Nice quaint hotel that offers an amazing view and has great customer service and plenty of standard amenities like a shower/restroom, fridge, tv, and internet. It’s also close to the bus station and train station. Staff was very helpful.

The room was very clean, with a good location that was central to everything (very easy walk from Termini; good food downstairs and across the street). The owner provided clear instructions to access the building and check in, the elevator was a bonus.

The only con was that the shower had very poor water pressure and almost no hot water. If you have long or thick hair to wash it can be a challenge.

As an FYI, the double bed is a Murphy bed, comfortable, but if you’re with someone who is heavier than you, you’ll roll into them during the night.

The check-in process was very easy and communications was clear. Room was decent sized with good air conditioning. Location is also good near the Roma Terminal. We enjoyed that the room had a mini fridge that we used to keeps drinks and snacks.

The only issue I had was the bathroom shower and the poor drainage. It was quite small as well.

In addition, the front desk person who we only saw once because they are only available for limited hours, didn’t inform us of the amenities in the nearby kitchen and more information about the space. She was not informative at all.

Instructions provided by the property were perfect and easy to follow. Elevator is a bit small for a family and requires multiple trips but that’s a minor inconvenience. Everything else was comfortable and great for my family.

Check in information was provided, but conflicting information provided. When we checked in, we realised it's almost like a dorm setup, with seperate rooms off a joint kitchen foyer area. The room was clean, shower wasn't great - not hot or strong. The television also doesn't work properly when changing channels. Safe provided, but we kept our valuables with us. No new towels provided for our 3 days there. Night before check out, a person we've never seen told us the information and asked for a higher city tax than what was on my documents/online for Rome, so again conflicting information. Lift didn't work half the time. Breakfast was a decent little spread of croissants, eggs and ham slices. Overall, a decent location, but for the price, better off spending more to go somewhere safer/more communication.

My son and I stayed at this location at the beginning and end of our trip. We had different rooms each time, but both times we were happy with our accomodations. Plenty of outlets, a table to eat. The 'Vaniglia' room had a full/queen and two twins. The a/c was great because it was HOT outside. The rooms were quiet. The 'Cannella' room had a kitchenette. The building is a quick walk from the train station, and a reasonable walk to the Trevi Fountain, Pantheon, Colliseum, and the Vatican. Your stay will have 4 measures of security. One key code exterior door, another key code interior door, an elevator ride up to the floor, an electronic key fob to unlock the door to the suite, and a regular key for your room. They serve the closest thing to an American breakfast you will find. They served eggs, yogurt, fruit, cereal (I think) and different bread/pastries. They also have a coffee maker. I would definately stay her again.

The location of the property was within the historical area of the city which made sight seeing easy. The property itself was on the fifth floor with a very small elevator as the way up to the room. The room itself was cramped and worn. The room was clean, but the bathroom fixtures and the in-room fridge were broken. The lack of 24 hour service meant we couldn't get any of the many issues resolved.

The AC was powered off and staff said they could not turn it on until summer months regardless of the temperature. Sleeping was very uncomfortable. Expedia did nothing to rectify the problem despite being notified the first day. Would only recommend this property for one night if you utilize the metro since it is so close.

The air conditioning in the rooms was broken, and there is no one on the premises except during check in. Phone calls led to having workmen in and out of our room for the next two days. The whole experience ruined our vacation -- there was nowhere to escape the heat and commotion, and because we spent one of the nights in another hotel so we could actually get some sleep (it was 82F at midnight in the room!) and one of the days in yet another hotel (everything was booked up), it turned out to be much more expensive than we'd planned. I recognize that an AC unit can break, but not having anyone on the premises made it so much worse. And they could have gotten us a fan at least. The woman promised to reimburse us through Expedia but never did. I'm not sure why this place gets such good reviews -- it was fine, but the breakfast is a plate of cold eggs left out for self service; the other hotel we stayed in to escape the heat cost the same and had a real breakfast with fresh fruit etc. This felt like a nice place for a college student on a budget (if everything had been working properly).

