For me, for a B&B it's the small things that matter. Breakfast was good both days we were there, and the room was turned down in preparation of our arrival. There was a car show in town, so accommodations were limited in the area. Also, our plans changed where additional people were coming and the remaining rooms at the Fallen Tree were booked so we had to pay an additional $60 for another person. Again, for me a B&B is about comfort, ambiance and quaintness. Otherwise, a Hilton is more predictable at the same price or less.

Ideal setting

A simple lovely site for a B&B. Just 5 minutes from downtown Carlisle, but totally in the woods! A chicken hurried off the lane when I arrived, and a rooster crowed good-bye as I left. My room was on the 3rd floor. The stairs can be steep for some, but it was completely quiet (except for nature sounds) and very well appointed. The \"wall\" AC kept the room cool though it was in the high 90s all three days. I had a big closet, black-out curtains, a mini-fridge, and a big bed with 3 steps to climb up. The bathroom was stocked with big towels and quality soaps and lotions. I could only suggest that it might be time to replace the bed linens and chair I breakfasted on in the gorgeous sunroom-addition definitely needed a new cushion. The innkeeper, Kim, was super welcoming and friendly. I recommended to all my relatives that they stay at the Fallen Tree.

We enjoyed our stay at Fallen Tree. The room we were in was clean and prepared nicely upon arrival. Breakfast was hot, prompt, and delicious. The grounds are lovely and quiet - perfect for a little escape. The only complaints we have are that the in-suite bathroom wasn't in great condition. There is visible mold on the ceiling due to presumed lack of ventilation, and the shower head itself was quite dated and did not provide a relaxing experience. Additionally, the mattress seemed to be well-worn and sloping to one side.

Kim is a delightful host , we enjoyed our stay very much. It’s a very private setting yet not far from town , nice rooms in a historic older stone house . The working fireplaces in each spacious bedroom is a great feature. We stayed in two rooms while traveling and both had porch access. Breakfast was exceptional ! We will go back in future.

This is a quaint historic inn run by Ms. Kim who was very gracious and communicative. The nearby town of Carlyle was a nice place to visit. We stayed in the very top room with a queen bed and pull out and it was very quiet. The shower head in the room needs to be replaced but other than that the room was very comfortable. Breakfast French toast was terrific!

You might miss the road as it is gravel off the main road, There is a small sign by the mailbox. It is about 1/4 mile back that gravel road until you come to a rustic house. Room furnishing were rustic as well, but I had a sitting room, tv and nice bed and bathroom. There were snacks in the dining area if you wanted them. Good breakfast. Place is wooded and very quiet - perfect for a good nights sleep.

An extremely restful stay

On our way to a wedding in VA, we were pleased to find this historic home b&b in Carlisle PA. Our room was spacious and our host made us feel very much at home. The 1800s house is surrounded by a beautiful horse farm and is very peaceful. The breakfast was delicious! We left feeling very rested.

Stayed here for a night when driving from CT to SC. Carlisle was a great local town for dinner. Breakfast was fantastic. Only negative was the poor water flow in the shower - but the fact that a farm house built around 1750 has private bathrooms is a huge plus. Much better place to stay than a chain hotel

Quick trip to visit Dickinson College with our daughter - arrived after dinner and left early morning. Would have liked to stay longer! The place is beautiful - set back off the road on a horse farm. Our room was perfect for the three of us - very pretty with a comfortable queen bed and a nice pull out. Check in was easy. We basically went to bed. Woke up early and she had breakfast ready for us right away so we could leave for our college event on time. It was delicious and filling, and she was super friendly. We packed up and left! If my daughter ends up at Dickinson, we will frequent this B&B :)

We stay in B&B on a long trip to SC. We were late but it was light outside and good instruction how to get in. Room was big, charming, fridge, cold water in it. At morning before breakfast we walk around farm surrounded old trees, looking at horses, and breathing fresh air. Breakfast was interesting and delishes. Thank you Kim. And Kim didn't even charge us for cat!

Lovely historic home and farm

We were so happy to find out that someone had bought this lovely historic farm and was renovating into a B&B and event facility! Parts of the house are around 250 years old, and I am sure this presents daunting challenges. Overall, this is a lovely place. The innkeepers are welcoming and make you feel right at home. Kim's culinary skills are exemplary, and she is an excellent host! We are awed and respectful of the extraordinary difficulty of running a working farm, managing a full-time B&B, managing a busy event facility, and raising a family while renovating a 1700's farm house. We have read glowing reviews of other rooms in the B&B, and are certain that they are comfortable and cozy. We stayed in the room called Botanical Library in the oldest section of the house, directly off the entry hall (the only one available at the time). Due to its age, and the 200 years of wood fires in the fireplace, it is permeated with the odor of damp wood ash. The room suffered from dampness overall. In one of the many renovations done before the Hanlins took over, the bathtub is set above floor level, making it difficult and slippery to get into and out of. I'm sure we would have been perfectly comfortable in one of the other rooms, unfortunately I cannot recommend this specific room.

