I fell in love w/ this hotel the first time I stayed here. This was my third stay here! It’s a lovely boutique hotel right in the middle of the Spanish Steps. The bedrooms are a nice size, very comfortable beds & immaculate bathrooms. The front desk & staff all friendly & helpful. I stayed in my favorite room #525 with its little balcony w/ table & two chairs. The location is ideal for walking to everything. I will stay here my next visit & then then next & highly recommend!

A bit odd but mostly comfortable.

Air conditioning worked. Paint in the room chipped in many places. No hot water in the morning for a shower. Cars cannot come to the door so you need to be able to walk to taxi stand. Quite noisy in the evening at the Spanish steps. Decor is quite odd and very dated. Hard to find because it is an upper floor in what looks like an office building so you have to look for a little plaque on the side of the door — it doesn’t look like a hotel. They will recommend the restaurant across the street which is not very good.

This hotel was a splurge for us and we booked it for the location and hopes to experience a true Italian vibe for our 30th anniversary. While the hotel location was excellent (we overlooked the Spanish steps), the staff was not friendly, we were not allowed to bring any outside wine to celebrate our 30th anniversary on the terrace in our room, and the wifi was terrible. The shower leaked all over the floor as the glass doors didn’t seal properly. On the positive side, the bed was very comfortable and the room was very clean.

We would normally rate 5*, as this is our second time at this hotel. We love it there. This time unfortunately was not as perfect…we had a terrible send off. We checked out early morning and went down to wait for our car pickup to the airport, which was scheduled for 7:30. Once we went downstairs, we realized we could use the breakfast coupons we had initially refused ( we were told breakfast opened at 7:30), because the restaurant was indeed open as of 7:00. We rang and rang and rang the bell for 20 minutes to be allowed upstairs, and there was no answer. We then called and there was still no answer…and there was no driver to pick us up either ! We then started to panic a bit, so we walked to the close by taxi stand and luckily there were a few taxis ready to go. We left , and while driving to the airport, received a call from the initial driver telling us he had arrived to pick us up. He told us that he was ordered to come for 7:45, and not 7:30. We explained what we had done, for fear of being forgotten . We then received a call from the hotel, wondering why they had missed a call from us. They claimed to have never heard the bell ring, nor the phone all. Very very very disappointing send off…. Especially from à hotel that cost us 1500$ CDN for 2 nights.

I was booked a Junior Suite per picture at booking, I paid for a Junior Suite and at arrival. Wasn’t given a Junior suite I was given a regular suite very small & ugly not a Junior suite.
When my family called to have them switch me to the room that was paid for person in reception hang up phone 6 times. Terrible customer service. They never offered me the switch to the room we paid for, never was offered a refund either

We were never shown the second access to hotel on top os Spainish steps, the air conditioner was not easy to use. It was VERY loud throuhgout the day because of construction. Breakfast times very limited. We never got anything eother morning and then we were told we needed to pay 5 Euro for two bottles of water when we left!!!

24 hour concierge service to let you in the building, which is safe and secure in the heart of Rome.❤️

Looking forward to coming back in the next three weeks, highly recommend this hotel if you have older parents or anyone that needs easy access very very convenient, clean , big rooms, super clean and great AC !

I had an amazing experience at this hotel. The location is fantastic, situated in a central area that can sometimes be quite busy. Because of this, the main entrance of the hotel can be difficult to find. I recommend calling the front desk for assistance with your luggage.

The hotel is only 8 rooms, if you stay here you will not be disappointed. The door leads on to the middle of The Spanish Steps. We did not have a balcony, but it was not a problem. There is an out door patio where we had coffee in our ribs each morning. Spectacular!

This is a unique property right on the Spanish Steps. Our room was the Suite which had its own balcony looking over the steps about halfway up. Staff were very helpful and courteous. The only negative was the lack of an onsite restaurant for breakfast. Breakfast was available at a slight discount directly across the Piazza di Spagna from the hotel, though this was mediocre

The location and price cannot be beat. It’s not for everyone as it has a small elevator or steps which works great for us. The lady at checkin was very thorough and helpful. Our room was larger than expected and was very clean. It is tricky to find unless you read their directions carefully which we did and had no issues. The room was quiet and the bed was comfortable.

This is NOT a 4 star hotel. Check in/out was very difficult. No lobby or restaurant? Breakfast included in rate was across the street, and not good at all!
There is no bell person to help with luggage or cabs? Was directed to walk down the street to have my own cab, or drag bags up the Spanish Steps to try at the upper hotels? The rooms are incredibly noisy and was kept up all night long. Would not recommend this, even though the location appears ideal!

