The ladies in the front desk were all very nice and welcoming! We had a nice stay as the location is near many restaurants, cafes and the bus is located right across the street. If you enjoy walking the location is also perfect for walking pretty much anywhere. The only thing that would make this property 5 stars is changing the beds as they are not too comfortable but the staff provided us with an additional sheet which helped a lot.

When in Rome

I really enjoyed staying at this small but interesting hotel in the middle of Rome.
It’s very secure behind large wooden doors with intercom access from the street but upon check-in guests are provided keys and digital access to all 3 doors. The staff is very kind and responsive to requests.
I was upgraded to a double room as a solo guest which was nice. The room while not large has a desk, wardrobe, safe, storage, cable TV, decent WiFi, and mini-fridge.
The bathroom by comparison is huge with a shower, sink, WC, and bidet. Several bus lines run in front of the hotel with plenty of stores and restaurants are nearby.

why did Expedia allow me to book breakfast for 3 mornings for 2 people, and yet you knew that the hotel was not offering breakfast or have capacity and capability of breakfast. The 3 days we were there, arrived on Friday till Monday afternoon, we saw the guy responsible on Friday evening and Saturday. Sunday and Monday we didnt see anyone and we had questions to ask. We had the key to open the door to the bnb, and they key could not remove the key from the key hole, we struggled for 30 minutes wiggling the key back and forth afraid of breaking the key inside. Many more strange experience, it was too hot last weekend in Rome, and so we bought stuff for us and put in the Fridge which did not work...The room was clean, and the bathroom was also clean, quite a plus.

Great location at a great price

This hotel is value for money and easy walking distance to the trevi fountain. We actually walked back from Vatican city as well.
Only gripe would be that the walls are quite thin, but apart from that really enjoyed the stay here. Some decent restaurants around the area as well so you won't go hungry.

Good hotel in a good location, only about 20 minutes away from the tourist locations. The only thing to let the hotel down is that the cleaners didn't tend to the room during the 4 days we were there, so no fresh towels and had to ask at reception for some toilet roll. Most of the staff were lovely and friendly, apart from one man working the Friday evening who made us feel like he was doing us a favour by letting us stay there and it therefore tainted our experience a little bit. Rooms were quiet, but think we were the only ones staying at the time as it's a very small hotel on one floor with only about 5 rooms for customers. Would probably consider this hotel again if we were to come back to rome, just because of how cheap it was and the location.

Would recommend doing the hop on hop off bus so you can get to see all the tourist locations in one day, or buy a multi day ticket and split it over a couple of days.
At Vatican city there will be lots of people trying to sell skip the queue tickets, DON'T BUY THEM, you don't need to pay to get in there and the queue only takes around 15 minutes, they will all tell you that it costs around 26 euros to get in but they will give you tickets for 30 euros so you don't have to queue, it's just a tourist scam!

Location, Price and Comfort at Seven Kings Relais

The location can't be beat! Not far from the termini with an amazing bar just around the corner for large and delicious eggs for breakfast. Nadia was a joy to talk with, her hints saved us hours of wandering around. The only downside was that hall noise (from reception or other rooms) was pretty loud.
All in all, I'd stay again, no questions asked.

Hard to beat for the price

It would be hard to find a better place to stay for the price. The hotel is within walking distance to Roma Termini, and many historical landmarks. The room I had was small, but modern and adequate. This is especially true when you consider that the price point was fairly close to a shared room in a nearby hostel. The staff at the front desk were very friendly and helpful. My only complaint is that the doors are very thin, which means you can hear everything going on inside the hotel. Luckily I had quiet neighbors, so this wasn't much of an issue. If I end up back in Rome, I will likely stay here again.

A little further out of the centre than we expected, but a nice room nevertheless. There's nice foods just round the corner if you don't want to walk back to the tourist places. The room was a little loud, I think a normal family lived above ours, but I'm sure compared to anywhere else in Rome there was no traffic or passerby noise so we shouldn't complain.

Budget hotel with minor problems

For its price range, the hotel is OK, but has some issues. The good: the location is quite good, near Termini, but away from the grit and grime. Room size is decent and the sheets are clean. Bathrooms are clean. The bad: the room walls are so thin that it almost feels like your neighbors are in your room. The hotel itself is in a building with other residences and businesses and there's no signage for the hotel itself -- the only indication is like an apartment name tag. So it's very easy to miss.

