For the premium price paid, the room and service was below expectations. I booked the Royal Suite, the most expensive and biggest unit of the whole property. But the room is quite run down and looked very old. Many switches and lights were not working, aircon was making a lot of noises when switched to high fan, shower pressure was very very poor. I had requested many times through my stay to try to improve the pressure by either changing the leaking shower head but the staff could not even do that simple request.

The villa offered a lot of space which was nice. Inside is pretty beat up. Walls have cracks, chipped wood, really needs some TLC. The pool was nice but it was extremely uncomfortable resting your arms on the side. Tried to do same day laundry like the hotel said it offered.. They claimed it would take 2-3 days.

The hotel lobby faces the ocean, so you drive to the back. We weren’t sure where to go and ended up dragging our luggage down the path with several stairs. The woman at the front desk wasn’t very friendly, but the younger employee that showed us to our room was so cute!
The view is the best part. Great view of the ocean! Rooms need some up-keep. Furniture was warm, rugs had stains, and bathroom and closet areas are SO dark!
We had a busy day with an excursion and planned to have room service that evening. We tried to order, but the kitchen was closed because of a scheduled dinner FOR TWO guests. We didn’t know serving two people dinner would shut the entire kitchen down. Pretty inconvenient and would have been nice to plan for that ahead of time. We ended up eating that night at 8:30 at McDonald’s 😕.
We had great help getting our luggage back up all the stairs at check out. Hotel has potential, but needs some work for how much it is.

I booked Impiana atbthe end of a 3 1/2 weeks travelling around S E Asia with activities arranged almost every day. We wanted to have somewhere that we could chill and relax before heading home to the UK. The property delivered completely. Fantastic property, a jewel of peace away from the crowds but with all the lovely restaurants and facilities close by, within walking distance. The property was not brand new butbthat doesnt matter tous, beautifully appointed and everything worked well, lovely breakfast too. It was with a heavy heart that we left to head home and with great thanks to a very good team running this property.

Although some areas of the property could be refreshed, the unit we booked is still very nice and represents very good value relative to the rate we paid.

Also, our early checkin and late checkout may seem like a small thing, but it added immensely to our flight schedule and ease of travel. Without a late check out, it would’ve added several hours of what is already an extremely long day travelling back to Vancouver.

Beautiful property and very pleasant staff. No direct beach access but ten minutes from two very nice beaches. Cliff side sights are amazing, private pool was clean and wonderful after a very hot day. Minor fit and finish issues here and there and WhatsApp for communication is a bit of a hassle. Only two things Tythat stick out, the rest of the stay was wonderful. Thanks to them and the staff for a great week!

I dont know where to start. Room was in terrible condition. Not clean. Electricity was sparkling/damaged. We tried to communicate this with the guy at the lobby (who spoke terrible english, but seemed like a nice guy) and we wrote a letter that he should take back to the manager. We wanted refund or a new room. Only 6/11 rooms was operating. The room was so bad that we decided to change hotel after only 3/7 days. We still have not heard back from the hotel regarding refund for the last 4 days. The manager has not contacted us as we were promised. Hotels.com should take this hotel off their page! We documented everything with photos/video

Very badly maintained property. They just have 7 villas and that too have not been maintained. Not sure it could be that they didn’t have enough capital during covid. We saw dead lizards and cockroaches the moment we entered villa. After a day, we saw hundreds of ants swarming the place. Wouldn’t recommend this place at all especially for the price point. The only acceptable aspect is the view from the pool.

Very nice private property. My wife and I enjoyed our stay in the Honeymoon suite, very nice view with big private pool. Property conditions need to be look into, furnishing is back dated. Small details like blood stain on bed linen shouldn’t be present to guest. Blood stains also can be found on mosquitoes net. Without picking on small details, overall stay was good.

