Love this location! Quiet and refined area just outside Ginza with lots of cool food and shopping spots on your doorstep. Rooms and amenities are great, especially the Deluxe room which is very spacious. Stayed here 3 nights and came back for another night at the end of my trip. Also great coffee across the road at Turret Coffee! I’ll be back.

The room is clean but very small. My partner and I had to open our luggage one at a time and take turns getting ready because of the cramped space. The bed was sturdy yet comfortable. The laundry machine in the lobby is awful. It’s a wash and dryer combined in one machine. Quick dry items like Uniqlo’s Airism line dried well but any jeans or cotton clothing required 3 more dry cycles (100 yen per addition dry run). All 3 of the main convenience stores are nearby which was very handy. Tsukiji market was also a short walk away but they close at 3pm so it’s only good for breakfast and lunch. The izakayas nearby are reservation only and not foreigner friendly. Finding dinner was hard in this area - had to settle for 7/11 dinners and overpriced ramen catered towards tourists.

Stayed at 4 different hotels during my 2 week Japan trip and this was my least favorite stay. My room smelled damp and musty, there was mold on the shower curtains and the bed was really firm. Location is convenient but I wouldn't recommend staying here.

I should know it was a red flag when I gotten email notifying us our breakfast was cxl a few days before we departed to our trip. When we check in. We were told our room is not as seen online. I still think is ok. When we walk into the room. There’s no the mildew smell, we can barely fit any luggage’s inside the room. The bathroom is smaller that cruise ship. Can’t even turn. My friend who also got a room below us. The bathroom was leaking and smells like urine. We end up canceling the rest of our stay after one night and rebook to another hotel.

Breakfast is no longer provided. The room is beautiful and clean. It’s a very decent size for a single room (the “superior” option) but there was a lot of dead space where, e.g. instead of a decorative wooden wall, it could have been a cupboard in there as well or some sort of more storage space. Otherwise very convenient in its location and very quiet!

The property is nice and clean. Good location, very close to the train and short walk to Tsukiji fish market.
Check in and check out was easy.

Bed is VERY firm, it’s pretty hard. So if you can’t sleep on a firm bed I would take that into consideration.

The room itself is also VERY small. Small bathroom and shower as well. We were out and about pretty much all day so it wasn’t a huge deal. Definitely no more than 2 people in a room.

Overall was a good stay and everyone was nice.

As a female first time traveller of Japan I did a lot of research on reviews and the areas of where I would be staying. Upon arrival of this hotel I felt unsafe walking around, the receptionist was extremely rude and didn’t make me feel welcome. I couldn’t even spend a night there, as it didn’t feel clean nor safe. I had to book another place to stay for the remainder of the trip. After speaking to the amazing team at Expedia, explaining why I want a refund the hotel management decline my request and left me out of pocket.

Bed is like sleeping on a board….

The bed is important in a hotel. This one was hard like a rock. My back was in pain every day. The hotel did not have any mattress pads to help out. Coffee and tea not replenished except on day 3 cleaning (only clean every 3 days). The location is good near a subway station making the trip to Haneda simple. The room is also too small, even for Japanese standards. Cannot recommend if comfort is at all important to you.

Despite paying $140 a night for this 3-star hotel, the amenities and price point are not justified. There was a lot of construction happening in the building and around so it was noisy at times. Our room smelt wet/mouldy and I noticed the shower curtains were covered with black mould. However, the one thing I looked forward to was seeing the cleaning lady every morning as she was so friendly despite the language barrier. This hotel honestly feels closer to a 2-star given the little amenities and cleanliness.

Overall the Hotel Ann was ideal for us for a few nights - it is very well located near Ginza with close access to the subway, Tsukiji Market, and other amenities. The hotel was clean and the staff were very friendly and polite with English proficiency. The only downside is the rooms are a bit small and the beds are very firm so I wouldn't stay more than 3-4 nights.

I found the property convenient to places I visit when in Tokyo - Tsukiji, Ginza, Yaseu, Tsukishima, Onden (Shibuya), Harajuku and Shinjuku. The dining options are just right (heck there is even a Denny's in about 100 meters if you miss a little American breakfast, but with a Japanese twist where it has a drink bar for all the coffee and soda you can drink. Also since I pack light, the washer/dryer machine combo is the best i've used (some machines in EU/USA still leave your clothes damp - the W/D machne has a very dry setting for Y500). I just wish their Private bath was working. The room I had was perfect for single traveler, but tight for two. Also, for safety, note that there is a step up to the room immediately when you walk it. Even though it is lit once you insert you key card, the step can be a hazard if you have long steps. I stub my right toe - and had to nurse it for the night (was wearing my room sleepers coming from the laundry). So beware.