The hotel is in a great location. 20 mins walk from Rome Termini. Room was modern and well appointed. Only slight problem was the window was frosted glass n didn't open as it overlooked inner courtyard so hardly any natural light and no view ! ask for a room on the front. Didn't both us too much though as We were hardly in the room.

Dont be put off by area & court yard, which on first impression can look unkept. Definitely upgrade room as small double is small & has no storage for clothes. We had superior double which was a good size room & bed, bathroom & shower were excellent. There is no lounge or bar in this hotel.

Good location, nice staff but not helpful at all.

The hotel is simple and nice. We got a tiny room that looked like a single room, if at all. The hallway was so narrow that we couldn't stand side by side (and we both are skinny). The bed was small and not suitable for a couple. It was very uncomfertable. When we asked to change rooms we were promised that they will look into it, but bothing was done, we were there for 3 nights and no arrangment was found. Every day we were promised that today we will be switched to a larger room, but than they came up with an excuse for being unable to do so.
They couldn't even supply an extra pillow after we aked for that a few times.
The hotel looked clean but very dusty and simple.
No storage, shelfs or hooks in the bathroom.
They just give the minimum.
No blankets, we had to cover with a sheet.
The staff was very noisy. they usualy had a couple sit in the front desk a girl and a boy that didn't stop laughing, spekaing very loudly on their cell devices, wathching movies every day.
The location is good (close to public transportation, stores a safe neighberhood).
Rooms are modern.
That's about it.
We came with big expactations after reading the reviews here and left very disaapointed.
We will never return or send our friends there.

Hot water 10+ Water pressure: 10+ Staff: 10+ Cleanliness: 10++ Noise level: 7 Mini-bar: 10+ no outrageous uncharges Linen: 10+, no stains, no cigar holes, no frayed or stained towels Bathroom: 9, needs soap holder in shower for 10. Floors, no carpeting but the floor are extremely clean. I had my reservations when I approached the building but do not be deceived. Close to train station, I walked to hotel. One reviewer wrote that the credit card machine was down so they had to go get cash. I paid online but the credit card was broke so I had to pay the required tax in cash, so be aware if you decide to book here to carry cash just in case.

Front desk personnel are more than helpful, the difference makers for this property. Everything is as expected, at a good, fair rate. The only teeny complaint we can come up with is noise. The tile floors throughout the small hotel enhance all footsteps and echo voices. But that's it! This is a fine hotel in a good location and cleverly HIDDEN until you figure out the wooden gate.

Great Value Clean Hotel

Good location, close to the metro station, clean and modern. Clean linens, Excellent maid service, good WIFI, clean bathroom, good water pressure. Good directions from the front desk. There is an excellent restaurant around the corner called Al Forno de Soffita on Via Piave which was the BEST food we had in Rome. However I would caution you to stay away from Cafe' Piave right outside the hotel which was horrible. The listing claims that there are laundry facilities when there are NO laundry facilities. This proved to be quite problematic, as we stayed there for about a week.

Highly Recommend!

I am so fortunate to have found a great deal on such a great place to stay in Rome! This hotel is modern, clean, and enough for a short solo stay. The room is on the small side but when you're spending most time exploring the city its easily overlooked. The owners, Constantinos and Massimilliano are all wonderful, very friendly, and helpful. Massimo really knows the gems of the city and is helpful in advising in routes and places to eat. This made all the difference for a first trip to the Eternal City!

Our hotel was convenient to all the historical sites, close to metro and the train/bus station. Hotel owner/manager was extremely hospitable and made our stay very enjoyable. She provided us with a map and enough information to find our way on foot or by metro to everything on our \"must see\" list. Our room was spacious, clean, very quiet and completely dark when security shutter was closed. Day and night staff spoke English and took very good care of us. Coffee, tea, biscuits provided at the reception bar day or night. Would definitely stay at this boutique hotel again.

We stayed at this hotel for seven nights. We found the staff to be very friendly and helpful. We were reasonably happy with our room but it could be fairly noisey at times, as walls are thin and we could hear occupants talking and running water in the next room. In our view not soundproofed as advertised in room details on Hotels.com. On the whole, the room was clean but mould on the shower wall and on the shower head is reason for reduced score. Towels and bedding changed regularly. Although staff were happy to make you a drink in the reception area, we would have preferred tea/coffee making facilities in our room as advertised in room details on Hotels.com. The safe and air conditioning in our room were good features. It is possible to walk to Rome's attractions from this hotel but you need to allow a reasonable amount of time to do so and the Metro/buses are quicker options. Note our settlement was required in cash.

