Room was clean but restaurant was closed so no near dinner after arrival. This was one of the reasons booking this hotel. No breakfast so wife did business on empty stomach. I was I had gone with my original choice for my wife but wanted her to be close to where business was being conducted. Also, she states going out at night alone in that area is not a good idea. Will not stay there again.

We stayed here on February 2026. The family room was spacious, comfortable, and easily accommodated the five of us, with plenty of space to move around. The temperature was a bit warm at first, but we were able to open the window slightly to let in some cool air from outside, which helped. The room was clean, the bathroom was generously sized, and everything functioned as expected.

The staff were welcoming, courteous, and genuinely helpful throughout our stay. The surrounding area felt clean and safe, though the nearest Metro station was about a 10‑minute walk away.

The only downside was that the restaurant/bar and the gym were closed for refurbishment during our visit, which was a little disappointing.

Check-in was kind of a mess. The front desk guy was friendly, but when I got to my room, I discovered that it wasn't the one I had ordered. Rather than a king-size bed with kitchenette, I had two full-size beds. When I complained, I was given a king-size, no kitchenette with no discount or refund. Also, was told that hot water may not be an option, and discovered that the walls were very thin. Location is great, but overall it was a very disappointing stay.

The staff was lovely however I didn't have hot water (not even warm water) for my entire 3 night stay. Maintenance came 4 times in one day and finally they stayed long enough to know that the warm water lasted only 45 seconds. I asked them to comp at least one room night as this is a pretty big issue. My invoice was emailed to me later and they did not do this. They are currently under construction and the rooms they are booking are old and not functioning. Highly recommend booking elsewhere until they are done.

The building is under reconstruction; therefore, daytime noise could be expected.
The rooms need refurbishment, and the worn-out furniture needs to be replaced. No refrigerator, nor a wardrobe in the room (hanging opportunity in the bathroom). The TV programs did't work. Cleaning staff tried to enter the room against the \"No disturb\" sign hanging on the doorknob, claiming that many guests forget to remove it.
The reception was good and professional. Great location in downtown Washington DC.

Key cards constantly de magnetized. Not just me. Each time I got in the elevators, I saw frustrated guests returning to the front desk for the issue. And…. When being reactivated at the desk, no ID was requested, just “what number?” From a very frustrated staff. They know the issue and hate it. But, what about room security? Anyone could ask for any room key…. I did not feel comfortable. I’ll skip this hotel on my next stay in DC

The hotel had turned the air conditioning off for winter and the room was too hot. They said there was nothing they could do about it. I mean, they were nice about it, just couldn't fix it. Of course, the \"resort fee\" is a total scam, as it is elsewhere. There are zero facilities in this hotel and a very small lobby. Resort is not a word that would ever come to mind there. Otherwise ok. Good location.

The description regarding soundproofing was not accurate. Noise from neighboring rooms— including conversations and bathroom sounds—could be heard clearly.
The room itself was a comfortable size, though the bathroom was quite small.

Staff was very kind, but the heat/air was messed up, it was about 76 in the room and the cool was blowing more hot air, tech came up to fix it and said it was the blowing hot air but it was about the best they could do… coffee maker never worked, asked for a new one waited for 45 min finally gave up and left, second night people screaming partying and slamming doors until about 1am… hotel halls and the room smelled like weed for 2 days straight… again staff was very kind and location was good though

I rarely leave negative reviews but my experience at the Beacon Hotel in DC was unacceptable. When I checked in the first room they gave me was already occupied which was awkward and concerning. The second room was over 90 degrees blowing hot air even after I set the thermostat to 63. When I called the front desk the staff apologized and said management had turned off the air conditioning for the season and all he could offer was a fan.
After nearly an hour of dealing with unbearable heat I was finally moved to a third room. By that point the experience had gone from uncomfortable to exhausting. On top of that I was blindsided by a $65 parking fee with an additional 18 percent tax added to it which felt excessive and unreasonable. For the price and location I expected basic comfort and professionalism not this level of disorganization and surprise charges. I would not recommend staying here until they address serious issues with room management climate control and transparency about costs.

