Man on desk polite. Surprised when told our room was in another building, next to hotel. Freezing cold initially as heater just coming warm. Strange smell in the room, however clean sheets and fresh towels available. Room needs painting as lots of marks everywhere. Tea and coffee avaiable in the room. Very basic room, probably right for the money we paid. Would not stay again

Severely regret giving this place a try. The hotel looks far more run down than the photos suggest. Room was boiling hot with no radiator control. Carpet covered in bumps from bits of twig and also cigarette burns that must pre-date the 2007 smoking ban. Stains and mould on walls. Bathroom door had to be barged open past ill-fitting bath panel. Big tears in bathroom floor and beds. Insects in coffee making area. Found a beetle / bed bug in my wine later and didn’t sleep in the bed. Paper-thin walls meant my neighbour’s TV kept me awake and woke me up at 5am. Lots of little things that say ‘we just don’t care’! Have had far better stays in other local hotels.

1st Room was wery in need of basic maintenance, there were holes in the bed frame walls and toilet seat had no nuts attached to it, room was dirty and had no heating controls so was very hot all night and had to sleep with the window open, found a cockroach on the 2nd night and moved to a slightly better family room after inspecting all the available twin rooms still this room wasn't as clean as a hotel should be, bad smells in the corridor and general dirtyness everwhere, I've stayed in some grotty hotels before but this one was probably the worst on,

Easy parking, seems secure with cameras up. Quiet area too.

Friendly and welcoming staff at the desk.

Room was well equipped, although a bit odd in design (provided soap but no actual space to put soap on, so just left it lying in the sink). There were also some toothpaste marks on bathroom surfaces from previous guest, so cleanliness not the best, and the room in general was a little shabby but not offensive. Everything else seemed clean.

I was so tired that when I got into bed and realised it was just a blanket inside a duvet cover and not an actual duvet, I just made do...but it was a cold night. I should have gone to reception, as found out later that a duvet was stored under the bed. But they should have just put the duvet on the bed to save this issue!

The room had been heated before I arrived however, so some thoughtfulness by the staff - thank you!

Overall reasonable enough if you need a quiet place to rest your head, but just check you have enough bedding!

The Hotel was easy to locate and room was comfy.
Not properly cleaned to an excellent standard. No Rubbish Bin in the room, only 1 tiny one in the bathroom.
Heating was good. Lighting was great. No clothes hangers in the room .

Utterly disgusting.

Pictures speak a thousand words, but needless to say, I have never stayed in anywhere as filthy and run-down as this.

Room smelled of cigarette smoke, and I have a cold at the moment, so it must be really strong. Signs in the room stated that the police would be called if caught smoking in the room…

No cold running water, just the hot tap worked.

Carpet filthy, and don’t know when it was last cleaned, I could feel things underfoot…looked like food in places.

Lifted the sheet off the mattress only to find it covered in various stains.

Kettle was coated with something filthy inside.

Bedside drawers covered in cigarette burns and just filthy.

Mould everywhere in the bathroom, damp coming through the ceiling, wallpaper peeling, what looked like bird mess on one of the blinds.

Heard noises in the car park late last night, could see a lady with a baby in a pushchair waiting at the door. Thought nothing of it, until I heard a vehicle pull up just after 5am, people talking and repeated knocking on the front door…don’t know if this place is being used for emergency accommodation/halfway house or other, but I wouldn’t let an animal stay here, let alone anyone in a vulnerable situation.

Should be inspected, and closed down until it is fit for human habitation.

Upon first viewing the hotel from the transport from the station, I instantly regretted my decision to book this hotel. Upon check in, the actual entry way was in a poor state with broken glass and paper adverts to try and cover the break over. Upon entering the room, the decor needed severe repairs, a bucket under the sink to catch the water from a leaking tap, the secondary bathroom light didn't work, mildew in the groutwork of the shower, the curtains and the privacy net were greasy due to not being cleaned in a very long time. Upon opening the wardrobe a used cotton bud tumbled out. Overall it was a very disgusting room.

Large groundfloor room. Large house with an interesting history. Very reasonable rate. Close free parking in the grounds. Friendly, helpful staff. However, perhaps there is a water pressure problem as I couldn't get hot water to flow fron the electric shower. Also, the grounds need attention as a bit overgrown in places.

“Absolutely disgusting – avoid at all costs!”

This place was filthy, stained, and smelled horrible. I honestly cannot believe this is allowed to operate as a hotel in the UK in this day and age. The condition of the room was shocking – dirty carpets, stained bedding, and an overall terrible smell.

This is not a standard – this is a disgrace. I wouldn’t let an animal stay here. It should honestly be shut down.

Never again. I strongly warn others not to stay here – unless you enjoy a survival experience. Honestly, the forest would be cleaner and more comfortable, 100%.