The hotel is very conveniently located adjacent to the Spanish Steps. The staff is wonderful (special kudos to Amina who is absolutely lovely). The room was clean and well kept during our stay. Not the quietest room but given its location that’s completely understandable. The room, however, is quite small and the amenities are not great. Again, it’s priced reasonably compared with other hotels in that location but, for example, sometimes the electricity would spontaneously turn off, or the A/C would take forever to turn on, or the shower head was broken, or the mattress wasn’t great. It’s little things that cause minor inconveniences. Overall we were not unhappy and I would not write off staying there again but if your thing is luxury and comfort you may be disappointed.

I loved the location of this hotel. I was travelling with my son and our room was peculiar and old.

They also had all these rules printed in the room but not before I booked. Like can’t have any guests drop by, no food or drinks etc.

My son also got electrocuted while plugging in an adapter causing a burn to his hand. We let the staff know.

You can’t beat the location and the view but not the right hotel to have friends drop by etc.

The hotel is very nice. It is located literally on the stairs of Piazza Spagna, which is fun (and makes it a bit hard to find), so it is very convenient. The subway is just a few meters away, and you can easily walk to many of the city's most important attractions from it. My room was huge, well equipped and very clean. And in my case it had a great view. The bathroom was very small, but functional, and also clean. The staff was really helpful, and attentive at all times. I would really recommend it.

The Property is a Hidden Gem if you enjoy the Vibe of Rome with all its shopping and history. The Staff Julia and Deanna are extremely to work with, and the place is spotless clean with nice amenities. Its essentially close to everything..i will certainly plan in staying here again. Location is amazing, it's actually half way up the spanish strps on the right. Gettingbin and out was a hassle, the room key that keeps the electricity on constantly went on and off, we were told construction would be done before we arrived, it wasn't and our view was blocked by scaffolding. The staff didn't really seem to care and they made no accommodation.

I wanted to like this hotel. I really did. It has a great location and the staff is fantastic. And the rooms look clean and are fairly comfortable. However, there was one big problem. The night we arrived, the room (Room 524) had a smell. My husband smelled it first....I thought maybe it was an air freshener they used or something. We went to sleep, got up the next morning and went about our day. When we came back in the evening, the smell was still there. My husband thought it was because the hotel was likely on a septic tank. I thought it was my feet stinking because we had been walking around all day in the rain. By the next morning, the smell was still there and we let the front desk know. They said they'd take a look. We were out all day and came back in the evening - now this is night #3 (our last night). Nothing had been done and the smell was still there. The front desk said it was now night and she had not heard about any problems. She came in the room and agreed there was an odor but nothing could be done. We left in the morning and mentioned it again to the front desk as we were leaving. I am not sure if anything has been done but just be aware if you are assigned room 524. Otherwise, the room was clean (except for mold in the bathroom - but that wouldn't cause this smell). And I think the room has had problems in the past because they put a diffuser in the bathroom.

When it says “at the Spanish Steps” they mean it! The patio for drinks and breakfast are on the other side of a gate from them! The check in was a little bit of a struggle and the hotel not well marked but once we settled in, it was very convenient. Bed was hard but seemed to be about the norm for Europe. The amazing window seat in the room was a special treat! Definitely stay again

I loved staying here.

It was confusing where the door was and after lugging my luggage up the Spanish Steps I found it (there is another door at the base w/ an elevator but I couldnt find it).

Checking in the lady was lovely and extremely helpful - I sadly forget her name. Gave me a refreshing drink and snack while I waited for the room to be ready which I enjoyed while taking in the Spanish Steps entertainment. The room was wonderful and looked onto the SS - I had the room with the little window that you climbed up into.

The rest of the staff was very helpful with my numerous questions.

If you plan to have a quiet night's sleep, you'll either need your earplugs or you shouldn't stay directly off the SS. But staying here is such a nice benefit due to the great location - Spagna Metro is steps away

The hotel assisted me with a transfer to the airport early (5am) on my checkout date. I wish they told me this fee would not be included on my bill and that I would have to pay in cash to the driver - just an FYI if you go this route.

Check out was early, so the night shift- a young man that I didn't catch his name - assisted me with the transfer coordination. If he didn't know the answer he tried to find it out for me. I appreciated how polite and professional he was.

I'd recommend this place to others interested in a centralized spot with a helpful, friendly staff.

The hotel is absolutely stunning, very romantic, and in the Spanish Steps.
However, I chose it partly because it was close to parking. This was not exactly the case. The distance may not have been such a big deal except for the fact that we had to walk down 138 steps, with luggage, in order to get to the front door. This hotel is in a pedestrian-only area in a limited traffic Zone, meaning that you cannot bring your car to the entrance of the hotel or even relatively close. This fact should be noted on the website because it may not be an appropriate hotel for people who have luggage with them.

Just know the Spanish Steps is a very popular place where people will want to visit from early in the morning to late a night so it can get a bit noise at night, but we knew that and loved our stay.

