We were the only people at the hotel. We only found one person that barely spoke English next day of arrival. We found out the rooms in the hotel were for sale. breakfast served was not satisfying. The only thing I can say about the hotel is that they cleaned our room every day.

The food was delicious this place is great for a getaway peaceful vacation. Sayulita it’s only 20 minutes away that town it’s beautiful with great food.

Down a dirt road and away from Punta Mita you are limited to their local car service. The trip to Sayulita ends up costing you around $40 for a 20 min ride. The return Uber from Sayulita is about $12. There's nothing to walk to from the hotel basically either so you're stuck having to get a car into Punta Mita, $20 one way for shops, restaurants etc. The view was nice and the hotels clean but its a but uninspiring tbh. Also the pool doesnt get sun til about 1:30/2p bc of how its built. We actually left early and ate the final night to go back to Vallarta

upon our check in we wanted to relac and watch some tv after a long day. both TV's in each room did not work. it took them 2 hours to tell us they couldnt fix them.

on our second day they switched us to another room where the tv's worked. however the shower did not drain and it flooded the bathroom and walk in clostet and leaked out into the front entrance and into the second bed room. (the shower was running for under 2 mins. informed the front desk and it took them 2 hours and 45 mins before anyone came to the room to look at it and deal with it. then brushing our teeth the sink started to leak and instead of fixing it they just removed the P trap.
there were weird stains all over the curtains that also made the curtains stick together.

we contacted expedia and provided pictures and videos. upon requesting a refund the hotel would not answer any phone calls or requests.

i would suggest you save your money and stay somewhere else

Misleading amenities, activities, taxis EXPENSIVE!

This hotel sucked. We only came here because it was advertised they had on site spa / massage and golf. They had neither. They didn’t care. The rooms are messed up or we were missing a TV or something. Was told we got a free “upgrade” with 4 others staying there… and we walk in through the door and it’s just a giant room with a couch. Nothing else. Took up half the room. Only decent thing was our server. You stay here. You’re stuck here (can’t rent a golf cart either when they say you can) because it’s across the highway to the other end of punta mita. Bring lots of booze aand snacks. A taxi ride out was $450 pesos to downtown punts mita, not even 5 Fn minutes away. It’s not a hotel I hope anyone thinks is anything special. One of the worst I’ve been in

We loved our stay here at the Xiobella! We would stay there again the next time we go :) Great staff, super friendly. Great views from the room, and rooftop restaurant. We had breakfast 2 out of the 3 mornings we were there, and enjoyed the food and views! 10/10

The restaurant is outstanding. The beach is a surfing area not great for general swimming or snorkling. The view is awesome and so are the staff. we had a two bedroom which was nice. No sitting in the room but a nice balcony. Pool is fine.

No coffee in room, have to wait until 8am to get coffee from restaurant. No phone in room. Remote location with extremely rough dirt road. Hard to see hotel from dirt roads needs signs and/or lights . Nice pool but no hand rails, easy to slip entering. Nice beach area. Staff very friendly and wish to be of the best help they can.. if your looking to be secluded with no amenities close by this works. Feel I would not return to this hotel. Nor would I recommend it.

Unfortunately it is not a boutique hotel at least by traditional standards I would say. It does not even have an iron inside the room. The only thing that saves the stay it is the fact of the affordable price to sleep in a front ocean room in the pacific. Any other hotel the price is higher.

Upon arriving, had to wait 10 minutes for someone to show up to the front desk to check me in. The shower head had so much buildup that it didn’t shoot down, it shot angled everywhere. The area around this resort is under construction, so yes it looks pretty bad around this resorts. Beyond these three things.

The facility is in great shape, the restaurant is amazing and the view is even better. The bar upstairs and poolside is great. My room was turned over daily, housekeeping really did a good job. The staff (excluding checkin) was amazing, even helping me carry food/beverage back to my room. However, you can’t miss the view from the rooftop restaurant. Sunrise and sunset from here is breath-taking! Also, the AC was amazing in my room. I would definitely stay here again.

It does take a little bit to get here from PVR, but i was here for a wedding at St Regis. I took taxis to and from there daily. The longest i waited for a taxi was maybe 10 minutes.

