Good location walkable to Cannes beaches and sights. Very small boutique property and room was very lovely set up for our family with sofa bed made. However we found after walking in the room a little bit their floors are filthy. We thought it was nice being able to walk barefoot in our room on nice wooden floors. But they nedd to steam clean their floors. I also felt i was asking too much just to ask for hot water and milk for tea (the night manager) as their is no tea/coffee facility in room. Service coukd be improved. The elevator can take 1 person plus 1 luggage, or 2 people. Loved the balcony in our junior suite and our bathroom was very large.

Loved my short trip to Cannes and this spot was perfect to sit back and relax. The room was well equipped. Bathroom was spotless and if you get a balcony you’ll get a nice view of the lively atmosphere and even peak around the gallery Lafayette. I def recommend! If you are a traveler on a budget and need a nice place for good price this is it !

Also it’s only a 2-3 min walk to the train station
You have to use the stairs to get to the bottom floor No elevator . So if you can’t walk at least a flight of stairs , go somewhere else

Unfortunately had quite a terrible experience with this hotel. We paid for a superior room that should have been spacious with a queen bed. Instead we were given a tiny standard room with a bed barely bigger than a single, and dubious cleanliness. Upon getting the room, we immediately asked the receptionist if this was in fact the room we paid for, and were told that we had been downgraded because a technical issue caused our superior room to be double booked. The manager to whom we escalated the situation was apathetic, and categorically refused to compensate us for the difference between the superior room we booked, and the standard room we were given. He claimed they gave us a comparable room (this could not be more false, the bed couldn’t fit two pillows side by side). We subsequently proposed being refunded for the entire stay, and we would find other accommodations, this was also refused. In short, we were stuck with the small room they downgraded us to, which I would never have booked. The receptionist did her best, but was limited by her manager. Overall, very disappointed with our stay, and I would strongly advise against paying more for a superior room in this hotel. Quite unfortunate as the location is great.

The bed and the shower pressure was the only good thing. The carpet was gross,the drain in the shower backed up and had a fluid in the bathroom ever time we used shower, had to ask for toilet paper a couple of times they had 1 and a half small rolls for 5 days.the onlytime the air conditioner worked was when the card was in the power box so when we left had to bring card with us so when we would get back the room was hot,This place should never be on expedia It really sucked never should have a 3 stars could not wait to leave

Fantastic location and fantastic hotel - very French ! Breakfast in the garden is a must and the staff, especially Corinna, are absolutely fantastic
Shout out to Mateo as well
Location is excellent - couldn’t have asked for better. No parking but the hotel has a discounted deal with underground parking garage 5 min walk which allows multiple entry. I would definitely recommend and stay there again with the family

Overall the stay was okay. I would not return to stay at this hotel again though mainly for 2 reasons. First the outlet sockets are outdates and we had trouble charging our electronics overnight. Second the breakfast options are quite limited and you can certainly tell the staff is not keen on replenishing food items despite the number of visitors available to be serviced during our stay, which was during high season. I also believe that the lack of access to a small fridge and/or coffee or tea machine in the room made it more difficult for us to enjoy our stay as we did not have access to store our bottled water. Plenty of options exist around the hotel though as it’s quite central and you can easily access all of Canness downtown attractions in a few steps.

The hotel is in a great location, the room was a good size and had a balcony however there was no air conditioning and it was far too hot at night. We slept with the terrace doors open and the noise from the street was unbearable. We finally received a fan which helped but it seemed unreasonable not to have AC at the end of May. Also in the evening there was no one at reception and the front door was open which was a little uncomfortable.

We stay in this hotel and it has the best location while in Cannes, it is 3 blocks from the train station and is in the shopping area, every this is really close by.
They have an elevator which it makes it ideal for people with disabilities.

You pay for what you get! The staff were very friendly, check in was very small though a very tight corridor. The location of the hotel is amazing, 1 minute walk from Cannes train station and so many shops/restaurants around it and the beach just down the road. The room wasn’t amazing and the large windows are pretty bad considering health and safety laws. I would defiantly recommend to spend the extra money and upgrade so your room is slightly bigger. However I would stay again, a good budget hotel - i’ve stayed in far worse.

Average stay for 2 nights. The hotel is located in a great area with access to tourist attractions within easy reach. I stayed for 2 nights therefore i was really in the hotel for brief periods of time. The double room is small with a small shower cubicle. No extra pillows or duvets provided in the room. As highlighted it was an average stay for 2 nights. It wasnt terrible but it wasnt great either. You could probably get a better hotel in the same area.

the air conditioner did not work until the front office guy (who was very helpful every two hours) reset the breaker; it would work for an hour but not sufficiently enough to cool the room. Multiple rooms had the same situation so it was/is an owner of the hotel refusal to fix the problem.