First, the positives. Location is excellent, midway up the Spanis steps. Located amongst all designer shops, easy walk to most destinations.
Not sure how anyone can qualify this as 4 star, it’s 3 at best. Tiny Inn with 7 or 8 rooms total. I booked basic room last minute. Was given room in basement with very low ceilings, old carpet on the floor. Mattress hard as rock, pillows made of cheap foam, bedding of questionable quality but clean. Bathroom decent size and clean.
Tiny dining area in basement, didn’t take advantage since wasn’t included in price.
Couldn't wait to leave the next morning. Perhaps higher category rooms are better, but don’t book basic rooms.

This has to be the best location in all of Rome. We stayed at the Royal Suites (literally ON the Spanish Steps) for 3 nights during a short stopover in Rome. The location is EVERYTHING. My kids loved using the gated entrance on the steps - they felt very cool going into this hidden oasis in the midst of the vibrancy of the piazza. Everything is in walking distance, everything. The staff could not have been more friendly and helpful. The rooms were clean and well appointed. Yes there's noise coming in from the steps at night, but earplugs had me sleeping like a baby. My one and only criticism was the room service, which wasn't great and over priced for what we got. But that was easily forgiven when you consider that all of Rome sits at the steps of this hotel. We will certainly return in the future.

A Gem In The Spanish Steps

This hotel was excellent. Located on the Spanish Steps. The room was clean and comfortable and ours had a balcony. Spacious for European standards. Comes with a welcome drink and snacks. Very secure with 24/7 assist and elevator lift at the bottom of the steps to access hotel. Staff is extremely friendly and can assist with any transfer needs. Didn’t have breakfast and wouldn’t recommend it from past experiences as it cost 20 euros a person. You can walk across the street to the cafe and pick up breakfast for 2 for about 10 euros. The hotel is boutique and doesn’t have many rooms so book quickly if u want to secure a room. Reasonably priced given location. Metro next door and easy access to trains to airport or any destination in room. Would stay again in a heartbeat. Very romantic for couples.

Exceeded expectations! Extremely friendly multi-lingual staff; very clean and surprisingly quiet given that our room’s window was facing and just a few feet away from the Spanish steps. Everything about this hotel is small but charming and what can you say about location, location, location. Front entry is hard to find because only foot traffic allowed in area + only sign of hotel is a small plaque at the recessed wall next to door shared with other business. Closet space is very small but it’s easy to overlook the negs given its charm!

The location, staff and room was truly amazing! The only issue we faced was the noise level from many youngsters singing and yelling right outside of our window on the Spanish steps each evening until ~ 2 a.m..

However, It is a very small hotel with almost no amenities.

Very nice hotel located on the Spanish Steps.

Very nice boutique hotel located on the Spanis Steps. The staff was very friendly, the ambiance was great. Ask for a room opposite the Steps since the evening could be a bit loud.

Superb location on The Spanish Steps.

We opened the window each morning to see the beautiful Spanish Steps with no-one else there. Magical. This is a small hotel in an ancient building. We had a modern shower room but the room had been decorated with antique style furniture to match the surroundings. It was lovely. Breakfast was a simple continental style served in a small basement room. It was spotlessly clean. The staff were very welcoming and helpful. The location is excellent and we were able to walk to all the major historical sites easily, soaking up the wonders of Rome along the way. There are plenty of good places to eat near the hotel or not far in other neighbouring squares. In the evening we walked up the steps and along to the park to have a magical view of Rome and the Vatican in the distance as the sun went down and the lights started to twinkle. We will book here again next time we visit Rome.

The hotel and staff were absolutely amazing!! Extremely helpful and always smiling and eager to help in any way they can. The room was clean and bed was so comfortable!! We had the best view as well. Very very happy with our stay and would definitely recommend this place.. I was worried about the noise but honestly, it was absolutely fine! Air con was godsent (we visited in June)... we also got some lovely photos of the spanish steps early in the morning when no one was there!

A wonderful few days in Rome

Our stay at the Royal Suites was perfect. It is right on the side of the Spanish Steps in the old part of Rome. No traffic, as no cars are allowed. It is a small hotel with a few rooms and is very well managed. The staff were so good and pleasant. Nothing was to much to ask. This came at the end of over 2 weeks in Europe and was by far the best hotel we stayed in. We will recommend it to friends. The location is excellent.

We had a wonderful stay. Greeted with fresh juice and pineapple. I have stayed at numerous hotels in Rome.. all of which were nice. The Royal Suite has the best people watching venue of any hotel. We had the best time having our morning and afternoon coffees on the terrace each day while watching the throngs of people trudge up the steps. Many of whom inquired of us about the hotel. We never felt in any danger as there was always a visible police presence around the steps. The staff was friendly and helpful. There were good restaurants within easy walking distance. Cab stand and subway stop are both located a few steps away in the piazza.
