The location is the big plus for this property, however, if you want quiet between 8pm - 11pm, this is not ideal without ear plugs due to live music at the local bars.

Otherwise, the rooms were spotless and the bed was comfortable, even though they were very small. While the property is located in a super convenient location, the description was inaccurate. The listing states that there is on site parking for 2.50 per stay. However, when we arrived, there was no onsite parking, and the owner told us only street parking was available, which was $5 per hour between 9am-9pm, and there’s a 3 hour time limit, so we had to check in and out and move our vehicle. If you have a rental car like we did, I would not recommend staying here, or at least know that the listing lied about the availability and price of parking. Additionally, we never received an email with check-in or check-out instructions l, so we had to call the owner to get the code for the building, and she seemed annoyed at our call and insisted we received an email (we didn’t). Generally, the guesthouse was clean and had everything else we needed, but there is no hot water.

You should let people know there is one toilet and one shower for 10 people. That was not at all clear and not expected. Furthermore the bathroom floor was soaking wet all the time with no bathmat, no soap, no fan to keep it dry. Frankly the worst Airbnb experience I’ve ever had.

Very late check-in. Information in check-in email was perfect. Everything was where it said it would be. No hassles, very easy. Room was great.

No communication. I messaged 24 hrs before asking how I would get into the property. No reply. Luckily another guest came by while I was waiting outside. Usually you get the door code by email in advance but no. Other guest said he has the same poor experience communicating. I was in room 104 beside the bathroom and it was extremely loud. All the doors have old latches and was just quite a noisy experience. Avoid that room if you can. The towel provided was this super thin thing. Barely a bath towel. Location was good. Close walk to everything.

something I wished I could of read before-- this property is smack dab in the heart of downtown. It is perfect for walking around- but the parking is difficult. So here are some tricks I wish someone would of shared. When you arrive go to the 2nd hand store on Grettisgata park only to drop off your luggage (if you have a lot) Then go up a few blocks to the P3 (green) which becomes free at 1800 zone where parking is 220isk/hr instead of 600isk/hr which doesnt become free until 9-10?. if you download the parka app it will help you find cheap parking. Once I figured this out - I saved a lot of money. Then when you are leaving- walk to get your car and bring it back to the 2nd hand store again so you don't have to drag your luggage all over- they don't open until 10 which is also when you have to check out by.

Everything you need for an easy night’s stay. My American compatriots may find the shower a bit small compared to all the space we are used to. I liked that there was a sink in the bedroom so I really only needed the shared bathroom for the toilet. The armchair and side table were all I needed to store and repack my travel pack. Room was warm and cozy all night.

The property had very real difficulties. There were 5 rooms usually with 2 people in each room BUT the shared kitchen could hardly fit more than two people without being crowded. Given that many of the guests wanted to cook rather than dine out at the expensive cafes in the area this was very problematic.

The entrance to the guesthouse is down an alley. check in was simple. The space is quaint and cozy. has a very intense echo but was clean and comfortable.

Additionally, there were no signs advising to always have your room key (or don’t shut your door) because you’ll be locked out. I got up around 10pm to use the bathroom, shut my bedroom door and was locked out of my room! Luckily, there is a landline phone in the kitchen with the number listed for the property manager. Unluckily, she didn’t answer. I tried calling probably 20 times, other residents used their mobiles to try and call or message her and she didn’t answer. One of the couples was able to “guess” the lock code on the closet cupboard in the kitchen, which thankfully had spare room keys, or I would’ve been stuck sleeping in the kitchen.

Two nights in Reykjavik
Nice and cute place in the heart of Reykjavik. Music festival next door was loud but more loud were the Icelanders who stayed in a room below us for that reason overall rating just ok.

This was one of the worst places I have ever stayed at. First of all, the listing is deceptive : the listing doesn’t specify that the bathroom is shared when it is. We specifically didn’t book somewhere else because we wanted a private bathroom.
Second, the window to the room opens into a parking lot, so there is constant noise, including at 2-3am when drunk revelers are coming to get to their cars and are talking loudly.
Third, the kind of people who stay at this property are young folks who are generally loud. There were three people staying in one of the rooms who came home drunk at 3am and woke up the whole house from sleep. These people tried to start a fight with another resident (from upstairs) when some of us asked them to keep quiet, and we were afraid of our physical safety at one point.
Finally, I tried to contact the property manager MULTIPLE times during my stay (over email and over phone) and there are simply no reply from anyone.

Clean but very stingy on amenities such as towels. We wondered if three was a towel shortage in the city! Simple things like a shelf in the shower could make a big difference but there isn't anywhere to place your hygiene products except by your feet. If more than one guest out gets steamy then musty and the floor becomes a puddle... again because of the towel issue

The bed was extremely comfortable, and the windows open, which is important for my sleeping comfort. The location in downtown Reykjavik is fabulous, just one block off a main street, so easy walking distance to everything I needed, but not too much traffic noise. There were no amenities and the room was cheap, so I got exactly what I had wanted!