Property is good but they dump the waste to the ocean and smelled bad in the hallways, Elevators and outside of the hotel.
Good parts are:
1. Property is fairly new & small (25 rooms) and modern. The rooms are nice & clean. Rooms did not have the smell.
2. The Ocean View was great.
3. Swimming pool was clean and warm.
4.The Rooftop Restaurant is awesome & the view is beautiful . The food was great w good chef’s touch. Venessa and Fernando were very kind & pleasant.
5. Front desk person was kind and gave us a late checkout.
6. The Beach infront of the hotel had lots of rocks but beautiful beach with soft sand is at about 200 ft from it.
7. The hotel has a great potential to be a quaint boutique destination if they take care of the smell coming from their waste.

Hands down the absolute best food I’ve ever had at an all inclusive! We were totally blown away by the quality of the food and friendliness of the staff. The food alone made this experience incredible.

The infinite pool was great, we stayed in it for hours while enjoying delicious cocktails. The water on the beach was calm and great for swimming. We felt we had the beach to ourselves, it’s not crowded at all.

Staff was helpful, very friendly and fun to talk to. All in all an amazing experience and I would highly recommend!

The standout feature in addition to the oceanside setting, is the rooftop restaurant. Luis puts out top quality food all day. Th top notch food is surprising. A real luxurry. We will be back.

Staff was exceptional. Every single person. Location overall was good but parking is difficult and road to the property is very steep. Septic system was pumped about every third day and was done right at the entrance. However there was still leakage at the beach which smelled most everyday.
Restaurant staff were over the top friendly and helpful. Views are breathtaking.

Not what I would call a luxury boutique hotel. The hotel is only a couple of years old, but was expensive for what it had to offer. Could never get a real hot shower while we were there. Staff in the restaurant were great and the restaurant on the rooftop was really nice with beautiful views. The hotel is quite isolated with not much around it very close. My biggest complaint was there was no sun on the balconies at all, and only a little bit of sun by the pool area later in the afternoon. Still getting some sewage smell as well.

Xiobella is a wonderful resort in a beautiful location. No doubt the best bang for your buck! Our room was on the 3rd floor facing the ocean and it didn't get much better than that! We saw whales from our bed and were able to sleep with the doors open to listen to the ocean and feel the breeze all night. The staff was very friendly and very accommodating. The chef made us the most delicious enchiladas!
We had a very relaxing time, and walking on the beach in the morning was so wonderful. They offer tours to Marietas Islands and have private taxis for hire, but it was a bit pricey. We had a car, but ended up having to pay off the cops for \"speeding\" so in the end it may have been cheaper to get driven around...

My only concern was the smell of the septic in the basement. Had we not been on the 3rd floor and had not had a nice ocean breeze, the air quality may have been different. Something to consider for those hot days with not much wind...although it may not be an issue. Who knows.
Also, make sure you carry cash on you to tip the wait staff. Most of our cash had to be given to the police officers who pulled us over so we didn't have much to give and they don't leave a \"tip\" option on the receipt when charging to your room. One of the waiters was very aggressive in letting us know that we need to be writing in a tip. We gave a tip at the end when settling our bill, but that didn't seem like the easiest option...overall, I'd recommend it to a friend...

This hotel is only a few years old so the management is still working on a few improvements. In fact we had a band playing one night on the roof to restaurant one evening which was very disruptive but to compensate us they gave us a deep discount for the remainder of our stay. We stayed for 8 days and with only 24 rooms it is not look for you to feel like family. The staff was wonderful add Richard our server went out of his way in all aspects of service and truly felt like a friend. As we went our excursions and into the various towns like Sayulita and Punta Mita coming back to the hotel was always a beautiful quite oasis. A few things to be aware of: As the hotel is about an hour from the airport you are best off to rent a car but if you are driving keep some cash with you as the police in the area have a prolific enforced tipping program in effect. We were stopped for going over a speed bump a little to fast and the officer would not give our licence back until we gave him $400 pesos to thank him for his kindness. This is still a far better option than the $110.00 US it costs to get there from the airport and the $60.00 US every time you go back to Puerto Vallarta. So bottom line is if we go back to Puerto Vallarta, this is where we would stay, and we would spend more time here walking the beach rather than going on excursions.

