The TV didn’t work, I asked for it to be looked at but nobody followed up. Tenents on the second night were out on the deck partying keep a lot of people awake till 3:00am.

From arrival the staff were friendly motel is managed by the motel next door so check in is done on nabouring site ( . Our unit ( unit 3) needs major renovations water damage to the bathroom and kitchenete and skirting boards all round , The TV in our room was old and had lines in the screen while watching not a smart TV so no Internet axcess or streaming , beds extremely soft not ideal when you have spinal problems over all 5/10 rating for convenience and location

Dilapidated building with a room that smelt like 30 years of cigarette smoke seeping out of the walls and furniture, which made me feel physically ill. It also looked like there were a number of homeless people congregating downstairs. I’ve travelled through India and not seen accomodation so bad. I elected to cut short a trip and drive home instead of staying the night. The place should be condemned.

A terrible motel. Nothing like the pictures. Unsafe: stairs and paths to rooms not fit for purpose. Noisy: backed onto a railway line and windows would not close. Every window was warped by water damage. Oven was old and dirty. Pots were old and dirty. We stayed for only one of what was supposed to be a five night stay. This property should not be allowed to operate as a motel. Wish I could get my money back.

I didn't look any of it. This place is falling apart. The toilet is not screwed to the floor and leaks everywhere. The room has not been cleaned properly for I don't know how long. Not dishwashing towels or equipment for the job.

Unclean, took a photo with snot/bogie on the wall. Photo of heated towel rail in bathroom just hanging by 1 screw to the wall, unsafe. Deck railing looked unsafe, very low, not sure if it would be compliant as well as the dirty, smelly stairwell leading to the top rooms. I ask for some milk for a coffee and was told they only served powdered creamer from a packet. Not worth the price we paid. Overall VER POOR & do not recommend.

Rooms are very rundown and need upgrading. My room had broken window fasteners in the bathroom so couldn't close the window. Dirty marks on kitchen walls etc. My friends room was alit worse with a big long hair hanging off the dushwashinb liquid, habd prints on the mirror and batroom and kitchen dud not look like they had been cleaned.

Everything was good except the terrible mattress. It is very springy. It bottoms out if you sit on it.

Place is extremely dated, though everything still works. Owner tries to be friendly but seems much too nosey. Big note at the bottom of stairs reminds everyone to take off shoes, though it doesn't seem carpet has been cleaned in some time. Bathroom window straight to driveway without curtains. You will get a lot of excercise here if you're on the top floor, loads of stairs. Bed is not comfortable.

Absolutely terrible. I thought being in Epsom it might be at least a little bit comfortable. I was sorely mistaken. It’s cheap for a reason. Indian guy on the desk couldn’t care less, and the people that currently live (Yes, there are people living in some of the rooms) there are not exactly considerate of the others. DO NOT STAY HERE

The MDF vanity & door is clearly their ventilation system as its sucked up all the moisture, swollen, paint no longer there, looks awful & it smells so bad, shower door rotting, paint job half done, terrible bogging job in bathroom, not to mention the rotting skirting boards, lino is that ruined its warpped & not only was plastic plug for the sink rusty but it has what appears to be burn marks in basin!
Only recommendation i can give is that you read reviews & stay elsewhere.

We chose the hotel because of the location as we had a function to go to after arriving back in Auckland. The gentleman manning the desk should consider doing a course in customer service and personal development, or get a job that he enjoys. Other than that the room was comfortable and clean.

Room was too small to have 3 beds in. The kitchenette was a joke, totally unusable. Everything including microwave was stacked into a tiny corner. Literally ZERO room to do anything in this corner, including making a cuppa. One very small table far away from the corner, if you moved the table to the kitchenette area it would block the way to all the utensils, not to mention block access to the toilet and shower area, which was also tiny. The mattress also needed to be replaced.

Room was really hot and had to open my window so many times overnight, NEED AIRCONS!!!!! Also, hate havig to pay bond so many times. Should consider not having to pay bond for customers who have stayed more than twice.

Cleaners need to be fired
Room was presented as expected, but the Deodorizing spray was so strong I gagged.. I had to air room out and it still gave me a headache that night from it being so potent. The place has been redone with new lino carpet and shower yet all the skirting boards were horrendously dirty, dusty with a mix of dark curley hairs . The bedside table intitally looked clean, til I moved the phone and clock and discovered them to be sitting in pools of what I believe to be lubricant. So the bedside tables had been wiped, but not moved phone or clock (how hard is it to wipe down a surface properly) . The shower was gross - I took photos before resorting to cleaning myself as I couldn't stand to get into it while in that state.
oh and don't Google the place - scary amount of crimes have occurred at address (definitely made me wonder if that's what new carpet was due to). on listing it says cooked breakfasts available (its acturally part of the criteria I use to pick my accommodation) which turned out to be false.
Only time I would contemplate staying here again is if I ever Intentionally wanted to observe the seedyness of auckland..

This motel was once lovely. Now it's dirty both inside and out. A bowl of cigarette butts at the door says it all. The 'conference' room next to us was piled high with rubbish in full view. The hairdryer chord was dangerous. The gardens are unkempt. Am embarrassment for tourists.

The experience was not memorable at all, New Zealand had a national Cyclone weather warning and we were not able to travel due to the storm and could not make the check in for the first day. I called the motel to advise the situation and were told we would still have to pay for the day, the personal said he would refer the matter to the manager - and nothing can of it! Not very happy

Started on the wrong foot with our requested rooms not being available. Then walked into a room in a shocking state. The walls were dirty/marked and had several holes in them. The room and carpet smelled bad. The mattress had a threadbare layer over its springs, making it impossible to lie on. Overall a very unpleasant experience.

We attended a late night event in the city and when we returned there was no parking adjacent to our unit, we ended up parking in an old reception entry nearby. On checking out we raised this and were told to do as we had done, however no signs about parking visible and this could have been explained when checking in. Free parking is advertised with the room and it is normal for this to be adjacent to the room you are staying in.

The staff need customer service training. I just got handed the key and was expected to know where the room was. I had to ask where the room was to finally know. No mention of check out times or where to put the key if you leave before the reception opens. The beds need to be replaced badly, not very comfy at all woke up with sore shoulders. Toilet seat would move when you sat on it. Fridge would leak water out when closed. Was very noisy, people not caring about others and a 2am people are crashing and banging around waking us up which was not very pleasant. Would not recommend this to place people or stay there again
