The room was clean. Perhaps a little darker than we anticipated. It is due for a litttle spiff-up which some of the other rooms are getting.

This \"hotel\" is a JOKE. Do not stay here! We were never warned prior to booking that this place has no on-site staff. If you do not have enough money from these overpriced rooms to afford a front desk staff, then you shouldn't be running a hotel. We were forced to download a phone app (which requires access to your phone's data) to check ourselves in. Because of an error on YOUR part, we were unable to self check-in and stood around for over an hour. We tried calling and had to be a VOICEMAIL. Finally got ahold of someone on the phone and got into our room at 4:30 - an hour and a half after check-in time - causing us to miss our V-Day dinner reservations. Our room was DISGUSTING. Stained carpet, curly black hair on the toilet seat, disgusting filthy walls and curtains, a shower that was falling apart, reeked of old cigarette smoke, homeless people sitting on the front door step... The list goes on. Then I requested a late check-out, only to be told they cannot accommodate, due to limited staffing. I have an idea: How about you hire some? My reservation paid for 20 hours of a hotel room - not 18.5 hours. So after not allowing us to check-in on time, you steal our money by not providing us with a late check-out. Cool! To top it all off, no one is responding to my complaints and demand for a full refund. I am being completely ignored. Do yourself a favor and DO NOT BOOK AT WASHINGTON SQUARE INN! The worst \"hotel\" experience of my life.

This place is so cute, right in the middle of everything. Everything was extremely clean and the staff was attentive. Never once did I go get water or coffee or tea and the water was out. I even had an issue with my toilet and I texted the hotel and someone was there to check two minutes later.

I would stay at the Washington Inn again. The location is superb, a block or two from the heart of North Beach, but it was completely quiet at night. The price was very good for SF. However, you should know that the hotel is pretty rough around the edges. Shower handle a bit funky, carpet very worn in spots, aging tiles, mattress hardly in its first youth (but we slept well). If you want the bathroom in your room as opposed to across the hall, make sure to reserve ensuite.

Beware when booking that the photos taken give the illusion of a standard room but the reality was an extremely cramped tiny room with very interesting toilet and shower. There are no lifts in the building either so be mindful when booking that you’ll need to heave you suitcases up flights of stairs

The “concept” is very modern, but all sorts of ages of people choose to stay at this facility and some people are not versed in how to access the entry/ check in process— which was just plain inconvenient. Everything else as far as location and cleaning and such, was fine. You should have staff, just that simple.

It’s an older building difficulty with parking. No elevator upstairs. Could you some maintenance. But with all of that considered and in mind, the convenience to everything was difficult to beat.

The property is located in a very safe and eye appealing location. The hotel is a throwback to the 60's. The ONLY thing that has to change - the carpet. I stayed in 2 rooms, and I had several work mates with me. We all stated the same - the carpet was filthy. Bathrooms were clean, beds were very nice and the rooms are on the smaller side...but the location suited our needs.

We were unable to get into our room that we had to wait for the housekeeper to call her boss. We tried to get a hold of the contact person, but the voicemail was full We did not get in until 430 instead of three. Our room did not have a bathroom we had to go across the hallway. Got fleabites on our feet and the room was not very clean. It was very noisy and we did not have any air-conditioning we will not be going back.

I wasn't able to download the key app onto my phone. Thank goodness Maria, the housekeeper, was still there and gave me an actual key to my room. Room was quiet and clean except for the MILDEW-COVERED TUB MAT. Worst of all was the BROKEN SHOWER/TUB KNOB, so I could not use the shower. I think a partial refund is in order.

Our travel was business and it was my first experience staying in a keyless Inn in the US. Everything went very well, and communication by text messaging was not a problem at all. Any questions I had were responded to immediately. The room was small, and my only thought was wishing there was a chair to sit on in there. The lounge common area provided that space and the coffee/tea counter was clean, offering everything needed.
The bonus of our stay was the location! It is out of the bustle of the downtown area, easy pick up by Uber, and walking distance to outstanding eateries in Little Italy or Chinatown. HUGE!

Location is ideal for a Northbeach stay. Staff is friendly and responsive. Very old building and common areas are kept nicely. As one would expect for a 3 star. Room number 7 does need a little freshen up. The carpet is very old and stained and I imagine is the reason for the odor in the room. The bay window is lovely but the cushions need to be recovered. Keep it simple. Don’t think you need the bolsters in that area. Just the seat cushions.

This place is very cute and comfortable and in a wonderful location right in the middle of North Beach and all its great shops and Italian bakeries, cafes, and restaurants. The room was small but comfortable, clean and tastefully decorated. There is no front desk service but when I had some questions they were quick to respond to email, text, and phone call. I would definitely stay here again!

The Washington Square Inn is in a great location for both the immediate North Beach neighborhood, and getting around San Francisco. It's an unattended property, so there is really no \"staff or service\" to mention. It's also basically an older building, but in decent shape. My wife and I feel like it's one of the nicest bargain stays in SF.

