You really should not have a room for rental when there has been a water leak and the room smells bad and is full of humidity. In addition the Air Condition is noisy. I had to check in at another hotel for my second night. This is as bad as it could get. I informed the hotel by mail and sms and never got a reply.

I wouldn't recommend it...

I had booked two nights, but didn't complete the stay. I arrived 7pm, no outdoor lighting at all, had to use my phone torch to find the stairs & door. No one in the reception office, just a local phone number, phoned that & got a menu system all in French (not easy for non French speakers to check in). I started randomly wandering around & eventually a very nice lady did appear & check me in.
The room was freezing cold, the only heater was the fan heater of the aircon unit, even on full power it took many hours before I could take my coat off. I had to wear shoes because the cold tile floors never warmed up.
My main issue was the hair & the mould. There was other peoples hair everywhere. On the floors, in the bed, in the towels, in the wardrobe. The bathroom was pretty grim too, lots of mould around the shower tray & in the grout. Towel rail was rusty & falling apart. I tried to find someone to complain to, couldn't get anywhere with the phone system. I just left in the end. I had booked two nights, I left & found another hotel for the second night.

Cold showers and pretty filthy

I wasn’t expecting much for Cannes late notice and for the price. I usually say hot water and a bed is all I need. The shower was freezing, two mornings in a row. As well as the place being pretty filthy, I’m afraid I would not recommend it or stay again.

The lady who runs the place is wonderful and went out of her way to accommodate me. I only wish they has light sheets for the bed and not just thick blankets as I was a bit hot at night, but they do have air-conditioning so maybe not a big issue.

What a Lovely Find?

I've been staying at various hotels in Cannes for the TV conferences for nearly 30 years. Not all stays have been as anticipated, so I am extremely pleased I've found this one. It's clean, in a quiet location. It's about a 20 minute walk to the Croisette or a €9 Uber and slightly more expensive taxi.

The room itself was plenty big enough with a small kitchen area along with a fridge & kettle. There is a Lidl just down the road for supplies. The bathroom is good and the shower is attached to the wall which the French seem to have a problem with in my experience. There is plenty of wardrobe space along with an iron and board. The air conditioning is quiet and efficient. There is a small TV but I didn't turn it on so can't say which channels are available. The wifi is free and very fast. The bed is quite small and whilst a double would be a tight squeeze for 2. It is also short so if you're over 6 foot you may find your feet 'over the edge'

I didn't see the staff as I arrived late at night and left early, but the room keys and instructions were left for me so it all went well. There is also a small/bar/breakfast area but it appears to open a bit later in the morning and close early in the evening so I didn't have a chance to use it. There is a outdoor sitting area and BBQ which I guess can be used by guests.

So overall a very pleasant stay and I would certainly stay again.

A nice spot

It's more like a house than a hotel in the pleasant suburbs of Cannes. There is a supermarket at nearby Lycée Carnot. The staff member I met was pleasant. A good find.

Staff was very helpful, the hôtel Is about 20 minutes walk from the beach and tourist area. Make sure you get diner before leaving restaurants area as the hotel is in residential neighborhood. Hôtel was clean and bed confortable.

Loved this hotel!

I saw all of the excellent reviews and pictures online before I booked. In the back of my mind I was a little nervous thinking it was too good to be true. But, this hotel delivers! Our room was very clean and included a kitchenette. Everything was updated and functional. The staff was also very friendly and helpful. The hotel was very quiet and in a good neighborhood, plus they offer free parking! The only drawback is that the hotel is a little far from town, about a half hour walk to the central area. Overall I'd stay there again in a heartbeat!

Yep, they weren't lying!

I read the reviews for this hotel and thought... It can't live up to the hype, but it did! I loved that we had our own mini kitchen (complete with incredibly useful fridge!) and could make toast and tea/coffee in the morning! Great bathroom, all mod cons, comfy bed - altogether couldn't fault the place at all! Quick walk down to the Palais des Festivals and perfect directions from our host. Wish we had been staying longer, and if I'm back in Cannes I definitely will be!

Cosy little stop over

We arrived at the Kimi Residence for an overnight stop over to check out Cannes. On arrival we where greeted by one of the owners, a lovely lady from Sweden. She checked us in swiftly and gave us a really good idea on things to do in Cannes and provided maps which we pretty much followed. When checking into the room she offered us a choice of rooms to stay in, we picked the one with a little balcony that overlooked the hills of Cannes and forecourt of the hotel, it really was a lovely quiet location (if you can ignore the sounds of the scooters that you hear all over Cannes). Our room itself was small, but very cosy, clean with massive windows, we had a great nights sleep. The hotel isn't the closest into town, however anyone who drives in like we did, will love this place and it has safe and secure private parking in front of the hotel. The walk into town from the hotel took us around 30mins to central Cannes, however its a nice walk with loads of little shops to see. If we visit Cannes again, we'll be staying here again for sure.

EX-CELL-ENT!!!!!

