We stayed here primarily for the location and the price point, and on that front, it delivered. The spot is great for exploring Outer Banks, and for a budget stay, we went in with reasonable expectations.
A few things were genuinely fine — the bathroom, while small, was clean. The bedding and wash basin were tidy and well-kept. The furniture also looked relatively new. The breakfast was also a pleasant surprise — fewer options, but freshly prepared and tasty, which felt very fitting for the price point.
That said, the overall condition of the space was disappointing. The floors were the biggest concern — they appeared to have never received a deep clean, well beyond what routine maintenance could address. We noticed dirt accumulating on our feet just from walking around the room, and when we wiped the floor with a towel, it turned completely black. This is not the kind of dirt that builds up over a day or two — it felt like years of buildup that had simply never been addressed.
The kitchen also felt dated and rundown. Notably, there was no garbage disposal in the sink, and only one stovetop burner was functional — and even that wasn’t properly fitted.
If you’re traveling on a tight budget and the location is your top priority, this place can work for you — just go in with eyes open. However, if you have a little more flexibility in your budget, I’d recommend spending a bit more for a cleaner, better-maintained space, especially if you’re traveling with young children.

The location is great, pleasant staff, and has a nice old school vibe. I really like the place, it just needs some attention like updates in the room soap/shampoo dispensers the scent isn’t pleasant to me and hit or miss if empty, not enough towels provided and no wash cloths but easily available from the front desk, the phones do not work in the rooms, tv needs upgrading was unable to use my Amazon Firestick, and the interior side of the door to the room had wood paneling torn off and water damage at the bottom: however, we really liked the keyless room entry. I’ve stayed twice now off season and liked it, but I have asthma and the hardest part is the cigarette and marijuana smoke seeped into the room although they’re supposed to be non smoking rooms.

It was okay. You do get what you pay for. The location is excellent. We were supposed to be on the first floor and when we went into the room it was NOT ready so we went back and got upgraded to another room in the second floor. The room head ocean view so that was nice. During one of the days the hot water went out but we called and they said they’re working on it and indeed that was fixed quickly (or at least quickly after we noticed it). The breakfast was okay everyday the same. The coffee was sooo good for some reason but the juices were so warm. I wish they made it more clear that the pool is not open yet because it was warm even though off season. Oh btw. The walls are thin. There was a baby crying 24/7 in one of the rooms and it didn’t bother me that much but there definitely might be people who would surely be annoyed

We asked for a room with an ocean view. Our room (suite) was on the second floor facing the dunes/ocean. I was greeted with a magnificent view of the ocean waves and the sun rising out of the water while I drank coffee comfortably from the couch in my room. It was just what I needed.

Friendly staff checked me in at 8 pm. Older motel but I expected that. Room was as described. Bathroom not clean. It had black hair on the sink, in the sink, on the floor, and all over the tub. The tub was peeling on the inside of it where it was painted. Grab bar on one side was loose. Toilet seat did not fit the toilet. I did not report anything to the staff. I brought clorox clean up with me and just handles the cleaning. The furnace/air conditioner is loud. You can hear other people's televisions and when things were dropped. You can't see the tv while laying in bed. It's too low. Breakfast was basic. Cereal, eggs with cheese, biscuits, little pancakes, watered down OJ, and coffee. Coffee fixing are sparse. No doubt that all warm food was microwave food. It was bland. For off season it was ok. I knew what I was renting. I would never stay here in season due to hearing the neighbors. If you are a sound sleeper you will be just fine.

I've stayed here before, and I realize that it is one of the older style \"mom & pop\" motels - which I prefer. And I realize that these types of motels do show some age regardless of circumstance. But it seemed like the place was a little 'down' this year (compared to last year). Maybe it has new owners (??). I hope the owners continue to do what is necessary to keep the place up.

Initially I was quite pleased at the cleanliness of the room. The amenities were a good value as well as the room size and the oceanfront location. Unfortunately the room had a bug problem that was never fully remedied during my stay. Nobody was available to address the issue with roaches in the first night I was there. They did come the next day and cleaned the room and supposedly spray for bugs. However on the second night the roaches were back. I did not sleep well and they didn’t have another room available, nor did they offer any compensation for what should be a minimal expectation for any hotel. While the location was great and the property appeared to have undergone some recent updates, I cannot recommend staying here knowing how poorly the only problem I experienced was shrugged off.

The room wreaked of smoke, it was imbedded into everything. Not as if one person had smoked in there. This was supposed to be a non smoking room. Myself and my partner are allergic to nicotin smoke. No hot water for the entire stay. Management had us use shower in another suite. Would not give us compensation for the inconvenience nor move us into another suite.
Water blew overnight into the room from the entrance door. We had to use towels to clean up the water. No tv remote for bedroom. There was a hole in the wall where someone had apparently opened a door too hard.
We did not eat the breakfast because we chose not to walk across the street during the bad weather.

