The room was clean, but the beds were very old, and one was broken so it was not very good to sleep on. various lights did not work. The kitchen was well stocked with dishes and cooking supplies. the view from the balcony was fantastic and there was enough seating for the whole family to sit and enjoy. There was plenty of storage for clothing and personal items. the in-room washer and dryer were nice as we were able to keep up with laundry, so we didn't need to fill our luggage with dirty items. There were enough towels for the first couple of days of stay but we kept them laundered to keep up. There was construction going on while we were there so the main entrance was closed and you had to walk around to the side entrance to access the main lobby. there were two pools and one hot tub on the property that was always full of people. The biggest downside was the facility was supposed to be non-smoking but other guest would be out on their balcony's below smoking various substances and the smell would get so bad that you would have to close your balcony doors to keep the smell out of your rooms. I wouldn't call my stay bad because most of it was spent on the beach or visiting area attractions. the food and attractions in the area were plentiful and there was always something to do as long as it was before 9:00 PM because most things in the area shut down early or didn't open at all due to the off season, which was the week after spring break, so I didn't expect closures.

Beautiful view? Yes! The rest? Pretty bad. There was construction renovation everywhere. They said our room was recently renovated and yet it looks really dated and old. Rusty spots everywhere. A short shower and shower head. I’m 5’4 and it was barely tall enough for me. The towels were small and mismatched. We weren’t informed that the chairs on the beach we had to pay for. The elevators were gross and dirty and would shake. There was a random bed frame taking up space in the main hallway on our floor. The whole hotel was kinda gross. I wanted to spend all of my time not in the hotel. I wasn’t expecting 5 star but it was well below 3 star!

The room was exactly as described in previous reviews months ago. I had hoped those issues would have been addressed by now but unfortunately, they were not.
On our last day, we discovered the source of the persistent foul odor in the bathroom, bedroom, and hallway. The toilet was not properly installed and attached to the sewer line. When I lightly pushed it, it lifted off the floor. The smell was overwhelming and clearly a serious health and safety concern.
Cleanliness was also a major issue. The couch and floors were still stained, despite management previously stating they had been cleaned. We had to place a sheet over the couch just to feel comfortable sitting on it.
The balcony, which should have been a highlight, was disappointing. The chairs were rusted and worn. While I understand coastal conditions can cause damage, replacing outdoor chairs annually would go a long way in improving the guest experience.
The kitchen was poorly stocked only two plates were provided, and the silverware was extremely cheap and inadequate.
The towels were old, worn, and felt more like cleaning rags than something you would expect for guest use.
Upon arrival, the unit was not properly cleaned. I had to clean it myself before we could even unpack. There were no hangers provided, so I purchased some for basic use.
Management states that guests should report issues, but given that these same problems have been mentioned in prior reviews, they would have ignored me too! Go to another condo!!

Dirty carpeting, dirty floors throughout, appliances in in poor condition, furniture old, uncomfortable. did not even want to walk around in room without shoes. Very uncomfortable bed. Had a nice balcony, with a terrific view. All in all would not recommend to anyone, very slow response to complaints from property management, thanks to Expedia we were able to relocate.

The location was great. They need to update that there is still construction going on. The main issue I had was the place was not really that clean mainly the bathroom. The shower curtain was nasty and dirty and the tub had mold. I took pictures but there is no where to upload on here. There are instructions to access cable on the main TV but it didn’t work and very difficult to navigate using the TV. They need one remote not a bunch it’s way too easy to get a universal remote. The TV in the bedroom worked fine but it is so small and who wants to watch a football game on a tiny old TV.

Unfortunately, I was not informed that the resort was undergoing renovations, and our family was very limited in what we could do. The person who handled the check-in (I didn't get their name) was very cold and unhelpful, only answering questions with a simple yes or no. The room we stayed in (Vacasa) was in terrible condition (missing towels and with the balcony very dirty with pigeon droppings). In short... we had to clean it ourselves and adapt, since we had paid and traveled a long distance (from Massachusetts). The phone support was useless, as they didn't resolve anything, and we were not contacted after check-out for any kind of apology or compensation. I don't believe we will return or recommend this place to anyone.

