The positives: The staff are so nice. The location is beautiful, the views are incredible.
However, the rooms need a big update. There is an odor that permeates the room. When the doors are open, it’s not bad but at night on the first floor you cannot leave the doors open cause someone could just walk into your room from the outside while you’re sleeping. Therefore, the rooms probably should be painted the furniture updated, and a thorough thorough cleaning. I think this place has the potential to be an amazing motel just needs a lot of updating

Nice clean comfortable room with gorgeous view of the ocean. Loved watching the sunset while sipping champagne on the balcony. While the accommodation is quite dated, the kitchen and bathroom has been modernized. Only call out is the bedroom curtain is quite thin, my son struggled to go to sleep with the light shining right in. And the shampoo/soap dispensers were empty but we had brought our own anyway. Definitely would stay here again.

This property is unbeatable in location, right on the parade (or “strand” if you speak American English), with unobstructed view of the water. However, I cannot think of a worse management team than the one I encountered in my multiple stays at this motel in recent months. The interiors of the rooms/chalets are under poor repair. Everywhere you look you see signs of neglect and apathy of Management. For examples, the curtains in the rooms are either way too long (dragging on the floor) or too short, and are wrinkled/dirty. The carpet in one of the chalets I was in had large stains all over. The baseboards near the kitchen were covered in dirt marks and grime, the closet was unusable because they put a bed against it, leaving insufficient space for the door to open correctly. Then, in the bathroom, they would have signs that say if you leave stains on their towels, they’ll charge you a fee. What kind of motels/hotels would say that to their customers? Then there was the noise issue. In one of our stays, there was a big party (like a frat party) which was playing music on loud speakers and people were shouting. We started calling the Office at around 9 pm.to ask for help to quiet the party down. Management dragged their heels until we said at about 9:40 pm that we would call the police if this were to not stop. We DO NOT recommend this motel.

The manager and staff were friendly and efficient. It had a lovely outlook , convenient close to all facilities , transport and walking promenade . The motel had a full kitchen and was very spacious . Serviced daily even on public holidays. The road was a little busy daytime and exposed to the wind . We had a ground level motel which was great except for the people upstairs making a lot of noise running about and playing loud music if it wasn’t for that I’d say an excellent place to stay .Also an easy commute to the airport by car .

We didn't enjoy our stay here at all. First night we got not no sleep because people down stairs were very noisy and kept been noisy after the manager even talked to them. Then later on at 4 in the morning we had to ring 111 as we had drunk people banging on our door threatening us.
The place is a great spot, great service was reasonably cleaned. Very dated and needs some money put into the place.

Very small squashed dated room and decor, couldnt sit on old couch thats cushions were so old and squashed with minimal padding left in them because they were pushed right up to the little coffe table that was pushed up to the tv, loft floor creaked loudly everytime someone walks up there, stairs and rail to loft unsafe and wobbly, unclean room, bathroom and floors. Gave 1 toilet roll to last 2 days for a family of 7, took teatowels on 2nd day and didnt replace them, minimal kitchen utensils, no storage space/cupboard to put youre food in. Windows not sealed properly so whistling noise through out the room from the wind all night.

Our recent stay at the motel had its ups and downs. On the bright side, the location is fantastic, just a stone's throw from the beach with a beautiful sea breeze and view.

However, there were some issues that did dampen our experience. The room had an unpleasant smell that my son couldn't tolerate. The facilities seemed very dated, like stepping back into the 80s, and could definitely use a refresh. The price was on the higher end, and we felt it didn't quite match the quality offered. The upper deck with the double bed was a bit precarious, being close to the railing, and didn't feel entirely safe to sleep on. Besides, the fixed showerhead made it tricky for kids to shower comfortably.

Overall, while there were some enjoyable aspects, I wouldn't recommend this motel at its current price.

