Have the worst experience. Despite advance notice of let check and lodge confirming and giving me a number to call for the night porter. I was made to wait for more than 2 hours. Phone given was going straight to voice mail. In the middle of the night, putting guests security at risk

The room were not clean and different to the website. The couches were ripped, water on bathroom floor and ac was not working when I already advised I had asthma. The place is not suitable for kids as they have the bedrooms upstairs and lounge downstairs with bed so the bed are separated in different rooms which makes it hard for kids to sleep alone when travelling. The floor had dust and carpet stains when I spoke to the manager they said the room previously was storage room. It’s very upsetting considering it was new years and I had kids with me. We were planning to be there for 2 nights but ended up leaving as the first night we could not sleep because the ac was not working. I have still not received my refund which I expect in full.

This neighborhood was not the safest (the least safe feeling place throughout my 4-week trip). The parking lot dirty and very narrow, making parking difficult. Property on arrival had towels everywhere on the floor. The room we stayed in had not been vacuumed and although we stayed for 2 nights, they did make the bed and give us new towels, but still didn't vacuum. I wear glasses and even without my glasses on you could see the dirt on the carpet. Thats why my husband and I never left our luggage/bags on the floor and had to wear our shoes until we went to sleep. Plus side is the Hotel staff were nice, its just a shame that the deluxe room we paid for didn't feel "deluxe"

The room was tidy and spacious for a family of 4. Was not expecting a fridge to be there so it was a bonus. So convenient to go to shops on foot. We were very satisfied with the lodge.
The only downside we witnessed was that other guests were locked out and there was no staff at the reception. It wasn't even that late, like 6pm. No matter how many times they tried to ring the reception, they could not get though to them. Fortunately, I could help out by ringing the back reception number prigrammed in our room phone. I felt sorry for the other guests.

Room 2 was very dated and some areas were not that clean. The carpet was stained in several places and the room smelt. It was impossible to sleep as the security light was shining right into the 3 rooms at the front. The pictures didn't match the room which was disappointing. However the room did serve a purpose and was fairly cheep.

We showed up at Three Palms lodge to find they had cancelled over booking and giving our room to someone else. They said they tried to call me but i had never gotten a call from them.
The commication between the Motel and Expedia must be faulty because there was nothing in my expedia booking to suggest my booking was cancelled. We were also told we had booked seperate rooms for different nights, and that our my credit card ad declined (i was never given an opptunity to pay online)

Great customer service from friendly and helpful staff. Excellent shared kitchen area with cutlery,dishes,pots,pans. Stove, microwave, toaster and lockers to store food if needed. We used this area for 1 dinner and 2 breakfasts during our stay. Rooms serviced daily. The only negative for me was that I found the internal airflow system quite noisy but when I mentioned this on check out they thanked me for letting them know and said they would look into it. To end on a good note this is definitely value for money.

The best thing in our room was the comfortable king size bed and pillows. The rooms are in need of refurbishment, probably the only update in the last 50 years was the addition of a heat pump. No seating in the room except for one tall stool, no hairdryer, TV only receiving Freeview channels, but not TV1 or TV2. Only kitchen items were cups, glasses, plates, cutlery, a fridge, microwave and jug in the room. But there is no tap or sink in the room to fill the jug - need to use a communal kitchen to cook and wash dishes. Room is marketed as Luxury, but not in this century.

The location is perfect for whatever one could want as far as I'm concerned. Doctors nextdoor, fast food places galore, a mall with popular shopping like Sephora, public transport close by to the train station not far away if you want to walk to the station it'll give you a great cardio work out without steep hills. Spotlessly clean. The room I was in with my 3 son's welcomed us with a nice view of the street & the opening window brought in the scents of delicious food cooking somewhere. The kitchen facilities were clean & spacious with plenty of options of using whatever you needed to cook with, you just need to have everything you need to make what you want to make or go out to eat real close by. Parking extended to the rear. The only thing I didn't like was the large rubbish skip near the entrance, but then again I didn't have to walk far to off load my trash. Would live here if I could😁

Very clean. Comfortable king bed. Rear of building as requested. Facilities to make breakfast in the room and a big shared kitchen downstairs, which we didn't use as visiting family. Very convenient for us as family in south Auckland, handy to Manakau, but not the city centre really. Have stayed before, would stay again.

Great price and so cheap. It’s clean and tidy. I’ve stayed here earlier this year and had a good experience then. The Papatoetoe night market is literally a minute walk from the hotel.

Price reflects quality of room. Carpet was stained throughout. Beds were uncomfortable and had a big mound part way down the bed. Toilet door wouldn’t close. Took a long time to get through to after hours when we arrived. Also nobody in reception when we checked out. Rubbish collection truck made a huge bang and crash at 6am. Would definitely spend the bit extra next time and get a nicer room.
