What a beautiful place in Katoomba close to everything. Really appreciated breakfast, thanks Daniel, we got to Manly and checked out Shelly Beach as recommended. Safe & easy parking. Really enjoyed our stay & highly recommend.

Average but cheap enough.

The room was large and comfy. The bathrooms have been updated which was nice.
My my concern is the walls are so thin you can hear everything that’s happening in the room beside you… including using the toilet.
At check in I had to wait for 20 mins for the reception guy to return as “he’d stepped out for a few minutes (at 2:20 when check-in just opened). I tried calling the number provided but reception sucked and I couldn’t hear him.
Sauna was good. Spa pool empty and not operational which was a real shame.
$10 breakfast is very simple. A few cereal options and toast.
No barista coffee
Bar was closed the whole time
Room had nothing in the way of amenities for eating. We had to buy bowls to eat our breakfast.

However having said all that… it was considerably cheaper than most other options so if you’re after economy over luxury this may work for you. I would consider staying again depending on my budget at the time.

The place itself was Ok but when I arrived early they upsold me to a King Room for an extra $10, which they increased to $11. There were no instructions for wifi access even though they advertised 24 hour. Wifi. Later Hotels.com emailed a wifi code but again no instructions on how to access. The email from Hotels.com said I had booked a King Room, not the Queen Room they claimed I originally booked. I fed this back to them and they said if you prove you booked king room we'll refund the $10 (not the $11 they charged me. They refused to accept my feedback on the wifi. International practice is they have a sheet in the room. Also, the reception was unattended when I left 20 minutes. After checking so there was no one to ask. Poor performance

The hotel's greatest asset is its location which is just a short walk from the 3 sisters lookout.
My hopes for a relaxing stay evaporated upon entering the dimly lit lobby. No receptionist, just a cryptic note demanding I pick up the phone. Instead of help, I got an earful from a disgruntled employee who practically roared at me for daring to use the desk phone. His sudden switch to forced pleasantness as he reluctantly helped me felt insincere. The villa's age was evident in the pervasive moldy odor, and the breakfast was an insult to the word \"meal.\" To top it all off, the water sputtered to a halt just as I prepared to leave, without a single apology or explanation. This overpriced, understaffed nightmare is a stain on the hospitality industry

The staff were friendly and helpful.
The room and facilities were very tired not at the standard of a hotel calling themselves boutique. We were missing the blockout layer of curtains and there were broken light switch covers. The photos online showed a dining area with fireplace but when we checked in we were told there was no food service at all.

It was a shame neither breakfast facility nor spa facility was available for use (due to covid restrictions, but these were advertised).

I booked 3 days accommodation .... on arrival to be told...
✖️No breakfast
✖️No spa
✖️No lounge suite in the room
✖️No sauna
✖️Pay a further 15% credit card surcharge
✖️No full room changeover daily
✖️No bath
✖️No central heating during the day at just 3 degrees
They only upgraded to a bath when I pointed it out on the booking form and threatened to drive to Sydney city to stay. I paid for all of the other amenities including breakfast daily and received no compensation whatsoever then charged an extra 15% on top.
It’s a rort and I wanted to support the industry not walk away and make this complaint.

Such a let down to my first long weekend away in a long while.

The best part was a log combustion heater except it only went on at 3pm.

It looked lovely on your pictures. But when we got there, there was no one at reception, the place looked quite shabby. For $530.00 we were expecting a nice charming place. Meanwhile, even though the room was clean, it was not at all cozy and nice. the furniture was dated and scratched, bathroom door squeaked everytime you opened or closed it. We could hear the man snoring next door and anytime someone in the rooms near took a shower the whole room rattled. There is no restaurant, The breakfast room tables and chairs are old, scruffy, dirty and torn!. No service at all. A note at the reception table stated \"Happy Hour from 4 to 7 glass of wine $7.00\" We came down at 5.00 . We had to ring for the receptionist who came down and told us that she does not serve wine by the glass. We had to buy a bottle at $40.00! On a whole, it was the worst experience ever!!!