We loved being so close to the ocean. The pool is uniquely set up for people to be able to easily read and watch the waves roll in. Comfortable cabanas are available on the beach and we weren’t inundated by locals selling their wears.
The staff is friendly and do everything to make your stay as pleasant as possible.
The parking garage had a terrible odour that I don’t believe was temporary and the dirt road down the hill to the hotel was full of pot holes but that was also kind of a fun challenge.

If you are going to stay here - do the all inclusive and hire a car. There are very limited options for dining and activities without paying way too much for a taxi. No fridge in the room and charged a corkage fee to open my own wine at dinner. The restaurant was very expensive although good food and great service. No information was provided at check in about the area or the hotel facilities. No pool towels or bath robes. the room was very plain. We were stuck on the ground floor so our \"private balcony\" was a door to the pool area where other guests would sit right outside our room. We stayed over a weekend and the party was also right outside our door till late hours. The highlight was seeing whales cruising along the coastline from the infinity pool. Afraid I wouldn't go back or recommended from my personal experience.

This hotel is advertised as \"luxury.\" In my opinion, it is not in that category. The view of the ocean is stunning, but the luxury room oceanfront that we stayed in offered no luxury. It was what I consider a basic room. The bath had one hand towel & 2 bath towels that were in bad condition fraying at the edges. We asked the gentleman at the front desk two times for additional towel, but never received. There is a container of liquid soap attached to the wall next to the sink, but only a container of shampoo & conditioner attached to the wall in the shower with no soap provided for the shower so it was fortunate that we had a soap from our previous night's stay at a true luxury hotel with us. The bathroom lighting is definitely not sufficient to apply makeup. The location is isolated down a gravel road and without a car, you might feel stuck. Positives were the covered parking that was included and the bartender/server in the restaurant, Ricardo, who went above & beyond to offer great service to us in the form of an ice chest & our dinner service in their restaurant. The highlight of this night's stay was not anything about the room or hotel, but instead was the talented trio of musicians who played in the restaurant during our dinner there. I would not choose to stay in this hotel again or recommend it to a friend.

Lovely 4 star hotel with 5 star food. Beach is very walkable for 4 or so kilometres, although very rocky at hotel. Over 10 days got to know the staff - great people! Food is fantastic - no buffet - all service - top end... Took Ubers to and from Sayulita for 140 pesos each way, but taxi expensive. Nice walk over to Playa Carayelos - great beach.

The property has great views and very quaint for people who want to be secluded and get away from the hustle and bustle of every day life. It is about a 40 minute ride from the airport and 20 minutes from the bigger city Sayulita. If you are wanting the real beach experience I did not get it here because the Beach was filled with rocks, To get to the ocean I need at hard shoes. The pool has no music so bring a speaker for background noise. Checking in was very easy once I provided my number the concierge’s sent me a WhatsApp message with all of the hotel amenities and food menus. Every time I needed anything (room service, taxi, towels) I would just send a text messages since the hotel does not have any phones. The room I had was very nice and spacious the only downfall was that my air condition kept leaking and they continuously try to fix it and eventually I just told him it was OK and use the fan that was above my bed and there was a great breeze from the ocean. The other room that was attached had a problem with the TV which my friend was upset about (if you’re one of those people who like to watch TV while you’re on vacation). All TVs were smart TVs though and had Netflix already set up on it. The safe in our room did not work and there were no Directions on it in order to create your own pin. There is also no was to not have room serviced most hotels have a hang tag you can put outside your door. On Saturday night they had a mariachi band at the rooftop restaurant which

My worst experience in a hotel.
The hotel tried to give me a worst room than the one I paid for saying I would get their all inclusive, when I refused they gave me a room with ZERO privacy unless I had black out and spent the time in my room in the dark.
The rooms didn’t have wifi and the staff told me that I was lying even after proving them and taking them to my room to show them - wifi is a necessary amenity for me.
A hurricane was coming, so I decided to leave earlier. They denied any potential refund even when the room didn’t have the promised amenities saying that it was not within their policy and the weather was not their fault.
The beach in the hotel is the worst in the area, and the area around it is not easy to walk around.
Do yourself a favor a book other hotel

