Very quiet and nice view on the sea and the mountains.
The room was reasonably sized and the bed was comfortable. The shower could be improved though. It's quite small, the pressure was not that great and there were temperature variations when showering, which is not very pleasant. The breakfast has a reasonably good number of options but for the price (€16) nothing extravagant. However, the freshly pressed orange juice was a good surprise.
So overall I was quite happy with my stay.

L'accueil est très bien, l'appartement est propre et assez confortable en revanche quelques petites choses font que nous ne reviendrons pas ...

Un fil pour étendre le linge au dessus de la baignoire est censé se dérouler à la demande mais le nôtre ne fonctionnait pas, je suis donc descendu à l'accueil pour le signaler ils étaient déjà au courant mais n'avait pas d'étendage à me prêter je me suis donc dit que j'allais étendre sur des chaises sur la terrasse mais celle ci est le terrain de jeu, et les toilettes des pigeons qui viennent chaque jour vérifier si vous n'avez pas laissé un peu de votre repas ! D'ailleurs ne pas laisser de nourriture sans surveillance sur la terrasse car ils viennent littéralement dans votre assiette !
Passons ensuite à la piscine qui est bien trop petite pour le nombre d'appartement et qui n'a pas assez de transats.. Et alors si vous tombez comme nous sur des vacanciers qui ne respectent pas les autres et mettent leur serviette pour réserver les transats toute la journée sans mettre un orteil dans l'eau ça peut vous gâcher un peu le moment...
Pour le cadre il n'y a pas vraiment de jolie vue la résidence est dans une rue calme excentrée de la ville donc on ne fait pas grand chose a pieds. Il faut également payer le parking car pas de place dans la rue.
Sur la description c'était écrit \"proche de la mer\" nous n'avons pas la même définition du mot proche.. il faut 15min en voiture quand tout roule et 45 min à pied ..

Worst hotel in Cannes.
Laziest, most unprofessional, rudest hotel reception in Cannes. They actually shut the reception from 12 to 2 as they need to take a “lunch break”! Are you kidding me??
And the reception is fully closed from 6 pm onwards.
I have never encountered such a horrible place in my life.
Stay away from the hotel. It’s not worth it

Petit inconvénient: travaux de ponçage en fin de matinée, pas très agréable… j’ai dû partir de la terrasse! ainsi que du bricolage le lendemain (marteau???) ré-ponçage un autre jour dans les étages au-dessus. Il aurait été préférable d’attendre le début de l’après-midi pour faire des travaux. En partant j’ai enlevé mes draps et j’ai trouvé un molleton pas très propre avec des cheveux et des taches.

Average property but very good location. Bus stop is less than a 5 min walk and if only takes about 20 mins to get to the beach. Very cheap bus fares. Property is close by (again not even a 5 min walk) to convenience shops, bakeries, butchers, fish mongers which is nice as we made use of the cooking facilities in the apartment. The kitchen utensils however were disappointing. Our bread knife was broken / hazardous. No proper cooking utensils available so cooking was a struggle. Our room was only cleaned once. The kitchen was still left a mess when we came back to the room. Most of the staff were pleasant apart from one lady at reception. Dark haired lady. Very rude and didn’t seem bothered to want to help at all. She had attitude towards us when we questioned her about overcharging us for our stay… which she did and she didn’t even apologise. Don’t think she should be working in reception if that’s how she treats paying guests. Apart from that pool was ok. Made use of the ping pong table which was fun. Hotel clean but could do with refurbishment. It’s a little run down in places. Liked the fact there is filtered cold and sparkling water available 24/7 free of charge in reception which was much needed while there during summer.

Very short walk to an art museum which does full-facility exhibitions (3 floors of Toulouse-Lautrec when we were there). Good walk (20 mins) and simple direct bus ride down and back from the main Cannes beaches.

The staff were so lovely and welcoming to us. The view from our hotel was more than we could imagine and all of the other features of the room such as the kitchen, the ironing board and iron and balcony made the stay so comfortable. It was fairly easy to get to and from the hotel too and there’s an amazing bakery just a stones throw away which was one of the highlights of our trip . I would definitely come back again !

This hotel could be fabulous with some TLC. The rooms themselves have everything you need however they need some paint and a little attention. The balcony would be great if the time was taken to paint the railings and the same with the outside steps. The lifts were out of action for most of our stay and lugging our cases down 3 flights of stairs was not fun. We stayed 8 nights and our room was only serviced once after 2 nights. It would have been much appreciated to have the room cleaned later in the stay instead. The hotel itself is a 35ish min (up steep hills) walk from Cannes or you can take the number 1 bus from outside the train station which takes around 20mins. The staff were lovely and I only hope the effort is out in to upgrade the hotel as it really could be lovely. The beds were also very comfy.

Zenitude - A good 3 star hotel

Hotel was lovely and appropriately 3 star, a little tired around the edges but comfortable and with lovely staff and a great location.