Mairiner Inn is a flashback to the days when motels were the place to stay when traveling. Nothing fancy or upscale, just a comfortable place to sleep. Its key selling point is being located on the beach. Rooms are clean. Continental breakfast was basic coffee and pastries. My only complaint was the lack of toilet paper, but the staff quickly resolved.

Stayed 3 nights never seen house keeping, blood on floor and stairs going to the room. Soap still in soap dish in shower from previous people, sand in sheets and all over the floors. Staff hard to understand when talking to them. Free breakfast was poor. Door was completely rooted out on the bottom, wind blowing in all around the entire door. It's in desperate need for a complete remolding. Sink was cracked dripping water on floor, bath tube was all cracked up, mold on the walls and tile on shower tub surrounding.

Decent experience- mostly because of the Atlantic ocean, no elevator though, but at least we were one of the few rooms that actually had an ocean view. Breakfast was sub-par - not sure what was in the \"egg-things.\" Also the woman on duty would not let a service dog into the eating area - she had no clue as to the laws of the United States.

The room was dirty and smelled horrible. It was very small and cramped with very few outlets. We had to clean it ourselves the whole time we were there as there was no housekeeping. We had to put out our dirty towels and bedding and ask the office for clean and do everything ourselves. Things were broken in the room with no intent to fix. Very noisy room neighbors, could hear everything including the stomping above us at all hours. Room was in a completely seperate building across the street from the main building. The breakfast was horrible reheated frozen eggs, pancakes and biscuits. The 'convenient door locks were horrible and couldnt get in half the time. The best part about this place was that we were across the street from the beach that we didnt even get to enjoy because of the weather. (The bad Weather obviously not their fault) The staff were friendly when we actually got to interact with them as they were mostly facetiming on a tablet that you had to talk to just inside the front lobby door.

This was not an ocean front room as advertised. I was in Room 142. It was a dune facing room however I couldn’t see the dune because the window was so dirty. Room needs to be thoroughly cleaned and refurbished. Almost every thing we touched had dirt on it. Very disappointed. Bring your own coffee and coffee maker. The cleaning staff started knocking on doors and looking in windows at 9 am. They need buy DND tags for the door. I do not recommend. I’d actually like a full refund.

I would suggest hotel management training for the entire staff.

Liked that we were very close to the beach and restaurants. The breakfast was fine, had eggs, but pretty basic and repetitive. They arnt too good at refilling up syrup or certain other items. The room was okay but the bathroom had a lot of renovations that was not covered so it seemed off. Seemed clean by there were clothes in a drawer so not sure. Some of the Furnature was damaged. Cable tv annoying to use. In short wasn’t an amazing experience but good with a breakfast and convenient location. I’d probably try a different hotel in the future but not against coming back either for the right price. It was more affordable.

The rooms themselves were very nice - clean, roomy and pleasant to be in with good beds. Being right on the beach was great, and the place just next door has a terrific little restaurant. The breakfast wasn't special but there were nice choices. However, do know that the property is old enough to have no elevator, only stairs and laid out confusingly to get around. Also the heating/AC units are high on the wall, so I had to stand on a chair to see the controls, which was not something I can recommend for everyone! Also, the photos of 'suites' aren't really every room, so know what you are booking. A lot is nice, but just know there's a reason it's reasonably priced.

The property has excellent location to the beach. The facilities in the buildings are the ones in need of extreme maintenance, repairs and renovations. If you don’t mind staying in small hard beds but with amenities as: small kitchen with appliances here is the best price and location. For families will work if you bring all your own groceries and utensils. Again, price is great for location but the is not services or housekeeping in place.

I didn't like the fact that it was not ocean front as I had requested. It was not even ocean view. I did enquire about being on the first floor because I have a difficult time with steps. I did mention in my email that I did not want to give up my ocean front, I would just deal with the stairs. I guess that was overlooked. I feel like I should get some money back for all of that. One of the reasons I go to the beach is to watch the sunrise while I have my coffee. I was disappointed in the location of my room. My daughter lives there and I will be visiting often, not sure I will use this hotel again after all of that. I will say that the breakfast was good, but should stay open longer than 9:30 am

We arrived near 11 PM (we had informed them of the late arrival in advance). When we got up to our room it looked like it had been cleaned, then used by someone(s) for hours after. The beds were a mess, there was trash in the trash cans, and thing were disheveled on the sink and common areas. The attached photos are how the room looked when we entered. When we went back to the front desk 10 mins later, there was no attendant and the office was locked. So we were forced to stay in the used room for $350 a night.

The “ocean view” from the second floor isn’t really a view of the ocean. It’s a view of the parking lot. But you can hear the ocean.

Hell hole of a converted best western. The staff was a single robot indian worker reading a script. Keys are handled through your text. Recent changes in knobs made it so the deadbolts couldn't lock. Place was dirty and smelly. Blinds didnt close all the way. Sink was in the bedroom. Bathroom was so small i hardly fit. AC leaked and was insanely loud. Parking was limited. Will never return.