The staff was excellent! They were all very friendly and helpful and went above and beyond to make our stay wonderful! The hotel is simple but lovely and we very much enjoyed the calm and quietness in this 25 room boutique compared to huge hotels. Being right on the beach and enduring constant harsh weather causes the need for constant upkeep so please keep this in mind when some things are not perfect.
The food is exceptional whether it is breakfast, lunch, a snack at poolside or dinner and the avocado cheesecake is surprisingly delicious! I think we ordered it three times! As is the coconut shrimp at poolside and on the private beach. We would definitely go again and unless you are a persnickety person who lives in a world where they think everything is always perfect then we highly recommend this lovely gem to you! Thank you wonderful staff for making our vacation more than we had hoped for!

We love everything about this boutique! The staff is amazing and anything you want they will make happen. This will be our 5th time coming here soon and we won’t stay anywhere else. I don’t want to tell people about it because it’s so dang nice and want it to stay quiet but we also want them to have a lot of business because it truly is such an amazing hidden gem. The restaurant is better than the restaurants we work in! I have absolutely, not one single complaint about Xiobella. We will be forever guest. And they are starting to remember us. The couple who work in the restaurant business and drink coffee. We love you guys!

Xiobella Boutique Hotel

This hotel is a really nice place to stay. My only comment is regarding the use of WhatsApp to communicate with staff about services like room service. Sometimes it took a long time to get a response so it was easier to go up to the restaurant to order it and come back down. I travelled with two dogs and decided to take my meals on my balcony. To the pet service, the hotel was very accommodating and pet friendly. There is a fee of MX$500/dog/night but that is reasonable considering the extra cleaning the hotel incurs when combining pets with beaches! The food was really good to and the views from my room were totally zen. It is worth noting that if you want coffee early in the morning you need to ask for a coffee maker for the room when you check in. This is a free service but you do need to ask for it. The hotel has a sub ground parking space for your car if you travel this way. This free parking was great as it kept my car safe and out of the sun.

The Xiobella looks gorgeous from the front — it is clearly new, built right on the beach with a lovely infinity pool. The rooms are pretty and fairly spacious. The bathrooms look clean and well-designed But it fails in the details.

First and foremost, it advertises itself as an \"adults-only private paradise\" with private palapas and beach chairs and umbrellas right on the beach. Every single other resort in Mexico has these reserved for hotel guests only. Not the Xiobella! As it turns out, and not mentioned anywhere on the website when you book, they allow guests of the restaurant to use these amenities — meaning the one day we tried to relax on the beach in one of the four sets of beach chairs, we were surrounded by toddlers, young children, and their parents. So much for our relaxing \"adults-only private paradise.\" Even though we paid for an entire week's stay at this resort, we were driven off the beach and the palapas by people who bought a few drinks and some chips. We did not feel like we were getting what we'd paid for when we chose this resort over the others. I certainly did not appreciate being told by one of the front desk employees that I would \"perhaps prefer to be by the pool.\" No, actually, I'd prefer to not feel conned by misleading advertising. (I understand the beaches are public and owned by the government; that is not the problem.)

Also, our room was not cleaned regularly, we had to ask for fresh towels, and the housekeeper left our door open all day.

Nice Secluded Getaway with Great views

Xiobella was a nice stay. The property is a little bit secluded so if you're seeking a lowkey getaway this is a great option. The hotel is small which was nice for the purpose of my getaway. Taxi Service was about $100USD each way from the airport . The hotel only has 1 restaraunt and the food was decent. There isn't room service and not all of the items on the menu are included in the all inclusive FYI. It was nice being steps away from the beach . The staff was very nice and did everything they could to keep you comfortable . One suggestion is that the property should put together more excursion options for guest to have to choose from .

