Everything was lovely. Clean room, quiet, courteous staff. If I had to complain about anything, I wish there were steps to the beach from our sunporch. I wish I could post pictures of the sunrise we saw every morning from our beachfront porch.

First of the staff went above and beyond to be accommodating, their communication was next level (shout out to Tais, who even decorated my daughter’s bedroom when she found out it was her birthday!) My view was amazing (obviously I booked an oceanview, beachfront room) steps from the beach. There’s an on site restaurant which is convenient (though don’t choose menu online as inaccurate as we’re open/close times) as well as another right next door. There is a *great* coffee/breakfast/grocery place 1 min walk away - but it’s pricey. Pool is nice, very clean. Very close to bridge with golf cart. Would recommend.

This was a GREAT choice! The room was updated. The staff kept the area clean. We woke up to the sunrise and the ocean view (also had two patios). James did a great job with the check-in. You can get a \"breakfast pack\" so you won't go without food in the morning. But there are several dining options within walking distance. This is a great value. There is a SCUBA shop within walking distance, and Road Runner golf cart is on site as well. We had our room cleaned just once (you have to request it), and the staff is very friendly. You are near town (with a golf cart). A great choice if you have never been to San Pedro, like us. Thank you, James, for the extra help and for making a great facility.

I literally don’t have one complaint. I came to Belize for my birthday and starting weeks out, Tres Cocos was in communication with me, explaining how everything would work and seeing if we had any special requests or needed accommodations. While there, they went above and beyond to make sure we were comfortable. The room was beautiful with an ocean view. The pool was clean and cute, right next to a bar and food. The front desk staff was always available. Everything was perfect and I am glad to have stayed here!

Nice to have the restaurant and bar on property (with pool, darts and games and great food, service and drinks). Just north of town so great location between town and secret beach. Staff here are amazing, everyone from front desk to the cleaners and the landscape guys. These guys truly care about your experience. My only complaint was I wish I had stayed in a more upgraded unit, I knew it’d be basic but it was a little beyond that. It ended up being fine and we had a wonderful time.

What we expected. Clean, comfortable, helpful staff. Convenient location. Sargassum was way worse than expected creating an odor over entire area, but not much the condo could do about it. It was a problem on the Winward side of the entire island.

The 2 bedroom unit was perfect for myself and adult son 2 veranda . Washer dry in unit was very convenient as we travel light. Staff was very helpful with everything. Cart delivered to property. Pickup at watertaxi and taken to airport . Communication was the best .sargassum was disappointment but not unique to this property

This is a very nice property, and we were really happy with the condo - clean, spacious, beautiful view of the ocean, nice front porch/balcony. The service was also great - they booked a golf cart for us, as well as a snorkelling trip, and we could exchange towels and beach towels whenever we needed to. And this is a nicely located property - easy drive to town, but not too close, and an easy drive to the Truck Stop, which has great pizzas, among other food options. But the sargassum in the water directly in front of the property (and all properties on this side of the island) meant we couldn’t go in the sea. This is not the property’s fault. It’s probably the fault of agricultural and mining run-off from the Amazon, global warming, etc. I think this is seasonal (spring and summer), so maybe this wouldn’t be a problem in winter. I don’t know. Our solution was to go on a few snorkelling trips and to spend our time on the Secret Beach side of the island, where the water is crystal clear turquoise and absolutely beautiful. And the road there is not as bad as people say - a little bumpy, but not bad.

Great location just outside of town so it was quiet but close enough when you need to go into town. Front desk staff very friendly and helpful with booking excursions and making sure we had everything we needed. Onsite restaurant and lounge had excellent food and drinks! I can't say enough about this property. It was a beautiful condo on the beach. There's a pool, indoor bar/restaurant. They will stock the fridge for you, arrange transportation and excursions. Convenient to everything. I will definitely stay here again!

The apartment was amazing, had everything we needed. Towards the end of our stay we were getting the bands from a hurricane which cause some leaking in our roof, they immediately moved us and upgraded us. We will be back. This property really felt like a home away from home. The condo is spacious and has beautiful view of the ocean. Two balconies and two bathrooms! Bonus for both a washer and dryer. The location is just north of the bridge so the city is easily accessible and yet the property is nice and quiet.

The pool is small but nicely shaded by trees. The restaurant on property was limited but there are several options nearby. We rented a golf cart to get to town but it is walkable if you don't have young kids in tow.
The pool is small but nicely shaded by trees. The restaurant on property was limited but there are several options nearby. We rented a golf cart to get to town but it is walkable if you don't have young kids in tow.

We absolutely loved our stay at Tres Coco’s and would be back. The front desk was very welcoming, the property (inside and out) was immaculate, and the location was wonderful. You definitely need a golf cart to get around the island (we rented ours independently and it was much cheaper than through the resort), but there are plenty of restaurants walking distance or within a five minute golf cart ride. It’s not a place to party, but if you want a good drink the Doghouse is right on site. The pool was absolutely stunning and very well maintained- I could have spent the whole day on property enjoying the amenities and view.

