When I 1st got there the tv wasn’t working properly but when I spoke to the reception they fixed it that day when I was out staff are very helpful and they clean your room everyday as long as you put the sign on the door loved my stay there would defo go back 😁👍

Holiday in Tokyo for the first time so mostly out and about and mainly used the room to washup and sleep.

Rooms were clean but you can see the extract fan's dust lingering on the wall, nothing too much to worry about.

The integrated toilet had a nice bath tub, which after walking 35k steps in a day.... definitely require it to soak my poor little legs! The shampoo and shower gel smells really good too! Used the disposable toothbrush and left it for re-use but housekeeping swapped it out for a fresh one - not complaining!

The metro was a quick walk away and if you wanted to walk to Shinjuku, it's a quick walk too!

Nearby, there is a nice homey canteen which has great options if you run out of ideas of what to eat (unlikely in Tokyo!) or want to have something simple.

Check out time was 1000hrs and had a few hours to spare before going to the airport. Reception kindly held my luggage for me at no charge!

Very inflexible in their policies. You get exactly what you pay for and not a bit more. This is better than some other properties who actually don't even live up to their promise, but on the negative side, trivial requests are not even considered here. Pay sleep and leave and don't bother them otherwise. To be fair, the value is still very good and it is not a 5-star hotel, but some service adjustments would make it great.

Cool pod/ capsule hotel- 2nd time staying at such a facility- my goodness, with a difference! The pods were much bigger at this place as well as the shower and locker set up, also the lounge area up on the eighth floor with complementary coffee, teas and whatnot was a nice bonus as well as as an amazing view. Good place for the night!

Ok so opted to stay here to enjoy golden gai night life. Complaint 1: Checked in on a friday and woke up saturday morning as the staff began cleaning at the other units at 8:30am prior to check out (10am) very annoying.
Other complaints:
2) Near a fire hall (noisy)
3) actually pretty far for shinjuku action
4) single elevator for 11 floors and 100 units
5) water leak around AC unit caused pooling water on head board and my phone was soaked

I would advise to stay elsewhere, it not worth the cost regardless of how cheap it is.

Before arriving at this hotel, we stayed at the Asakusa location and asked a staff member if it was possible to store luggage before check in at this location and they said yes it was ok because it was the same company. Upon arrival at the Shinjuku hotel, we asked to store luggage where they proceeded to say that there was no luggage storage before or after check in. Many hotels in Japan do store luggage for before and after check in but when reserving this hotel there was not mention of not having luggage storage. When it was time for check in, the staff member at the front desk was being rude and passive aggressive when we tried to check in. My significant other politely asked if there was a reason for them to not store our luggage and they were very rude and said there was no specific reasoning. It was a very unpleasant way to arrive at this new hotel.

On the Hotels.com booking site it stated that an airport shuttle was available. This hotel was a little out of our way but booked it for the convenience of the shuttle. When we tried to book the shuttle for our return to the airport we were informed that there was no such service and that we needed to book a taxi ourselves.
The site also stated free in room tea and coffee. This was not the case. No tea or coffee or even a kettle was available.
Shower was covered in mould.
Size of the room was ok and had space for our luggage.
Overall a bit disappointing.

I recently had a very disappointing stay Livemax Shinjuku, and I feel compelled to share my negative experience. From the moment I entered the lobby, I could tell that this hotel was not up to my standards.

The check-in machines were not working correctly, which led to a lengthy and frustrating check-in process.

As I entered my room, I was greeted by a musty smell, and the microwave looked like it had not been cleaned in weeks. The blankets on the bed had visible stains, and the bed itself was not comfortable at all. The desk was dusty, and the walls had noticeable stains. It felt old and lumpy, and I woke up with back pain every morning.

Overall, my experience at this hotel was extremely disappointing. The dirty and dusty atmosphere, faulty check-in machines, smelly microwave, stained blankets, uncomfortable bed, and unfriendly staff all contributed to an unpleasant stay. I would not recommend this hotel to anyone looking for a comfortable and enjoyable stay in Tokyo.

They have a construction site right next to the hotel and have drilling from 8:30 am Monday to Saturday . The worst part - hotel staff doesn’t speak English , very rude ( both racist and sexist ) I cannot even leave my luggage after check out it before checking in . Worst hotel I have had i Japan , will not recommend it .

Overall, my stay at livemax East Shinjuku was okay. This conveniently located hotel is perfect for business person who is lookin to save money while staying in the center of Tokyo. The only thing I was disappointed was that there was mold on the shower curtain. It was very disappointing since I was happy with my first stay.

As soon as I walked in the lobby, The staff behind the counter said please write your name and phone number here and he didn’t ask for any other personal information. I was heading towards my room in just a matter of seconds very efficient.
*as far as I know requesting other private information or requesting to copy IDs goes against the privacy act of Japan

空気清浄機が置いてありましたが、使いかけの水がそのまま入っていました。
スリッパは使い捨てのものではなく、普通の履きつぶしたスリッパが置いてありました。

Probably one of the best quality/price in Shinjuku. The hotel is nice with good rooms I don’t understand the bad reviews. My room 1002 was totally fine. Maybe a bit too small bathroom but for a single person works well.
The only pity is that I felt like the hotel should be more clean. Nothing is clean, elevator is dirty, there’s dust everywhere in the room and the AC and Sanitizer air aren’t manteined well I suggest to not use them.
If the cleaning would improve this hotel would be an amazing choice.
Anyway I could handle some dust and I asked the team to clean well the room.
The district is just strategic. Probably one of the best areas, well connected and steps away from Kabukicho and shinjuku avoiding the touristic mess.

L’hôtel n’est pas neuf, mais ça vaut le coup ! Il y a le ménage tous les jours, la chambre est correcte ! On a passé un excellent séjour de 7 nuits sans soucis ! 1 seul membre du personnel est désagréable mais le reste du personnel au top 👍 je recommande niveau qualité prix ça vaut le coup ! En plus la station de métro 🚉 et les convenient store sont proches de cette hôtel !

満足:比較的価格がリーズナブルだった。
不満:10Ｆのツインに宿泊。風呂に長い髪が落ちていた。水垢などその他はそこまで不衛生さはなかった。机や壁もすこし歴史を感じたが問題なし。いちばんはエアコンの騒音が大きい。知人は寝れず旅行中寝不足だった。暖房を止めると寒い為，つけていたが2泊目の夜はさすがにうるさく止めて着込んで寝た。室外機の音かもしれないが何とかしてほしかった。後外国人スタッフしかいない様子だった。

リネン類は清潔感を感じましたが、水回りや床に多少の不快感がありました。とくに床からはしゃがむと排泄物の染みた臭いがして、うっかり床に置いてしまった荷物は除菌シートでしっかり拭かなければ落ち着かなかったです。
それでも総合的には普通に満足。積極的にリピートしたいとは思いませんが、必要に迫られれば再度宿泊することもあるかもしれません。

お部屋のエアコンの暖房が上だけ暖まりベッドの方まで暖かい空気が降りて来ず寒かった。