I was very pleased with my stay at the 7 Kings Relai. It's a hidden gem, right across the street from the Ministero delle Finanze building, corner of 20 Settembre and Via Goito. Right around the corner, there's easy access to buses and Termini train station is about a 10-15 minute walk. We walked everywhere while in Rome and often took the metro at the Piazza della REPUBBLICA station (also about 10-15 min walk) instead of Termini since there seemed to be fewer people. Our very first day, we walked to the Spanish Steps and Piazza del Popolo (about 1/2 hour walk). The City Center, Fontana di Trevi was about a 1/2 hour walk also. The Vatican is about 5 stops from REPUBBLICA. We stayed in Rome for 5 days and during the whole stay, the staff was amazing, helpful and very welcoming. Roman summers are hot and the room was air conditioned. Rooms with a double bed are a fair size and single bed rooms are small but I was never uncomfortable during my stay. Three of us travelled to Rome, all 29 years old. Great hotel, great city.

Well located, modern from inside and clean

We stayed for a couple of nights in Rome. It is just 3 stops from colloseum and easy walk to Tremlin station which was important to us as we had to catch a train to venice later. Our flight to FCO airport got delayed and we got late (1am) to arrive at the hotel. We called to let them know and the guy at the reception was very cooperative to let us check in late. In the morning, there was someone else at the reception who was i guess owner's son. We thought he was quite rude to us. Card machine was broken so had to give them cash. Apart from that everything went really well and location was ideal!! Great value for money.

Brilliant little hotel, very clean. Strictly non smoker! Close to everything. We walked everywhere even to the Vatican City which was about 30 min. walk. Only few points: the toilet seat wasn't properly fitted, needed some time to get use to it. The building is a pretty old and so a little bit noisy but nothing extreme fuss. The guys at the reception are extremely helpful and their english is good. The personal safe in the room gave us a peace of mind.

The location, service (especially service), cleanliness / décor /comfort, and value for money of this hotel are EXCELLENT. The host has excellent English, and is extremely courteous and helpful. It nearly feels like you are staying at a friend's place. The rooms and bathroom are very clean, modern, and comfortable. The location is perfect as you could walk to all major attractions, and it is a 5-8min walk from the main train station. I will stay here again whenever I am in Rome.

The hotel was simple but we had a very good stay. We didn't spend too much time in the room but it was very clean, not too small, with a comfortable bed. The staff were very friendly and helpful at all times.

There are plenty of reasonably priced restaurants around XX Settembre, especially the small but busy pizza place called Pinsere (a must try). The best way is to explore the streets just to the north of the hotel.

We stayed at 7 Kings for two nights at the beginning of the week. I unfortunately lost my iPad on the plane when I arrived in Rome and here I would like to express my sincere gratitude for the help of the staff to contact the airport for me and finally I managed to retrieve my iPad on the way back. Furthermore, I strongly recommend this hotel as its location is perfect and the room is super clean! Also the price is reasonable compared to other hotels nearby. My wife and I enjoyed our stay - it is a little different to most city hotels in that it has a small lobby and no breakfast facilities but the staff make up for that - so friendly and helpful - especially Lino.
I only have two minor complaints - the wifi in our room was very patchy (ok in lobby) and it would have been great to have a couple of English speaking TV channels

The hotel is located on a floor, the entrance to the building is awful, the elevator scary and filthy, the so-called lobby is a room next door to the hallway. But... extremely polite and helpful personnel, the room was a huge pleasent surprise... great room, great bathroom, modern, new, elegant furnishing just perfect if you plan to stay in the room. Free coffee and tea and biscuits throught the day. nevertheless toooooo expensive with or without breakfast. Stay there if you care about the room and only, convenient location

Good overall value.

Nice small hotel, no breakfast was served. The staff was wonderful and very friendly. Rooms are nice- beds are very firm but nice. Located about a 10 minute walk from metro (subway) but busses are just in front of the hotel. The hotel is small and not marked very well- we took a taxi and our driver did not believe us at first there was a hotel there-- but it is hidden away and a nice quiet escape.