We travel to Florida at least 4 times a year. Winter trips are part of our vacations so we know what to expect when traveling this time of year. When we arrived the place was under renovation which we were aware of. We received a letter stating the renovations would be done in 2024 (it was December 30th 2025)and that the outdoor pool is the only pool we arent able to use due to the renovations. The front desk informed us that all the pools have been closed for renovation and Vacasa should have notified us. They did not! We stayed in room 1809 when we got off the elevator it looked like something from the walking dead! There was wood everywhere, boarded up walls, mold on the wood, and broken lights. Our room smelled molded but later we found out the sink was leaking and had two mop buckets under it thats where the smell was coming from. The living room wasnt even close to the same photo posted on the listing. The couch smelled and had stains all over it. The master bedroom had makeup, hair, and dirt in the sheets. There was electrical wire exposed on the balcony. We can get over the renovations but the filth is something we cant move on from. We had to move our family at 1 am to a new hotel. It was so disappointing. The owners should be ashamed of themselves. This place really needs to be torn down and replaced with an updated resort. I have photo proof of all the claims I have made.

To be honest, I booked this resort because of the view from the balcony! I had unobstructed views of the White Sand beach & blue water from my balcony. That part of my stay made up for any construction & renovations that are going on (and/or needed) at the hotel. The resort, as of November 2025, is undergoing major renovations and upgrades. Staff were nice.

Room was fine but the construction was so loud and started very early around 7-7:30am. It went all day and could be heard on the beach over the waves. I could find no mention of any on going construction on the hotel.com site, warning us of it. Bathroom was missing 2 light bulbs and the toilet paper holder.

There is currently construction beings done at this property and we were not made aware when booking. I booked for a beach view and because the room was above the indoor pool, it blocked the beach view. The first day there had no air conditioning because it was broke. Was under the impression the kids splash area was working but it was not. Overall the construction noise was horrible and the dust from it gave me trouble the ENTIRE time with my sinus. If I knew any of this before hand, I would have definitely picked a different place. Oh not to mention the front door wasn’t easily accessible due to it being blocked off from the construction machines.

I really liked how the property was centrally located to literally everything. Even though the property itself was under construction, it did not impede any of our activities. All of the construction workers were very polite and would let guests on the elevators to get in and out. I would definitely recommend staying here.

I wish someone would've explained the extent of the renovation currently being done on this location. The main lobby was fine but once you got on your floor, it felt like a half abandoned building. The suit condo inside was fine. The kitchen and the view/deck area saved the place. Door knobs falling off, phone to the lobby didn't work, major water damage to the bathroom door, among other things. Again, under renovation but it would have been nice to know the extent. Location was excellent. Beach was excellent.

The condo was very dirty, in all areas but particularly disgusted by the bathroom and shower curtain. We ended up buying a $3 shower curtain because it was that bad and moldy? The bathroom light went on and off randomly. The carpet was very dirty and condo was overall dusty. Needs a deep clean. However we did not spend much time in the room and found the beach access to be wonderful. We enjoyed the shop in the building with convenient buys and fairly priced items. Overall it was an enjoyable trip if beach time is what you are after. This is not a place for relaxation in the condo.

The room cost was very reasonable. The room was very clean and spacious and the elevators were fast. The location was IDEAL !!! I plan on staying here again. We found out afterwards that our floor was managed by a different company than the one that manages the entire building. Vacasa. They gave us bad information. They said there was no front desk to check in - wrong. They said there was a lockbox and a key - wrong. Check in was VERY confusing and frustrating until my wife went inside and found out that there was a front desk. The staff was super helpful and the rest of the stay was a joy !! Now that we have been there once, we won’t go anywhere else.

The place was spacious and as described… however, there were a few things that made the stay not as enjoyable. I pay extra for a room with ocean view, and they just give me a room were you can barely see the water, I call and whoever answered told me they were gonna call me, and they never did, the place is nice, it was clean and with everything you need to cook, but it’s upsetting making an effort to pay extra for a room, and then you get something completely different, for me that’s a way to trick people by saying “ocean view” just cause you can see a small part of it, they should be more honest in the description and the pictures, so you ain’t paying for something that is not real!

The property felt extremely dirty. I understand it is under construction but it was ridiculous on how badly the conditions were. The floors in our room were sticky, the couch's were sticky. Only good thing about my stay was the view from the balcony and the girls at the front desks politeness.

My room is not clean to stay. When I first entered the room, the floor was wet and sticky. I and my husband have to mop the floor again. But the wet on the floor happened again and repeat all days I stay. May be something wrong with the A/C. That’s thing a big problem to my trip. It makes my trip mad.