We were recently visiting the property for 3 nights as part of our honeymoon. Let me start of by saying the food/staff were amazing. The rooms are showing of age and might be in process of renovation since half the property was closed off during our stay. The hotel is in close proximity to some decent eateries and bars. If you are interested in tour bookings then do it outside of the property as hotel charges 3 times the price. Other than that an amazing honeymoon.

we feel disappointed. view a bit great but room is dirty and old. Air-con not working good so make room too hot. at first we parking in front of hotel but no anyone come we have to find the way walking to reception by ourselves. Staff are not helpful we try to think maybe low seasons and have one Chinese couple were marriage there in that time so they too busy for prepare but we paid too high price for 1 night so we can expected for the great service and helpful staff in 5 stars hotel.I never have this experience in 5 star hotel in Phuket before. i thought should to get only 4 star for this place. thanks!

I think if you just accept you are paying for the amazing view and pool then you will overlook all the little things that others have mentioned in their reviews. We had the garden villa which was great until there is a wedding then u have people looking in and drones flying whilst you are swimming and sun bathing which didn't really bother us but may be an issue for those who want privacy. The in room breakfast is great. The only negative I have is that other than the front door no other doors lock so the balcony doors are open which makes you feel vulnerable as the garden villa is easily accessible to anyone from outside. Overall the amazing view and the pool makes it worthwhile to visit and if you get the right room you will definitely want to return!

Love the infinity pool

The infinity pool is awesome. We spent 2 nights and everything is great. Hotel staff are nice and helpful. It is closed to the Kata Noi Beach. But my husband and I love our infinity pool the most. The view is spectacular. The breakfast is super good!!!! So yummy... However, the bathrooms smells a little bit and we don’t know where is it come from. We informed the hotel staff, it got better, but still the same the next morning. Hope they improve in that area. The unlucky thing is my husband got a lot of mosquito bites, but I don’t have any... I guess it is typical in the tropical area..

Beautiful villa over the water, very private

We stayed here for our 20th wedding anniversary in July/August, and it was amazing! We had a garden villa that was gorgeous and had a huge private infinity pool overlooking the water. We were a little worried going to this area during the rainy season, but the weather was beautiful! On our 2nd day there, our AC stopped working in the bedroom. The hotel immediately sent someone to check it out, but they were unable to repair it that day. Our other room in the villa has great ac, so the staff brought in 2 beds to make a king bed for us in the living room. It was great. They would have offered to move us to another villa but they were fully booked. They had the AC fixed the next day. The staff were always going above and beyond and everyone was so nice. They only have one restaurant at the hotel but the food is great. During rainy season you can't access the water from the hotel due to high tide on the rocks below, but Kata and Kata Noi beach are both within a few minutes walk. My husband even took a surfing lesson at Kata Beach. The hotel also took us on a guided tour in their private van up to the lookout point on the island and around town due to our troubles with our AC. We would highly recommend Impiana Private Villas Kata Noi!

Great Villa, but poor maintenance.

We went Phuket for honeymoon and we booked the Honeymoon Villa. Excellent staff, kitchen, etc. The only complain I have is the engineering team is poor in maintaining the room, some lights in the pool were not working, light switches are not according to labeled, bedside lamp was in poor condition, bath tub has chips in the tub, and inconsistent water pressure. We informed the front desk about those problems since day one of our stay, and it remained unchanged on the day we checkout.

Breathtaking views and spacious villas!

If I go back to Phuket, I will definitely be staying at the Impiana Private Villas. Just by reference alone, when you tell the taxi driver or the tuk tuks that you're staying there the response is always the same--Wow, really?! Yes, it's fancy! Start your day with a delicious (non-alcoholic...we tried) breakfast with Western or Asian specialities, switch into your beach clothes and walk 2 minutes to Kata Noi right outside and up the block from the hotel. If the hot sun is too much, you can always come back to your private pool and order some mojitos with delivery to your room.

Impiana Private Villas gets very few things wrong but here are some improvement opportunities/suggestions: 1) Ask for a villa that is no where facing the lobby! You don't need incoming guests gawking at you and your partner in your swim suits. This can make or break your stay. 2) Even when you manage to get more of a private villa, beware of locals scaling surrounding rock near your terrace when they are fishing. We had this happen and it scared the heck out of us; they were friendly (just passing through) but since our terrace door didn't lock, we were nervous about locals climbing into our room 3) The beds are pretty old and to make up for this, they use ratty mattress pads to compensate that are NOT comfortable. The bed in my villa was the low point of the trip. They need to invest in maintenance (seriously!).