We really appreciated the communication between the resort before we even arrived. They took care of everything for us that we could need.While we were there they referred us to the best excursions. Every one in the office was helpful however we mainly dealt with Bryan who was extremely kind. Our condo had an amazing view and had everything we needed stocked in it. It is in a very convenient location for excursions via water taxi/boat as well as trips to Secret Beach, with an added bonus that the location is also quiet and relaxed. Our rooms were beautiful and clean and the view of the water is amazing. Easy communication with the owners for check in and check out. There is a restaurant on site, over the water restaurant just down the beach, as well as the Farmhouse roadside stand nearby for breakfast and their market for groceries in easy walking distance. Would recommend Tres Cocos Resort to anyone!

Had a fantastic time at Tres Cocos, James did a great job from communicating once we booked all through out stay. He met us at the check-in and had our luggage moved to our room. We stayed 11 days and every time we texted him, he responded within minutes. We have never had such great service in all our years of traveling. The food at the Dog House was equally good and was a frequent stop for us. The pool area was always clean and inviting and the water was cleaned of critters and debris regularly. Overall we cannot say enough good things about the resort. It also helps that 303 is a 2 minute walk, we really enjoyed there as well. The other nice thing is the location, we like being on the North side of the bridge, much less bumps running around and some of the best food and spots to visit are on the North end. We highly recommend Tres Cocos, you will enjoy your stay as we did. Until next time.

The staff was very accommodating and the resort was very nice but no one could go on the beach and swim or snorkel. The golf carts are terrible- no suspension and the road was not paved and really full of pot holes. So instead of enjoying our stay, my back is in SERIOUS pain. Also the air port is horrible ! Unfortunately this was a very painful experience and very costly. Not ever going back

Each unit is owned by different owners so each is in different levels of updating. My single room unit was the least updated but still clean, with a comfortable bed, kitchen, Wi-Fi & large smart TV. I would recommend to anyone looking for a reasonable priced resort with top notch service!

I loved Everything!! Brian in the office helped us with changing flights, drinks for our rooms, golf cart etc. The rooms are great! The view is beautiful and the grounds are raked daily!! The Doghouse staff has become party of our family. Nate and Riggi will spoil you. Excellent breakfast( I love the Fry Jacks and French Toast) and fresh juice. Try the Passionfruit. It’s not super fancy but who needs that anyway!

When I picked Tres Cocos, it was because they would take our dog! I was very happy that it turned out ot be a beautiful place to stay and in a wonderful location. We were right on a beach that they cleaned daily and had a nice bar/resturant onsite just a few steps away from our door- The Doghouse! Tres Cocos is located on the North side of the bridge and is an easy golf cart (that we arranged through the hotel) ride to everywhere. We were able to get to Secret Beach and San Pedro town easily! The staff was wonderful- a shout out to Brian who helped with anything we needed and is truly a kind human being! Each place is a condo and so they are all a little different- we were very happy with 101- it was a well done and comfortable\ one bedroom. The communication was outstanding on Whatsapp.We loved our vacation time!

I'll start with the two things that stood out most: the staff and sunrises. All of the staff were super friendly and helpful. Every single person we encountered, from the front desk to the grounds keepers, made us feel welcome. Second, we were treated to amazing sunrises almost every morning from our front balcony. If you have the choice, try to stay in a unit facing the water. If not, go out to the beach one morning to experience it.
Aside from this, the property is in a great location right outside of town but very convenient to restaurants, groceries, etc. You can easily walk to the sports bar on site (Dog House) and 303 Belize (over the water), but there are several others within 5 minutes via golf cart, or a little longer on foot. There's a private beach that was swimmable in December, and although there's a seawall around most of the water, there's also a smaller area with walk-in access.

This was our first time to Belize and our stay at Tres Cocos Resort was wonderful. From the minute we arrived, and even before, James and his staff were incredible. Just returned home from my stay at Tres Cocos and feel sad to have to leave! This property is extremely well located - close enough to conveniently access grocery stores, restaurants, activity centers, and the beach, but far enough away from the hustle and bustle of San Pedro that you feel like you're in your own little oasis there. I found Tres Cocos to be very relaxing and all staff were extremely friendly and helpful. I wouldn't hesitate to recommend this property and would definitely stay here again for future visits to Ambergris Caye.

The Tres Cocos was a great place to stay. Our unit was lovely and spacious overlooking the beach. James and Bryan was magnificent in every way. They arranged all of our activities with the most attention to details and took excellent care of us. The property is fun the bar and the restaurant is convenient with excellent service and good food and drinks. Live music was fantastic in the restaurant. Close to down town San Pedro, but very peaceful. We drove our golf card everywhere, a little ruff if you not used to it, but it’s the only way to get around. We loved the place, highly recommended.