Ideal location for taking the train from FCO Airport into Termini Station.Short walk from the Station and so much cheaper (and possibly quicker) than taking a taxi from the airport. The person who came to meet me was late, which meant I had no way into the room and no way of knowing if they were coming or not. The shower water pressure is non-existent. Had to run sink for 10 minutes to get any hot water in the shower. Friendly staff. Breakfast is OK.

Excellent location near the Roma Termini station and across from the Opera with good retaurants, museum, churches, old Roman Baths, and the Spanish Steps within walking distance.
Our room was pleasant, the bed was very comfortable and the bathroom was clean. The wifi was good.
Breakfast was served buffet style in a cozy room and included excellent croissants, cereal, fresh fruit and yogurt. Sliced meat and eggs were also available.
The staff was very friendly and helpful. We would certainly stay here again!

This property looks NOTHING like the photos. It is run down, Lorenzo, the person in charge who we dealt with was unhelpful at best. The breakfast area was so small and gross and the cleaning room supply door which had a very distinct awful smell was always open. Also, the entrance to the facility had a very gross smell and the property is on the fifth floor and the property only had a two person elevator which was dirty and if the people who used it last did not close the doors, someone had to walk up several flights of stairs to close the elevator doors so that the elevator would work. AWFUL. DO NOT STAY THERE!

THE ROOM WAS VERY SMALL, PICTURES VERY DECEIVING. THE ONLY PERSON WHO WAS EXCELLANT AND WENT ABOVE AND BEYOND WAS THE CLEANING LADY. SHE WAS WONDERFUL. The owners own 2 hotels, which are really 1 hallway in 2 different buildings. It is really difficult to find either hotel. There are no hotelfront signs since these 2 hotels simply rent a hallway on a floor. Make sure you have alot of battery left when you use gps to find the address because even then, we walked right by the address 3 times. We finally found a small intercom that listed the business and they buzzed us in. I recommend getting there early and/or calling the hotel when you are around the corner.. And remembering which outside door because all the doors look the same. The hotel staff is family run and they are very nice and very helpful. The place is clean and comfortable and conveniently located.

It is a quiet, clean residence. the breakfast supplied was always lovely and plenty of it. did have a bit of trouble getting into the property at night over the weekend when the interior door was locked. Room was comfortable enough. We got lost finding the place, so don't follow gps. Staff were very kind. We missed breakfast on the first day as it was served after we left to go sightseeing. It wasn't very exciting anyway and not a lot of choice, but it was ok. Good that is was included in the price.
Once Lorenzo explained how to get to the train station, we realised it was very close to it and most attractions. Easy to walk around and seemed a safe area.
Overall a good experience and made our couple of days in Rome pleasant. Thank you Stefania and Lorenzo.

This \"b&b\" needs to work on the cleanliness of its rooms (the first room we got was full of dust; the pillow on our son's pillow was covered in dust and hairs) and update the furniture, especially the mattresses. The mattresses were old, squeaky and generally uncomfortable. The sheets looked very old and worn, and threadbare in places. The bathrooms were also in desperate need of some care; fixtures were old and in need of repair.

The service is good - we had no problems with the staff. Unfortunately, the old and worn state of the facilities cannot be overlooked.

Thus, for the money they charge for a stay there, there are much better options in the area. There are plenty of hotels in the area that offer a full service front desk (note that this b&b only has staff present in the morning) and have much cleaner and better maintained rooms. We know, we stayed in a hotel 2 blocks away for the first leg of our trip and regretted not having returned to that hotel.

Overall, this location cannot be recommended.

Nice, affordable option near Termini

Chose this hotel due to its price and location near Termini and was very happy with the choice. Less than a 10 minute walk to station. Area was surprisingly quiet at night for sleeping. Room was plenty big for the 3 of us. We were fortunate to be able to check in at Noon and leave our bags. We walked from hotel to all the usual tourist sites (only major sight we didn't make was St. Peter's ) a lot of steps on the Fitbit but certainly doable without transportation.