The location is amazing, I was right on the street but the windows when shut cut out all of the noise. Walking to restaurants and shops...right there. Super location!! My room was very large as well. Bedding, bathroom all good and clean...the floors in the room...very bad looking and stained carpet. Bad enough that you dont want to walk on it! :( I wore socks/shoes Breakfast was very nice for 13 euros, staff very nice...Replace the flooring!

Lift only for 3 people-no just about get two in if you are on the large side. The Bathroom it's the size of a broom cupboard. good carpet on the first two flight's then the rest is old worn out. Bed comfy ,clean, again carpet old with stains. I was on the second floor so i used the lift but had to get out and climb 13 steps every time to my room. I could not be bothered to pack up and change rooms. on leaving only y self and large suit case in the flit my daughter used the stairs because nothing else could get in The hotel need to be modernised.i'm 63 years old .

We had requested a non- smoking room but were put into a smoking one, so we had to keep the window open. The air conditioning was okay. The bathroom was small, with a sliding door which was loose so there was not much privacy. Staff was polite but not very friendly or helpful.

Small hotel; not very modern. Very basic room, but clean. Location is great - close to train station and to beach. Reception staff is also the serving staff for breakfast; usually friendly. One big table where all guests eat breakfast, so the opportunity to meet and chat with other guests is there.

Excellent location. Shopping near by, beach near by, promenade near by, bistro-restaurants near by.Break fast good at \" La petite casa\" ; Dinner at \" Casanova\" both are excellent.We spent 2 weeks there and we had the optimum price / quality.
Some advice: use public beach and not private ; visit Saint Tropez using a boat 2ways ticket 45 Euro. Go to Nice by bus # 200 = 1 Euro / way or 16 Euro for train / 2 ways ticket.

Great location if traveling by train and foot!

This hotel is less than two blocks from Cannes main train station. Although it's so close to the train station you cannot hear it since it's on another block shielded from other buildings and the front faces a nice alley with cafes and shops. We were greeted in English (front desk personel could tell we spoke English) when we arrived in the afternoon. Our room was clean, modern and the bathroom was just as you see in the pictures (modern and a spacious shower considering European standards). We only stayed one night since we were passing through on our way to La Spezia. We had enough time to walk to the beach (5 mins from hotel), walk along the strand of upscale shops-where the film festival takes place, hang out and find a great cafe (lots to choose from on the same street as the hotel). The bed was comfortable, pillows flat (most pillows are in Europe) and sheets with a light blanket (room temperature was comfortable). The only reason I gave it 3 rating on cleanliness was due to the dirty carpets. If you can get past the dirty stains in the carpets then you will be satisfied with the room. Since we were traveling by train and foot this not only met out travel needs, but the price for the value was worth it.

Villa Tosca in Cannes

The hotel is in an excellent location just off the main shopping street of Rue d'Antibes. However it is in a traffic free street so we had to park our car in the station car park and lug our luggage the two or three blocks to the hotel.
We were 3 adults and for us the room was a little small and the bathroom was tiny and not well designed. For example you had to crawl across the toilet to get out of the shower!
Its in a fine building and there are plenty of restaurants nearby.

It's all about location

La Villa Tosca is a very service-able hotel, but its greatest asset is its location. The hotel has limited amenities, but its rooms are larger on average and have air conditioning that really cools- somewhat a rarity in our travels in the region. La Villa, while unremarkable in overall quality, enjoys an excellent location convenient to upscale shops, dining and the beach, which is within a 5 minute walk. Considering location and room size, and costs relative to other hotels Tosca represents a fair value and would consider staying there again.

Rapporto qualità prezzo piuttosto basso per la nostra esperienza. La stanza era spaziosa, ma con moltissimi dettagli da sistemare. Inoltre, manca la presenza di una postazione dove prendere dell’acqua o del caffè, ne’ in camera, ne’ nelle aree comuni. Colazione davvero basica per il prezzo pagato. Comme je l’ai dit à hotels.com. Il y a eu une tentative de me déclasser dans une chambre de 8.57m carré. J’ai dû revenir au lobby avec ma resa preuve à l’appuie pour obtenir la chambre promise. Mais bon juste en face de la buanderie de l’hôtel qui a fait du bruit une bonne partie de la soirée/nuit.

Accueil absolument irréprochable, rarement été aussi bien accueilli. La chambre était un peu froide (rien de grave, le chauffage était à portée de main), une feuille de ménage avait été laissée dans mes draps (un peu plus gênant sur la propreté et question de secret professionnel, les noms de tous les occupants étaient visibles). Enfin, un groupe d'adolescents séjournait dans toutes les chambres autour car j'étais en fond de couloir (Portes qui claquent, discussions dans les chambres ou pire, le couloir, jusqu'à minuit 30 et reprise dès 7h). Les murs sont excessivement fins, vos discussions dans votre salle de bains sont audibles par vos voisins.