We went to get married in Cannes. All our guests stayed in this hotel and all of them found it GREAT!!! Great facilities, service and quite location in a residential area in a walking distance to City Centre. The owners were very friendly and always ready ti help. There is even a transport service the hotel having two Vans. On top of all this it is not expensive. We would highly recommend this hotel to evreone who wants to travel to Cannes. Vitalie & Elena

I loved it!

Very nice hotel! It is managed by a little family and feels like you are at your own home. We were a group of four couples on our bikes. It was a little difficult to find the hotel but we reached it at the end. The garden is breathtaking. Reception is warming. They offer transportation on the hotel van. We were all happy of our stay here. It worth every penny paid for it.

Rue d'Antibes, principale attraction du centre ville n'étant pas loin on peut aussi y faire un tour.

Résidence idéalement située dans un quartier calme de Cannes : on peut se rendre sur La Croisette à pied. Un parking et un petit parc permettent de stationner son véhicule et de promener son chien accepté par ailleurs dans l'établissement.Joli studio en rez-de-chaussée un peu exiguë pour 3 adultes mais avec une belle salle de bain.

Notre studio donnait sur une vue avec des arbres, avec en prime un écureuil qui s'amusait.

Parking dans la propriété et gratuit (c'était l'élément principal de mon choix).

Literie très confortable, SDB OK, propreté OK.

Seuls bémols, pas de micro-ondes (j'avoue que je n'avais pas vérifié car il y en a toujours eu dans les appart hôtels où je suis allée), pas de bols, 2 petites tasses et pas d'éponge (je ne l'ai peut-être pas bien cherchée aussi..).
Enfin, on entend l'eau s'écouler quand d'autres personnes utilisent leurs toilettes ou douche.

Cela reste tout de même une très bonne adresse, nous avons passé une bonne nuit.
A 30 min à pied de la croisette.

Je téléphone, et la responsable n'est pas au courant de ma reservation.
20 min apres, quelqu'un s'occupe enfin de moi et me délivre les clés de la chambre (avec upgrade pour le désagrément)
Celle ci s'avère tres mal nettoyée...
Voulant bien faire on me repropose une chambre, plus grande, plus propre, mais avec un trou au plafond...
Clairement, l'établissement n'était pas près a recevoir du public, ou manque cruellement de serieux.
La personne à l'accueil, malgré la barriere de la langue (elle ne parle pas français) a été très correct mais ne pouvais pas faire grand chose.
Bref, je trouverai un autre etablissement ppur la prochaine fois.

Es una casa con muchas habitaciones, tiene un potencial increíble ya que es muy bonita y tiene un parking gratuito dentro. Pero le falta limpieza, las sábanas y almohadas estaban limpias pero el resto de la habitación estaba sucia y descuidada y con un olor raro. La televisión estaba muy sucia. Deberían pintar y hacer un mantenimiento a todo.

Décue de l'aspect extérieur du bâtiment. Cela ne correspond pas à la réalité. Grosse tâche sur la housse du matelas, deux couettes séparées pour un lit à deux places, pas de produits de toilette à disposition (heureusement j'apporte toujours les miens) pas de four à micro-ondes dans la kitchenette. On ne nous a pas proposé de service de petit déjeuner. Difficile de se garer lorsqu'il y a plusieurs occupants. La personne a la réception était agréable.

Le calme et la tranquillité sont appréciables. Nous avons payé une taxe de séjour bien trop élevée par rapport à la réglementation imposée par la ville de cannes. Je ne m'en suis rendu compte qu'après le règlement. Le fait que le personnel ne soit pas constamment présent ne rassure pas tellement et n'est pas toujours pratique. Le studio n'était pas propre (sol, douche, bouilloire,etc..). Malgré un personnel agréable

Situato in una zona residenziale, il Kimi Residence ci ha sorpresi: ottimo il parcheggio all' interno della proprietà, bella l' idea del barbecue a disposizione dei clienti con area attrezzata con tavilini e sedie, bella anche la zona "lounge" con divano e poltrone da giardino. Il nostro appartamento ha l' ingresso privato e un salottino da giardino tutto per noi; carino l' appartamento, bello il bagno, tv enorme. Unico neo : il wifi scarso. (Forse perchè il nostro appartamento risulta decentrato rispetto alla proprietà principale. Check-in rapido ed efficiente, siamo stati accolti con estrema gentilezza. Non potendo cucinare con i fornelli ad induzione non avendo le stoviglie adatte, ci è stata data la possibilità di cucinare nel bar della struttura a quell' ora chiuso al pubblico. Ringraziamo per la disponibilità accordataci. Torneremo sicuramente.

