Clean, modern hotel in a good location for seeing the sights of Rome, either on foot or in taxis.the rooms are a good size, and whilst the condition is not perfect, it’s certainly not bad.
Unfortunately the hotel left us waiting at the airport after we had confirmed a transfer, they don’t reply to emailed messages and the price of the return transfer increased from what was agreed in writing. Because of these issues, I have reduced the rating to 3, in what was otherwise a good hotel that could do so much better with some small improvements.

My family stayed here for 3 nights. The room is clean including the washroom. Staff are very friendly and helpful. AC is excellent & room 314 is quiet. The hotel is very close to the Termini & Republica subway stations about 5 minutes walk. It’s about 15 minutes walk to the Colosseum too.

I definitely recommend this hotel if you wanted to explore Rome & the Vatican too.

They were able to check us in to our room 2hrs earlier, which was great to freshen up before seeing the sites. The room was very nice and clean.
Breakfast was a little unnecessarily rushed, when we weren't planning to take much time to eat so we could be out to explore. They did cater to our gluten-free and dairy-free restrictions, which is always nice when traveling.

This hotel is truly exquisite. From the moment you walk in the staff caters to your every need and even more. Honestly, this was the best hotel stay I have had in the last several years of traveling. The room was spacious, comfortable, with towels and linens of high quality. All toiletries are provided, which was appreciated. I can’t say enough about how great this hotel is. Also the breakfast is outstanding and more than worth the price!

This hotel was fantastic. Very modern and well kept. The hotel didn't have AC our first night, so they upgraded our room, and offered a room nearby (at no charge) while they fixed the issue to make up for it.

The property is very clean, they have a great breakfast, lovely rooftop, and a spa (though I didn't use it).

We visited Rome, Venice, Milano, and Lake Como. This hotel was the highlight of our hotels we stayed. The facility is modern, well-kept, clean, with great soap and shampoo, etc. But you must check out their rooftop restaurant!!! The chef is outstanding. They have good meals, including breakfast buffet and lunch. It is in a secure location, with easy access to taxi, and the Roma Termini Station. They have a spa we had no time to try but would do so next time!

Beautiful spacious room. Excellent bathroom but not a walk-in shower if that’s important to you. Staff was helpful in navigating to the train, bus stop and walking to city center areas. Breakfast was very good and plentiful. The hotel location was great. We easily walked to and from the train station with two roller bags. The Monti area had nice shops and restaurants. We walked or took the city bus to all the sites. Would definitely stay there again.

My husband and I stayed at The Hive for one evening, and had a nice stay. It’s conveniently located near the train station and close to so many restaurants. The staff is incredibly friendly and our room was spacious. Our only complaint was the AC in our room was inconsistent. We recommend this hotel to anyone staying in Rome!

Hotel was conveniently located for our trip. We needed to see the attractions of Rome but also have easy access to the main train station as we had to head out to other provinces on two separate days.
The Hive is a modern hotel with an excellent breakfast in their dining and bar area.

The property was very lovely, clean and modern. The junior suite was spacious and comfortable. The staff were very helpful although when we arrived, the bell hop was very hard for the front desk to reach and he was not very enthusiastic.

Breakfast buffet was good. Good location but there is no area to pull our car over to drop your bags without getting a very loud, angry scolding by the police.

We asked for a quiet room on a high floor and were upgraded to a junior suite on the 4th floor. The room was lovely but very noisy due to motorcycles and vehicles at night. I wore earplugs and slept well but my husband was concerned we’d miss our alarm so he didn’t wear earplugs. He said it was the noisiest hotel room he’d ever stayed in.

Overall, a very nice experience which was fairly priced.

water seeped through the floor smelt like pee we were promised a new room in the morning was ignored and got waved away later saying they cleaned it. No dinner drink or even dessert coupon for having maintenance come at midnight. when checking out we noticed the rooms all had warped floors assuming this is a common occurrence. Beds weren’t comfy and found hairs on my pillows upon arrival. wouldn’t recommend!

Staff is so quick to respond to all requests. Breakfast buffet had so many options - this is not a continental breakfast this a a full breakfast buffet with hot & cold foods and oh so many treats to choose from. I would definitely stay here again

We were greeted immediately by the front desk staff who kindly checked in our bags to drop off before our room was ready. They suggested things to do in the meantime and were very polite. Being our first time in Rome, this spot was close to the metro and the Leonardo from the airport. The rooftop bar was beautiful and perfect for a drink before going out. The room was bigger than expected, especially compared to others in the area. Overall the say was above what we expected and were very pleased with the hotel

Nice hotel but let down by EVERYTHING being extra charges! Never been to a hotel where the gym is extra (£9). Lots of facilities but you have to pay for everything extra which is disappointing and not clear when booking. Especially for £300 per night.

We stayed at the Hive for 3 nights. Front desk staff were great and super informative.
Room was very spacious and clean.
Great location, walkable to most things or easy access to train station.
We enjoyed the rooftop bar every afternoon before we went for dinner in the neighbourhood. It had a lovely atmosphere and good music playing
The only things that we off putting was on the second night we were accused of charging drinks to the wrong room the previous night.
Also, the guy who brought a steamer to our room basically barked at my husband we were only allowed to use it for 1 hour, he was rude.
Other than that overall, a great stay!