Needs a revamp

I read the reviews before booking and most said tired and old but I feel this hotel was more than tired. It was old and unkempt. On first driving in the brick wall is falling down, the garden uncut and brambles everywhere and the inner door had a smashed glass panel covered by a poster. The man at reception was nice,polite and welcoming. The pros were TV, fridge and comfy clean bed and clean towels and free WiFi. The negatives were unclean floor in bathroom and cupboards, very old shower and toilet. The base of the bed had scribble over it and some on wall. The light switches were all chrome look and covered in fingerprints. The bedside cabinets had laminate lifting off. Everything else just cobwebs and old in age...just needs a major overhaul. See photos. Not worth the money of the stay. Plus it's billed as 3 star. I'm not too sure about that?

It was nothing like the picture. the room was very dirty, like it hadn’t been properly cleaned in years. There was dust on the head board which looked like it had been there since 2007 a long with the rest of the room. The shower hadn’t been cleaned either with the room smelling weird. We was in the room for 10 minutes and left and had to book somewhere else to stay.

Whilst I agree with some of the reviews that the hotel is a little dated and could do with some updating, I was more than happy with my stay for the money. The staff were friendly and welcoming and the room I was given was big, clean and very comfortable. Tea and coffee facilities were provided. As a lone female traveler I would have no issue with staying here again.

The room was dirty and not in good condition. It also didn't smell very nice but I couldn't quite figure out what is was. It was really noisy and generally not a pleasant experience.
In fairness, the bed was fine and the sheets were the cleanest part of the room.

This was not at all like the pictures and on reflection I wish I had immediately left the property and demanded a refund.
I would never stay here again and can't recommend it.

For £56 per night you’d expect better the rooms where not cleaned regularly the breakfast was poor we didn’t bother with it after the first day as the breakfast room was cold and very uninviting , a choice of cereal and toast that was self serving. I won’t be staying again .

Worked away most of my adult life. Stayed in some places that are what they are, at least theres an effort made to improve..but this place tops it. A shanty hotel at best. May once have been a lovely institution, but not now. Filth occupying every crevis and not only talking about the clientele. How this place has 3 starts and thinks its okay to have rooms open that have blood on the sheets and walls is beyond me. Had to buy my own bottles of febreeze to sort the smell of cigarettes in my room. Paid in full with no refund option which was a mistake.

Sorry to say but this property isn't like the picture. The room was smelly, there was dirty with fingerprints over the walls and stains on the cushions. The kettle was dirty that I wouldn't make a drink and sugar sachets were stained. The bathroom was dirty and the shower didn't work very well and the shower head fell off the wall. Breakfast was a cold breakfast, cereal and toast, and the crockery was already laid out at the table. My bowl was dirty, the table hadn't been wiped and had crumbs on the seat. There were cobwebs on other tables and the outside view was overgrown with weeds and wooden slats chucked about. Its a very big property and it seems the guy on the check in desk is trying to do everything himself. We see no other staff but think he should invest in some cleaners! Its a shame because it could be a great property with a bit of tlc.

Could not use shower as there was mould and drier in it. The furniture was falling apart and the door looked like it had been kicked in a put back together multiple time. This is the worst place i have ever stayed! Dirty reception area, inside and out. Cigarette ends around all outside areas. The room was small , i didn't mind that, but the dirt and filth was sickening, we booked this room on the good reviews we had seen, i dont know what other guests standards are but i found stains on the sheets, on the pillow cases, the head board to the bed had stains and thick dust across the top. The carpet was stained with black thick lumpy marks, the shower had grimy dirt all around the bottom and drain area, the walls and doors had stains and dirt , the light on the wall looked unsafe with what looks like a large plaster to cover wiring. After the state of the room and low standards of hygiene we didnt bother with the breakfast offered, cereals and toast self serve in a dirty dining area, dont think we missed much. Never will i stay here again and feel the reviews we read to be false and unfair to unsuspecting guests. The photos on the web site are not a true representation of this place.

Outside, bushes were invading the parking spaces and there was a lot of rubbish on the ground around the outside bins that should have been inside them. Clean and spacious room. Everything we needed. Quiet road out front, enough free parking. And lovely cooked breakfast, even had a veggie option!
Staff member Emma was so kind, even calling me the day of our stay to double check some information. Very polite and welcoming when we arrived, even helping us decide where to visit the next day!
Overall, just what we would wish for in a hotel for a night away. Would definitely recommend to others.

Regular here, usually visit once a year. Always superior room usually the big room with sofa, but disappointing the room this time round was smaller and not as pleasing.

Room cleaning was disappointing, cobwebs on light fixtures, corner of bathroom. Towel rack dirty & rusty. Shower plug full of hair.
Also some damage throughout the room, marks throughout the wallpaper, punch mark/hole on the bathroom door? Bathroom mirror light didn’t work. Shower temperature controls weren’t great either.