The Fallen Tree Farm is now one of my most favorite B&B's in the country. The bed was the most comfy bed ever and I slept like a baby. Loved all the decor and charm throughout the house. Quaint and charming property, yummy food, home needs some TLC.

First the great! Food was awesome, a lovely breakfast of strawberries & yogurt, melon, quiche, baked apple & ice cream, pumpkin muffins. Even when we arrived at about 6:30 pm brownies awaited on the sideboard & tea & coffee was always at the ready. Brent was a great host letting my son feed the fish. A visit with the horses was a special treat. We caught a glimpse of the chickens & had a couple cats join our walk. The stone ruins were magical. The weather was yucky, I wish it had been nicer so we could explore more, but what little time we got outside was wonderful.

Now for the just ok. We stayed in the Botanical Library on the first floor. If you are a light sleeper like me, probably not a good choice. The room is off the main Foyer & as such you hear everyone coming and going, especially up & down the stairs. Another guest was sitting on the Front Porch & we could hear them talking from in our room. Guests above us we could hear every step in the creaky floor boards, charming at times, annoying at 6:00 am. When upstairs neighbors flushed their toilets in the middle of the night I almost flew out off bed, it scared the poop out of me! The room was charming, but not quite as clean as I would have hoped. Glass bottles on the side table were dusty, the baseboards dirty, the rugs need a good beating, under the baseboard heat lived a family of dust bunnies. It was raining and wet out, so maybe that's the culprit, but the room smelt a bit musty. However the bathroom was clean & well appointed with towels, toiletries, blow dryer etc.

I wish Brent & his family all the best luck, & would like to come back and see the place in a few years to see how it is evolving! (And maybe stay a bit longer to truly appreciate the lovely setting.) It was definitely worth the money, being similarly priced to other 'value' hotels in the area with the added bonus of personal attention, home cooked food, and a bucolic setting.

Good folks and good food.

Very well located for many attractions in the area, but tricky to find--needs a better sign. Take the LEFT driveway! 1797 house is well transformed for modern visitors and they are improving it. Breakfast was outstanding both days, and owners could not be nicer. Gray Mare Suite needs bathroom work, but clawfoot tub is genuine. Beds very soft.

End to end, everything and more that you would expect from a B&B!

A delightful, welcoming retreat when making the long trip south. The accommodations are cozy and quite agreeable with tasteful décor set to the period of the architecture and the surroundings. Sweet Escape

I recently stayed at the Fallen Tree Farm B & B with my daughter that boards for ballet training in Carlisle. We had a wonderful mother/daughter stay here with a cozy fire in our room while we watched a movie curled up on the sofa, drinking hot tea and enjoying homemade brownies. Our bed was lovely for sleeping and the next morning's breakfast was perfect and scrumptious! We sat at the dining room table and drank several cups of coffee and talked and thoroughly enjoyed the peaceful and homey atmosphere. Kimberly was lovely, gracious and very accommodating. We will always book this B & B whenever we visit Carlisle!

New Year's holiday (2 nights)

New Year's Eve and New Year's Day Night with our extended family. We just loved this B&B. We rented the entire place and enjoyed our home away from home. The food and snacks were exceptional! We spent our day skiing at Little Round Top and evenings relaxing around the fireplace and/or playing board games in the dining room. Very special holiday!

Breakfast was delicious, highly recommend the apple dumpling! It is a unique hideaway, so if you are arriving at night it may be a little tricky to find.

Driving down the long driveway beside the corn fields took away the stress from our travels on the highway all day. Although we only stayed one night as we were on a longer trip we very much enjoyed our evening here. The room was very comfortable with a nice sitting area. The breakfast the following morning included fruit appetizers and a wonderful homemade main course.

Breathtaking Honeymoon Gem!

My husband and I spent every last penny we had on our wedding so we opted for a mini-moon. We had heard some wonderful things about the Fallen Tree Farm from my parents and we knew it was the perfect place to go. Any and all expectations we had were completely blown away. We stayed in the Botanical Library and the minute you walk in you are met with a peaceful warmth of the house. It is beautifully decorated to create a sense of comfort and luxury without being stuffy or over done. We were not disturbed at all throughout our for nights stay and we were served a phenomenal breakfast on a silver platter just outside the authentic pocket doors. We came and went as we pleased over the next two days and were lucky enough to meet the innkeeper. Some individuals are meant to bring smiles and joy to peoples lives and the couple that own the Fallen Tree Farm and their incredible staff are among them. We vowed to go back every year for our anniversary! This place is perfection!

