Simply put, you’re paying for location. This was my second stay. The hotel is older. The beds squeak. The sink drained slowly. It is aged but was clean enough. It was ok enough for me to go for a second stay.

Hotel is too old. In very poor condition. No elevator. Valet does not handle your car but you pay $40 per day anyway and they're not operated by the hotel. Only 6 parking spaces. Daylight in the room 24/7. Broken fixtures in room. Safe is not mounted to a surface, so cannot be used. Floor was not swept. Room was not clean. Sheets and towels were the only clean things.

Property location was excellent…but the only good thing about it. Right across from South Beach and on Ocean Drive. Our room was on the 3rd floor and the elevator wasn’t working so we had to haul all our luggage up and down all the stairs. We were allowed to check in early at no cost and deposit was waved because of this. Property is old and in need of a full renovation, not just updating. The rooms are tiny, not very clean and very hot. No fans or thermostat to adjust the temperature. The beds were uncomfortable and felt like air mattresses. There was a lot of noise outside from vehicles and other things that we heard all night. We only stayed one night and the price was half the cost or more of other properties on Ocean Drive but I’m unsure if we would stay again.

The room was clean. There was no central air controls in the room. It was hot out and we couldn't open windows either. Staff was not helpful. I ask if we could use One of their fans and he told me no, but there were two sitting behind him not being used. And ask for washcloths, we could not get those either. The beds were very hard and made loud sound when you moved them.

We were not satisfied with our stay. The hotel is much older than what it looks like in the pictures. We completely understand keeping the hotel historic but be honest in the pictures. The room had cracks in the walls and was more outdated than what the pictures presents. The lobby is also not the same as the pictures, there is a section blocked off by a partitioner where they are selling drinks out the window. Check in time was 4 and we understood being told we had to wait however, people came in after us and were given a room; we literally had to wait until 3:50 to get our room although we did arrive earlier. The elevator was broken and that was not disclosed to us previously to arriving to the hotel. No alternative help was provided; we had to walk our luggage to the third floor on our own and was told we weren’t charged an “early check-in fee” as a courtesy of not having the elevator; 10 mins. To check-in is not that early.

The location is the selling point to this rating and the suite we stayed in was huge. We had ocean view room. You can’t get closer to the beach for this price especially in Miami.
The room is dated with some of its furniture and the beds are not the best but as I noted above, the location, rooms size and price makes up for it.
I would stay again for this reason.

We had a great stay at this hotel!
The lovely girl with the beautiful curly hair at the reception was incredibly friendly and welcoming. We arrived early, and she kindly gave us towels so we could enjoy the beach while our suitcases were safely stored in a separate room, such thoughtful service.

Our room on the second floor had good air conditioning, and overall everything was clean and comfortable. The beds were pretty good, and we slept well. Family members stayed in a room on the third floor; unfortunately, the WiFi didn’t work well there, which was the only downside.

The location is fantastic, and the service truly made our stay special.
We will definitely come back to this hotel!

Our toilet backed up and the front desk to my husband to go into the hallway and get the plunger that is located at the end of the hallway and unplug it himself. They ran out of beach towels. Horrible smell when you walk in.

Rooms are nice and clean. Room was freezing cold. They were nice and give us extra blanket. Building is old with central AC hence they couldn’t adjust only the room temperature in our room. Elevator was out of order. So if you’re handicapped check first with them. We had to carry our luggage 3 flight of stairs. Nice location close to restaurants.

The hotel is in serious need of updating. The front desk staff were polite. That’s where my good experience ended. The elevator was broken - I’d read about this in previous reviews but I assumed the problem would have been sorted by now! Not the case and we had to drag our luggage up to the third floor. If you book this hotel - assume there is no elevator.

Hallways were a preview as to how unkept this hotel is. Musty smells, dirty, peeling wallpaper etc. made our way to our room and was not surprised at how dirty the interior was. Immediately checked for bed bugs and was pleased to discover none. The bedding however was stained and there was something resembling fecal matter or dirt, who knows at that point along the bedskirt. It was along the base so we steered clear (it was obvious that a call to the front desk would accomplish nothing as everything in this hotel was in rough shape and dirty so why bother)

The furniture had potential to be cute and eclectic however the severe water damage, broken components and overall maintenance ruined that.

My husband showered in this place and noticed pubic hairs left in the sink and around the drain. The caulking around the tub was covered in black mold and the floors in the entire hotel room were absolutely filthy. When we told the front desk they told us they had a new cleaning company and would mention it.

It was a horrible experience and this is the first time I have EVER left a review like this. Absolutely do not recommend.

This is mine and my husbands second time staying here the night before a cruise; the last time was in 2024. We had a very similar stay only this time it was much dirtier and less maintained. You cannot control the temperature in the rooms, my husband and I were freezing. Also, the elevator has been out of order both times we stayed here, which leads me to believe that it never functions since it’s been 2 years.

If you’re just staying there for a night before traveling, it’s fine, but just know you’ll be lugging your stuff up the stairs and the rooms well below average.

Our check in was uneventful. Elevator definitely still not working so good luck lugging your luggage up those steep stairs. There is no bellboy and the security guard is too busy on their cellphone.
The entire hotel is outdated, and dirty. Every corner of our room and especially the bathroom could use a good scrub. Only one outlet in the room, which sparks when you try to plug something in. Have to hold down the flush for the toilet to actually work. If you're in one of the front rooms facing the beach, the windows are thin and the music from below is loud.

