The location is fabulous, at the top of the Spanish Steps. The hotel is solid with a lot of quirky character due to its age. We stayed in the adjacent building. The room was very clean; the bathroom typical of Italy: small with a sink, toilet & bidet and a small corner shower and heated towel rack. The room heater worked well and there was a huge window opening to the busy steeet below although it was so high we couldn’t see out. Buffet breakfast was included and was plentiful and tasty with lots of choices. The staff were pleasant and accommodating.

The one complaint is the hotel restaurant. Prices were high (8€ beer, 12€ glass of ordinary wine, 6€ tea) compared to other cafes & restaurants in Italy. And something we’ve never encountered in Italy was the demand for a tip by the waiter. He said if we wanted to pay by credit card we must include a tip. We watched his interaction with other patrons and his less-than friendly attitude was enough to turn away future patrons. Despite the restaurant experience we would definitely stay here again.

Right next to the top of the Spanish Steps and less than a 10 minute walk away from Stop 7 for the Big Bus and other hop on hop off bus company stops. Depending on your room and floor level - we had amazing views of Rome and our room was spacious and comfortable.

The location is steps away from the Spanish steps. Our room was in a separate building with an elevator (a small one).

Would not recommend hotel if you have mobility issues there are lots of steps to deal with.

This is a nice place and location is good.
But the venue being sprawled in 2 locations on opposite sides of the block was awkward. After arriving exhausted from traveling, we checked in at the front desk- then had to drag our luggage around the block and down several steps throughout the neighborhood. Odd and cumbersome. No cart. No elevator. No help. We are in decent shape but this was just not a great “service” vibe. Bizarre. Room was clean but smallish.

We just stayed for two weeks with the Hotel Scalinata di Spagna - in their family Apt. This apt was very spacious and had a very comfortable bed. The Hotel is centrally located to all you want to see in Rome. The hotel is located Within a mile 1/2 of all major attractions.
The staff was very friendly, pleasant, and professional.
When we return to Rome we will definitely reserve the same apt. Thank you for a wonderful experience.

The room was large and beautiful. Two balconies and the shower was split from the sink and toilet which was nice. The breakfast was great and the staff was very kind and responsive. The location near the Spanish steps was very convenient.

There were no washcloths. When we asked for some, we were told they didn’t have any. We bathed with hand towels. The hot water wouldn’t last through two showers. After the first night, we awoke to the overwhelming smell of sewage. The internal windows didn’t close completely and opened to some enclosed area that had a large dumpster-type thing. The only thing we could figure is that it has to do with the sewer. There was a lot of mold on the wall above the shower. The beds were very hard. We were unaware that there was no elevator for the family apartment, so you have to carry your luggage several flights of stairs. Only one key(a true long key), which made it difficult, at times, when one person was doing one thing and another person was doing something different. The staff were very nice, but I would not opt to stay here again.

Perfect location and much quieter than other areas in terms of street noise as less traffic passing by. View from our room was spectacular. Rooms were snug and ideal, very clean and modern. We stayed out in the annexe around the corner which was easy to access.
Breakfast was lovely and perfect for starting the day.

However, the rooftop bar area is arranged with an actual bar/restaurant next door so you might as well attend the real restaurant which had great music and service. The coffee in the room are instant Nestle packages not real coffee. It’s a good economic option.

Paid extra for room with a terrace however the Terrance was inside the building in the hall outside our room with 3 tables I guess for the other rooms also on our floor they should specify that in the description. The room was in good condition and the staff was very nice and helpful... The big surprise is there is no elevator.... The staff did help bring luggage up the stairs which is a big help. The rooms are small and narrow, and the bathroom is about like that on 40 foot boat. Very small and narrow... but, everything worked!

