1st room was very dirty, old and worn out. Hair in sink and bathtub. Heat stopped working at 1030pm, had to change rooms. New room slightly better at least it had heat. Mildew in bathroom and rusty shower rod and furniture looked like it was sold at a flea market 20 years ago. I’ve stayed in better hotels in 3rd world countries. Add to this they are doing construction and making noise all day and walls are paper thin to hear people partying til 4am. A bad experience and a one and done for this company for me,

The room wasn't cleaned prior to our arrival and there was no housekeeping staff on site. They also didn't have any other rooms available. We tried another location and they would only give us the walk in rate. We left the property and had to find a different hotel. This is unacceptable.

I will never book at an Extended Stay again.

The room smelled like MJ, the bathroom faucet didn’t work. We had towels in our bathroom that were used and not ours, the manager ended up refunding our stay and I specifically told him I will not recommend it to anyone.

Worst hotel ever

This was, by far, one of the worst hotels I’ve stayed at. They had lost hour prior to us, checking in. They said they would call us when the power came back on, then the guy that took our number went home for the day and we never got a call. When we checked in, the key card machine was not working. So they told us they would bring us a key once it got back up and working again. Thank God we were only there for one night, because we never did get a key to our room. There were no dishes in the room and the floor was filthy.

The space of the room and ease of booking were very nice.. but the lack of people skills by staff and having very few mini amenities was depressing to say the least. Also coincidentally food delivery was a nightmare here. And finding the front door from the parking lot entrance was a maze.

We reserved at extended stay as it was reasonably priced for one night and I thought it had a good reputation as a no-frills hotel. It was not clean, the chair was sooo soiled we had to put the bedspread over the chair to use it. Sheets had stains, bed skirt stained, kitchenette very dated & looked like it has never been updated. Never again!

Don’t go!

The first room I was assigned was so smokey I had to ask for a different room. I could not breathe! The second room was dirty, falling apart. The chair was so stained I had to ask for a cover blanket to throw on it before I would even think about sitting on it. Ceiling tiles stained, piles of garbage sat for days at dumpster right outside my room. Bugs in kitchen. It was awful.

Confirmed is not confirmed IF hotel overbooked.

When we got to the hotel to check-in, I was told they were overbooked and my reservation was 1 of the 3 they had to cancel. They said they tried to call to let me know but were unable to reach me. No message left or call received. Advised they checked all Ext Stays in KC area & all were booked. However, Hotels.com showed several Ext Stays w/availability. Very unfriendly & offered no info for other hotels in area to begin a new hotel stay search.

Reserved ground floor unit for elderly access and ended up on the 3rd floor. NEVER AGAIN will we stay at this hotel.
What appeared to be homeless people hanging around the grounds. Spartan looking entry and front desk area.
Stupid people running the front desk. NO ELEVATOR in view. Horrible experieince.

I've stayed at a lot of motels this one was very dirty especially when they have on the website they renovated in 2020. There was no renovated room. The room was filthy, cloth chair at the table had material coming off, cloth chair was just filthy and bathtub had the paint peeling off.

I cancelled my reservation after finding the room wreaked of smoke and there was no other room available as an option. Even tho the property was advertised as noon smoking this clearly was false advertising. I am expecting a full refund of my money for this room. Staying was not an option as the smoke would have triggered allergy attack.

They tried to find me another room because the door not locking and out of the three they took me to is what she all had left one was occupied one the door was jammed and they couldn't get it open and the other one was being used to storage I left and eventually got my money back

The property was not what I expected from the pictures. The outside was not very clean and it was obvious that people were living there and were outside smoking and hanging around the building. They had loose dogs and one even ran up to my two year old. We entered the room and the floor hadn’t been swept or mopped after the last guest. I was surprised the bed sheets were cleaned. The door locks were not in very good shape but thankfully we made it work for two nights. There were stains on the walls and the bed was not in very good condition. Aside from that, it was just my two year old and I and you could hear people being loud through the thin walls and could smell smoke coming from other rooms. I didn’t feel very safe while walking outside due to the many people sitting around and standing outside everywhere. The toilet began having issues and it would not flush properly and it then overflowed and went on to the floor. The experience was not pleasant and the deposit was $200 so we were unable to be refunded or go elsewhere. Will not be going back.

