We had no problems with our very late night check in, and were able to get to our rooms right away.
My room was sharp looking and clean and I appreciated the shower amenities.

The hotel is within walking distance to Khao San Rd while still being very quiet.

The room was clean and big enough. The services advertised were not available. Breakfast was buffet only no option to pick from the menu. Signs at all the elevators said the restauraunt was available for late afternoon and evening dining but the restaurant remained closed after breakfast. Full room service is advertised but not available. No ice available. Pool bar and restaurant are advertised but not open. Pool is warm but a bit green. Only 4 shade beds so many guests had no shade option.
Front desk were helpful with reservations and booking taxis for us. I would book closer to grand palace and waterfront in the future.

Says on the sign at rhe elevator room service till 7 but there was none after breakfast. Pool bar says open till 8 but was closed. Should update your signs and website so people arent disappointed and can bring a beer to the pool since no bar service at times.

Pretty good breakfast buffet, except the OJ was basically orange-dyed sugar-water; no oranges were harmed to make it. Bar and restaurant were non-operational at the time of our visit.

Great location. Close enough to Khao San Road without being noisy. The room had an interior window which we found to be a little claustrophobic. Lovely room apart from not having hot water in the shower and there being mould on the tiles in the bathroom. We were at the hotel on New Year's Eve and strangely, the rooftop bar was not open. We booked the hotel so we could sit on the roof and enjoy the views if we got sick of the crowds on the street. We did this anyway.

Room was comfortable, although no window to outside; staff was friendly and breakfast offered ample selection for a low-cost option. Area is close to attractions. Rooftop pool was not as nice as the pictures seemed and bar was unattended (had to call for someone if you wanted a drink). Rooftop also closed at 8pm which was disappointing as we had hoped to see Grand Palace and Temple at night from hotel roof. While a nice hotel, the images advertised depicted something a little newer and more upscale than reality. Overall, a comfortable sleep in a convenient area but a little more aged and worn than pictured.

The best thing is definitely the amazing location - just a stones throw from all the bars and restaurants around khaosan road, and walking distance to the big sites! Don’t fall for touts promising to take you to all sites via tuktuk for 100B. It’s a scam! The room was clean and comfortable and staff were helpful and welcoming.

Plus point is the location. Super close to the Khaosan Road and quiet compared to any accommodation either closer to or on the road itself.

If feels safe with people on the door.

Clean rooms - sheets, towels and toiletries were supplied.

However, the room was VERY small, as was the bathroom and we had a view of a wall to another building that was about 30cm away so the curtain was always shut. It was 1000BHT per night for an extra bed for our daughter, which seemed steep given that it took up any usable space in the room.

Lots of banging doors quite late at night and noise from breakfast being set up because of the location of our room (2nd floor).

It’s a nice hotel for the money but the reception staff could do with being a little friendlier!

Rooftop pool area is fantastic! Minutes from Khoasan Road. Lots of places to eat nearby. Very easy to get to many attractions.
The hotel room had a super comfortable bed and was very quiet even facing the road. The staff are very helpful and the buffet breakfast offered everything we needed for minimal cost. We would definitely stay again!

A great location close to the main sites and just around the corner from Khoa San Road. Staff were friendly and rooms were excellent. Despite being just around the corner from the noise and madness of Khoa San Road the hotel was peaceful. The temples of old Bangkok were only a 25 min walk away or a few mins by Grab or Bolt. Only negative is that getting to the main central shopping areas can take a long time due to traffic and nearest metro is a miles walk away.

I really enjoyed my stay here. The room was small but had a very cozy feel and the decor was so tastefully done. Everything was as it appeared in the pictures. There are no surprises. There was a bit of hair on the bathroom floor but overall the room was very clean and the bed was super comfortable with fresh clean sheets. The area is also very interesting. It’s in the historic district of Bangkok. There are quirky neighborhoods with little alleys and plenty of good eating spots. Would definitely stay again.

Great location around the corner from Khaosan Road, and quiet. Room was clean and tidy, 7 Eleven a couple of doors down. Short walk to the pier for the hop on hop off tourist boat, & an airport bus stop very near. Walkable down to the Royal Palace. Lovely rooftop pool, although the bar was not open when we were there.
Hotel aside, negotiate hard with the tuk tuk drivers hanging around outside (use Grab to get an idea of genuine rates) & learn from our mistake - be wary if they offer to take you on a tour. You will get taken to one lesser known temple then various retail outlets, & they will be quite insistent on you taking a boat road to a floating market as it won't be open tomorrow, the palace etc are supposedly closed until.....both a lie.
All in all very happy with our stay at this hotel and would stay again.

Our stay at Villa de Khaosan was absolutely incredible! This charming hotel strikes the perfect balance between elegance and comfort. From the moment we arrived, we were warmly welcomed by the exceptional staff, who went above and beyond to make sure we had everything we needed.

The pool area was a peaceful oasis—clean, inviting, and perfect for cooling off after exploring the city. The bar served great drinks in a stylish setting, making it a perfect spot to unwind in the evenings. Every corner of the hotel was immaculately clean, and the attention to detail in both the design and daily upkeep was impressive. The beds are very soft and the airconditioning is excellent.

Our room was cozy, quiet, and incredibly comfortable, making it easy to relax and recharge. The service throughout our stay was outstanding, and the team truly made us feel like valued guests.

Villa de Khaosan is a true gem in the heart of Bangkok. We can’t recommend it enough and will absolutely return on our next visit! ⭐⭐⭐⭐⭐

Scam alert upon checkout. They said the room was missing a pillow and demanded I pay 800 bht or they will call the police. I was in a rush so had to pay but the older lady at reception and the breakfast manager were both very rude.
Other than that, the other staff were great and location was good. Rooms were small but clean.

Doing some budget travelling and we decided to splurge on a nicer place for a few days in Bangkok and wow. This exceeded my expectations! The service delivered is that of a high end western hotel. They have a door man who will handle your bags for you, a rooftop pool, all bathroom items you need, and more. The bed was comfy, the AC blasted cold air, and the room was very clean! Well worth the price.

We booked 4 rooms for a 4 night stay. Our initial impressions were good…great location, welcoming front desk staff and good air conditioning and rooms and bathroom and pool area were clean.
There were two major downsides..
1) Really felt like we had to keep our bedroom curtains closed the whole time. One of the rooms looked directly (like 20 feet away) into our neighbors room; the other two rooms looked directly into a big homeless camp…yes, there is poverty in Thailand and we know the hotel can’t do anything about it, but it was pretty unpleasant.
2) There was a very rude staff member managing the breakfast area. We spent a lot with the hotel (including on breakfast) and on our next to last day, one of our group didn’t want any food but grabbed an urn coffee. The staff member walked over, and took away her cup and the breakfast of another member of our group (which $9 had been paid for)…after numerous cocktails and 4 nights x 4 bedrooms of money we were really shocked about how badly this moment was handled. Especially when there was powdered coffee in the rooms and that’s all the breakfast coffee downstairs was.

A little noisy at night due to it’s proximity to Khao San Road and people staying there who has been out partying but to be expected for where it is located

Very comfortable and well maintained hotel. Even during songkran where the hotel gets completely isolated. Staff do their best to help you. Pool is nice with some chairs to relax by and breakfast is ok. Would stay here again.. but be prepared if during songkran and you arrive or need to leave after 12. But we expected this. Soundproofing is good from outside noise.