We attended a wedding that was held at Fallen Tree and stayed the night. It was a beautiful ceremony followed by a very quaint and personalized reception. Food was excellent served by candlelight in an outside dining area by the fireplace. It was a great time and enjoyed visiting with family and friends. Very laid back. Would highly recommend it.

Charming B&B set on a farm.

Convenient location, 4 miles from downtown Carlisle. Entrance is via a long tree-lined gravel driveway far enough away from the highway so as not to hear any traffic. Interesting history of this farm is known back to the 1700's. Although very old, this house has been updated to make it an enjoyable place to spend a few days.

My daughter and I wanted a low-key and relaxing vacation, and we loved the atmosphere, hospitality and of course the amazing gourmet breakfast at the Fallen Tree Farm B&B. It is easy to access, and an easy drive to the places we wanted to go, including Gettysburg, Hershey, and Pine Grove Furnace state park for canoeing and hiking. I would highly recommend it!!

Loved this place!

We had a wonderful time at the Fallen Tree Farm Bed & Breakfast. The room was adorable, the grounds were so cute, and the breakfast was very good. The staff was also super friendly. Our only regret was that we couldn't stay longer, and we hope to come back again!

Love this place!

My boyfriend and I won this stay at a fundraiser for a great cause, Kim was extremely nice and the room we stayed in was beautiful! The land around the house was breathtaking and the food was to die for. I will be recommending this Bed and Breakfast to all of my friends and family! Thanks again!

B&B with potential

Fallen Tree Farm has the potential to be great and may have been in the past. The website pictures seem to be from a prior time. Much of the grounds are overgrown. The room and furnishings could have been cleaner and in better condition. The bed was very good and we slept well. The modern bathroom served us well. We enjoyed the breakfasts. A nice old house with rustic charm, a good story behind it and overall was an enjoyable experience.

Lovely Retreat

Sitting in our room or on the porch, walking the quiet lane, talking with Brent, enjoying the delicious breakfast, we found this quiet inn to be a lovely retreat. Quiet, country setting, but easy drive from I-81 and downtown Carlisle and Dickinson College.

Peaceful, serene retreat

Fallen Tree Farm B&B provides a quiet, laid back atmosphere in a 200 yr old house far from the highway and surrounding by woods and farm fields. Botanical Library had a very comfortable bed with high-end linens; a nice sofa in the separate sitting area and floor to ceiling bookcases with an incredible selection of books. . The covered front porch was only a few steps away with rockers/chaise for reading/morning coffee. or an afternoon nap. There are many lovely sitting areas around the property - lovely water feature and flower gardens, patio near stables where you can watch the resident horses, outdoor fireplace that is lit at night and ingredients for s'mores provided, area with outdoor tables/chairs if you want to bring back dinner. We appreciated that some of the rooms are pet friendly. The breakfasts are wonderful and elegantly served in the dining room. The innkeepers are very friendly and most accommodating. Wonderful place to stay

Loved this bed and breakfast. Kim and Brent are friendly and go out of their way to make you feel welcome. Kim is especially outgoing and friendly and my 2 sisters and myself thoroughly enjoyed our morning talks with her over breakfast. The breakfast was delicious both mornings. Highly recommend this beautiful place. Only downfall was trying to find it as the signage is not good.

Great Stay At Fallen Tree

We enjoyed our stay. It was a nice, quiet relaxing setting. The owners were very friendly, yet gave us our space. The food was excellent. I will probably stay there again if we decided to go back to the car show again next year.

Wonderful Stay

We absolutely loved our night. Everything about it was warm, comfortable and very accommodating. They welcomed us and our pup - who was very happy to run around and smell all the smells of the beautiful grounds.

Our night in the Botanical Library was delightful. We loved everything about it from the minute we arrived to the desert rolls from breakfast.

The innkeeper was very sweet and helpful, and the room was beautiful. Bed itself was very comfortable with plenty of blankets, although the pillows,which were promised as down, were actually overstuffed poly fiber, which were too big to be comfortable. A couple of problems: all of the doors had issues, on account of the old hardware. My daughter got stuck in the bathroom before we learned how to jiggle the knob the right way, and the door to the room required a bit of fiddling before we could get it to lock, and the front door locked us out completely when we came back from dinner, and we had to call someone to let us in another door -- the modern keypad worked -- but the old caselock beneath it would not open. Some WD-40 would do wonders. The room and bathroom also just had a shade of grubbiness that was distressing here and there -- towels smelled musty, lots of stinkbugs. We did enjoy our stay, however, and with just a little attention this would be outstanding.