I was given incorrect directions to my room by front desk so it took almost half an hour to find it. There are no room numbers on the front of buildings to locate room easier. I was charged a $200 deposit for a pet and was told the charge would be void upon checkout. The charge is still on my account 2 days after checkout. I called to ask about the charge and was told it takes 5 to 7 business days for it to fall off. Don't stay here; there's a reason the rates are so low.

I booked 4 nights, I had to book another hotel the first night. The first room smelled terrible, like rotting meat. The floors turned my feet black from walking on them. The bathtub was dirty with soap scum and dried skin. When i informed the front desk, i was moved to another room. The new room was the same smell, bathtub was disgusting, and floors still turning my my feet black with dirt. I checked out after the first night, and still had to pay my full booking and another hotel. Do not stay here!

The stay was fine. The overall rating is due to hotels.com booking me in the wrong hotel 30 min away in another state.

The hotel itself was great and I made the best of it, but hotels.com UI website is so confusing that it allowed me to select a room at another location AFTER I chose the hotel I wanted.

There was no notification or confirmation that I was looking at a room/rate at another hotel and of course I didn't examine the confirmation email until I was told the hotel I wanted did not have my reservation.

I'll take responsibility for not verifying the address on my reservation confirmation.

But there is no phone number for hotels.com support and the AI chat is not intelligent enough to look up a confirmation# since I never received a booking number.

And the hotel proper couldn't do anything since it was booked third-party (understandable).

If you need to book a hotel. Skip the third-party sites and just contact the hotel you want directly. It's not worth the hassle and they can probably get you in at a reasonable discounted rate by talking to them directly.

I made my reservation and paid in advance. When I got there, the lady at the desk told me that in addition to me paying for the night, they require a $200 deposit that will be refunded within 5 to 7 business days because of this, my husband and I had to find another hotel as like many others we don’t have an extra $200 to hold up for seven business days. Please be advised that this is standard practice at this hotel, and plan accordingly.

But my room the TV did not work because the cable wasn’t hooked up I did not have a reclining chair in the maintenance man told me he was doing me a favor. Overall the Evening staff horrible!! Shame on you Expedia! The hotel information on your site indicated a $25 pet fee, which was ok with us. When we arrived, the clerk said there was a $200 pet deposit! I was told the deposit would be reversed when we checked out and the room was cleaned. The room had some issues including a filthy upholstered chair, stains and gouges on a dark blue wall, damaged wood on a side table, and the dishwasher panel was dented. I made a video of the room condition just minutes after we entered. None of these things were done by us or our dog. We stayed there Mon night. It is now Fri night and the “deposit” has not been released.
This is totally unacceptable.

When we arrived we were told our room wasn’t ready which was no problem.

Upon walking in, it smelled as if someone had been smoking in the room,
The bed sheets and blankets had visible stains and their was stains on floor, furniture and microwave from clearly not being cleaned.

Jewelry was also left visibly hanging on the bathroom mirror from the last guest before, visibly proofing that the room was not cleaned properly.

The hotel reception was closed. Phone not working. We were at reception calling the number given for 30 minutes before someone picked th phone and came to check us in. The room had a lot of Highway noise. There was no coffee (for a hotel that advertises grab and go breakfast) they had tea bags but no hot water or creamer.

Great location for my visit near Overland Park. Price was right. Generally well kept property with modest need for updates. Stayed 2 nights. Our room had been renovated so new fixtures, very clean and comfortable. It’s Extended stay rooms with kitchenette so bare amenities but they will loan you cookware to use. Facility had a common outdoor area for for smoking for our building that was maintained and quiet. Front desk clerk wasn’t the friendliest and no one at desk for checkout if you had questions. Would stay there again