The spa and sauna were out of order, they should not advertise these facilities if they do not maintain them. Others said out of order then too. Tried to give me a standard room when I paid for the deluxe. Said there was a bath in my deluxe double room yet when given my room number 1, no bath. Moved me and told me this was a more expensive room than what I paid for. Looked like what I paid for!?

We have been here before, upon arrival we already prepaid for our rooms, parking and a free breakfast was included. We were told by the lady at the front desk that everything was paid for but it does not include breakfast and we would have to pay. We showed her the invoice clearly stating that it was included but she wouldn’t have any of it. We asked to speak to her boss and she said they would just say the same thing. The next day we went down for breakfast to find out from her boss that it is free for all expedia etc bookings. The newly renovated sauna and spa room states on the door that it will be open from 12pm-9pm yet it was only open from 7-9pm. For our last night we had a man and women staying in the room next to ours and they played music so loud we could hear it from 5 rooms down, they then loudly engaged in personal relations banging up against our wall in between from 3pm till 12am. It became to much for us for our last night before a long drive home so we went to the front desk to call up and make a complaint, the hotel manager told us to knock on there door and practically do there job for them.
The front desk was never attended with someone so constantly you would have people wondering around trying to find someone to check in.
Very shocking how bad this place has gotten,
Will not be returning.

It is a short walk from the hotel to the Blue Mountains Echo Point and 3 Sisters sites. It’s also an easy walk into town. We would have appreciated more help with finding a dinner restaurant. The weather has turned cold and we needed our coats to be able to eat breakfast. Breakfast is very basic.

All good except for 1. Pillows were flat and uncomfortable. 2. Could not connect to Internet and was told after that I should have connected at the front desk. Misleading advertising. The hotel was advertised with pictures of log-fires, sauna, spa etc. We arrived 3 hours after check-in started and the spa and sauna hadn't been turned on. We enquired about the log fire being lit and we were told they are generally only lit on weekends when there is a full house (...even though it was school holidays and the middle of winter !). The breakfast room was SO cold that you could see everyone's breath as they were talking but yet again the log fire in the middle of the room remained unlit. They had a few heaters on for the 20 or so people eating but its a glass room so the heat just went straight out. The phone in the room was covered in dust.

A lovely and rustic hotel located in a tranquil area of Katoomba.
We like that the location of the hotel is near to the town centre and scenic spots, yet it is in a quiet part of Katoomba.
Our family room was littered with at least five pieces of cheezels on the floor when we checked in.
We stayed 2 nights and our room was not made after the first night. Perhaps due to Queen's birthday weekend?
The hotel managers on duty during our stay were both friendly and helpful.

I stayed here for one night in Feb when ir wss very hot. My first impression of the room was \"wow, it's huge!\". My second thought was \"why is that pedestal fan running flat out?\" Ah - no aircon. February was not the time to be in this hotel.

Otherwise the room had all the right things, but the decor is stuck in the 80s and really needs a refresh.

The free wifi was pretty good - not super fast but that's an issue in the mountains generally so I can't blame the hotel.

My room included a free continental breakfast which the receptionist told me was VERY basic, but I elected to give it a miss.

Overall I would stay here again If I needed somewhere inexpensive, but not in summer.

This was a very homely and comfortable boutique hotel. It is close to Echo Point, just a few minutes walk and in very pleasant surroundings. The room was comfortable, clean and quiet and breakfast was simple but plentiful. This was an ideal spot for a relaxed weekend close to all the main attractions and a short drive to the town.

Old building and interior very tired, the carpet in particular. Spa didn't appear to be in use. Room was a good size but the bath with shower was a very strange affair! You had to almost limbo dance through a door to get in and the shower was very low. Breakfast was continental but more than adequate.

The room was nice and comfortable. The heaters were on when I arrived and it was warm. Undercover car parking was also good. The price was very reasonable. There were a few minor problems, but nothing that would stop me from staying there again, for the same price. I didn't notice in the evening, but when I went to make an early morning cup of tea I realised there was no milk, and no-one around to ask for some. Also the breakfast (light, but OK), didn't open until 8:15, which is really too late.

