This a lovely old property which is pretty well maintained for its age. The walls though between our room and loud mouth clown who made a phone call at 1.30am where quite thin. This is not the hotels fault. Just some people are ignorant grubs.

Room was very tired with stained carpets and drapes, bathroom needed a good refurb too. Included breakfast looks good on the photos, but when we asked about timing the response was somewhat strange and some cereal, fruit and yoghurt was dropped off at our room. No choice, no go pretty poor.

I recently stayed at this property, which was advertised as a boutique hotel. Unfortunately, my experience did not match the expectations set online. Instead of being placed in the boutique section, I was put in a separate motel-style building located next to the actual hotel. This was not clearly communicated beforehand, and the difference in quality was noticeable.

The room itself was disappointing, but the biggest issue was the noise. Throughout the night there were loud sounds that made it extremely difficult to sleep. For a stay that was supposed to feel upscale and relaxing, this was a major letdown.

Overall, I left feeling misled by the advertising and dissatisfied with the comfort of the stay. I hope the property improves transparency about room locations and addresses the noise issues for future guests.

The propery would have been very grand in its day but has aged and could do with a spruce up. No staff around when we initially arrrived. Plug was jammed in the bathroom sink and drain then appeared to be blocked.
Fridge froze contents. No one around when j checked out to advise of any issues.

I ordered a room for 3 people as we had a death in the family and needed a place to stay 2 beds were asked for and paid for we were coming from Wellington I paid over 300 Dollars
When we arrived we were given a room with 1 bed for 3 people after 9 hours of travel all we wanted was 5 mins of chill time after finally sorting the right room we got a room with no loo paper no milk and ants everywhere we had to leave to get to our family and got back late and left early again in the morning after the service we got back to the room and finally had some time to chill to find ants all though the room that was it we decided we're were going home even though I paid for 3 people for 2 nights we only stayed 1 the service was 0 the lady did not care we put out our dirty towels not given any fresh ones I would never stay again you would think for the amount of money I paid it would of had better standards the there building report run out in 2024 cones all over the place broken hand rails and steps not good enough I say

This hotel is an old Victorian style house with many rooms. We stayed there for 3 weeks while visiting family in Auckland, and it was an absolute pleasure. Our room was clean and tidy, everything worked as it should, and it was very comfortable. The owner, Kate is a lovely lady and welcomed us upon our arrival. She let us chose the room we wanted to stay in, and was very friendly. The area is beautiful, and has many restaurants, bakeries and cafes within easy walking distance. One of the best things is free parking on the property. If you know Auckland well, you'll know that parking everywhere is expensive, even on the street and while shopping. This was a great positive for us. We will definitely stay here again the next time we visit Auckland.

The photos online look nothing like the room we got, there was mold on the ceiling and in the shower, the gardens we had to walk past around the back of the building to our \"suite\" were full of weeds. Everything is rundown and not at all inviting. Also there are people living there permanently which is never a good sign.

I did get a budget room so can't complain too much. The room was clean. Couldn't use the TV as there was no remote but I used my tablet and their Wifi. It was really close to train and bus so that was great. But...the walls were thin and what was going on next door was a bit disturbing. I would stay there again as it's in such a convenient place and reasonably priced but you can't expect too much from this place.

Very basic accomodation but very clean apart from the strange marks on the wall above the head board….like something had dripped down and not been wiped off.
The tv was very small and in an awkward place to watch from the bed which was the only place you could watch it from…if you lay down on the bed, the tv disappeared from view….needs a higher table to put it on.

Photo’s of the studio’s online do not show how sad they look and what a sad view there is, on a wall. The studio wasn’t clean, I picked up hair and empty strip of medication. There was probably more but I closed the curtain not to see the poor view, so it was a bit dark. Internet was bad, no person at the checkout. I booked for two nights and found the condition of the hotel to be significantly below that shown in the photos, specifically:
- My allocated room was different from the one noted on my guest details form, and although both were of the same 'class', this felt like a downgrade;
- Neither the main front door lock nor the room door lock was sturdy;
- Keys ostensibly open the allocated room door and the front door only, but I am not convinced this is the case;
- My locked room door was unlocked when I woke up;
- Base of the mattress was moldy;
- There were mold and other stains on the walls, ceilings, and door;
- Shower door did not open smoothly;
- Toilet flush was also stuck and had to be pressed with force;
- Bathroom tap was loose;
- Two power sockets were loose and not properly attached to the wall;
- A brown liquid leaked out from the base of the kettle when it boiled;
- Something around the bed smelled singed, but I was unable to identify what;
- A near-empty bottle left behind by a previous guest was still in the room;
- I pulled out a strand of long hair (not my color) from the blanket on the bed;
- WiFi did not work;
- Walls were not soundproof;
- There was limited furniture on which to put things; and
- Furnishings/fixtures were tired and poorly maintained.
The photos online appear to be from when the hotel was newer. Given the above, I left after the first night. The receptionist did not bat an eyelid; it appears this is a common occurrence.