The owners and staff were very friendly and helpful with all my requests. After checking in to my unit on arrival a bit early (kindly thanks) I needed a bit of help with my bags which seemed to be no problem. Exhausted from my travels I sat on the deck and took in the view. I was 30 mtrs from the waters edge. I looked out at the people walking along the parade, the cars slowly passing and the stream of seacraft entering and exiting the channel, Waiheke ferry, Downtown City ferry, launches, sail boats and foils. What a delightful view Mt Wellington and One Tree Hill in the background. Realising I could sit there for hours I went and checked in for an additional night. The unit itself was quirky American style architecture with sharp angles and corners and likely from the 80's so a little tired now but there do appear to be newer units built on the rise behind. Water a little cold for me this early in the season so I did not venture in but the pool certainly looked inviting. Great food 2 minutes walk away with Cafes and the Chinese takeaways were not dissapointing at all. Over all very gratyeful for a wonderful three day stay and I will be back for sure!! Thank you everyone for all your help!!

While the location is wonderful, the staff were friendly and accommodating and the layout of the villa was spacious, homely and sufficient for our purposes, we were overwhelmed with the musty smell that impregnated our clothing and possessions. The same smell was in another villa we stayed in earlier in the year too.

This property is a health and safety issue. The floors were soft underfoot which is concerning. The stairs to upstairs were terrible and huge concern if you had toddlers staying here. Bathroom had no plug, not clean and very tired. Whole place needs an upgrade. Said room I booked had garden views could not see any garden. Would not stay here again.

Fabulous view of the water but the properties interior is very tired & needs a full upgrade. When I arrived the office was locked & it took a while to find someone to check me in. The cleaner greeted me with a lovely smile but the female Manager offered no smile or welcome & seemed less than impressed I needed help. It could be a cultural thing but she didn’t even show me to the door - very rude. She said I was to park in No.7 carpark & she was parked there! - again no apology. I asked if there was an additional carpark as there were only 2-3,cars in the carpark - again she was most unhelpful. Hours later she banged on the door & said we could also use No8 carpark - again no smile. When I left at 5am there were plenty of extra carparks available so what was the problem? This person should not be in this role as she will drive guests away & you’d certainly never go back.I was in Unit 7 & with no soundproofing it was like a herd of elephants had moved in upstairs - the guests must have had young children. My Family from England stayed here approx 20years ago when it was owned by Barry Curtis & it was fabulous. On the plus side the male owner was very helpful on the phone & offered a 1pm check-in. Thank you.

The room was a great size and with good amenities including a full size fridge. The view was spectacular and the road noise minimal with the door shut. It was also very clean. The only negatives i could say were some of the parking is a little tight if you have a large vehicle but not bad by any means, and the noise coming through the ceiling from stomping and running kids was very loud (but that was beyond the control of the motel). Was a little dated but still clean and comfortable. 4 out of 5 stars.😊

We stayed in a family room on the top floor. Very tired, out of date amenities. Our room had seen better days, cracked tiles, peeling paint, scuffed walls to name a few. Our beds though were very comfortable with clean linens. The area is very nice and the view is spectacular, the staff very welcoming and polite, but the whole place is tired and in need of a do up.

Great Location, beautiful scenery from upstairs Unit. Very well appointed. Beds very comfortable, clean new carpets. Very small bathroom, which is in need of some serious attention as cupboards have blown out with water and have deteriorated severely. Shower very tiny. Some of the walls and ceiling are in need of repair and paint. Plenty of Heaters, but do need serious cleaning - very dusty - not at all good for asthmatics.VERY NOISY - Needs double glazing as road is very busy. Needs Blockout Curtains as it is so bright in the rooms at nighttime, due to outside lights shining in. Parking is Hideous - carparks are so narrow - not safe to park car within the complex. Staff were lovely and very friendly and helpful. Manager/Owner very helpful.

The views were fabulous and property clean. We stayed two nights one night in a studio unit and the following night in a family unit . The family unit was missing a towel only three towels for 4 people. The stove top uneven surface hence difficult to heat. The fridge wasn’t going we had to find plug behind fridge to turn on . We could here all the footsteps and talking from unit above . We have stayed in the units some years back and loved our stay. The plus is all the above mentioned can be sorted as the most important feature for me is to have a clean motel and this motel was 100% clean.