If all you want is a room and not too bothered about anything else this is ok
if you want more.... go elsewhere.
After a long journey be prepared to wait, up to 30 mins, for reception to arrive.
Room was.... sort of clean, could have been better, carpets have seen better days
Money is saved by having heating on for the minimum amount of time, doona covers
are replaced by wrapping in white sheets, the breakfast room was freezing and
there seems to be no staff anywhere to be found other then to go to reception
pick up the phone and then WAIT!

Comfy and welcoming stay

Great staff made us feel like at home in our short stay at Katoomba. The room was good size, clean with kind amenities. The recepcionist was very helpful with maps and instructions about what to do. Continental breakfast is convinient. Definitely I recommend the stay.

The hotel looks nice from the outside. The dining room was lovely. I have found that the negative comments (after the booking) about noisy refrigerator, old and a bit dirty carpet, continental breakfast without hot cooked meal (that other hotel of the same room rate supplies) are still applied.
When I checked in around 5 pm, I've found that the refrigerator was not powered. I turned the switch from off to 1,2,3 without success. I searched the power point but could not find one. At night, when I found some people at the reception, I talked to them and the lady turned on the power point at the back.

Cosy rooms. Family room was good - not much space but there's enough. You are there to visit the amazing Blue Mountains - not sit in the room. The breakfast was fine - cereals, toast and tea. A billiard table and spa kept the kids amused. Would definitely go back.

Would not recommend

I booked for one but a friend decided to come. Was over charged for the friend. Also price on WOTIF did not change for one or two people! Had to fight to get a refund.

Room was set up for two but small. Lamp over hanging bed was loose fitting.

Had to wait a long time to check in even though it was after 2pm. No one was at the desk. Had to keep ringing for service!

Family weekend away. We were impressed with everything! Comfortable room, comfortable beds with extra blankets & pillows. Sauna & spa just down the hallway. My 8 year old son & I played a few games of pool in the front room. Breakfast was included - which was a surprise, considering the already great price for the room. Secure parking underneath.
The hotel is in a fantastic location - it's a very easy walk to Echo Point, and all of the places we were visiting (Scenic World, the main street of Katoomba & its shops, cafes & restaurants etc) were a 2 minute drive away.
We'll be back!

We arrived with good expectations of comfortable accommodation, cleanliness and a decent breakfast as per website. The room we were initially given was terrible. Ye-old-ly but unclean. We were up for a bush-like-Blue-Mountains-experience but the room had a 20 year old mattress, dust and lots of crumbs on the floor. We complained & they re-located us to a family room which was a improvement. The new room presented a large blue ink scawling directly overhead our bed, a thread of a torn light shade chord (to switch on the overhead bedside lamp), major residue of a large old torn sticker on the inside of the door, multiple torn sticky sections at the top of the venetian blind where the pelmet used to exist and a seriously noisy bar fridge... with unwashed, sticky coffee sideplates that had been used for god-knows-what-else. Aside from the Fawlty Towers haphazardness in the presentation of their rooms, the establishment states (if you are still reading).. La Maison Boutique - a French inspired hotel yet it has a Japanese inspired eatery/restaurant for it's breakfast room with the 'bare essentials' for breakfast. The toast was still frozen, the museli was oats with a few sultanas, it was sub-par sub standard. Really did not enjoy the stay. Neither did my partners mother. We tried to enjoy it but the accommodation was unfortunately in need of a huge overhaul and update. Eg. Huge old sticker residue still stuck to two room doors. Nobody had bothered to remove it. Nice hotel but basic with facilities & features

Room needs more bins and wall power points. No tissues for guests. No air con just a floor pedestal fan. No stand to place your luggage on for unpacking. The room and bed was clean and comfortable. Shower head was placed too low and lacked water pressure. There was no dining facilities. Although the staff appeared friendly and obliging the management did not and was late arriving and preparing breakfast at the stated time. The free wi-Fi was good but overall the place lacked polish.

Excellent walking proximity to Echo Point.