We loved our stay at this hotel! It was amazing from the start and we did not want to leave. The staff was very nice and accommodating. The room in itself was a sell for me. Our suite had two beautiful rooms and two luxury bathrooms that had everything that we might need. I liked the amenities; the suite was clean and spacious, and we liked the added touch of having a fridge and television, even though we really didn't use it. The suite was air-conditioned also with fans. I loved the view from the balcony! Absolutely breathtaking! The food was great at the rooftop restaurant and the staff were so attentive and kind. We did book massages at a great price and the girls were so amazing. They literally come to the hotel only for your booked massage session. My favorite part was the infinity pool/jacuzzi! The water was perfectly warm and while we were there it felt like it was ours every evening. The cabanas were an extra plus, also there were cabanas provided on the actual beach. The beach was literally steps away from the hotel, and I liked that the hotel had an area to rinse off before returning back. Walking on the beach was memorable, the only thing I did not enjoy from the beach walks was that there was a lot of dead fish and even a dead sea turtle on the sand. Literally, my only negative since I did not rent a car would be that there was no Uber transportation available, only taxis. All in all, I loved my entire stay at this hotel. I will be returning I hope very soon!

The view from our ocean front room was spectacular. Our welcoming hotel service was incredibly helpful and most accommodating. We experienced 5 star service in this boutique gem in the Nayarit. The grounds and pool were immaculate thanks to the eye for detail of the staff. Bar service was excellent. Ernesto, our favorite cantinero, took great care of us both beach and poolside. As a professional chef, I appreciated the small, creative menu by the talented chef for I knew that meant fresh, handcrafted, well prepared foods. The chilaquiles were the best I had ever eaten. I loved the rojo and my husband the verde. The menu offers Latin, American and Globally inspired dishes. The popcorn shrimp was particularly addictive. We do prefer our coffee early, so I jaunted up to the rooftop restaurant at 7 am and would request coffee. Americanos were promptly made by a charming and gracious front of the house member, Carlos, for us to take back to my room to enjoy my ocean front view. Room service starts at 8am. The concierges kindly arranged a deep, sea fishing trip for us and taxi service to and from Sayulita. The beach is lovely for a dip in the ocean. We saw whales from both our patio and the lovely roof top restaurant in early May. We stayed Monday through Thursday, so if you want, peace and relaxation it was perfect for our intentions. We honestly didn't want to leave. Xiobella we miss you and will certainly return. Thank you for a perfect vacation.

The service at this hotel is disappointing. It is a small place and it took them 15 minutes to check that our room was ready (past-check in time). When we get to the room, we noticed the toilet was very dirty. We ordered room service for lunch and after 40 minutes of waiting, they said they forgot and it would take an extra 30 minutes to process the order. The hotel also included contintental breakfast, it is a room for 2 people but only included 1 coffee and 1 plate of fruit, for both. The quality of the food was disappointing.
The positives: The room has an excellent view, comfortable bed, the pool area and restaurant views are also great.

Overall: The place is fine. It would be a great place if service and quality of the food improves. There are no other places to eat walking distance.

I would say the view of the ocean is beautiful! The hotel is designed beautiful as well! The rooms are spacious and the view to the infinity pool and ocean is breathtaking. The hotel will benefit from not claiming to be all inclusive. They have a very limited menu and the food is mediocre at it’s best. Although I didn’t hate the hotel, my partner wasn’t very pleased with this hotel. We booked all inclusive and for some reason the hotel wasn’t seeing it on their end, so instead of asking us privately they asked us in the restaurant in front of other people, very embarrassing might I add! I had to pull up my reservation and show what I booked. This hotel can benefit from some upgrades and professionalism. The drinks are horrible it’s like they put no alcohol in the drinks so it’s best to drink, beer, wine or shots if you trying to feel a buzz. They do not stock the fridge with water. Soda or beer as I’m used to in other all inclusive hotels I’ve stayed at. I personally will not stay here again it’s not that I wouldn’t recommend it but you are most definitely able to find more/better for the same price. This hotel should just call themselves a small boutique hotel that has a restaurant on site but not all inclusive because this is NOT what you expect when your think all inclusive. There’s very limited options and if you picky like myself, you will still have to go else where to eat or you will starve.

We wanted a quiet hotel. The Xiobella hotel’s website states “Where The Paradise is Private”. This could not be further from the truth. The hotel may be private, but the beach located directly in front of the hotel is a public beach. The beach fills up up a ton of people with loud music and non-stop barking dogs. The staff at this hotel are very friendly, but they offer drink service to the public on the beach, so service becomes incredibly slow. In addition, one of the guest was playing his music at the pool for 4 hours. Loud thumping music. If you don’t mind a spring break type atmosphere, this hotel is fine. It you want a quiet relaxing stay, look elsewhere. We tried to cancel our stay, but we’re told they couldn’t offer a refund because we purchased through Expedia. I know that is not an accurate statement. We accepted our losses and changed to another hotel for the remainder of our stay.