Overall, a good stay. Front desk very helpful and friendly. Previous communications with Expedia and Vacasa that the condo would not be suitable for a family of six. Small table for 4. No breakfast bar. When i clicked on last available, this was not the unit selected. Very misleading and when communicated to Expedia that transferred my stay to Vacasa, there was no help. Washer and dryer unit had been selected and we had to go out on the floor and pay to wash/dry clothes. Air conditioner was very loud and to sleep at night , we had to turn up air so it would shut off. Other than this, all was clean and enjoyable!

For a first beach trip for us this was an awful experience! Our room was not clean. The floors were dirty, there was mold on the inside of the shower curtain and up on the ceiling in the bathroom. There was construction going on the entire time of our stay so the noise got very annoying and there was dust all over our patio! This condo was very misleading it said it was a beach front view and it definitely was not, it was the parking lot view. They put into the computer the wrong date for our stay so we ended up getting locked out of our room because they had the wrong check out date. When it came to leaving, there were no carts to put our stuff on so we had to make 4-5 trips up and down from the 6th floor. We definitely will not be staying here again!

Unit was nice. Kitchen was very functional, a good variety of small appliances. Nice newer stove and fridge - ice maker was a PLUS!! If you like a \"softer\" mattress - then you'll like the bed. The sofa/bed in the living room needs attention. If its \"new\" it was a cheap purchase, and if its \"old\" it needs to be replaced. You only need to sit on it once to know what im taking about.

Terribly disappointed and angry!

We originally booked at SunDestin. We wanted to stay in Destin. The day before our trip we got a message we had been relocated to water edge at Ft Walton due to construction. We booked at Sundestin because it had a splash pad for the kids, a bar, a pool side bar, a hot tub etc. Water edge didn't have any of these amenities. Getting the message 1 day prior to our check in day was a slap in the face. There was not enough time to find a location where we could actually enjoy our vacation. We should get our money back or at least some of it back!

The property is in a great location. The staff was all very friendly and helpful. There is easy access to the beach. The gym is small but clean. It has a cute little gift shop where you can find snacks.

Our room in particular was a little dated but very clean. Our porch had very cheap tiles laid down that were a little sketchy.

Unfortunately the property was under renovation while we were here which we were not aware of until after booking. We did deal with some noice from that and seeing the place looking like a construction zone. I would recommend though for the price.

My room was dirty, smelled like smoke. It was under construction and i was not told prior that the floor was under construction. I booked it so I could sit on the balcony , read and enjoy the gulf sound and view. The balcony door was baracaded from the outside. There were construction materials and buckets and spare mirrors in my rooms. Construction noises which included loud drilling and banging started EARLY in the morning! I reached out to the front desk, hotels.com and Vacasa (because their name and number was on the refrigerator as the contact) All I got from them was, \"I'm sorry.\" That was of no benefit to me! It was our 25th anniversary which made it worse! I was offered no compensation and we were booked for 3 nights. We left after the first night stay. The lady from Vacasa instructed me to \"just let the front desk know if you decide to leave.\" I have nothing good to say about my stay or Sundestin Resort.

Our specific room was fine, there is stains on the king bed and the pull out couch bed. Other than that it’s as described during booking and clean. There was a man that said he needed to inspect “access” to our room at 9am and knocked on the door Monday. There was also a huge group of boxes for decoration right outside of our door. Linda weird but the beach is great and makes it worth it.

Construction nightmare.

We were told after we booked that the pool was under construction. Called and they said our area shouldn't be affected, but there was construction on our floor two doors down from us. Called for some sort of compensation for the noise and inconvenience. They gave us $157 back on a 5 day stay. Not enough in my mind for all the mess and their dishonesty. Will never rent from Vacasa company again and Hotels.com should take this property off their site until construction is done.

There was construction through the entire building. Only 2 elevators were working in the building with 18 floors. The actual unit was cleaned nor sanitized. Two of my kids sinus and asthma were triggered from the dirt, dust and debris on the out of the room entrance and balcony area. Also there were no accommodations.

This is not a hotel where you can enjoy a vacation

The hotel's location and the staff's service are excellent. However,
This hotel situation is not at all conducive to rest,
so I checked out one day early. Since I only stayed for one of the two days.