Other than that, be sure to book a spa at Oasis and eat next door at Mom Tri's!

Utterly disappointed & bad value for money

I was utterly disappointed with Impiana Private Villas after staying with them for 3 nights. This suppose to be a 6-star private villa, however, the condition of the entire place, and the service do not live up the standard. Not even for a 4-star hotel. The rooms, bathroom &f urnitures are very old and dirty.The bed sheets had wholes on it, and the bathing towels provided by the hotel were yellow. They looked very old and dirty. All the staffs in the hotel speaks very limited English. When we called the front desk to book taxis for us, the hotel staff did not understand us most of the time.

This hotel was also filled with million of mosquitoes due to the surrounding trees and plants and due to lack of insect spray by the gardeners. Although the rooms provided insect repelled, but it didn't help. Every night, we were raided by the mosquitoes and I was so afraid to fall asleep. We paid for more than USD 300/night for a GRAND POOL room, and I honestly feel that it does not deserve this price. We moved to Naka Phuket hotel on our 4th night, a hotel that is just a little over 1 year old. We paid only USD280/night for a pool villa with infinity pool, much bigger space, way better services and facilities and the rooms were super clean with magnificent views towards the ocean and the sunset.

If you are looking for a nice and relaxing romantic getaway, I would suggest you to book NAKA phuket instead.

This hotel has some magic about it! The place and the views are enchanting, a place to commune with the sea.
Exceptional dedication from staff, especially Dao and other main reception ladies create an out of this world experience which is very hard to find in today s sobered up and material-guided world. The certain seediness and certain disrepair in some of the hardware of the place are part of this experience. That s just how Kata Karom area is.
Afternoons bake up the place, as anywhere in the sun, the AC easily copes with that.
The value comes from the closeness to the sea and these great rocks which the hotel stands on.
Rate adaptions also in this property are not unwelcome, especially since Thailand senselessly keeps moving up over imoral yield levels in its tourism enterprises especially in the last 5 years. It s almost savage anglo business circumstances there now, where is the Thai-ness and -identity!

Million dollar view!

Stayed in room 303. The view is truly amazing. The service staff were polite and efficient. Food was great as well.

However, as with a lot of other reviewers, I agree that the hotel is in need of touching up. Floor boards to the pool has chipped off in multiple places, lights was not working in the pool (but swiftly resolved) etc. but that didn't marred our experience.

We had a great time and will alway remember this resort simply just for the great view.

Very nice rooms, modern and well kept. Good view of the beach and sea. Next door to Mom Tri's kitchen. The best restuarant we went to in Phuket

Ok so now to the bad: My experience was made unpleasant when one employee told me i could checkout late at 3pm (free or charge) in another room (as our room was booked)

When the time came, another employee told me we could not stay in another room free of charge. This disrupted my plans and scheduling for the entire day. The other employee had given me the wrong information as they were knew. And I find that understandable. What really got me angry was that the current employee nor the hotel did not take any responsibility for the mixup and they insisted that I could only stay till 1pm, insisted that I chill in the library or the 'secret room'

This hotel is overpriced. The other two places i stayed was half the price with double the service

Fantastic property for couples

We were very pleased with our stay at Impiana Private villas on Kata Noi beach. We spent more than usual for our stay but we felt that it was worth our while. Having a nice size private pool over looking the beach was the highlight. We had stayed at a beachfront property for a few days prior to moving to this hotel so did not mind not having direct access to the beach. If you are looking to get quiet, relaxing, and private holiday, this property definitely will give you such. We had a problem with our patio door in our first room and so they moved us to a even bigger villa. The level of service was excellent.

Million $ view, inconsistent service / maintenance

Watching the sunset from our private pool with the waves crashing onto the rocks just meters below is an experience that my wife and I will remember for years to come. It's a shame that the service and the room didn't match up with the amazing view, as this property has such a superb location that it could truly stand out if those areas could be addressed.