I would not call it a “boutique” hotel

The staff was great, and quick for food service at the beach and restaurant. My disappointment was with the building and room. This is definitely not a boutique hotel. It lacks design and details expected from a boutique hotel. Rooms are plain, same with restaurant. The dinning area looks like a cheap cafeteria. The rooms restrooms is not well designed - door hits the shower, there is no place to put your toiletries in the shower. From the outside the building looks nice, but inside is just like a college dorm. In addition to that, there was a nasty smell coming from the garage that came all the way up to the first floor. If you are looking for a true boutique hotel at a reasonable price, you will find those just a few minutes up the road in Sayiulita or San Pancho where I ended up staying one night for the same price - a ver nice boutique hotel with a trendy bar and lots of details in the room and lobby.

Xiobella is hands down an oasis. Its not your typical 5 restaurant, 6 bar all inclusive hotel. Its a single restaurant and 2 bar location but with only 23 rooms you do not need anything more. It almost feels like you are staying there by yourself. The pool was never crowded, easy to get the beach chairs and never a wait for anything! The staff is truly what takes Xiobella to the next level. We were on a first name basis with them by the end of the stay and they were all OUTSTANDING! I cannot say enough kind words about them! The location overall is a bit distant if you wish to pop in and out of \"town\". Sayulita and the fishing village in Punta de Mita were both about a 10-20 min taxi ride away. The beach at Xiobella is beautiful and not busy at all when we went in mid March. We would go back in a heart beat!

This place is amazing! Perfectly located in front of the beach with a beach view from the rooms. I really liked the fact that this hotel is away from the main resorts/tourist area and it is accessible to Punta de Mita downtown within a few minutes.

The restaurant has a great view as it is located on top of the hotel and I liked the fact that guests can use the building parking lot if they have cars.

The pool and the hot tub have a stunning view and the pool water is heated. Another big plus is that the hotel has super-fast Internet (80 mbps) which came in handy as I had to work during my stay.

The rooms are spacious, with a big bathroom and a full queen-size bed.

The staff is super friendly. professional, and they go above and beyond to make your stay pleasant. The hotel also offers COVID testing for return flights. You pay a little more than going to town but you have the convenience of the doctor coming to you and you get the results within a couple of hours.

I am definitely booking with this place when I return to the Nayarit riviera.

Absolutely loved every second we spent at Xiobella. It was exactly what we were looking for. Boutique, quiet, luxurious hotel away from the rowdiness of the spring break scene. Our room was spectacular, the hotel itself is gorgeous, and the staff went above and beyond! Our concierge Anna and Ricardo went above and beyond to help us book tours, give us restaurant recommendations, and reserve us transportation to and from. Anna and Ricardo absolutely made our trip better than it would have been! The staff at the hotel is amazing. Immediately upon arriving we felt as though we were long time friends with the entire staff. Our friends Victor and Ernesto at the pool never missed an opportunity to make us laugh, make us more comfortable, or refill our glasses! Luis and Carlos and Jorge and Roxanna provided exemplary service at the restaurant and with in-room-dining!! And our buddies at the front desk were more than willing to help with enjoying the amenities, booking us an in room massage, and almost any other general questions we had during our stay. I cant say enough about the staff here. It really made our stay special. The hotel itself is clean and comfortable with everything necessary to relax and enjoy your time in Mexico. We will most certainly return to Punta de Mita, if not for the gorgeous surroundings, then to see our friends at Xiobella!