Only stayed one night but the room was almost too big. Full siting area with couch and chair, bathroom was almost the size of our past hotel rooms all together but so far from the bedroom I prayed not I have to get up during the night.
Nice problem to have while in Rome, I guess it compensated for not having a view as we were below street level.
Only complaint is the TV was not smart, we couldn’t stream to it. Having that space would have been nice to watch a movie and drink some lovely wine in the evening.

But overall the stay was a 9/10

Great hotel, unfortunately our room faced onto a road which had a street market most days. The noise commenced early hours of the morning and the room sound proofing was very poor. We had to wear earplugs every night and often the banging and noise was still too much.

The hotel location was very convenient, and the staff was friendly. Since we were traveling with a stroller and three large suitcases, we appreciated having a big room. The only downside was that we had to use five steps every time we entered or left the room, which was difficult with the stroller.

Attempted to use Xpedia to change booking. Expedia person named Jesse, not a virtual agent said they would talk to the hotel to help change the days a of the booking. Jesse never got back to me. Then reached out to the hotel and asked for help and they didn’t get back to me til after the booking was over to say they would just keep the money for the booking. Eff them.

The room was very clean and comfortable, nothing luxurious but practical. The gym is the highlight of the hotel given that it is well equipped and nice. The location is very convenient as the hotel is close to the Republica subway. There are nice restaurants and a grocery store nearby.

The night representative at the front desk was extremely rude and argumentative. I had a taxi reservation arranged through the hotel; however, my flight was cancelled due to a strike at FCO Airport. I called the front desk at approximately 4:45 a.m., but no one answered, so I went downstairs to inform the staff that I needed to cancel the reservation.

The representative immediately became upset and argumentative. I assume he may have been sleeping in the back when I came down to the desk. The entire interaction was unprofessional and unnecessarily stressful during an already difficult travel situation.

I stayed at The Hive Hotel for four nights in May 2026. Overall, the hotel itself is fine. The location is convenient, just a short walk from Termini Station, the rooms are modern and clean, and the bed was comfortable. The rooftop terrace is a nice bonus with decent views, and the hotel feels relatively new and well-maintained.
Unfortunately, the front desk/reception staff completely ruined the experience. Their attitude was consistently rude and dismissive from the moment I arrived. Check-in was cold and unwelcoming, and whenever I had a question or needed assistance, I was met with eye-rolling and very poor customer service. On one occasion, I was spoken to in a condescending tone that felt completely unnecessary. It genuinely felt like we were bothering them by being guests.
The hotel itself is okay and I wouldn’t mind recommending it for the facilities, but the terrible treatment at reception makes me say this clearly: I will never stay here again.

We enjoyed a 5 night stay here. The location is close to the main train station and not too far from the colosseum. If you are good to walk the trevi is only 30 minute walk. We enjoy walking so found the location perfect, making some stops for food and drinks on our way to the different sights.

The room was a nice size and cleaned each day. Air con in the room meant it was very comfortable. The bed was super comfy.

Staff where great, anything we asked for they accommodated.

Breakfast had a nice selection. Also having an outside seating area was great with the sunny weather.

They also have the roof top bar which was a nice addition after a long day walking.

Hive was a perfect location for us. Walkable from the train station even with luggage. Note: the sidewalks are uneven.
We walked every where. Trevi Fountain, Coliseum and Spanish Steps were only 20 minutes away. We chose to walk every where so we could explore. Rome is such a beautiful city. Hive was perfect. Would stay here again.

They had no air conditioning in neither of my two rooms. They change one of the rooms to another room after complaining but also without air conditioning. My main issue was not that they had issues with the air, it is that they act like is a surprise and keep playing with you like you will not complain that you are sweating in your room while the corridors outside have air, and that their solution for my troubles was to say we will not charge the tourist tax in one of the rooms (15 euro)

The bed was very comfortable, area was quiet and blackout curtians kept the light out for good quality sleep which is super important for me. The cleaning staff were very loud though. They let the doors bang super loud which woke us up around 7am. Would've loved to been able to sleep in. Other than that, good stay.

The hive was top notch! This hotel was in a perfect location to get around Rome!! The room was extremely clean and the cleaning staff came in every day to tidy up, and did an excellent job! The front desk staff was friendly & helpful as well, accommodating any requests that we had. In addition, we were able to visit the rooftop bar, which was just lovely, and the bartender was so attentive & kind. An overall wonderful experience.

The hotel was great and the air conditioning was better than all of the other places we stayed—it seems to be a thing in Italy that they restrict the air conditioning at night and this seemed to occur at our hotel (we had it at 19 Celsius around 65 Fahrenheit and it definitely felt warmer than 70 Fahrenheit) however I am still rating it a 5 because it seems to be a country wide thing and it was the least restricted here of all the hotels we stayed at on our trip, however I do wish hotels would disclose this to their guests especially when they are tourist oriented.

My husband and I just had a wonderful stay from start to finish. Friendly helpful staff throughout the hotel. The food was delicious it was lovely sitting outside on the rooftop restaurant for breakfast every morning. Location was superb. Only a few minutes walk to Termini train and metro station. Trevi fountain for example was 20 minute walk. The room was extremely comfortable and quiet and room service was immaculate. I wouldn’t hesitate to stay here again if we came back to Rome.

The front desk personnel was slow to address a problem with the AC and dismissive of problems with the wifi, which basically did not work. He also insisted that he had upgraded our room \"two or three levels\" and that we were in \"one of the best\" rooms which was clearly not the case when a repairman finally showed up to fix the AC which was caused by an excessive amount of dirt on the filter.
