Campbell's Guest House is just a few minutes walk from the heart of the City of Leicester. Close to both the King Power Stadium [LCFC's home ground] and Welford Road Stadium [home to the Leicester Tigers], De Montfort University and the Royal Infirmary.
We aim to provide a friendly place to stay, close to Narborough Road with its many shops and food venues. Food shopping is easy with Iceland, Co-op, Sainsbury's Local and Tesco all close by.

Despite a request for a disability friendly room we found ourselves at the very top of the guest house and having to carry heavy luggage with a disability was totally unacceptable.
In addition to this we were met with a pungent smell of cigarettes and cannabis and the smell unfortunately was rife in our room and we were unable to remove the smell despite having windows open all night and using our cleaning products as air freshners .
The bathroom was in a despicable state very very dirty toilet and bathroom floor, so much so my partner had to use the additional towel as an impromptu bathmat.
The curtains were stained and cobwebs were visable around the room.
In fairness the bed was comfortable enough, tv worked and it had the tea/coffee/kettle as you would expect.
I know I wasn't staying at the ritz but you still expect a certain level of cleanliness and hygiene wherever you stay and unfortunately this was one of the worst establishments i have ever stayed in.

Friendly owners, cheap and basic. Had made the effort to make it clean and neat but was still a bit dated and basic. I would stay again if I was looking for a budget stay in Leicester.

Mandeep was a very good host phoned me on the day and asked what time I was to arrived I arrived early no extra charge for early check in. He also give me a parking permit so I did not had to pay for the parking was free. The room was average for me other than that everything was fine.

Me and my son stayed here for the night after seeing our beloved Saints lose pathetically 0-2 to Leicester City but tbh it wasn't the worst display of the of the day as Cambells guest house had much much lower levels of quality. Omg what a disappointment. I've never stayed in a place like this before and never again. I didn't see this coming after seeing the photo's online. Book at this place at your mercy..... almost forgot about the pretty much concrete bed, i was half expecting the house owner to give me a business card for his uncle chiropractor on the way out

It was the worst hotel I have ever stayed in. The carpets in the room were full of disgusting stains. The toilet and shower were shared. The inside of the toilet was very dirty. There were traces of unwanted dirt on the walls. There were yellowish leaks behind the white door. The shower was filthy all around.

The owner was a very friendly and helpful chap. I was there for 5 days and was rather surprised that no house keeping was provided in that time. Had to make do with 2 towels and the handful of tea coffee and milk was used on first day, when not replaced I bought hot chocolate at Iceland on the corner. On a much more positive note the room was very warm and had to turn radiator down and sleep with window open, certainly no chance of ever getting cold staying here. The en-suite bathroom and toilet was quite good with nice hot spacious shower. The twin beds were very comfortable and slept very well, despite the noise from guests on the creaky staircase. If there was a housekeeping service available and WiFi password available to me then I would have rated 4 stars instead of 3. Never saw owner upon checkout to say about the room not being serviced when on Expedia , it says it’s supposed to be.

The property I would say overall is pretty average it's an old building that hasn't really been modernised , it's also a very noisy area never seems quiet I prefer a nice quiet place so for me personally I think it needs some improvements,but I guess it meets the basics needs for a stay on the plus side the rooms are fairly cheaper compared to more modern Hotels.

We walked out within 5 minutes of arriving at this facility, The property was not inviting. It was dirty, poorly decorated, not as seen in the pictures!! The outside was dirty and ugly and we were greeted with bags of personal belongings thrown all of the floor outside. All furniture in the room is broken, dated and dirty with a burn mark in the carpet. No personal bathroom available. I would NOT recommend this facility.

The whole place was dirty. The staff were rude, the floor felt like it was about to fall through (dodgy floorboards). Everywhere was filthy. I hated staying here. Nothing matches the pictures. Parking on the road which you have to pay for. Was definitely overcharged for the room I got. Would have been nice to have a lamp instead of one massive big light. I found black hairs on my pillow. Couldn’t wait to leave there. Absolute rip off. Do not go!

Avoid this place at all cost. The room we were giving was incredibly dirty, there was actually grease on the walls. The shower worked in the evening but not in the morning. We told the owner that the TV wasn't working, he came into the room and wiggled the remote around and then said there was nothing he could do. There is no option for parking. In all honesty I couldn't wait to leave that cesspit and I'll never go back there. Embarrassing.

Resident permits parking all around the place, and you can only park at the entrance of the road after 6 pm.
All the neighbours around are loud, and throughout the night, you'll hear them shouting.

Inside it was shabby and whilst not dirty was very much in need of a paint job. Ive stayed in many such places and I’d rate this one between the poor and fair. No lift. No parking without a permit directly outside (cheap parking (50p for 3 hours, free 7pm-7am) at end of street but not always space). Shower rail, downstairs and along corridor broken but could make it work, towel provided was postage stamp sized - it wouldnt cover you walking from room to shower!!!!!. My sheets/pillow smelled slighlty of tobacco smoke but the room didnt. Its par for the course for this kind of place and location - not the best, but cheap and tolerable for one night.

This room was awful, all furniture was broken. Their were stains running down the walls. A sunken floor board. Smelly stained carpet. Bathroom filthy and whole place is a run down hovel. Broken sink tap.