The only issue I had was the parking height was 2m and my van wouldn’t fit so I had to find somewhere on street, if I’d known before hand I would have taken a different vehicle, but not a major issue.

I’d definitely stay here again.

Lovely clean and comfortable apparthotel in Le Cannet. Friendly, helpful multi lingual staff. Nice clean pool with comfortable poolside loungers, a well stocked breakfast room, with terrace seating too. Nicely landscaped garden. Only drawback is if, like my daughter and I, you arrive by express coach from Nice Airport , you have a long uphill struggle with luggage. We did learn later on in our stay that a number 1 bus will drop you near the hotel. It is a nice quiet old residential area, but a good 2 to 3 miles walk into Cannes.

Good location in Le Cannet, close to nice neighbourhood shops and restaurants. Hotel is generally OK and it is reasonably comfortable but needs better maintence. Carpets stained and worn. Our curtains needed fixing. Shelf loose. Big disappointment was that the POOL WAS EMPTY and out of use, at the end of May. Hugely disappointed with this as we had booked it specifically for the pool. We didnt have the breakfast so can't comment on that. Otherwise this hotel is OK but could be a LOT better if they maintained the fixtures and fittings more rigorously. And had the pool ready for guests.

Practical hotel close to old centre of Le Cannet.

I had friends staying in a villa just above Le Cannet and the hotel was very convenient to them. If it wasn't for my friends staying close by I would have stayed in Cannes itself. I was surprised that the old town and restaurants are very appealing. The hotel is comfortable but basic and in a side street not so easy to find. Staff were very pleasant and the breakfast was also quite basic.

Dishonest booking and rip off

I was relocated to this hotel in Cannes and was cancelled from my original booing at the Novotel. Because I had paid in full I no choice but to go there. When I arrived I learned that the hotel was entirely too far away from my conference. The taxi rides were 35 Euro or $45 US each way! The room was disgusting. Stained floors and walls, a broken terrace railing, no amenities etc. It looked like a 1 youth hostile. I immediately checked back out and had to then scramble for the next 5 nights seeking rooms in hotels tonight, moving nightly and paying twice what I had budgeted or could afford -795 euros. This was a terribly stressful situation for me.

Great location too, as a bus stop is at the top of the road and goes straight to Cannes. This is the best way to experience France as you get to see more than just the beach. cost effective but with WiFi connection horrible

Some 20 minutes' bus ride away from the Palais de Festivals of Cannes, it's relatively cost effective apartment hotel with basic(so basic!) kitchenette such as some plates, a microwave, and a freezer.
Easy to find, quiet and pleasant to stay, easy to travel to Cannes.
But for a business traveler, its WiFi connection would be too slow and unstable. I stayed in a room on 3rd floor with weak connection, and I had to come down near reception desk to acquire proper connection. But even there it was unstable and slow, either.
Stayed two nights, but they do not clean the room properly, especially toilet.
Staffs were helpful, especially a Ma'am called Miriam(I am not sure). While I was at a loss because of bad internet circumstances in the night, she tried to help me wholeheartedly.

Excellent for Cannes & Cote D`Azur

I don't normally write reviews, but this apart-hotel was so good in every respect it seems worth sharing. The room was clean and comfortable with aircon that worked, a useful kitchenette and nice balcony. Security was excellent with a decent safe-box and auto-matic shutters which also kept the room nice and dark on Summer mornings. Pool was clean and quiet. The neighbourhood of Le Cannet is a lovely, peaceful gem with an old artistic quarter, essentially 2km out from the centre of Cannes. Regular bus at 1.50Euro runs late in to night. We hired a car and found free parking in local streets - or you can use the secure parking at a fee (deal for 7 days). Getting to the motorway to the north of Cannes is easy (5 mins) from which you can get to anywhere on Cote D'Azur.

I had some business to take care of during our holiday and the reception staff were incredibly helpful copying, scanning, pdf to stick and vice-versa, plus printing boarding passess etc. Nothing was too much trouble and all free of charge - this is much better than the pricey so called business hotels I frequent.

We will definitely go back when visiting Cannes/ Cote D'Azur

Fabulously Friendly!

Friendly, wonderfully helpful staff! I really love the people working at this hotel. They went beyond the call of duty to assist this American with information on transportation to Cannes Festival, bus routes, parking, museums, and getting to the airport. Their assistance was essential to my trip. I even went back to this hotel after I changed to different one in order to get better information for my drive to the airport. Because of a bad GPS and construction, their airport directions were essential to my getting to the airport. The location is half a block from a direct bus route to Cannes Center. The room and restaurant are a definite 3-star. However, the service and staff are 5-star! Location is great.