Struttura che sicuramente avrebbe bisogno di una rinfrescata, comunque molto tranquilla (abbiamo dormito con le fi estre aperte senza sentire praticamente nessun rumore) anche se sulla via xx settembre vicino a porta pia. Puluzia nella media, stato di manitenzione generale da rivedere. Il prezzo dell offerta siciramente giustifica queste mancanze.

Ho soggiornato per 3 notti in questa struttura con mia moglie e mia figlia. Posizione strategica. A pochi minuti dalla stazione Termini. Collegata tramite bus con tutta la città e relative stazioni. Inoltre nelle vicinanze ci sono molti ristoranti in cui mi sono trovato bene e subito a 50 metri una buon bar pasticceria. Personale cortese locali gradevoli e puliti.

We came to a door wich was not possible to lock, so we had to carry all our valuable stuff back and forth every day for five days. No compensation at all, just an offer after a lot of complaining to a room without a window and a broken air condition. Will not recommend this at all.

Fint og hyggeligt hotel med god beliggenhed tæt på Roms banegård og i gåafstand til langt de fleste turistattraktioner.
Hotellet var rent og pænt, i god stand og lå trukket tilbage fra vejen, så i ro og fred.

Śniadania koszmarne, pakowane gotowe tosty i rogaliki. Wydzielane dżemy i nutella, poza tym pare owoców i ciastka śniadaniowe. Jedyna pozytywna rzecz to wyciskany sok.
Obsługa na bardzo niskim poziomie nie wychodząca za minimum swoich obowiązków. Czystość pokoju zadawalajaca i to jedyny plus który dostrzegam podczas pobytu w tym hotelu, poza lokalizacja oczywiście.

Difficile à trouver, en fait on ne s'attendait pas à être dans un immeuble. Très peu insonorisées pour les chambres. En ayant un enfant on a dû nous entendre tôt le matin et réciproquement pour avoir entendu les disputes de couples de nos voisins tard le soir.
Petit déjeuner plutôt médiocre, du coup on s'est rabattu sur un établissement extérieur.
Par contre, personnels très accueillant.

hotel familiar dentro de un edificio, la habitación era amplia con cama cómoda, persiana automática, nevera y armario grande.
Tiene baño privado con secador de pelo y ducha(faltaba un poco de limpieza dentro de ella, todo lo demás estaba limpio).
Esta situado en una buena zona a 10 minutos de la estación de tren y del centro.
El aire acondicionado nos dijo que no funcionaba aunque no lo hemos tenido que usar.
Wifi gratis que funciona bien.
La unica pega es el ruido de las habitaciones de al lado, pero sin duda volveríamos.
Calidad precio muy bien.
El dueño muy majo que te ofrece café cuando quieras ya que no hay cafetera dentro.

Das Hotel befindet sich in der ersten Etage eines Wohn- und Geschäftshauses. Außen weist nur ein kleines Schild darauf hin und man durchquert dann einen Innenhof, um zum rückseitig gelegenen Eingang zu gelangen. Die Ausstattung und das Ambiente sind \"zweckmäßig\". Man kann dort gut und zentrumsnah übernachten, sollte aber darüber hinaus keine hohen Ansprüche haben. Etwa 100 Meter die Straße hinunter gibt es ein schönes Bistro, in dem man gut frühstücken kann.
Das Rezeptions-Personal ist freundlich, spricht aber teilweise kaum englisch. Unser Dreibettzimmer war nur für zwei Personen vorbereitet. Das wurde aber noch am späten Abend vom Rezeptions-Mitarbeiter korrigiert. Als wir ihn um Hilfe beim Schließen des Fensters baten, konnte er das Problem nur nach zwei Telefonaten lösen - aber immerhin wurde es gelöst.
Alles in allem eine gute und günstige Übernachtungsmöglichkeit - wem das reicht, dem ist es zu empfehlen.

Camera semplice ma ristrutturata e pulita

La struttura è situata in una zona molto comoda e, allo stesso tempo fuori dai flussi super affollati. Noi l'abbiamo scelta proprio per la vicinanza a Palazzo Barberini, il Quirinale, Santa Maria Maggiore e via Veneto.
Il metrò è a pochi passi e permette in poco tempo di ampliare a piacere tutti gli itinerari che i giorni di vacanza mettono a disposizione.