Overall I had a nice stay at the Xiobella. I did not find many amenities or anything out of the ordinary to classify it as a “luxury “ hotel even though the staff is very accommodating . The property is remote about 35-45 min away from the Puerto Vallarta airport you will need a car to get around as there is nothing on site. I called in advance to inquire about a hotel shuttle for transportation to/from the airport as I was traveling alone , they will say they offer it but in turn it’s a car service for hire. I paid $115 USD plus tip for my round trip fair to /from the airport and $70 USD plus tip to travel to the near by town of Sayulita. Another excessive fee is the $60 Covid-19 test that’s done on site. The food is good but not worth the all inclusive price unless you are eating and drinking around the clock. I stayed in the penthouse which sits directly above the kitchen/ restaurant (you will hear everything) My room was not stocked with any linen I think I got an actual washcloth on my third day , the fridge was bare no water juice soda …nada. The room was not equipped with a microwave or an iron/steamer. The counter did house a Kuerig with one K cup and sugar. As mentioned in other post the water pressure in the shower is temperamental and there is a slight stench of something maybe sewer as you travel around the hotel .The view and sound of the ocean was EVERYTHING!

We were in a bright room with a lovely view and comfy bed. The TV only had Netflix that expired while we stayed. Our toilet seat was partially attached, we asked for maintenance to fix this on our first day and no one came. A shelf at the top of the closet was filthy and never cleaned.
We had to adjust our check out date, which resulted in a rather frustrating pursuit of resolution over whatsapp, in person with the seemingly absent GM who kept claiming it was me or expedia at fault to determine an outcome.
The food was quite good, but the menu was limited, particularly for vegetarians or folks who do not want to eat meat or fish with every meal. There are no fridges or supplies in the room, so you always have to go to staff for drinks, snacks, or food. The service staff were always solicitous of cash tips, claiming that they did not receive them from the hotel if they were applied to tabs.
On the dirt track down to the beach, there was a distinct smell of sulphur, one also had to walk through a wet flow of what we presume was untreated grey water from the hotel.Later we observed a worker installing a pipe under the path to flow a little north of the property on to the beach. The beach and pool furniture was rundown and rusty – and not at the level of a “luxury” experience. There should have been a tap to rinse off feet at the top of the dirt path, so that sand and dirt would not be tracked into the pool and all over the common areas.

My husband and I spent a week there. We rented a car to get around to the local restaurants and shopping at Punta Mita. Spectacular oceanview room! We were able to park the car in the undergroud complimentary lot. We used WATSUP to communicate with front desk and they were very responsive and answered quickly. Rustic walkway down to beach, very tropical. Definitely the best beach in the area. Rooftop dining area is outdoors and romantic view of ocean! We stayed on the 3rd floor and elevator was close enough to walk to or use stairs. Any special requests were met to our liking (minifrig, expresso machine). The entrance is secluded and private! If its your first time, recommend you check in during the day, but any taxi driver will know the way! Poolside bar servers are great and setup anything you need like a beach umbrella, sun lounger, etc. Large jetted jacuzzi in pool. Beach vendors set up next to the next property with mexican things for sale. The massage service at ioxbella was clean, covid safe and in our room! Shower in room was strong and hot. We will definetely go here again!

If you're looking for a quiet, relaxing getaway outside of Puerto Vallarta then this is it! Incredible views from the hotel room & restaurant - absolutely unbeatable. You feel like you have the hotel and the beach all to yourself. Not many tourists at all, never heckled once on the beach, and the pool is fantastic. The service is incredible. You can request everything you need on whats app directly to the front desk. All the dining and bar staff are wonderful and accommodating. The food I would give about a 4/5 stars. Plenty of options to choose from at most hours of the day. Great bar by the pool that will even bring your drinks down to the beachfront for you. Only downside is that since this location is so secluded, you don't have easy access to pick up small supplies likes snacks or water because there's nothing conveniently close by. You will need to grab a taxi if you want to do anything else. I would suggest grabbing small items you would want in your hotel for late night prior to arriving as the restaurant shuts down around 9:30pm.

Also, for full transparency, I would suggest the hotel facility reroute the sewage drain. It unfortunately drains right on the walkway to the beach and outlets right near the beachfront lounging area. First, not an environmentally friendly method of disposal, and second there is a constant sewage smell near the beach at that location. All other areas closeby around it however are pristine.

All in all, HIGHLY RECOMMEND!