Only 1 hanger and 1 towel in room, had to request more. Personally expect for a couple stay, 2 large towels & 1 hand towel.
Body wash and soap included, no shampoo conditioner. Also no robes & slippers? Which should have been included in our package.

Overall happy with the stay just disappointing to what we are usually used to here, like I said this is a regular stay for us and as a couple one of our favourite places to stay. Hoping this was constructive and look forward to returning hopefully again soon. Thank you

Not a positive experience

An overnight stay booked on the spur of the moment because of bad driving conditions. Bed covers were clean but that was the only positive. Walls were so stained and dirty I nearly left after 20 minutes, it made me feel uncomfortable. Didn’t take up the offer of breakfast as put off by condition of the room -which was in the “new” part of the hotel. Walls so thin you could hear people making phone calls in the next room.

Only one word: Appalling. Would never stay here again and would urge others to avoid.
Booked a twin and double room and the standards of cleanliness we are disgusting. Cobwebs and spiders, dustballs under the pillows, Mould and grime around the shower and shower mat, and just an unpleasant odour.
Spoke to the receptionist on duty who was lovely, but it was his first day and had been left alone and couldn’t help. My details were supposed to be passed on to the manager and I’m still waiting to hear from him.

I received a friendly welcome to check in and who showed me to my room. The room itself was tidy and smelled clean, however some minor maintenance is required to repaint to cover some scratches on the wall, also a piece of wallpaper that had come off next to the light had just been taped back in position. The bed itself was quite uncomfortable and would probably benefit from a new mattress as the springs could be felt and the mattress compressed to the base of the bed when lay on it. Very thin walls meaning i was woken a couple of times through door closing, creaking floor boards and people having sexual intercourse

I haven't stayed here before but it appears to have changed hands and it has rapidly declined. I wanted a rest stop on the way up to Scotland i now wish i had carried on driving.
Was met by reception staff who had just had a takeaway delivered so he rushed through their check in saying push this press that for the doors then took me to an outside annexe where some of the rooms are. Upon opening the room door was met be a dark and drab room only the ceiling light worked. No bulb in desk lamp or bedside light. Could feel the springs in the bed luckily i had a blanket in tjecar so used duvet as padding. The carpet walls and bedbase are completely stained looks like tarmac . The bathroom was grim mirror was water marked the grouting was grimey the toilet seat was loose and at an angle to the base limescale marks in the toilet. I didn't dare look at the mattress but duvet was stained.
Windows hardly open but outlook is a brick wall 30cm away. No towels or coffee cup so back to reception who continued a heated discussion with someone on his mobile whilst getting them. Not interested in my complaint ref bed springs.
You can hear people in the surrounding room's and i had the joys until 2am !!
It was fairly cheap but i paid less and got much better.
2 ok points shower was warm and powerful and the towels were clean and looked fairly new.
But never again for me

All though the condition was average, the staff were really helpful and I probably had the best sleep ever. There was a noisy neighbour whose conversation I could hear for about 30mins but other than that the stay was good.

Shocking experience

The room was filthy, hasn’t been dusted nor has it been vacuumed properly, the water was cold and took about 2 minutes before it started to warm up. I was provided with one towel, and it was mucky.

Run down needs better attention

Mattress was not comfy nor the right length
Shower far too small marks on the shower screen
Walls were thin I could here next door and the door slamming all night

Cigarette bin and rubbish bin out side at the front door not emptied
Tried to find staff but a phone number was left on front desk.

Went vacation with my family and stayed in trivelles park Very dirty rooms and small not worth the penny. Even the Receptionist was rude and was high.

Needs a clean and new secure windows

Bedding had stain on sheet, needed changing.
Stains on curtain
Bathroom not clean - dust in soap dish tiles not wiped down.
Scorch mark on wall near kettel
Windows not secure looked like some one had tried to open them from the out side. Unable to eat breakfast as breakfast not served until later (9:00am) only advised of this on arrival.
No plinth underneath shower.

Room was booked for myself and partner the room was dirty I have asthma and never needed my inhaler so much .the receptionist decided which room we was in spoke really fast they was some clothes in the wardrobe that wasn’t ours the towels and bedding stained dirty water in the kettle bed was hard shower had mould over the basin and they was used soap in the shower so I will never stay their again overall rating I would close it down and do major refurb and extremely deep clean

Great service from good host.

Good value for money, single room was comfortable and warm, bed was good, bathroom ok, perhaps needs attention as begining to be in need if repairs. The host is a really nice guy, very friendly and good service. A really nice handsome young man ( he told me to put that..lol). I would stay again if i needed a value for money business stay in Preston.