It was not my first time there. I traveled for business often. Clearly a nice hotel or I wouldn’t go back. I live in japan so I’m used to the size of the rooms. My only negative point (actually very negative) is that in 2023 the wifi internet speed should be better and faster. Time to upgrade the old equipment because it was very hard to work from the hotel, I had to go to the Starbucks accros the street. Otherwise very good.

Great hotel - good location, nice rooms (although compact) with all amenities required for a long stay. The staff were lovely - friendly and helpful, and the housekeeping service was excellent. I found the free 4g phone in the room particularly useful as this meant I had access to google maps for getting around without having to incur excessive charges through using my own phone abroad. Great package of toiletries and drinks (water, tea, coffee) supplied to the room each day was very welcomed. I found the hotel to be clean and a pleasant place to stay for ten nights. Excellent location and easy to get to all the sights from here. The only downsides were that some of the rooms are smoking and towels are shared between the non-smoking and smoking rooms - I could smell smoke off the towels I was provided with even though they had been laundered; and there is an option for breakfast - this is a voucher to spend at the local Denny’s restaurant. It was not great and I would suggest avoiding spending the extra money on this and either going to one of the local cafes, or simply picking up a few bakery items to enjoy in your room before heading out for something more substantial.

Very close to Tsukiji subway and food market, very clean room and very friendly service. Excellent solution for visitors seeking reasonable cost accommodation close to the city. The limousine bus from Narita to Ginza station and one station on the hibiya line subway and you’re there. Easy and highly recommended. Great coffee nearby and 7:11 right around the corner.

Good location in a quiet spot just off the main road leading to Tsukiji station and the former Tsukiji market food stalls and restaurants. Plenty of food outlets nearby, and close to St Luke’s University. Room and en-suite was compact but well designed, need to upgrade room before getting a low work table (fold out) in room. Breakfast is offsite at local Denny’s 3 min away.

Hotel Ann Tsukiji is a fairly new hotel with room sizes that are typical of Tokyo hotels (aka fairly compact). It is located a few minutes from Tsukiji Market (the Outer Market still operates and is lively despite the fact that the bulk of the facilities have moved to Toyosu) as well as the Tsukiji subway stop.

The front doors to the hotel need to be opened by your room key, so it was slightly inconvenient to enter the hotel before/after check-in since the front desk was not always manned. The staff at the front desk were polite, but do not speak much English.

The hotel has two combination washer/dryers (detergent was automatically added) in the lobby that have a lock code that you can set before washing your clothes so that no one but you can open the machines. I found this to be a very convenient feature.

Hotel was modern and clean. Bathroom was very modern and shower was spacious which was nice for a taller person! The bed was really firm, almost hard to lay on with my hipbone digging in. Aircon worked well and it was really close to the metro line which I used a lot! Brekkie was at Denny’s which I thought was kinda of cool, I’ve never eaten there before and it was better than I had assumed!

The room was TINY...but that seems to be typical of Japan. The bed is very low and very hard- also typical of Japan. Other than these two negatives, I can’t really complain. The hotel is modern and clean, great location for the market and feels very safe. The breakfast is served at a local restaurant which was a bit basic, lacking choice but good quality. The hotel should perhaps warn westerners that the rooms are so small.

Convenient location very close to subway lives and to the Tsukiji fish market. Rooms are well designed and though small, have everything you need (including a fridge and a view on the outside). Standard rooms only have a shower but there are baths available on the top floor. Only small negatives are the mattress that was a bit too firm for me (I like softer) and the breakfast that ended up being a coupon for the US chain Denny's. All together, excellent quality for the price and would return.

New, modern hotel beautifully presented. Very easy to find with the signs posted tastefully on telephone polls nearby. The lobby area is a good place to meet and sit. It's away from the front desk so is even somewhat private. There isn't enough room in the sleeping rooms to sit down, other than on the bed and one hard bench. But otherwise all the amenities were there. If you opt for the breakfast, it's a block away at \"Dennys\". There is an American breakfast, but not much choice so it was a little boring after a few days. You can opt for miso soup and rice instead of toast or pancakes with your eggs. My only problem was the lack of assistance in seeing Tokyo. The map they had was only of the near surrounding area. They didn't have any English maps and none of greater Tokyo, which is generally a standard offering at tourist hotels.