Perfect week in Iceland!
Me and my girlfriend had a great stay at Grettir Guesthouse. It was easy to find and when we arrived everywhere was very clean and tidy. The facilities worked perfectly with the bed being very comfy and the shower working very well. The location couldn't be better with the main road through the city centre literally on your doorstep close to the bars and restaurants. Despite being so close it was very quiet at night with Reykjavik being a quiet city. Also it was only a 5 minute walk to the supermarket and a 10 minute walk to the BSI bus terminal, where we booked most of our trips with Reykjavik Excursions.
Would highly recommend Grettir Guesthouse for anyone wanting to stay in Reykjavik!

This guest house has everything you need for a great stay in iceland. Every day there were cleaners in the house freshening up for that evening. Everything you need for meal prep is available in the kitchen and a supermarket just down the street. I slept very well in this guest house and really enjoyed my stay. I would definitely come back :)

It's like you're staying a friends house. No, there is (probably) no one there to greet you. Yes, you have to follow the instructions from the proprietors to be able to find it (behind some buildings on the main street). Yes, you have to share a bathroom. To my mind, none of the above distracts from the sweet, homey feel of this place. GREAT comfy beds, fantastic wifi, coffee or tea in the morning. There is a kitchen to prepare food, if you wish; they even reserve a whole shelf in the refrigerator for each room. (Great to be able to buy food rather than having to eat out every meal). Had lovely chats with some of the other tenants; only five rooms. Perfect for myself, my wife and teenage son. And so crazy close to everything you want to do in Iceland; including the 'bus stop' where you wait for a tour bus to take you to some remote place. I both saw and spoke to the proprietor(s) at different times, and they were friendly and helpful. Remember, all of Iceland is pretty pricey; and most of them do not have 'ensuite' bathrooms. All things being equal, I would definitely want to stay here again, especially if I was traveling with anyone else.

Booked a night over Thanksgiving weekend at this establishment in February for 4 people (2 adults, 2 children), breakfast and Wifi near city center. Emailed to confirm that the room would have a crib the week before and was told that they had lost our reservation and were booked up. Owner was nice and found us a room elsewhere. This would have been fine if it were the end of the story.
Arrived at 5pm at our new guesthouse, no one is there to let us in and no one is answering the phone. It was cold and we had 2 small children with us. Went to eat and see the northern lights but too stressed out to enjoy it. Kept calling owner to find out what was happening. At 9pm, owner told us we would be staying at a different apartment. Was nice enough to get our bags from 2nd booking. Arrived at apartment but there were only beds for 2 adults and 1 baby. Nowhere for 2nd child to sleep. Also couldn't get onto Wifi to confirm flights for next day travel (no response to my requests for it). And no breakfast. Also had to pay extra to take taxi to bus station because 3rd booking was now located 1/2 mile away from nearest bus stop instead of across the street, which was too far to walk with 2 small children and bags.
Returned home to very large phone bill and no refund for this horrible experience. Book at your own risk and confirm well in advance!

bit tricky to find and to suss out the key holder as it seems as though an old one and a new one are sitting side by side. Other than that it was great, room was totally adequate for single person and bathroom was just next door. Other guests were courteous too and left facilities clean and tidy.

This place is great. Right in the center of town, kitchen with most mod cons needed to keep prices down in Rejkavik. Room was very comfortable and even had a sink, which was great considering the bathroom was shared. There's also a living room upstairs, in addition to the kitchen, so plenty of space for everybody.
The only thing I was annoyed about was that breakfast was included when I booked, then revoked with no money refunded. The website (not Expedia) is still advertising that breakfast is included.

I had a reservation at another guesthouse but decided that it would be easier to stay at a B&B so we wouldn't have to go find b'fast in the morning. So I looked under B&B and found Grettir. When we got there I was given a code to get in then we found our room on the second floor. There was no bathroom on the second floor. Only the one on the first floor for the 5 bedrooms, two of the rooms were on the second floor (one was ours). THen we found a not on the refrigerator that said thy no longer provide breakfast.
Our contract said there were no cancellations so we had to stay. But I was disappointed that we did not get what we thought we were paying for. If I had known the bathroom wa on another floor I would not have taken the room and the reason I was changing from a guest house to the one advertised as a B&B was for the breakfast.

For my family, for our purposes, the Grettir Guesthouse was ideal. We had an apartment with multiple beds, a small living area, a kitchen, and a fridge. We stayed in Reykjavic for a week with the intention of discovering the city by walking around a lot. Grettir Guesthouse's central location let us get to most of the places we wanted to explore within minutes.
Check-in and check-out were almost non-existent. When we got there, we got a key out of a lock box. When we left, we put the key back in the lock box. We only interacted with staff briefly once, and that was essentially by accident because she happened to be cleaning upstairs when I happened to have a question about connecting to wi-fi.
The problem with such a central location is that at night, it was noisy. This wasn't much of a problem for us, but I can well imagine people who would not want to be trying to sleep a hundred feet from a bar that has a rock band playing until 2am.