3/10 do not recommend unless you're young and here to party

The staff went above and beyond to accommodate adding an extra day to our stay and a late check out since we got stranded there due to a storm up north and our flight was changed to very late the next day.

The location is perfect! Right in the middle of South Beach and directly across from beach access.

Remember, all South Beach boutique hotels can be noisy. The buildings are old (one of the charms) and this area attracts a party crowd!

Location was great. The hotel itself is quite run down. The elevator doesn't work, but I suspect that is the norm, since reviews at least 4 months ago mention the same.

The room is fine for sleeping, but it is essentially a dorm room. Small TV, no thermostat, no extra amenities.

If I was staying in the area for more than a single night, I would suggest finding a hotel with a bit more to offer. For our purpose (night before a cruise), it met our needs.

Overall… meh. Great location and price for what you get. Friendly staff and no problems. Cool historical hotel. A/C works fine in room. Room is “tired” and beds are rock hard. No housekeeping service available. No microwaves in the entire hotel! Doors have physical keys so don’t loose them. WiFi cost extra and is super spotty - it was free for us to cover the fact that the elevator is broken, which they failed to mention until we checked in. Good beach access for a great price. Just don’t plan on being very comfortable in the room. We would stay again I guess just because of the price and location - can’t beat that.

Our stay did not fully meet our expectations.
According to the hotel’s information, check-in is available at 4:00 PM, however, our family was not given a room until 5:00 PM. This was especially challenging as we were traveling with two young children and had already arrived at the hotel.

In addition, the room was missing some basic amenities, such as bottled water and cups for brushing teeth, which we normally expect to be provided.

While the staff was polite, the late room availability and lack of basic amenities affected our overall comfort. Unfortunately, this was not the experience we had hoped for.

This property is not accurately represented in the photos. It is in a serious state of neglect. The elevator was broken, the wifi was broken, the windows didn't open, the shower didn't work, and there was no air conditioning, just a fan coming through a vent. It looks like it hasn't been taken care of in decades. The staff were very nice. We forfeited our entire 4 nights stay after one night and went and paid for another hotel.

Showed up to check in after a red eye flight. Was told they had no copy of my reservation but I could wait around for two hours when the manager got in. Couldn’t stay awake so left to book another hotel. I said I’d take a refund but they said they had nothing to refund cause they had no reservation. Figured was some error. Now the property and hotels.com are denying my refund. How can this happen? Charged me, denied me the service and then won’t offer refund. Terrible customer service from this hotel and hotels.com

After paying $40 for valet parking in the back of the hotel we had to haul our own luggage all the way around the block to the front. Upon checking out we had to do the same to return to our car. Not what I expect from valet, more like self parking. Before leaving for our cruise , I asked front desk if we were able to leave our luggage at the front desk when we returned since we had a late flight. They informed us that would not be a problem. When we returned they not only told us they would not honor that request but were left to figure what to do with our luggage since they offered no suggestions. Very disappointing stay!

We were aware of the elevator not working. We were placed on the 3rd floor and had to bring our own luggage up and down. The staff did not give towels for the beach as advertised. The staff was not helpful.

The beds were hard and felt lumpy. The pillows looked like needed to be replace.

The good:
Location was great, across the street from the lummus park and the beach. Rooms were large overlooking ocean dr.

And now the bad:
No temp adjustment on the room, frigid cold temps in the room. Plumbing was a mess, no running water for a bit, toilets were plug which resulted in you waking to the end of the hall and collecting a communal plunger (they’re $5 at Home Depot, put one in each room if you can fix the plumbing issues.

Check in was a nightmare, took several hours waiting despite arriving at check in time. Cannot access the hotel, they should mention ocean dr is closed permanently to vehicles so you have to get dropped off several blocks away and walk with your luggage.

We are very disappointed with the service during our recent stay. We stayed for three days and rented two rooms. Both rooms were located on the third floor, and the elevator was not working. We had to carry our luggage upstairs ourselves, and no staff member offered assistance. It did not appear that there was any urgency in addressing the elevator issue.
Additionally, the air conditioning was not working in one of the rooms. The in-room safety box was also nonfunctional due to a dead battery. We reported this issue, but no one came to fix it during our stay.
Housekeeping was another major concern. Our rooms were not cleaned at any point during the three days, despite placing the “Please Make Up Room” sign on the door daily and directly asking housekeeping staff we encountered in the hallway. We had to go to the front desk to request clean towels, and each time we were told they were unsure if towels were available. When we asked why the rooms had not been cleaned for two days, the front desk staff informed us that “room cleaning is not guaranteed,” which was both surprising and disappointing.
Overall, the lack of basic service, communication, and responsiveness significantly affected our stay. We hope this feedback is taken seriously and addressed to improve future guest experiences.

Had a tub with a shower connector but no way to turn the shower on. Front lobby old and not inviting- floor to ceiling curtains hanging to hide things. Public washroom filthy. No, the room was nowhere near the beach. Too much walking. No a/c or working elevator. Am handicapped and they made me climb 3 flights of stairs. Was terrible experience.

Rooms were dirty as well as the rest of the hotel. Elevators don't work, no coffee, no microwave. The rooms were either hot or freezing. You can also hear everything that's going on outside all night long and super bright all night long.

Right on beach for petfwct location