This morning, after taking a shower and coming out,
I made eye contact with construction workers going up in a gondola outside the window, which was shocking for me.

This vacation was completely ruined because of this hotel. I returned home today because I felt it would be more comfortable to rest at home.

Our stay was fine but the communication of construction and no use of the outdoor pool/splash pad was poor. I wasn’t notified until 2 weeks before with zero chance of a
Full refund, they did give me $120 credit. Originally they said i wasn’t going to be able to use our balcony as well, but our room was on the side of the building and we could use it. The condo was comfy but definitely needs some repairs/updating. Sink faucet was very loose, missing baseboards, lots of little things to make it more appealing for guests. Curtains didn’t cover entire patio as well to block light in the morning, and the screen door was ripped. Beautiful view from our patio everyday.

The pools were closed, the hot tubs were closed, I was given a parking-lot view room instead of the ocean -view room I booked, and there were cockroaches in the kitchen. so basically, every one of the reasons I chose this spot was a lie. The rental itself was in poor condition showing a lot of wear and need of upkeep. I had to go purchase liquid plumber just to get the shower to drain properly. Shower curtain was disgusting. Room 503 was a pretty decent condo. It wasnt as deeply cleaned as youd expect from a hotel but it was still fine. The balcony was great, we loved the water pressure, all the extra pillows, the shampoo and conditioner were nice, and the beach and pool areas were kept fairly clean. The bed and pullout soda was terrible (pull out mattress was pretty much just foam). They need to be replaced completely. Its an older hotel, but for what we paid we really cant complain much.

The property did not match the photos. It was outdated, dirty, and did not have the amount of beds per my reservation. I did not receive help from the management listed on my itinerary nor at the front desk. I requested a different room and was told no. I requested a refund and was given the run around. Do not use this establishment. Expedia haven't helped either. I left the establishment an hour after arriving to drive 5.5 hrs back home. There an hour trying to find a resolution.

The unit we stayed in was a 6 out of 10. Bed good, good space, decent kitchen layout. Toilets had so leaks so they'd fill back up every so often. Tub didn't drain well (probably hair under the popup drain plug), sliding glass door to the balcony needs new rollers and lubricant (it was like dragging a box of bricks), entry door was damaged / large crack just below the handle to the floor), remote control was missing batteries and coffee pot burner had caked-on burn coffee.

Good: air conditioning was great, beds relatively comfortable, initially thought we'd hate second floor but it was nice to walk only one fligjt up and down rather than wait on elevators. Beach was nice, pools ok, lobby ok, always felt safe in the property, and grocery store realtive close. Furnishings were ok / very basic.

With some small improvements could be an \"8 of 10\".

The property itself is old and outdated and needs a lot of work. The room had old dirty appliances and the maintenance department had to repair the drain in tub because it was clogged. The area was beautiful and we had a nice view on the balcony.

\"Units are individually owned and vary in terms of interior design and furnishings.\" - Had I known this beforehand, I would have made different arrangements. If you have nostalgia for the 70s and enjoy heavily overpaying for what you get, Sundestin might be for you. The \"gym\" is an afterthought - a tiny room packed full with old equipment. The pool was out-of-service for a portion of my stay and the parking lot was under construction, heavily limiting parking. \"Overflow parking\" was provided, but was across the highway - this area is barely driveable so this is definitely *not* walkable.

My wife and I checked into our assigned room at approximately Friday evening in what should have been our first night. We walked into the room and was greeted with an old unpleasant smell. The bed had a dip in the middle. All of the amenities appeared old (not antique). The sofa had what looked like blood stains on the arms. We checked out at approximately 1900 hours and was not given the option for different room. I filed a claim with AIG Insurance because it was a charge in the contract. I was told that they don’t cover the condition of the room. We did a turnaround trip back home which we lost the prepaid room fees and out of gas all in the span of the same day! Disgusted with entire situation.

Will stay again if unit was given a full remodel

The unit smelled like mold or something. I believe the room smelled like that because of the garbage disposal. When I was washing dishes, I smelled the stench of sewer through the garbage disposal. The unit didn't feel really clean. Sofa cushions were flat. I had to cover the sofas with the extra bed sheets to make it feel a little bit more comfortable to sit on. The bathroom sliding door was hard to pull out, and when we did, it looked like some filling or something came out with it. The fridge door didn't close tight. The king-sized bed was uncomfortable, and the pillows were flat. The mesh screen door was broken. Overall, the building was in a great location with great access to the beach. We would stay again if the units were remodeled. Now I know why this was a non-refundable unit.

