom. Upon entering you go to the left and up a flight to what is considered to be the first floor (although it is the 2nd level). There is a small elevator but be aware you must first walk up a few steps. Once in the B&B, the welcoming staff, two of whom are also the owners, are extremely friendly and helpful. The rooms are nicely furnished and appointed. The high rounded ceilings are a plus. The bed and pillows are firm and comfortable. Windows are large and have a nice view of the side street below. There is daily housekeeping. They serve a free breakfast daily - cereal, bread/toast, sunny side up eggs, ham & cheese, yogurt, assorted pastries, tangerines, cappuccino, espresso, instant coffee and tea.There are 6 or 7 rooms that are close together but you cannot hear between the rooms.Termini station, which is the transportation hub is less than a than 5 minute walk. Trains crowded so hold onto wallets! The Colosseum, Vatican City, Trevi Fountain, Spanish Steps, Pantheon and other Roman must see sites are only 10-20 away. Highly recommended B&B!!

Guest house in Central Rome.

First of all you need to know that this is a guest house, not an hotel. It has just seven rooms and is quite hard to find...even when you have the address. The name is on a small blue plaque on the left hand pillar of #38, and must be searched for. You will find the entrance on the first floor, piano primo, after you either climb the stairs or go up in the antiquated elevator. The service was good. We were expected and welcomed, and the room was ready despite it being11 am when we arrived. The room was old but adequate. The breakfast was also adequate. By North American standards this was a 2+ star experience.

The location is walking distance to the train station, and the hop-on-and-off buses are a few blocks away. There are good restaurants in the vicinity and the Collesseum is a 30-minute walk away. The only challenge is the persistent street vendors, which is something common all over Rome.

It was very nice staying there.
Location was good, only 5min walk from Termini station.
Another metro was only 3min walk.
There were other bus stops in walking distance like 3 to 5min.
Also, staff were super nice and kind.
Hotel itself was super clean. No smell at all. Very clean. Not just the room. Kitchen was clean and breakfast was fairly good.
Staff even made coffee for people staying there.
Very nice people.

Cute b&b, within easy reach of most attractions

Lovely clean room with very helpful staff, close to both termini and republicca metro stations, approximately 5 minute walk. Shops just around the corner. A good selection of restaurants to suit all budgets within a 10 minute radius. Most attractions within a 15 to 20 minute walk or 5 minutes on the metro. Would definitely recommend this b&b.

Brilliant helpful staff, eager to give tourist information, buffet breakfast included, bedrooms were stunning, lovely curved celiengs and all very clean, easy transport links, very close to main train station

Nice hotel, close to sights

Great location & small but comfortable room.
The breakfast could be improved and selection was hit and miss but the owners did remember our preferences and tried to accommodate this.
Room was clean but mattress was slightly lumpy. Decent air con and quiet road off the main streets. Easy to walk to main attractions and termini, lots of great restaurants nearby.

Nice for a short stay

The room had everything we needed. The bathroom could have been bigger, but good enough for a short stay. It took a while to get hot water in the shower.
The breakfast didn't have a very big selection, but what was offered was good. Coffee was served to the table, which was nice.
Location is walking distance from Rome Termini. But also all attractions in the old town can easily be reached by foot.

Great location, wonderful staff, comfortable stay

We really enjoyed staying in this very charming hotel. The building is old but our room had an updated bathroom and cute/old-fashioned decor. The rooms are named after flowers -- we stayed in the room called Iris, and it was larger than I expected. The bed was very comfortable, although the pillows were kind of hard/stiff. There was a small refrigerator in the room, which would be a bonus if you wanted to bring in some white wine or food that needed to be kept chilled. The location was really great. It is just a 5-10 minute walk to two different metro stations, so it was so easy to get to every place we wanted to see by metro or by hop-a-bus. It is also just a 5-10 minute walk to the train terminal (the Leonardo Express takes about a half an hour between airport & terminal and runs about every 30 minutes). Upon arrival, we were provided with a map and suggestions about good, affordable restaurants that were not tourist traps. Their free breakfast provided more offerings than a typical Continental breakfast. The only concern would be for someone who may have trouble with stairs. The hotel entrance is on the second level, and you need to take a half-flight of stairs up to a very small, old-fashioned elevator to get to it (or you can walk up another level of stairs from that point, if you want).

This is not a hotel, it is bed & breakfast

It is not a hotel, it`s bed & breakfast. That right there was a surprise (not a very pleasant one). I probably would not have cared if I was greeted properly upon arrival. The hotel is actually right across from the Opera house, but there is no sign on the building stating that La Reggia dei Principi is inside. The building does state a name of a different \"hotel\" that is also inside, but overall looks like an apartment building. That was very confusing. After finding the building and ringing the ball, Lisa buzzed us in stating that we should make a left on the 1st floor. We walked in and saw a little check-in office to the left, although there was no one inside and the light was off. To the right there was another such office with the light on and people inside checking in (into the hotel that actually had a sign). We waited around for a few minutes and couldn`t understand where our hostess was. She buzzed us in, so she knew we were there. We were surprised that after 5-7 minutes no one came out looking for us. We even asked a lady at the other check-in office and she pointed us into the dark office`s direction. Finally, we heard someone yelling for us from the 2-nd floor. When we dragged our tired, frustrated selves upstairs, she explained with a slight attitude that 2-nd floor was the 1-st floor and she`s been waiting for us. Who greets people this way?? Why is there no sign anywhere pointing in this \"hotel`s\" direction (UP)? She just made a really bad impression.