Great location, very clean and welcoming.
Had a lovely stay at this guesthouse. Details were emailed to us by staff (as no direct check in) which were easy to follow. The room was very tidy and modern. It was simple - a bed, bedside table, chair and sink, but for what we were paying, I wouldn't complain at all. The kitchen was always stocked with plenty of cups, glasses etc. I've seen people complaining about the breakfast in their reviews, but again, for the price I think it was fair. It was always stocked with bread, cereal, cheese, butter, jam, marmalade and fruit which you could help yourself to whenever. Also unlimited tea and filter coffee. The bathroom was always free when I needed it. Very clean and good shower. Location was absolutely brilliant. Within walking distance of the cathedral, concert hall, downtown, museums etc, and the street itself was packed with lovely restaurants. For the tours offered by the excursions companies, you could book to be picked up from Hotel Fron which is a minute walk from the guesthouse.
My only complaint would be the sound within the guesthouse. It didn't bother me majorly, but I could imagine if people were light sleepers and trying to sleep, it could become agitating. We were in a room next to the kitchen and you could hear every word that someone stated from there. Could not hear from other rooms though, just the kitchen.
Apart from that, I think if you're on a budget, this is the perfect place to stay and I would return.

Excellent location for exploring Reykavik
We found the guesthouse met our needs perfectly as a base for exploring reykavik by foot, facilities were clean, food available for breakfast and teas/coffees as required. Literally 100paces from the Main Street in downtown Reykavik, highly recommended.

Affordable and convenient location
The room we stayed in was very, very small. It was too small for two people. The breakfast was also very limited. I also didn't receive an email providing the code to get in, so we were stuck waiting in the rain until I could get a hold of the manager. It was slightly inconvenient, but the manager was very helpful. It's a good place for the price, and the service was friendly. It was also a great location, very convenient.

The room was big enough for myself and my two grown up sons. there was also a lounge but bring your own dvds, a small balcony for smokers if necessary , a kitchen fully equipped and with breakfast cereals, bread, fruit, milk and tea and coffee. Some mornings I thought it would have been nice to come down to a cooked prepared breakfast, but when you have been out late chasing the Northern Lights, it was really nice to be able to have a lie in and have breakfast when you were ready. You could come and go as and when you liked, which made things so much easier. The only small problem was that there was one shower room with the only toilet in the room and this had to be shared with all the other guests. It was clean and really comfy and warm. I would definately stay there again.

The guesthouse is located down a poorly light alley behind a building that is currently under construction. My room was ok, but there is only one toilet for the entire house. It was also advertised as breakfast included, although I never got one and was not told by the staff when I arrived if I was able to help myself to the food that was in the fridge.

Enjoyed the facility very much! The room was comfortable and the kitchen was very well stocked daily with fruit also available were breakfast items and essentials (milk, bread, butter etc). Very handy! Note: the staff are there at check in time. Otherwise they are not so be sure to know your room and how to access it if you arrive late or early.

Okay for the price, but beware other guests
It was easy to find and was the most ideal location in Reykjavik for strolling the main shopping streets and checking out bars and restaurants. The woman who worked there was very kind and helped us book our return bus to the airport and even gave us 2 free tickets! The shared bath proved to be an issue when we wanted to shower before bed & the bathroom was occupied for hours. The water smelled very sulfurous. There was a sink in the bedroom. The shower overflowed. Another couple that was there left notes all over the bathroom and the guest book about the lack of cleanliness & left their dirty dishes all over the common area. We were continually kept up most of the night as the walls were thin. Our window was next to the smoking patio of the adjacent bar, so we heard noise from that too.
The last day we were awoken by loud talking in the common area from 5-7AM. I went to the shower for less than 10 minutes when someone started pounding on the door. I exited the bathroom right away thinking there was an emergency. I was berated by another guest for hogging the bathroom for 10 min (meanwhile this same woman had been chatting in the kitchen for 2 hours). I went back in my room & she continued to bash me for taking \"ten minutes\" in the bathroom. she would not stop belittling me and all other Americans. it's a fairly priced B&B with a great location, nice owners, & a decent breakfast, but the other clientele really ruined our stay.

Best hotel staff in central location
Upon arrival the owners both sat down with me to help me map out some great activities and helpful tips to get around the city. The room was clean and the beds were very comfortable. There is food, coffee, tea, juice, water available to all guests at any time. It is a shared bathroom, but it was clean and also had amenities you can use that you may have not packed (lotion, razors, cotton buds, etc). The location is perfect, though a little difficult to find at first. It is located behind the hostel off the main street. Go down the alley between the hostel and the ATM and there it is. Great place for a decent price for Reykjavik.

Je suis arrivée à 3h du matin et j'ai pu néanmoins entrer grace à un simple code. La chambre est très petite mais propre et le lit très confortable. Salle de bain partagée, mais mes colocataires ont été très discrets et respectueux. Je conseille cette solution pour une etape d'une ou deux nuits.