1. Horrible smell coming from bathroom and hallway on and off for periods of time. Disgusting.
2. Took 15 minutes for shower to heat up.
3. Sink faucet was leaking and dripping.
4. Sink faucet drain was broken.
5. Our key cards were inactivated before our check out time.
6. Dusty and moldy fan vent in bathroom.
7. Horrible hotel placement, as the beeping and honking from cars and traffic outside is so loud. It feels as if they are in the room with you.
8. Rooftop bar and hotel restaurant were BOTH closed.
9. With all that said, was ABSOLUTELY NOT worth the price paid to stay here. Would not recommend at all.

furniture was outdated, the only light in the room came from two lamps, the photos of the hotel website are projections for their remodel not the actual current state of the rooms which is very deceiving, they had no functioning toilet in the lobby or in their restaurant/bar, staff was not attentive their first priority was finishing a conversation with their coworkers before helping me, the guest.

Ok so this hotel is a cheap hotel disguised as a nice hotel. Parking is way too expensive. But the valet drivers were amazing. Front counter people could be a little bit nicer. No fridges in the unit, had to ask for a coffee maker which was broken, headboards were stained. Definitely won’t be staying here again.

We were a group of three friends and we booked a room with double beds just to sleep in. However, the room only had two towels and two blankets. The phone was broken, making it impossible to request these extras because we arrived late. Room 317 is noisy, as they started working very early, before 8 a.m., and it was very noisy. Also, as adults, everything was left perfectly as it hadn't been delivered. We left a $65 deposit that they should refund us. We were there on October 7th, and it's October 23rd, and they haven't refunded us yet.

First if all confusing parking : they claim they have valet parking but they make you park your own car by the street for 100$ each time you drive away and come back
2nd : the heater was broken and i was freezing cold all night i checked in after a concert tired and by the time i realized the heat is not working i couldn’t change my room anymore
3rd the bathroom door was taken away in room 201 king size
4th the coffe maker was broken in my room
I asked for a discount or refund that was refused by the management
Worst night of my whole life for 300$

TLDR: The Beacon is well past its prime and in dire need of a complete/total renovation.

Would NOT recommend UNLESS …
— a deal at $100 or less OR if you plan to hardly ever use your room due to a very busy itinerary.

Rooms
• Dated … not just the style but wallpaper seams were peeling apart, first room had an ugly hole in the screen for it, and the beds are void of any fluff or firm support.

And I could hear EVERY plumbing activity of room above.

• Tech: . The TV service constantly had at least 5 channels “unavailable by satellite.”

WiFi … receives a Failing Grade
—> it requires ample patience and accepting that you’ll have 2015 bandwidth … in 2025 that’s barely adequate. You’ll also be routinely asked to log back in as a guest.

Suite/Short Residence: Great for the price but lower expectations because all the above is from my use of it for a week between apartments, so I could bear and grin it having already mentally prepared for a week of spartan living in my home town. If expecting more, it will disappoint

• Housekeeping: decent but odd in its scheduling … I could never plan for when they would clean, so I declined this service.

• Staff: Very personable and easy to work with but they too are dealing with a place in dire need of an upgrade and thus more resources to be able to do more.

Great location but watch for the parking price!

I got the most expensive room, apparently by the price posted at the door, but there was not even a mini fridge. While the deals are great for the room price, they charge almost as much for parking, which can only be done with valet. It’s hard to find a spot on the street, so I paid once after the experience of searching for parking. Never tried their restaurant but the location is perfect to grab a bite in DC.

The property was so dated the furniture was old and had bad ware it should be thrown out. They are not accommodating. Pricing especially for valet parking isn’t updated on Expedia. For the price and area there is no reason for a luxury establishment be so uncomfortable and poor quality all around. I would suggest if you care about quality take 15 mins at least to find a better stay trust me.