The property is under renovations. The outdoor pool is closed. The indoor pool is tiny. The room is incredibly small, the bathrooms share a door (ZERO privacy), the air conditioning is soooo loud you cannot sleep, the property itself is so old and dingy. The front desk staff are awesome and very u sweats ding, but anything you ask about this property is off limits as it is not owned by Sun Destin and Vacasa is NOT helpful. We will NOT book this again.

It's a good location on the beach. There is construction going on, so the parking lot gets full. The security guard checks to make sure everyone has parking passes in the evenings but during the day I'm almost certain people were parking there just to get to the beach through the building. I don't remember seeing the main outside pool was going to be closed, because of the construction, until a few days before we were scheduled to be there. The front desk workers were friendly.

We had a great time! The condo was clean and in a great location! The pool was closed and that was kind of a bummer, but it didn’t really make that much difference. The staff was very nice and the beach was very clean and not too crowded.

The location and staff were great. The cleanliness of the condo wasn't very good. The bedding was definitely not laundered on the fold out and the master had bodily fluid stains visible. The unit had a box fan for circulation and that was it. It was a beautiful view, but not clean.

Main pool outside was out of order, as there was construction going on at the property. Parking was hectic, due to construction vehicles, machinery etc. Getting to the lobby was inconvenient due to closure in part of the parking lot. This property was Average in my experience.

Litter the beach with chairs and umbrella’s

Beach chairs and umbrella litter the beach for miles and were two feet away from the water so you couldn’t take a walk along the beach. The main pool was closed and when I called about it 3 months ago, I was told the pools would be open and it wasn’t and I would had canceled three months ago but they lied about the pool being open by June. Construction noise and dust everywhere. Staff was rude and you had to buy extra toilet paper

Run far far away

Everything was terrible before we even got there. They called said they had to change our reservation 1 day before we was to check in due to hvac problems. Sent us to a different property which door code didnt work payed for a oceanfront had two towers between us and ocean. Cleaning person left dirty towels in bathroom sink. Food food all over the unit and kids toys from renter before all 4 tvs where unplugged moved one dresser to plug back up and a bunch of food wraps drinks trash. Was told we would get a half refund but its been literally 2 weeks since our stay and still haven't gotten refund.

Very expensive to only be a “motel 6” of the others surrounding the place. Screw sticking out in bathroom where knob is supposed to be which cut me and maintenance is Terrible. You think paying as much as we did for junk you would at least get the beach chairs and umbrella free of charge since the don’t maintenance the rooms.

There was black mold in multiple places throughout the room and furniture was stained. We used the extra sheets to drape over the couch to sit on it. You will need to bring your own coffee filters.

This place was AMAZING!!! We had a little hiccup upon arrival due to another guest with the same name as mine, but the staff did an amazing job making everything right. Room 1111 was AMAZING!!! The king bed was super comfortable. We had everything we needed in the kitchen stove, oven, microwave, dishwasher, toaster, coffee maker and an awesome fridge. We also had pots, pans, silverware, plates, and cups. The living room had a couch, chair, table and tv. And that view… An absolute pleasure to wake up, walk into the hallway to see that view!!! There is a table with 4 chairs on the balcony as well as hang drying racks. The SunDestin resort was really nice as well. Yes, there was construction but he really had no clue. The outdoor pool was closed but the outdoor hot tub and indoor pool were open. I did not use either because I am a beach babe. And last but not least, the beach was the BEST!!! Yes, renting an umbrella and two chairs was expensive, but it was worth it. We only rented 2/4 days. We learned that you can reserve chair/umbrella spots online, not sure how. But here is the info from the umbrella La Dolce Vita 866-651-1869.

My stay was ok. The room was not very clean. There were women’s underwear left in the bathroom cabinet and the dining table was sticky. The room was so humid that there were puddles of condensation on the floor. The listing says towels available. I had 4 towels for 2 people for a 4 day stay and had to wash them myself if I wanted them cleaned. They also have you take the sheets off the bed before you leave and take the trash out. I could have stayed at a different place for the same amount and have clean towels and not have to pretty much clean the place for them.