If I could leave 0 stars, I would. This place tried to scam me by claiming I broke the TV after I checked out, even though everything was perfectly fine when I left. They clearly try to pull this trick on guests to charge extra money. Absolutely unbelievable and completely dishonest.
On top of that, the hotel was not clean at all — dirty room, bathroom not properly sanitized, and overall terrible maintenance.
Save yourself the headache and stay far away from this place. There are plenty of other hotels that respect their guests and don’t try to steal money with fake damages.

a.) great service from the check in gentleman who was excited to tell us of the upgrade - to the annex building = only 4 stairs for my mom.
b.) thanks for the complimentary spumanti which we didn't finish.
c.) upgrade gave us a view of far way St. Peter's + Vittorio Emmanuelle Bldg. It was a daily greeting
d.) Thank you to the cleaning staff especially to Claire when my mom mentioned the toilet seat cover wasn't in place.
e.) excellent breakfast - big variety. My mom loved the breakfast and wanted to go back for the last leg of our trip.
f.) clean rooms
g.) super comfortable bed
h.) loved we had a fridge, thanks for the four drinking water

took out 1/2 star because
a.) My mom lost her footing because of the ONE step after the bathroom space onto the sleeping space. Thankfully she didn't break her neck - maybe need a night light or just have a flat level bedroom

b.) not enough light by the desk - I had to work while travelling and I booked this hotel because of the desk space.

c.) we only had two set of slippers for 6 nights. We had to ask for 2nd set.

d.) There were only two mugs, maybe add two more glasses.

e.) when I asked about going up from the piazza level of the Spanish Steps to the Trinita Del Monte level I asked if there was the elevator and no stairs. There were 31 steps after the Metro Elevator

There were alternate ways to go up to the hotel - but if you're calves cry - think of the view.

We stayed for only one night prior to flying home. The front desk team is very helpful. They arranged our shuttle to the airport. It’s very walkable to many top sights. Great restaurants nearby. Nice to have the 24/7 front desk, felt secure in the midst of a busy city. The hotel had a vintage feel but very clean and well maintained. The breakfast looked great but we had an early flight and didn’t have time to enjoy. I’d stay again if in the area.

Room and hotel was clean and very nice, though, it might need a little updating. Good location. Friendly and helpful staff. Breakfast was an extensive buffet. Restaurant has spectacular views. Waiters and chefs were friendly. One chef, however, pushed a lobster and seafood dinner that cost $575.00 with the tip. The other chef continued to seek praise for how delicious his pastries were. Nice place, but restaurant was very expensive, so we ate elsewhere a lot.

If the Metro elevator is broken and cannot be used after a day of touring, those steps are a long climb. The view at the top is your reward for the effort though.

This hotel is right next to the Spanish Steps so you can check that sight off your list on check-in. Comfortable large rooms in the historical annex building (around the corner from main building). The best things about this hotel are the excellent location and the friendly staff. Situated at the top of the Spanish steps this hotel is ideally located to explore Rome, with most of the main sights within 30-40 mins walk or easily accessible by tube.
The staff are very friendly and willing to help whenever they could.
The rooms are a little tired but ok for just sleeping if you’re planning on being out most of the day.

Scalinata di Spagna Hotel was the perfect location to explore Rome. We stayed in Room 51, which had a king bed and stunning views of the Vatican. The room was very spacious, beautifully decorated, and spotlessly clean. The comfortable bed gave us some of the best, most restful sleep of our trip.

Despite being in such a popular area, the hotel was wonderfully quiet at night. The staff were exceptionally welcoming and made our stay in Rome truly memorable. We especially loved hearing about the history of the building from one of the family members who owns the hotel—it added such a personal touch to our visit.

This hotel exceeded our expectations, and we hope to return again someday.

This hotel is centrally located by the Spanish Steps, shopping and restaurants. It's walking distance to most attractions in Rome or to transportation.

The room was nicely designed with a terrace and balcony. The room was clean and straightened up daily.

The only issues I had was that the cleaning staff didn't pay close detail to the fact that we were running low on bathroom toiletries and I had to ask for it twice. Additionally, I asked for transportation to be scheduled for my day of departure and felt dismissed. I asked for the VIP amenity to be delivered to my room at a specific time and felt dismissed. Even at check in, I felt rushed so that the staff could check someone else out although I had waited my time to check in.

Overall, the location was great. The room was nice. Some of the staff need work on customer service delivery.