This hotel was within walking distance of most of the central must see attractions. The Vatican was a few stops on the metro. This was a consideration when booking. Over all it was very good first time visit to Rome helped in part by having a pleasant location and very helpful staff who did everything to make our stay memorable. Thanks to Stefania.

So as the title states, this establishment is extremely close to most of the major sights. For example, a ten minute walk to the south will take you to Ancient Rome. Beautiful churches, grandiose piazzas, and other such sights are all in walking distance. The Vatican is a bit far but that's no issue with the Piazza del Republica metro stop a fast five minute walk away. If you want to go outside of Rome, the Termini station is right next door, providing transportation to all of Italy. Great restaurants are everywhere; walk any direction and you'll certainly find one that fits your tastes and budget. The Viminale Hill area is very safe because the Misinsty of The Interior is right across the street. The establishment itself may be located in an older building, but the owners certainly do a great job keeping it new and clean. There is Wifi, air conditioning, and any other amenities a traveler could need. Every morning, a staff member comes and cleans your bathroom, does your bed, and tidies up the room. On that topic, the staff is very friendly and helpful. A majority of them speak English fluently. The breakfast is good, with choices ranging from freshly prepared scrambled eggs to delicious, locally sourced, pastries. Even the pickiest eater will find something here. The only complaint we have is that the wifi sometimes did not work and the cleaning of the shower was somewhat rushed.
Overall we were very happy with our stay. 10/10 would recommend.

The perfect base in Rome

For our first time in Rome we could not have chosen a nicer place to stay.Our hostess, Stefania, is a delight; so welcoming and helpful with every request or query.We can certainly recommend this B&B; no frills, but the room has everything you need, spotlessly clean, convenient for sightseeing and restaurants, and great value. One tip: Make sure you let them know, in advance, your approximate time of arrival, as sometimes the owners are not on site and may take a couple of minutes to get there.

I reserved a room in this guesthouse for my son who was traveled to Rome with a friend. He said the location was perfect, staff was very helpful, and the breakfast was very nice. He was definitely recommend this guesthouse.

Ring buzzer and then wait in lobby

When we arrived we pressed the buzzer. You will need to press the buzzer and wait. There is not staff at the hotel location. They walk over from their office across the street. When the buzzer is pressed it calls their phone and they know to come over to meet you. If I had known this ahead of time it would have saved me a lot of stress.

Everything is excellent, near the important place and roma termini. Reception and sanitizer are very nice. Room is very beautiful and clean. Feel very comfort. But we would like to mention about finding the location, it should have some name of hotel or sign in front of the building for indicating this is the gate or entrance of hotel

More than a \"Vanilla\" Room!

Perfect one night stay-over waiting for our flight the next day. Centrally located so you can hit a few sites in central Rome as well. A 10-minute walk from the Termini station. Do-able with minimal luggage, otherwise grab a taxi at Termini. Snacks are available 24/7 and some simple breakfast is there. Free Wi-Fi. Nice rooms, clean bathrooms, nothing to complain about. Room are named for spices, so we were in Vaniglia.

Nice location close to San Marco's Square

Location is convenient for San Marco's Square. The room is clean but of small size. It is ok for 2 ppl, but not comfortable for our party of 4. It is a double bed room,they just added 2 extra single beds for you, so almost no space for luggage or walking. The breakfast are good. It comes with ham, eggs, breads, cereal, juice, coffee, etc.

Stay over before flight

We needed a room close to the Termini Station to catch the next day flight out of Rome and this room proved very suitable and was reasonably priced. A short 10 minute morning walk to Terminie Train station to catch the Leonardo Train to Fumicino Airport. The room was clean, owner showed us available food & beverages in their \"kitchenette\". We needed to print off our flight tickets and that was available too. Bed comfortable and bathroom a nice size compared to many Rome rooms! Okay choice of places to eat.