Service: 3.5/5. Front desk staff were helpful and could speak conversational English. However, the check-in and check-out process could be smoother. Attention to detail really defines the difference between 5* and average service, especially at a smaller property like this one.

Room Quality:
3/5. When new, the room would definitely earn a 5/5 rating. However, there were a number of maintenance related issues.

Location: 6/5. Yes, that's six out of five! The location is truly amazing. The hotel is located right beside the ocean next to a rocky outcrop. There's also a quiet beach (Kata Noi) that's about a 10 minute walk from the hotel.

Food: 3.5/5. Breakfast consistent of a continental breakfast buffet along with a menu from which you could choose individually prepared hot items. The hot items were tasty, but the selection could be improved as there were just 3 local options along with a choice for the standard American breakfast. Service was good.

check in delayed, could not find key for one of room of royal villa, no cleanliness at all in the one of bathroom and dirty towels everywhere and smells, yeak.

A wonderful villa for private holiday

Impiana is located in a conventient place in Kata Noi, it takes around 5 mins to walk to the shops and restaurants outside. There are many good restaurants you can choose. MALI, boathouse, Two chefs, Mom Tri's Kitchen etc are also located there.
We reserved a deluxe pool suite for 4days 3nights. Overall the suite is nice, comfortable and the surrounding of the villa is quiet also each room has an excellent sea view that facing Kata beach. We really enjoyed a memorable honeymoon journey there.

My wife and I stayed at Impiana private villa for about a week. We originally booked Garden villa. However, someone was already occupying the villa.So, at first, they allocated us with Impiana Villa which was a little smaller than Garden, we thought. So, we talked to manager in charge next day, and she gave us a wonderful Family villa for the rest of our stay.

Their service & cleanness was exceptional, and location of the private villas, view from our villa was breath-taking. We had enjoyed most of the days in Phuket, except the last two days. Our left feet (yeah.. both of us) were infected after Pang-nga trip for rafting & elephant traking. Other than that, the trip was great!

하지만 구조상 엘리베이터가 없어서 불편하고
처음간다면 찾기가 조금 불편하다.
건물은 오래되서 요즘 스타일은 아니지만 청결했다.
(화장실에서 게가 하수구를 타고 올라왔는지.. 너무 놀랐다.. 친환경적..ㅋㅋ)
조식은 객실이 별로 없어서 주문해서 먹는데 나름 괜찮음.
풀장도 괜찮았고 뷰도 좋았다.
날씨가 좋아서 더 만족.
직원들도 아주 친절했는데.. 조식 먹을때
와이프가 의자에 앉아서 편하게 먹기위에 발을 올렸는데
직원이 하지말란다.. 내가 왜 그러냐 그러니..
노굿.. 아직도 이유를 모르겠다..
그거 말고는 나름 괜찮았다.
아 그리고 객실 배정이 아랫층 쪽이면
체크아웃할때 직원의 도움을 받도록 하자.
올라갈때 엄청 힘들다.

The hotel is extremely bad maintained. Everything is in bad shape and i urgent need of renovation, not even close to 5 star quality.

No services except for breakfast was available. No restaurant, No bar, No massage, No roomservice. There was one guy who did everything at the hotel (No shame on him) but you cant run a 5 star hotel with just one employee. The views are still amazing but wouldnt recomend anyone to pay 350-400 usd for this.

Saapuminen kohteeseen ei mennyt suunnitelmien mukaan, koska hotellin vahvistama kuljetus ei koskaan saapunut lentokentälle ja tunnin odotuksen jälkeen otimme itse taksin kentältä ja ajoimme hotellille. Hotellin tilat ja yleiskunto eivät hintaan nähden olleet odotuksia vastaavat. Ensimmäinen yö oli todellinen katastrofi kun havaitsimme aamuyöstä sänkymme vilisevän pieniä ötököitä, jotka olivat ehtineet puremaan ja saimme kärsiä useamman päivän kymmenistä kutiavista paukamista. Kun näytimme kuvia ja videon vilisevistä ötököistä sängyssä petivaatteet vaihdettiin ensimmäisen yön jälkeen ja ötököistä päästiin eroon. Kokonaisuutena emme olleet tyytyväisiä hotellin laatutasoon.