High ceilings and fans helped during the unusual heatwave at Blue Mountains. It was a long night with the high temperature, but we look forward to coming back during the cooler months and I'm sure our stay will be much more comfortable. The combustion heater in the middle of the dining room looks inviting for winter.
The hotel was extremely well priced (cost included breakfast) and we plan to come back again soon! Staff very helpful and pleasant. I liked going for a wander through the library/internet room, it reminded me exactly of my Grandma's 1930s house and made me feel at home.

We were kept waiting for nearly 30 minutes for checkin at an unattended Reception.
The room did not have air conditioning (which was my mistake for not checking the inclusions) and was very uncomfortable because it was a hot day and the room windows faced west.

staff friendly and very obliging. A quiet position for restful sleep. The decor is dated and a little tired in some areas. A big plus is underground parking off the street.

The room needed some TLC.
3 tiles were falling off in the shower/bath and part of the tile wall was coming away.
The 2 lights above the bed head were loose and hanging off the wall.
The fridge door didn't shut properly. The outside cupboard door (which is screwed to the fridge door), needs to be fitted properly.
Management should make it their priority to inspect rooms and repair items that need attention. If a room can't be fixed, then it should not be available to customers.
If you keep on top of the little things, they won't turn into big issues, which will turn into unhappy customers.

Misrepresented hotel , badly in need of an update

This hotel was misrepresented on the website, with the information and the photos.we were offered and paid for
1 DOUBLE BED - Yes there was a bed, pushed up against the wall to allow the door to open, there was no bedside table on the left hand side to allow this, and to get into the bed you had to walk sideways.

Layout - Separate sitting area NO , but The two kitchen chairs and table were pushed into the wall to allow TV viewing but you had to sit on the bed as there were no other chairs.

Entertainment - Free WiFi, 30-inch TV with digital channels

Food & Drink - Refrigerator, minibar, and coffee/tea maker NO MINI Bar

Sleep - Blackout drapes/curtains OLD and Grotty

Bathroom - Private bathroom, deep soaking bathtub and separate shower NO Separate shower
The private bathroom had a very old fashioned glassed in high bathtub with the shower in it. ( not separate)
Practical - Iron/ironing board, desk, and phone; rollaway/extra beds available on request NO PHONE/ DESK. we didnt check for an ironing board.etc , no room anyway

Comfort - Air conditioning and daily housekeeping it had heating
Non-Smoking

Although advertised there was no Concierge service, if fact it would have been out of place.
The staff were helpful, one person only no one there after 9 pm. The carpets were in need of a refurbishment,

Why we were put in this smelly cigar box room ( Room 17 ) when there were 4 couples spread over the complex is a mystery.

Great location, Service with a smile. One improvement could be breakfast - quite limited and starting at 8 AM which could be quite late and with very few choices in town at 8 AM in the morning.

We found it very comfortable and an enjoyable experience for us and our 11yo son. Our room and furnishings were quite simple, but clean and neat and all that we needed. The spa was a welcome feature at the end of the day and we enjoyed playing pool in the sunny pool room after brekky each day. Breakfast was a buffet of cereals, yoghurt, tinned fruit and a variety of toast and condiments and coffee. We would definitely use this hotel again.

Underwhelming

The images of the hotel were enticing on the website and we thought we'd be staying somewhere quaint. The hotel, whilst mostly clean, although looked a bit underwhelming in person and in need of some fresh paint. The mattress was comfortable, and the room was mostly clean, although it had some blue sticky thread which had been thrown onto the ceiling and salt had been spilt across the bench where the TV was sitting, the shower recess had mould and needed to be cleaned thoroughly too.

Apart from the above, the staff were friendly and the breakfast room was light, spacious, welcoming and included in the price.

La Maison Boutique

Staff were lovely, bit run down & needs some basic R&M to make it feel more comfortable-replace basic fixtures, fix tiles missing in bathroom, curtains too long-need shortening, carpet clean, replace worn couches/furniture, freezer in mini fridge frozen over so could not use. Needs a good spring clean to freshen up the place. We did not have towels and had to ask to get some but staff came thru. Pool table was good but disappointed with sauna which didn't get hot and spa was closed for a day.