The hotel was good but the 2 front desk staff were excellent and would make me return. They were efficient, helpful and full of energy. However the Restaurant was appaling and way over priced. Refuse to pay a sit down charge of 5 Euro each for bread and water and someone serving who could not explain the menu. Got up and left and found a great restaurant close by

Quaint and Terrific

At first we thought we made a mistake being a bit further away from Cannes than we thought. But, after only a couple of hours, we agreed it was the best place we could be. Well worth the money and well worth being at the top of the hill in Le Cannet. Very quaint and friendly little village with wonderful restaurants and bistros, and the people were extremely friendly. The staff at the hotel went out of their way to be helpful and friendly and would recommend this place, and them, to anyone. Room was actually quite nice with a balcony and plenty of space by French standards. Well worth the trip!!

it was a rainy day when we arrived in le cannet,France. I was disappointed of the location of the hotel, not what I expected, the hotel staff are very accommodating.
the room do not have have enough lightning, no dresser or mirror , only in the bathroom. no table, there is one chair, so if you want to sit and have coffee or just relax, the only place to sit is your bed. the bed supposedly king size, is like a double bed. bathroom (shower) is very small hard to move around. for some guest it probably okay,but not to my standard. (by angel 39) if this is the only hotel in town, its okay to stay for a weekend, but we stayed for 2 weeks. the rooms need some updating.

Reasonable rates &ggreat service in quiet setting

The prices were reasonable for vacation high season, and the location some way from the tourist hot-spot (the beach). Good service from management in handling the booking.The room was lovely, with very quiet air conditioning and refrigerator. Surrounding neighbourhood has nice restaurants and good transport links (to Cannes, Nice and Sophia-Antipolis). The bar/restaurant was hired out to a reception which was not very quiet (Saturday night) but which did finish at midnight.

quiet out of the way hotel

I really enjoyed my time at this hotel. The staff were so friendly and happy to serve me in English. My room was spotless. The room a long way to walk from the beach but you can catch a bus. It's a nice place to stay if you want something affordable and out of the way. I thought it was also great that they had internet at the lobby. There was a small sink/fridge and counter. Also, the safe was handy. My balcony was out the way of a great view but I still enjoyed it.

The hotel was nice, the pool was great and if you don't mind walking (approx 30mins to Cannes front) then the location is ok. We stayed for 9 nights and the little kitchen area was very useful, but the carpet in the room was very dirty (our son was crawling round and we had to clean his knees and foot every ten mins) and the bathroom smelt really bad! When we asked to change room they was very unhelpful and a little rude! Ideal for couples wanting to experience the south of France.

Bright & clean 10 minute drive to Cannes Centre

Parking very secure - good clean pool which we used. Quiet location but seemed safe area. Very close by a selection of restaurants in the old part of Le Cannet I think. We walked up and took only 5 minutes
Room clean, bright and good size - with air conditioning and large bathroom and metal shutters. also a balcony. Everything in the room seemed clean.

didnt try the food so cant comment on that.

Only downside really difficult to find without a satnav - the hotel is not on main street & hotel sign is very small.

quiet - relaxing

Nice location above Cannes. Nice pool and pleasant surroundings. Family or couples looking for quiet relaxing vacation - not for hot night life at all. Some rooms better than others (we stayed here twice). Very quiet & peaceful. Breakfast too expensive for lousy food.

Quiet but close to everything

The hotel is very quiet and comfortable with a great pool and patio. Service is a bit haphazard but friendly and willing to correct mistakes. Great place to get away from it all but have easy access to Cannes - 1 euro on the local bus.

good hotel though a distance to cannes film festival

great hotel. lovely to stay in. we went for the cannes film festival and though the hotel provided a shuttle service during the day it was quite hard to get there at night. also if you wanting the hustle and bustle of the festival this isnt for you.

La connexion internet n'était pas top. La chambre était propre. Juste pour le papier toilette, il faut le réclamer. Il serait judicieux de passer régulièrement dans les chambres pour une éventuelle recharge. La femme de chambre est très sympathique et gentille. Le coin cuisine est petit mais suffisant.

Séjour dans l'ensemble correct.
seul bémol, c'est la chambre 215 qui m'a été donnée car en face de l'ascenseur et de l'escalier de service.
ce n'est pas la chambre idéale à cause du bruit occasionné.
en espérant avoir une meilleure chambre la prochaine fois

Γενικά οι χώροι, δωμάτιο, μπάνιο, κλπ, πολύ καθαροί και τακτοποιημένοι. Το προσωπικό ευγενέστατο και εξυπηρετικό. Διαθέτει υπόγειο Parking (βασικό εαν είσαι με αυτοκίνητο η μοτο) με μιά μικρή extra χρέωση. Δεν γνωρίζω εάν όλα τα δωμάτια είναι ίδια, αλλά το δικό μου είχε μιά μικρή κουζίνα και ψυγείο. Η περιοχή είναι καλή, έχει κοντά διάφορα μαγαζιά, σουπερμάρκετ κλπ, και επίσης 25-30 λεπτά με τα πόδια, από την παραλία.

Perfect for long stay

Vi hade en jättefin övernattning här. Fint rum med balkong, litet pentry. Vi nyttjade aldrig poolen men läget var perfekt för oss, smidigt att parkera bilen i garaget. Vi är överens om att vi gärna kan stanna fler nätter här nästa gång vi besöker Cannes!