硬體待改善泳池別墅

入住家庭頂級villa，當天抵達無迎賓人員在門口接待須自行走到lobby CI，房內空間大而舒適，沐浴室的水壓不穩乎大乎小忽冷忽熱小孩因此被燙且嚇到，跟房務反映未見改善，健身房很陽春，如遇到婚禮還無法使用，原因是健身房擺放婚理用品，這些缺點期待改善。優點是早餐現點作非常美味、海天一線泳池。

Feeling like a superstar

Zalig hotel met hele mooie tuin. Heel private villa's met ongelooflijk mooi uitzicht en prachtige infinity Pools. De baai van Kata Noi is nog heel mooi en niet zo druk als die van Kata Yai. Geweldig ontbijt dat je beter niet op de kamer neemt want dan kan je onbeperkt bijbestellen. Wil je toch even aan de rust ontsnappen ;-), dan ben je op enkele minuutjes stappen bij de winkeltjes, restaurants en bars. Het personeel is heel vriendelijk en behulpzaam. Ideaal voor een romantische trip met twee...je waant je de koning en koningin voor enkele dagen.

很好的景觀，但多蚊

從酒店走十分鐘左右就到很多餐廳的地方，周近也有便利店與藥房。我們入住的房間景觀很好，也十分寧靜。唯房內的設備比較舊，而且亦十分多蚊，建議準備蚊香及蚊怕水。其他都很好，早餐美味。

泳池view一流，早餐選擇多

入住honeymoon villa,泳池很大，海景更是一流，而且私隱度比其他房高，一入房看到很大隻獨角獸水泡是一大驚喜。早餐選擇多，還可以任叫。惟一美中不足是房間有盞led燈不受控制，大概酒店是時後需要維修一下

Für Ruhe-suchende Paare perfekt!

Positiv: Villen-Hotel an einer ruhigen Ecke von Kata-Noi, zu Fuss sind zwei Buchten sowie unzählige Bars/Restaurants leicht erreichbar. Die Villen sind sehr gut und großzügig ausgestattet. Restaurant und Room-Service im Hotel ebenfalls sehr empfehlenswert, natürlich etwas teurer als draußen.
Negativ: Bei An- bzw. Abreise steht kein Gepäcks-Service zur Verfügung (in dieser Preis-Kategorie völlig unverständlich) - war bei jedem Gast so! :-)
Das Personal spricht nur sehr eingeschränkt Englisch - oft erntet man nur ein nettes Lächeln (ist im Urlaub auch ok),
aufgrund der Größe der Villen ist eine ordentliche Reinigung meistens nicht möglich - da hilft auch tägliches \"Trinkgeld geben\" nichts... :-(

منطقة حية بتواجد الاسواق وكثرة السياح مسافة 10 دقائق مشي .. يفضل استئجار دباب ليوم كامل افضل للتنقل وارخص والذهاب اي مكان

سعر التكتك من الفندق للشاطئ الرملي او الاسواق 200 بات للمشوار الواحد

아름다운 뷰가 있는 임피아나

첫날 배정받은 빌라가 옆 레스토랑에서 보이는 곳이라, 프라이버시 문제가 있어서 다음날 직원에게 문의하니 바로 문제를 해결해 주었네요. 실망스러울뻔한 여행의 시작을 기분좋은 업그레이드와 친절한 미소로 상쇄시켜준 Austin과 Impiana의 직원들에 고맙게 생각합니다. ^^ 다 좋은데... 모기는 좀 있네요 ㅠㅠ

一流的酒店

房間大，私人泳池加海景非常正。房間的日用品全部齊全，私人度高，一打開門進去的感覺非常舒適。房間真的很乾淨好舒服。服務很好，早餐好豐盛。雖然有少少貴，但十分超值。

Hotel a faire au moins une fois dans sa vie

Chambre avec piscine privée vue sur la mer, MAGNIFIQUE rien d'autre a dire, les chambres sont superbe tres propre le personel est professionnel la nourriture est servi en chambre et en plus tres bonne.