The staff didn’t seem prepared for us. They closed the bar by the pool at 6 (right at sunset?) the drinks and dining wasn’t too good and over priced. The staff wasn’t helpful - the whatsapp system didn’t work well. The view is amazing. The beach is amazing. They did always have a cab available but always over priced. We really enjoyed the quietness of the property. Food was excellent could use a change in menu every few days or maybe a chef special. A magnifying makeup mirror and soap holder (shower) in bathroom would be nice. Plus some days we did not get hand towels and wash clothes. Staff was good at responding to requests. Public areas need a little more attention in cleaning aspects. Glass and floor in dinning area needs to be cleaned more often. Pool area also. But our room was cleaned great.

Enjoyed the small boutique feel of this 26 room property. Best thing was the proximity to the ocean. We could hear the waves crashing 24/7, very relaxing! The beach is great, you can walk miles. Very wide beach in low tide. The staff at the restaurants, pool & beach are excellent, very attentive, professional & want to please you. A shout out to Ernesto & Augustine who put out the beach chairs & umbrellas everyday & have to go up/down stairs to get everything including food & drink.They make the most of what they have to work with. Overall food was mediocre, but the ceviche, shrimp quesadillas & lattes were great. We stayed in the “penthouse” or premium room on top. The room itself was gorgeous with a great balcony with unbelievable views. Did not realize once you reached the 5th floor on the elevator, you had to climb 20 stairs to get to the room. Amenities were lacking for a luxury hotel. We stayed 4 nights & housekeeping came on our 3rd day. We received 2 hand towels & 2 bath towels (1 for each of us) for the entire stay. We had the 2 same bath towels for 5 days. There was a raised lip in the tile to the toilet, which was a trip hazard & difficult to see. The premium room has a beautiful thatched roof with high ceilings. We were happy to see 2 a/c’s & ceiling fan controlled by a remote & a safe in the closet. Stairs up to shower with inconsistent water pressure due to pump. Room needs a desk & more furniture. Music at the restaurant was not good background music & loud

This was one of the best hotels in Punta de Mita - private, amazing views, delicious food, amazing service, Unfortunately the quality has been lowering every time I’ve visited. The food service takes forever, I am not talking 30mins or 45, I am talking about 1hr to 1.5hrs from the moment you place your order to the moment it is delivered to your table. The room was not cleaned properly, again, in the past their rooms were impeccable, but now they don’t take the time to clean between guests - found a rotten brownie inside a bedside drawer. Now the service is also something to be desired. I am talking rude waiters, who get into arguments with each other in the hotel and compete with each other to get tips. Overall, it feels like Xiobella’s quality has been declining so quickly I almost don’t recognize the place. If you would’ve asked me a year ago if I recommend this hotel I’d have told you yes in a heartbeat. Now, I can’t say the same anymore. I’d personally rather splurge a little bit more and go to the other big ones around Punta de Mita. At least there you know you’ll get a a good experience.

I don’t even know where to begin. The staff at Xiobella was literally the best. Carlos and Obdulia at the front desk were so helpful and so very sweet. They truly made our stay so memorable. I don’t think I’ve ever met a more attentive staff. Javier, by the pool, was the best bartender. He made the best margaritas. The food at the hotel was actually good too. Usually I’m a little iffy about purchasing all-inclusive packages but I am glad I did. I can’t say enough great things about this hotel. Book and please get the all inclusive if you can. The beach is very private, clean, and has cabana’s and chairs for guest. You can also book excursions there and they will arrange a taxi for you if you need it too. They use WhatsApp to communicate with all guest which is so much better than having to call because you can shoot them a text and they’ll respond within minutes. Please book, don’t even give it a second thought. You won’t be disappointed

The small boutique hotel allowed for truly getting to the staff. They all knew our dietary preferences and what we liked. Felt at the end of the trip Carlos and Obdullia at the reception desk were our friends! Always extremely accommodating and offering suggestions. Ricardo at the open air rooftop restaurant ensured we had a wonderful dining experience. It was whale season and we could see them from the rooftop!
For a small property we were impressed with the weekend offerings: Saturday yoga at the pool, and Fri/Sat live music. At the beach on Fri and Sat they had fresh ceviche.
If you are a true sun fanatic, recommend you spend your mornings in the nearby surf town of Sayulita. Sun didn’t hit the beach until after noon and only a few hours of sun at the pool.
I definitely recommend this property if you like a boutique hotel experience.