La casa es acogedora, tiene una zona exterior para relajarse con sillones y tumbona de lona sujeta a los árboles. Hay una barbacoa de gas y el wifi funciona muy bien. El sitio es tranquilo y se puede aparcar gratis dentro de la finca. La casa está situada en una zona residencial, rodeada de árboles, parece una antigua mansión. El anfitrión fue muy amable ya que hubo un error en la reserva y lo solucionó favorablemente al cliente después de explicarnos lo sucedido. Pedimos habitación con cocina con zona de hornillo y en la reserva aparecía una habitación económica sin zona de fuegos. La cama es cómoda y la televisión de pantalla plana. Volvería a hospedarme allí.

Hôtel confortable et propre. Cependant, le nouveau propriétaire, finlandais, ne parlant pas le français, était plutôt débordé (frigo qui fuyait et connexion TV capricieuse) voire absent à cause d’une employée en arrêt maladie. Cela m’a value une surfacturation par erreur de sa part et 1 semaine pour régler le problème ! Sinon, il est resté très correct et sympathique...!

Surprise par le fait que les hôtes ne parlent pas un mot de français, la communication est devenue compliquée lorsque on m'a annoncé que je n'aurai pas la chambre que j'avais payée car elle n'était plus dispo.
Puis j'ai dû attendre plus d'une heure 30 devant ma chambre que la femme de chambre ait fini le ménage (qu'elle venait juste d'entamer..)
Puis le canapé sentait la poussière, j'ai dû ouvrir grand mais il y avait un orage terrible et la pluie rentrait dans l'appartement.
Pour finir, le réglage des chaines de TV était en anglais, j'ai donc du faire venir un jeune homme, qui a fait une recherche de chaine pendant 1h..
La qualité du lit cependant était bonne, mais cela reste léger..

Malheureusement même si le cadre est superbe à l'écart du bruit nous sommes quand même loin du centre ville.
Pour la suite j'ai vécu une expérience des plus incroyable.
J'ai tout d'abord loupé le check in et je ne pouvais pas appeler l'hôtel.
Je suis arrivée tard et je n'avais donc plus de chambre de disponible. Bien qu'ayant une chambre non annulable et prépayée ma chambre avait été reattribuée sans que la réceptionniste de l'hôtel cherche à me joindre.
Bref heureusement que le propriétaire de l'hôtel était présent car il m'a trouvé une solution et j'ai pu avoir une chambre. Ce monsieur est tellement gentil et très serviable.
En revanche sa réceptionniste est horrible.
Le lendemain matin elle m'a simplement engueulé, il n'y a pas d'autre mot.
Me soutenant qu'elle n'avait jamais eu ma réservation. Alors que j'avais bien le mail de confirmation. J'ai dû appeler hôtel. Com devant elle pour me justifier ! Un comble.
Je ne retournerai jamais dans cet hôtel.
Même si le propriétaire est quant à lui gentil.
Mais cette femme est bien trop odieuse!!!

Sehr ruhig und schöne Lage. Sehr nette Inhaber.

Wir wurden sehr freundlich und in deutscher Sprache empfangen. Alles wurde ausführlich erklärt. Seit fünf Monaten gibt es ein neues Inhaberpärchen, dass sehr bemüht ist. Sie planen auch Verbesserungen in der Ausstattung. Auffallend war, dass es auch nachts sehr ruhig war. Das Hotel liegt zentral aber dennoch sehr ruhig in einer Sackgasse. Sehr nett fanden wir auch das kostenlose Upgrade auf ein besseres und größeres Zimmer. Die Zimmer sind mit allem ausgestattet, was man zur einfachen Selbstverpflegung braucht. Auf dem Gelände des Hotels kann man in verschiedenen Ruhebereichen relaxen. Leider ist kein Bäcker oder Markt in unmittelbarer Nähe. Wer wert auf einen kostenlosen, sicheren und großzügigen Parkplatz legt, ist hier richtig. Auch unser kleiner Zwergschnauzer wurde herzlich empfangen. Insgesamt kann man das Hotel absolut und ohne Abstriche empfehlen.

Het is een basic oke onderkomen maar vind het echt slecht dat er in 4 overnachtingen geen handdoekwissel of schoonmaak plaatsvind. Ook een nare ervaring meegemaakt waar de eigenaresse ging schreeuwen vanwege onze late incheck tijd en ze al lag te slapen. Volgende dag werd ze weer boos erom en vertelde ze dat ze de kamer alweer door verhuurd had en dat we extra moesten betalen. Toen ik zei dat dit niet ging gebeuren woü ze de politie bellen. Ook was er verwarring qua betaling en toen ik dit na wou checken werd ze helemaal gek en begon ze te schreeuwen. Nee nooit meer hierheen voor ons. Ook een ander stel is met ruzie uit het hotel vertrokken

Okay rooms, but really dirty outside area.

The place was located 25 min walk from the beach. The room was okay and clean, but the outside area was dirty and almost useless. The grill hadn't been cleaned for a long while. The reception was closed even though it says it should be open on the website. The hotel/apartment forgot our reservation and because they weren’t there, we had to wait for 20 min, before they arrived. Inexpensive place to live, but then again not a very nice place. I don’t think we will book this place again.