- The bathroom sink cold water faucet did not function.
- The sink hot water faucet had no stop position.
- We could not control the overhead fan and light other than to turn it on or off.
- One of the two windows did not stay open. This was a comfort situation as the room was uncomfortably warm during mid-day.
- Some of the dresser drawers did not open all the way.
- The shower faucet did not work.
These issues were reported. But only the shower problem was addressed. We were inconvenienced by having to move out of our room overnight to fix the shower; then had to return to our room the next day (moving all our belongings back and forth).
Also, my wife saw a mouse on the neighboring wall. Since our windows had no screens, we were reluctant to leave the windows open.

This hotel has no staff on site. But they answer texts quickly and you check in electronically. Rooms are dated but very cute. The bed and pillows were comfortable. And you in a safe area and close to tons of restaurants and sites. Also the park across the street is pretty and we could see Coit Tower from our room. Windows open for fresh air.

It's in a nice safe neighborhood, with a park across the street. As advertised, there is nobody on site to help you check in. It was not very complicated, type in the door code to get in, click the link to get the app that opens the door. It's virtually door restaurants and bars, which handy for dining, but also meant virtually no street parking. Go to the parking lot they recommend, seems best choice [no \"in and out \"], and walk to Coit Tower [about 3 blocks up a steep hill], 5 blacks down hill to Fishman's Warf, 7 blocks down to the ferry to Alcatraz. Remember downhill out means uphill back. The Original Joe's is 1 block south and kitty corner across the street. HIGHLY recommended, on the expensive side [$$$$ on a scale of $ to $$$$]], and VERY popular, so don't wait until the day before to make a reservation.

This hotel is located in the heart of North Beach, one of the most historic and colorful sections of San Francisco. You would have to stay there weeks to take in all of the fine restaurants--especially Italian and seafood restaurants--that North Beach offers. The hotel is across from Washington Park, which nicely mitigates the chic urban vibe. There is excellent, frequent bus transportation to all parts of the city.

Washington Square Inn is in a good location, overlooking the square. Room was clean and spacious, though noisy as we were at the front of the building looking on to the square. The windows didn't seem to keep any of the noise out.

The Washington Inn is in a perfect location in North Beach, San Francisco! We loved the area and all it had to offer. No need for a car. The check-in was easy with the codes, however I missed a front desk person.
The room itself was spacious but needed a deep clean…Turning on the fan the dust went everywhere. The pillows needed replacing as soon as possible. But overall, we had a wonderful couple of nights in a fantastic location!

Self check-in worked as expected with no issues. You need a cell phone to check in though & a certain app. Also, the remote staff was quick to respond to my text message and able to accommodate a room change very quickly. Just know there’s no elevators so if you have lots of luggage you may want to consider staying elsewhere.

I loved the location of Washington Square Inn. It was right in the heart of North Beach, and perfect for me as I was visiting someone who lives there. The electronic key aspect was different, but it worked out fine. Housekeeping staff were really nice, and I spoke to the front desk on Thursday, and she was great too. Only issue I had was that the shower faucet handle needs maintenance -it was a bit difficult to operate, but worked- and I think they also should have an extra blanket in the room. The wall heater was not working and it was a bit chilly. However, I liked the room, its proximity to North Beach, and would return again next time in San Francisco.

This is a great place to stay but it is not for everyone. No staff in sight, so you have to be okay with that. I loved our big room looking out on Washington Square. It seems like the hotel is slowly upgrading its furnishings, but the decor is still patchy. We had lovely new pillows for our window seat but the carpeting was stained and needs replacing. The tea and coffee station in the shared living room needs perking up and so does the shared fridge. Would I personally stay there again? Absolutely.

Awesome small SF apartment building renovated with small but well appointed rooms in the heart of North Beach. A great romantic couples hotel. I live in SF and stay here at least twice a year just to walk to all the bars and restaurants which are so close. Street parking is a challenge but I’ve always found one close.

Think twice!
Do not make my mistake and book a room with an “extended” bathroom which is NOT attached to your room but across the hall. For the price of these rooms you can do WAY better in SF and get a real bathroom. As other reviews note, this is a DIY hotel with no explanations of how things work, and nobody there to help you. In room 12 there are is also not a single electric plug available, Wi-Fi was spotty, and the heater was totally inadequate so the room was uncomfortably cold in December. There are so many better options in SF at what they charge. I regularly travel to SF and booked this room as a treat to myself to stay in North Beach for a change and was left felling ripped off.

Well, it’s fine. Not sure I like the no contact deal but we were able to get inside and in the room with ease. Towels and bedding is worn out. Should be noted in booking “ no air conditioning”. Stairs were hard to massage with heavy luggage. Did not enjoy the homeless people constantly trying to get inside. Would of been nice to ask “someone” about dining options. Cause waiting for one hour for takeaway breakfast was not fun.
